BIM for Spekkies?
• BIM is on the horizon for most • Some claim it, few do it, even fewer do it well • One already talks convincingly about Beyond
BIM • Like all new technology we start with chaos, as
we experiment, find dead end and finally steer a course to a good destination.
• We are reliant upon others to provide the tools to exploit the full potential
• So here is a whizz round a spec writers mind – what do I want from BIM?
• More importantly how can BIM help in the ‘Sustainability Revolution’? – Resource efficiency/effectiveness in particular
Alphabet soup bowl
• CAD, 2D, CI/SfB, GC/CM/MC/B&D, PFI/PPP, +FM, BOOT/DBFO, OLE, Xref, Symbols, XYZ, 3D, AI, AEC, BBMs, FSC, PC/FC, CoC, Waste, SWMP, RE/E, DfRE, CADCAM, CNC, QRE, SMM6/7, CAWS 1987, A3u, LCA, EPD, FU, PCR, SB, EAM, BRE, BREEAM, Mat 1, IAQ, Mat 5, QA, ISO 9000, 14001, RS, BES 6001, BIM, Elemental CAWS 2012, Uniclass 2015, Logistics, BarCodes, PP, DOI, KANBAN, PR, QR Codes, CCC, A37, O&MM, COBie, EoL, MatEx, EOL, PII

Holy Trinity
• Drawings show the assembly – Shape, size, arrangement
• Specifications describe the materials – ‘Specification’ not a ‘Generalisation’
• Bills of Quantities quantify the materials – shopping list of quantities – DWISOTC “Does what is says on….”
• Each has a role – None should undermine the other
• Say it once in the specification – Cross reference from the others
• The demise of the Holy Trinity is nigh? • Long live BIM? Inevitably
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
CAD
• Computer aided design/drawing? • computerized drawing board • The barrier that stopped BIM from
developing for a few decades • 2D
– Lines in section or plan – Line length – Line weights – Line colours – Preset Line styles? (templates)
• Create once and reuse
CI/SfB (Template Classification)
• Library classification – E.g. (24) Stairs Ramps
• Drawing numbering – AAA 1234 Z2 (24) 001
• CAD Layers – 24_stairs_ramps_balustrades
• Packages? – 3024 Stairs – Procurement methods
• RIP: CI/SfB? • It was hard enough to learn CI/SfB
– don’t expect us to learn something new! • Long live: Elemental Uniclass?
Procurement methods
• GC General Contracting – M&W Prescriptive Specifications
• D&B Design & Build (help reduce costs) – B&D Build & Design (redraw in reality) – Employer’s Requirements (EIR Information in BIM)
• Performance Specifications (A90) • CM Construction Management (speed up build)
– Packages (trade or zone or phase) • MC Management Contracting (speed up build) • DMC Design Manage Construct (1 stop shop) • PFI/PPP (Government Procurement route)
– +FM Facilities management (Bankrupt the NHS) • BOOT
– Build Own Operate Transfer • DBFO, DRFO,
– Design, Build/Refurb Finance, Operate
OLE
• Object Linking and Embedding • XRef (to a piece you prepared earlier)
– e.g. elemental section (template potential) • Blocks • Symbols (Templates)
– Libraries and instances – Annotation: say it once and link instances to it – Correct a symbol once
• all instances update instantly
• Paper space (Template) – A place to put things (assemble many Xrefs) – Collections of related sections of assemblies
XYZ
• 3D: 3 Dimensional – Lines in space, start/end point, direction, angle, length
• Objects (Templates) – not just lines in space – joined up and knows it ‘awareness of self?’ – Components + Accessories = Systems
• Components > Sub-systems > Elements > Buildings • Assembly, fixings, fasteners, edges, abutments, joints,
• Size – Geometry of part(s) – Sub-components, permutations of sizes – Multiple modules of components
• Properties (Parameters) • Awareness of appropriate sizes to avoid waste? • Awareness of placement of openings to avoid cutting waste?
• Solid and void – Physical properties?
AI Artificial Intelligence
• RUCAPS (>30 years ago) – Clash detection, Panelled construction, – M&E/Structure, never occupying same space
• Bridge (>20 years ago) – 3D Relationships (Building to site, room to circulation)
• Bubble diagrams which evolve into CAD model • From Site to Building to Objects to fasteners
– Objects (with information attached) Templates • e.g. furniture/appliances • Sticky-back fits to wall • Sticky-bottom sits on floor
– Connections: Services need connection points – Passages: Holes for Services through objects – Objects with passage holes: for services
• Snap (not snap to grid) – Don’t stretch objects or they snap – Stuff has a size, work with it, not against it.
Standard Details (Templates)
• Never, I am an artiste – Never the same thing twice (BS plaster thickness and beads)
• But they were/are popular – GLC details – PSA Spec MOB Method of Building – Landscape Detailing books – AJ Everyday details – Detail magazine – AJ Working details
• Well that’s okay he’s famous, my peers will bow to me too • copyright infringement is okay isn’t it?
– Follow manufacturers recommendation or no guarantee • TRADA still gets a call everyday from Architects getting
H21 weatherboarding wrong • Standard competent approaches
– Competent, safe, tried and tested solutions – With standard specification clauses – Feel free to change the profile on every job

