Congratulations on joining BizBuySell BrokerWorks, the industry standard for business brokers. As a BrokerWorks member, you now have the ability to market your services and your listings to the largest online audience of buyers and sellers in the U.S. By maximizing your BrokerWorks account, not only will you sell more businesses – you will also attract more sellers and grow your business!

Getting Started

Before we get started, here are 5 basics to help you maneuver your BrokerWorks account:

Login to your BrokerWorks account by visiting BizBuySell.com/brokers

Easily manage your listings and your profile using your BrokerWorks Dashboard. You can also get a quick glance at your listing performance in the Activity Feed.

• To add a new listing, select the Add New Listing button

• To edit or view your existing listings, select the Manage Listings button.

• To edit your profile, select the Edit My Profile button.

• To view your profile, select the View My Profile button.

View all of your leads by selecting My Listings > View My Leads from your BrokerWorks Dashboard. View individual leads and listing performance by selecting the Manage Listings button, then choosing View Stats or View Leads from the Listing Actions drop down next to the listing of your choice.

Earn 3 Free Sold Comp Credits each time you delete a sold listing and submit sales information on BizBuySell (up to a $179 value). Each credit is good for one Free Sold Comp Valuation Report. You are also given 3 Free Sold Comp Credits just by signing up for BrokerWorks. To use a credit, click the Search Comps button from your BrokerWorks Dashboard.

You have the option to automatically send a custom NDA to buyers who inquire about your listings. Select Accounts Settings from your BrokerWorks Dashboard, and then upload a PDF or Microsoft Word file of your NDA in the Broker Documents area. You can also adjust your contact information, password and other information under Account Settings.

Getting Started 2. Setup Your Free BrokerWorks ProfileMarket yourself in the largest online directory of business brokers.

A great profile helps win new clientsYour Profile appears in the BizBuySell Broker Directory and is a great source for seller and buyer leads.

Stand out by adding a personal and company photo and separate yourself from your competition by including unique information such as the categories you specialize in, the services you offer, your affiliations and background. You can also choose which Sold Listings to display on your profile.

BrokerWorks TipYou must select an Area Served to appear in the Broker Directory. Basic BrokerWorks members can select one area served, Premium members can select up to 5 and Elite members can select up to 10. The more areas served, the more search results your profile will appear in.

Getting Started 3. Create Successful ListingsSave time and attract more serious prospects with complete listings.

Create a catchy and searchable headlineUse keywords such as location or business type and highlight features such as established customer base or profitability to entice viewers.

Make sure to use a photoEven a confidential business can include pictures. Any visually appealing photos that represent the business – even stock photos – will make your ad more likely to be noticed. Listings with photos receive 2X more views on average!

Include accurate and detailed descriptionsDetailed listings that include an asking price, cash flow, and a compelling description help turn searchers into buyers. Make sure to proofread your ad.

Add a second category – it’s free!List your business in the two categories that most closely match your business. That’s twice the exposure at no additional cost.

Upgrade your listing to get more exposureBizBuySell offers multiple ways to move your listings higher in search results. Learn more on page 10 and 11 of this guide.

Asking PriceThe asking prices for the business for sale.

Gross IncomeGross income is defined as “all income the business received before any cost-of-sales have been deducted.”

Cash FlowCash flow is arrived at by “starting with your net (before tax) profit. Then add back in any payments made to the owner, interest and any depreciation of assets.” For example, if the net profit before taxes was $100,000 and the owner was paid $70,000 then the cash flow is $170,000.

EBITDAEBITDA stands for “earnings before interest, taxes, depreciation and amortization” and is an approximate measure of a business’s operating cash flow.

FF&EFurniture, fixtures, and equipment that will remain with the business, such as desks, office cubicles, décor elements of a restaurant or showroom, computers and office machines, pots and pans, dishes, display cases, manufacturing equipment, etc. depending on the type of business.

Real EstateIf the business has real property that can convey with the business, the value of the property may be included in the asking price or kept separate as an optional purchase.
