SALES SLUMP, PRICES HOLDTHE number of houses sold inMelbourne last year was thelowest since the mid-1990s,according to new figures fromLand Victoria. Its Annual Guide toProperty Values shows that 53,112houses were sold in Melbournelast year, a fall of 13.35 per cent on2009. It is a far cry from 2001, whenthe market was at its peak with70,137 houses sold. Despite the fallin numbers, median prices and

total values still rose. VictorianValuer-General Robert Marsh saidthe total value of sales of allproperty in Victoria increased1.4 per cent from $74.62 billion in2009 to an estimated $75.68 billionlast year. In Melbourne, themedian jumped 18 per cent from$420,000 in 2009 to $495,000 lastyear. House prices have continuedto grow for the past 10 years, withMelbourne’s median house pricerising 160 per cent — from $190,000to $495,000 — from 2000 to 2010. Thenumber of units and vacant houseblock sales also fell last year. More

than 25,000 units were sold inMelbourne, the lowest since 2004,while 12,473 house blocks weresold, a 43 per cent decline on 2009.

MORE FIRST-HOME BUYERSA SOFTER housing market andstable interest rates are luringmore first-home buyers into themarket, according to mortgagebroker Loan Market. First-homebuyers accounted for 35 per cent ofthe company’s inquiries lastmonth, up 10 per cent on May.Inquiries from investors were alsoup 20 per cent in June.
