Board ReportThe Board has recently approved funds for new landscaping
plants to be purchased and planted by a group of homeowners that volunteered to enhance the beauty of the neighborhood. The pool is now open and we hope you are enjoying our amenity.
Legislation for the limited purpose annexation of Bella Vista and Twin Creeks have passed the initial committee hearings for the Senate and House. If the legislation is passed by the legislature, homeowners will be asked to sign a voluntary petition later this year and annexation would be effective before the end of the year. The Board is following the process closely and available to answer any questions you may have. To ensure you receive updates please register on the Bella Vista website as described elsewhere in this issue.

Important Information Regarding
Dies Ranch Storage!The property is inside the ETJ but NOT inside the city limits of
Cedar Park; therefore, city zoning and land use regulations do not apply. The property is not currently zoned and therefore has not been rezoned. The City cannot determine usage for this tract of land; however, the City is reviewing the site development application for compliance with ordinances which include, but are not limited to fire flow, drainage, water quality, lighting, buffer, traffic impact and fence materials.
The Board has provided a list of concerns to the City including the lack of a buffer, sidewalk, and environmental impact of runoff and location of the entrance. Homeowners are also allowed to submit concerns with the project to Amy Link, Planning Manager, Development Services Department, Planning Division, 450 Cypress Creek Road, Building 1, Cedar Park, Texas 78613, 512-401-5056 or [email protected].
It is too early to determine how each issue raised will be addressed by the developer since the City has just finishing the first review and a decision is not expected for 60-90 days. The Board will send out updates via email bulletin, so please register on the Bella Vista HOA website.

homeowners as described below, please make sure you are in the loop! 1) Official notices required by the governing documents are sent via regular mail such as annual meeting notices, violation letters, dues, etc. PLEASE check your mailbox.

Bella Vista Pool Opening!
The pool reopened on April 1st and hours are 8AM to 9PM. New automated state-of-the-art chemical monitoring system has been installed to keep the pool operating in optimal conditions; therefore, the pool is no longer closed on Mondays. We are all responsible for the quality of our amenities, so please throw away any trash before leaving.
The Bella Vista pool gate MUST be locked at all times and the gate should NEVER be propped open. The fence and gate that surround the pool area are there for your family’s protection.
Children age 17 and under must be accompanied by an adult homeowner. Children are not allowed to jump over the fence which is a violation of the policy and may lead to suspension of access.
Adult(s) are encouraged to enforce the pool rules and confront anyone violating the rules posted on the entry gate. It’s a simple matter of pointing to the sign and saying: “You are breaking the rules.” We realize that no one likes being the “bad guy” but we
