RE: Czepyha Subdivision - Narrative 2126 Loven Lake Road, Wakefield Milton Tax Map 1, Lot 3

Dear Chairman and Members of the Milton Planning Board,

Chester Czepyha owns Milton Tax Map 1, Lot 3. This property has all its frontage on Lovell Lake Road (Route 109) in Wakefield. The Town line runs over the property 7-28' from the front property line. Chester wishes to subdivide this lot into 3 separate lots to create two new lots for single-family homes.

The current lot is 30.22± acres and consists of a variety of landforms, including wetlands, floodplain, wooded areas, and cleared area. The lot is on the Salmon Falls River. We have provided a seven-sheet plan set which includes a detailed subdivision sheet, a detailed topographical sheet, driveway plan and profiles plans, and driveway sight distance plans.

Sheet 1 shows the overview of the entirety of the lot and includes boundary information which cannot be seen on Sheet 2. Sheet 2 shows topography, potential house locations, proposed driveway locations, proposed wells, proposed 4,000 SF leaching areas, and other items which would not be appropriate for a recordable plan. Sheet 3 shows the proposed driveways and profiles. Sheet 4-7 are sight distance plans for the new lots showing there is adequate sight distance. These driveways will be subject to NHDOT review.

We have performed a complete boundary survey and an intensive topographical survey of the lot. We have hired a wetland scientist to delineate areas of wetlands on the entire parcel. Test holes were done within the 4,000 SF leaching areas on all three lots and the data for those are provided on sheet 2.

We are requesting no waivers to the subdivision regulations.

In conclusion, we feel that this subdivision is a simple action and meets the spirit, intent, and regulation of the town ordinances.
