The Island of GuernseyGuernsey is the second largest island in the Channel Islands, located off the coast of Normandy, France, approximately 80 miles from the south coast of Britain. The Island is accessible via air or boat to Guernsey International Airport and St Peter Port respectively with regular flights and sea crossings. According to The Guernsey Travel Survey, in 2017, there were 233,421 overnight visits with guests staying for an average of 4.85 nights.

Although British, Guernsey is classed as a crown dependency rather than part of the United Kingdom. As such Guernsey has a favourable personal and corporate tax regime with no Capital Gains, Inheritance or Value Added Taxes and there is no separate corporation tax. There are 3 tax rates for companies in Guernsey which include Standard rate at 0%, Intermediate rate at 10% and Higher rate at 20%.

Bella luceOriginally dating from the 16th Century, Bella Luce now comprises a 4-star, boutique hotel with 23 en suite bedrooms. The Hotel has won numerous awards including the Visit Guernsey Gold Restaurant Award and Quality Assured Gold Award.

The Hotel was first mentioned in records between 1550 and 1625. Although the Hotel has since been re-fronted and extended, the building has retained original features such as the fireplace in the bar. The Hotel features honey coloured stone walls, exposed beams and stone work and character features throughout.

St Peter Port, located around 2 miles from Bella Luce, is considered as one of Europe’s prettiest harbour towns and has remained a busy port since Roman times. The town also offers a good selection of local restaurants, shops, cafes, and popular attractions including Castle Cornet, Guernsey Tapestry, St Peter Port Church, The Underground Military Museum and Candie Gardens. The Port also offers boat services to the UK and some European destinations.

The Hotel is located around 2.1 miles from Guernsey International Airport.

PuBlIc areasThe 2 AA Rosette Dining Room Restaurant offers a fine dining experience, accommodating up to 60 diners.

Bella’s Bar and Snug offers a relaxed dining setting, accommodating up to 20 covers.

The Cellar lounge is located on the lower ground floor, next to the Wheadon’s gin distillery. The lounge offers an alternate dining area with vaulted arches, accommodating up to 18 covers.

Guests can dine al-fresco in the Courtyard, set up with a ‘Yard Bar’, accommodating around 58 covers.

The Portrait private meeting room can accommodate up to 24 delegates.

GIn dIsTIlleryThe Wheadon’s gin distillery is located on the lower ground floor with traditional copper stills. At present the distillery is operated as part of the Hotel. In the event of a sale, Wheadon’s Gin would consider leasing the space, providing an income as well as retaining the draw of the distillery.

Bella sPaThe Bella Spa comprises 3 treatment rooms and boutique shop, with strong day spa business. The Spa operates through its own dedicated website which can be found at www.bellaspa.co.uk. Bella Spa is currently let on a rent of £2,750 per calendar month to a third party. There is also a profit share in place whereby the Hotel receives 50% of profits generated in the spa.

exTernal areasTo the front of the Hotel is the courtyard and outdoor pool area. There is also a lawn to the front of the Property which is used for wedding marquees.

The car park is located to the rear of the Property, accessed via an archway and offers circa 33 parking spaces.
