TOWNHOUSE WINDOW REPLACEMENT GUIDELINES

Any replacement windows must maintain the original architectural integrity of the Bethesda Place design. They must resemble the original windows as closely as possible. Refer to these guidelines when shopping for windows and request an on-site estimate to insure that your window installation professional can assist you in duplicating the original window styles.

1. All replacement windows at Bethesda Place must be white. 2. Our standard windows are double hung. Top and bottom sash sizes must be the

same as those in the window being replaced. Double-hung windows with a tilt-in sash are acceptable.

3. Replacement windows must have a sculptured colonial muntin grid in both the top

and bottom sash. Do not install a flat grid, a decorative grid, or a “snap on” grid.

4. New double-hung windows must have the same number of windowpanes per sash as the windows they replace. All upper windows at Bethesda Place have 6 panes of glass (or lites) per sash. Some first floor windows have 6 panes in the upper sash and 9 panes in the lower sash. This style of the existing windows must be duplicated in replacement windows.

5. The double-hung windows have a standard half screen on the bottom sash to give

the same appearance as the screens on our present storm windows.

6. The finished trim (or capping) around replacement windows must have the same style wood trim around the original windows. The capping color must be white.

7. Replacement windows must have plain, clear glass. The glass should not be

decorative in any way. It may not be frosted, tinted or beveled, and can not have any etched patterns.

Bay Windows Some townhouses at Bethesda Place have double-hung bay windows. Replacement bay windows must have the same design as the original windows they are replacing. They must be white. The central window must have a grid of 16 individual windowpanes (or the appearance of 16 windowpanes) with sculptured colonial muntin grids. The two double-hung side windows must have sculptured grids with 4 panes per sash. If you have any questions about these guidelines, please contact the Management Company for assistance. When you have made a choice of replacement windows, you must submit your plans to the Bethesda Place Architectural Control Committee for approval, prior to beginning your home improvement project. Choosing a stain color for your front door

Bethesda Place guidelines specify that front doors of townhouses must be stained. THEY CANNOT BE PAINTED. In choosing a wood stain for your front door, many factors must be considered. Results obtained with semi-transparent wood stains vary widely depending on wood species, color, grain, texture, age, condition, and surface preparation. Color charts of wood stains are reproduced with modern printing techniques and are subject to effects of heat, light, age, or other storage conditions. They may vary from actual stain colors. Sample charts (such as those for MinWax) are shown on one type of wood only, usually oak. After preparing your front door for staining, it is wise to do a trial brush-out first to be sure your door looks similar to one of the specified Minwax finishes

The following are approved finishes from the “Minwax Wood Finish Stain Guide”.

Gel Stain Aged Oak 602 One or more applications of exterior marine or spar varnish to your stained door will help to protect it from weather.

Fiberglass Doors

Fiberglass doors are allowed with “Pre-Approval” of the color or finish by the Board of Directors.

Submitting plans for your door or screen door.

The Bethesda Place Declaration of Covenants requires that homeowners obtain permission for all exterior changes. No installation is acceptable until homeowners obtain approval of plans. BETHESDA PLACE COMMUNITY COUNCIL, INC. GUIDELINES FOR TOWNHOUSE FENCES

1. No fence or yard enclosure of any kind shall be permitted to be added or altered within or around any Lot by an Owner without the prior written approval of the Architectural Control Committee. 2. The height of the fence must be 6 feet. Such height shall be measured from the up-slope fence boundary. The down-slope portion of the fence may be built up using Railroad style ties and such build-up must be part of the plans that are submitted for approval. 3. Fences must be board on board, see pictures below for illustration of fence and picket style. Fences should be constructed using 4” X 4” X 8’ posts set in concrete. Horizontal rails should be 2” X 4” X 8’ and no less than three rails in the eight foot length of the fence. Vertical boards should be ¾” X 6” X 72”. Horizontal boards are not allowed to face the outside of the fence; they must face inside the yard. Vertical Boards should be facing outside the property. 4. All wood should be pressure treated wood. Any other type of wood must have prior approval of the Architectural Control Committee. 5. All wooden fences must be stained a light clear or cedar stain only. 6. The natural grade and drainage of land in and around the property where a fence is installed shall not be impeded by the fence. If this occurs it will be the Owner’s responsibility to take appropriate action to correct the situation. 7. Owner is responsible for obtaining any and all necessary permits for fence installation. 8. Owner is responsible for ensuring that the fence does not extend over the property line onto Common Area or another individual owner’s property, and must be able to supply documentation showing this if necessary. 9. Owner is responsible for ensuring that buried utilities are not disturbed during fence installation and is responsible for coordinating repair with the appropriate utility company should any damage be done to underground wiring. Owners/Contractors can call Miss Utility to mark all buried utilities prior to construction at 1-800-257-7777. 10. Any fences approved prior to the adoption of these regulations on January 13, 2010 are deemed to be in compliance with this rule. However at the time when the fence must be replaced, new approval must be obtained that complies with these regulations.

Guidelines for Single Family Homes

1. Single family homeowners must submit for approval for any color or style change

to the exterior of the home, prior to the change being made. 2. If an exterior component is being replaced with the same approved item per

Bethesda Place Guidelines (e.g. door, roof shingles), with regard to color, style, and material, this is considered maintenance and does not require prior approval.

3. Asphalt roof shingles are allowed in the community and do not require prior

approval.

4. In the event that an in ground oil tank must be replaced with an above ground oil tank, the homeowner is required to follow all Maryland laws and EPA guidelines.

5. Children’s play equipment may be installed in rear yards within property lines. It

cannot be installed in front or side yards or on common ground of the homeowner’s association.

6. Storage sheds may be installed in rear yards within property lines. It cannot be

installed in front or side yards or on common ground of the homeowner’s association.
