THIS year is ending with the market in a better

position than it was a year ago and improved levels of affordability would ensure buyers continue to be well placed in 2013.

There are three reasons to be confident about prospects for the market in 2013: consumer confidence levels are above this time last year; the clearance rate is higher than this time last year; and overall prices have been stable.

Affordability is at rea-

sonable levels with prices remaining below their peak and interest rates at histori-cal lows.

The inner city is where buyers will find the best bargains in 2013 as the median is 10.4 per cent below its peak compared to 9.3 per cent in the middle suburbs and 7.9 per cent in the outer suburbs.

Regional Victorian prices have been much more stable. In Geelong, the median is 1.8 per cent below peak; in Ballarat

it is 2.1 per cent below; and in Bendigo prices are only slightly (0.1 per cent) below peak.

If consumer confi-dence continues to slowly improve it should encour-age more buyers into the market and that will drive capital growth. As supply and demand is in much greater balance, any capital growth in 2013 will only be moderate.

First home buyers have clearly responded to lower prices and interest rates

with around 18 per cent more than in 2011. With stamp duty cuts increasing to 30 per cent on January 1, conditions will continue to improve for them.

Key statistics for 2012 Victorian Property Market:

69,000 residential sales in Melbourne with 23 per cent by auction compared to 72,000 in 2011 with 24 per cent by auction.

More active first home buyers with an estimated 29,000 compared to 24,600 in 2011.

90,000 residential sales in Victoria compared to 96,000 in 2011.

Auction clearance rate of 61 per cent compared to 59 per cent in 2011.

Melbourne and Frankston had the highest number of residential sales for the second year in a row. Substantial increases in sales were recorded in Pakenham and Croydon.

The highest clearance rates were recorded in Don-vale, Hughesdale, Heidel-berg and Kew East.

The largest volume of auctions was again in Richmond with 455 and a clearance rate of 67 per cent. Reservoir was second with 419 auctions and a clearance rate of 52 per cent and St Kilda third with 362 auctions and a clearance of 57 per cent.

There has been $11 billion in auction sales in 2012 compared to $13.7 billion in 2011.

PLANTS with strappy leaves are some of the

most useful in the garden. They’ve evolved to

handle dif cult condi-tions – such as drought, root competition, shade or hot sun – and they’re amazingly versatile in the landscape.

Their upright growth, for example, will make ver-tical statements. They can be clumped together to form ground-covering lay-ers, they can ll containers or they can be planted as de ning borders.

In recent years plant breeders have come up with a far greater selection of strappy-leafed plants for our gardens. Here are some of the most popular:

Agapanthus – Old-style agapanthus are free seeders that can be quite weedy, but newer varieties are less likely to spread themselves around the countryside.

Low growing Agapan-thus ‘Snowstorm’ (pic-tured) reaches about 20cm or so and produces masses of 30cm tall, pure white bunches of blooms.

A. ‘Black Pantha’ is a tall grower with dramatically dark, purple-blue blooms. ‘Queen Mum’ has pretty, bicoloured blue and white   owers.

Lomandras are incred-ibly tough Australian na-tives that will grow in sun or shade in a wide range of climates. Much recent breeding work has selected improved lomandra cul-tivars. Lomandra ‘Tanika’, with ne leaves that form a compact clump, is one of the most popular.

Ornamental grasses, such as the purple fountain grass and the native swamp

foxtail (Pennisetum alope-curoides), form soft clumps of ne, arching foliage that is regularly decorated with   uffy   ower plumes.

The old leaves eventu-ally start to look a bit tired, so it’s best to cut the plants back hard in late winter and feed with Dynamic Lifter pellets to encourage new growth from the base.

Flax is an iconic New Zealand native plantthat is most at home in a swamp but will growin a wide variety of garden situations. Flax’s sword-shaped leaves can reach up to three metres long, but there are many dwarf varieties.

The coloured and varie-gated leaf cultivars are use-ful for adding year-round interest to the garden.

Society garlic (Tul-baghia spp) has edible   owers and leaves that are

said to leave no tell-tale odours on the breath.

Most society garlic plants have pretty mauve-pink   owers and grey-green leaves but there’s a variety with variegated leaves that adds a light touch to the garden, especially in semi shade.

Another variety, T. ‘Fairy Star’, is a dainty, small grower that produces masses of tiny   owers in waves throughout sum-mer. It makes a beautiful, delicate-looking – but very hardy – border.

While most strappy-leafed plants require minimal watering once established, they must be kept moist through the rst few weeks.

An occasional feed with slow release Dynamic Lifter pellets, Acticote or Garden Gold will help keep plants in good health.
