Belfast has been a steadily improvingmarket since the economic downturn of2007 and expects considerable economicexpansion over the next 5 to 10 years.

The Google Innovation Lab and PwC’s digital solutions hive have both selected Belfast as their home, HBO bases its studios for Game of Thrones in the Titanic Quarter, and the growing fintech sector (also concentratedin the Titanic Quarter) has attracted the likes ofAirpos, Wombat Technologies and SR Labs.

The digital sector grew by 34% between 2012 and 2015, and now contributes a total of 5.4% GVA to the region’s economy – the second highest proportion in the UK (Tech City).

Belfast’s property market stands tobenefit still further from an unrelentingcitywide redevelopment effort. BELFAST - WHO?POPULATION, DEMOGRAPHICS, TARGET RENTAL MARKET

Like many capital cities, Belfast is a magnet for youngcreative types and businessleaders alike. As the only truly global city in NorthernIreland, Belfast boasts aneven greater than usual share of young professionals, and its demographic profile is one of the city’s chief assets.

The city boasts one of theyoungest populations in theUK, with 44% of people underthe age of 30 at the time of the 2011 Census.

Belfast’s young people are also better educated than theUK average. Approximately45,000 of them, 16% of thetotal population, are studentsenrolled in one of the city’sthree major learning institutions.

Although Greater Belfast’spopulation grew by a modest4.1% in the decade to 2015, it is expected to expand in step with Northern Ireland’soverall projected increase of 7.3% by 2024 (NISRA). Its accelerating populationgrowth reflects the country’simproved economic fortunes.

NORTHERN IRELAND’S POPULATION IS ONE OF THEYOUNGEST IN EUROPE, WITH 55% OF THE POPULATION UNDER THE AGE OF 40.

Young people up to the age of 21, make up nearly a third of our population, while a fifthof the city is under 15 yearsold. Belfast tends to attract a younger profile of residentthan Northern Ireland as awhole with particularly largenumber of those aged 16-39.

Outside of theseschemes, the provision isfragmented and dispersedwithin converted houses. This isa significantly lower provisionper capita compared to otherregional cities within the UK.