AEC (Templates)
• Architecture Engineering Construction • Libraries of objects (Templates)
– (Sizes and arrangement) – RIBA CAD: do they still exist? – Fasttrack: did they join forces?
• Properties: potentially data attached • We can now know the size of stuff
– And design accordingly • But mostly we do not
– Bricks are easy but not everybody does • Blocks are multiples of bricks
– Plasterboard of know size • off cuts 30% wasted BRE/CRWP

BBMs
• Bio-based Building Materials • Properties:
– of conventional materials known and not questioned – Strength, Workability, Durability, Appearance, k value,
• Properties: of BBMs claimed, not understood – DD Decrement Delay, H Hygroscopicity,
MM Moisture Mass, MP Moisture Permeability, • Environmental Criteria
– EE Embodied Energy, EC Embodied Carbon, SC Sequestered Carbon, EW Embodied Water
• Big Open Data: in its infancy, • Building Physics/Science v art, poetry & BS
– not understood and not trusted yet – Usually complex needs a specialist
FSC PC/FC & CofC
• Origin Provenance (UK is ideal) – Plantation Certification (choose if possible) – Forest Certification (avoid forest if possible) – Need some novel applications for Ash, quickly
• Chain of custody (CofC) – To UK yards and better still to sites
• EUTR Legal sourcing by 2013 – NEPCon Sourcing hub GBE G#16016
• Transportation data – Satellite GPS Logging and tracking?
• BIM product data collection? – Put to use later (See BREEAM)
Waste v Resources
• Cost of resources, materials, products • Cost of use • Burden of waste, 109m tonnes/annum
– 33% is offcuts by loose cannons (designers) • Shrinking landfill capacity
– Landfill Gate Costs • Landfill tax escalator
– Rising costs – Cost of different waste types
• Cost of treatment before landfill – Cost of segregation of waste or processing waste
• Value of diverted resources • Aggregates Levy encourages recycling
– Provenance of recyclate (data collection & flow)
SWMP (Templates)
• Site Waste Management Plans – Workshops & Checklists (spreadsheets) – Workshop Templates GBE G#551
• Timber is biodegradable: Active waste? • Treatment is hazardous:
– Hazardous waste? – but timber is now inactive?
• Treated timber: hazardous or mixed? • Provenance: (evidence of source and
spec) for resale and reuse or recycling – Bar coding opportunity?
• Material exchange websites

