The site is available on a freehold basis.The Planning Use Class for the building is B1. None of the building structures are listed. The site is located in Flood Zone 1 so is at the lowest risk from flooding. In order to benefit from this Permitted Development Right a Prior Notification application will need to be submitted to City of York Council. This is a relatively straight forward procedure which is subject to a 56 day (8 week) determination
period. The LPA can only consider development management issues which relate to (i) transportation and highways, (ii) contamination, (iii) flood risk and (iv) noise impact on the site. The site is also suitable for other redevelopment uses including care or service sector uses, subject to receiving the necessary planning consents.
