December 15, 2013 BIO J. Richard (Rick) Hill Overview Rick Hill has been an influential leader in the real estate industry for over thirty-five years. He is known as an innovator in the planning of retail marketplaces. His experience includes all aspects of retail real estate strategy development and implementation with a focus on market research and retail sales forecasting, strategic planning, concept development, site planning and design direction, leasing, development management, and consumer marketing. Mr. Hill has been deeply involved with the numerous transformative real estate developments. He has masterminded many of the nation’s pioneering retail developments including lifestyle, entertainment, resort, town centers and mixed-use developments. He is a much-sought-writer, lecturer, and speaker on shopping center formats and the consumer distribution channel. He has been a contributing writer to over a dozen published articles, and speaks extensively on shopping center formats, retail goods distribution channel, and the changing consumer. He achieved the honor of being in the first group of Senior Certified Leasing Specialists (CLS) by the International Council of Shopping Centers (ICSC) and served on a committee to write test questions for subsequent years and has been the recipient of several international awards from the ICSC (best consumer marketing campaign, best grand opening, and best redevelopment) and the Urban Land Institute (best redevelopment). He began his career with national mall developer, The Rouse Company of Columbia, Maryland, where he spent eight years directing the marketing, research, leasing, management and redevelopment of enclosed malls. He founded Hill Partners, Inc. in 1983, a national property management company with a concentration on specialty centers in large metropolitan markets. In 2001 he sold the management portion of his business to focus on providing market research, strategic planning, and development services for retail and mixed-use focused properties. Projects/Clients Noted projects directed by Mr. Hill include the redevelopment of the Jackson Brewery located on Jackson Square in New Orleans; the redevelopment of Fashion Island and creation of the retail strategy for the Village at Gulfstream Park in Miami, FL; the development of Barefoot Landing in Myrtle Beach, SC; and the merchandising strategy for the redevelopment in New York’s Coney Island. Outside of the shopping center industry he has created strategic plans for such notable non-traditional retail environments as the Sears Tower in Chicago, 14 luxury hotels, indoor water parks, train terminals, the Sponsor Pavilions for the 1996 Atlanta Olympics, 11 U.S. National Parks. BIO J. Richard (Rick) Hill

His clients have included the public sector, institutional owners, and private owners such as New York Life, Teachers Insurance, Stanford University Pension Fund, Magna Entertainment, Sterling Capital, Strategic Hotels & Resorts, City of Atlanta and City of Beijing, China.

Leasing

Throughout his career, Mr. Hill has leased well over 5,000,000 square feet of retail space including obtaining the commitment of IKEA enter the United States and open their first store in Plymouth Mall in Philadelphia. He has concluded lease transactions with all retail, entertainment and restaurants types.

EXPERIENCE OVERVIEW

Produced strategic plans that created the concept and lease strategy for 146 properties covering virtually every major market in the U.S.

Planned, developed, redeveloped, leased and operated more than 30,000,000 square feet of shopping center space.

Successfully serviced an extensive list of institutional clients including Aetna Life Insurance, Liberty Mutual, TIAA-CREF, New York Life, Stanford University Pension Fund, GE Investments, and Wells Fargo Bank.

Concluded lease transactions with a wide variety of retailers including fashion, lifestyle, off-price, restaurants, entertainment, and major anchors representing over 5,000,000 square feet.

Highly knowledgeable in all retail property types including regional malls, fashion centers, lifestyle centers, traditional main streets and town centers, urban neighborhoods, entertainment districts, and luxury resorts.