Waste Statistics
• BRE own most of it – SMART Waste and SMART Audit
• BRE collect it at your expense – Charge us to see it – But BRE can’t always audit trail to source of
data – BRE Fudge the data so excavation waste
does not skew the data/statistics • If we all capture the data
– we need to make it publicly available – to share and learn the truth
• Not BRE’s version of the truth
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
RE/E
• Resource Efficiency/Effectiveness • Scale of problem, responsibility, blame
assignment • awareness of size, assembly patterns and
rhythm • Starting, stopping and positioning openings • Ignore > interruption of rhythm, cutting waste, • Cut & Fill: +ve & -ve • Civil engineering: no import/export no waste • Construction: Skip loads to landfill
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
DfRE
• Design for Resource Efficiency • 33% of 109m tonnes/annum is off-cuts • Because we do not know the size of
stuff • Text books and standards
– Remain unread – Or ignored because its inconvenient – 500, 600, 150 mm few common factors
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
CAM
• CAD CAM • Computer Aided Manufacturing • Not sizes and shapes
– collections of points in space • Iteration:
– Tailoring, Patterns, resource optimization – Ignoring SMM rules – Some greenwash: GLA building London
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
QRE
• NEDO survey of construction industry 1987 report
• Quality Related Events – Any event that could effect the quality of the
end result • Information: late, errors, conflicting • Blame assigned:
– 50% design and specification – 50% materials and installation
• Cause? – 2 different classifications – SMM6 & CI/SfB – CI/SfB is dead, long live CAWS, CI/SfB or
Uniclass
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
MS Office (Templates)
• Projects: Record QRE – Wish lists (wish we could do this bettter) – Feedback loops (learn from mistakes)
• Templates (Capture learning for next) – Reinforce learning (into every job) – Corporate Knowledge Management
• Styles – Set once reapply in many instances
• Paintbrush – Apply styles
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
SMM6 v CI/SfB
• SMM6 12 divisions • CI/SfB unlimited permutations • Cross referencing impossibilities • Conflict potential • Gaps: between which to fall
SMM7 & CAWS 1987
• Common Arrangement of Work Sections • Common classification between Architects and
QS – Some Specifications did not adopt and disappeared
• By Trades and a few Elements – Cross reference to supporting work sections: Prelims
A; P and Z sections – Messy & Complex for Specifiers – Especially for procurement methods – Cross referencing and coordination – Errors or omissions creep in – Or DLSS cut down more trees to make more paper for
thicker specifications with endless repetition
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
A3u (Templates)
• Specification – Physical Properties – Performance characteristics – Environmental characteristics – Certification, Accreditation, Endorsements,
Accolades • Architects hate writing specification
– Errors creep in • Ready-made product specifications to
adopt and edit if required (Templates)
GBE Robust Specification
• Extended CAWS work section & clause numbering (therefore NBS compatible)
• Robust against substitution unlike NBS – Product Specific clause content – The reason you specified it in the first place
• is included in the clause • For equivalency comparison
– Performance: described in detail – Accreditations: listed – All information for all men
• Whoever reads it gets what they need to know
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk

Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
GBE PASS
• Product Accessory System Screening • 400 criteria for success (so far) • Not all apply to every application • Traffic Light system • Green is okay, Red is not, Violate is bad • Screening against criteria
– Could and should have a project focus • Spreadsheets contain the data
Investing in Opportunities
www.GreenBuildingEncyclopaedia.uk
IAQ
• Indoor Air Quality • As buildings get more airtight
– IAQ becomes very important – For H&W Health & Wellbeing
• GGtS Expressly excludes: – IAQ – Toxicity
• So we can build unhealthy – and call it Green “BRE Green”

BIM
• Building INFORMATION Modelling – Better Information Management
• Big Data: – Everything everybody ever wants to know
• Open Data: – Everyone can contribute – Accessible without fee – Able to be selective when viewing (LOI)
• A place of all the data – Adopting right classification system(s) – Digital Object Identification (DOI)
• Reliable data – Verified by independent 3rd parties (tests/certs) – Data in all the right places
Excel spreadsheets
• Prevents development of BIM! – (Paul Fletcher Beyond BIM)
• Collecting data – Mammoth task
• Maintaining data – No budget?
• Updating data – No budget?
• Everybody could add to this data – A piece at a time – At every stage of the process
• Dynamic data collection (Open Source) – Searches when you want it – Like internet search engines – Live links to live data sources (many) – Every cell of spreadsheet: a search function – Digital Object Identification (DOI) keeps track of data
Investing in Opportunities

APPs
• Computer Applications • Once the BInformationM exists • There is too much to be helpful • We need the APPS to read and interpret
or manipulate the BInformationM • To become Design & Decision Tools • To help us to use the answers wisely • Without the APPS the BInformationM is
almost useless
