BELFASTPROPERTYMARKET
Belfast has been a steadily improvingmarket since the economic downturn of2007 and expects considerable economicexpansion over the next 5 to 10 years.
House prices remain at nearly 50% belowtheir 2007 peak however over the past 18months there have been consistent quarterlyincreases, it is widely expected that themarket will continue to improve and alignmore with a pattern of growth found acrossthe UK.
This development caters for city center livingas envisaged by Belfast City Council’s BelfastAgenda which aims to see 70,000 morepeople living in Belfast by 2035. Portland 88will no doubt appeal to young professionalsand couples who work in the city and wish tolive in an urban setting.
Opportunity
Portland 88 will be one of the first luxuryapartment developments to be deliveredin this area of city for a number of years. It is illustrative of a returning confidence inthe city, and lies in a prime location withkey community facilities and amenitieslocated within a short walking distance.
Demographic
Recent trends indicate that 3 and 4bedroom properties, while popular withstudents, are not meeting the demand of anew emerging class of young professionalsaged 25-40. This demographic tends to bemore attracted to high-quality, smallerformat living and will pay a premium toguarantee comfort, flexibility andproximity to the city centre.
There has been an increase in well-educated18-34 year olds who are coming to Belfast towork in one of the many global PLC’s that arenow based in the financial, retail and officequarters of the city, all of are within walkingdistance to Portland 88. Whilst the majorityof these immigrants are underemployed inelementary jobs, a significant proportioncomprise flexible young professionals andaccordingly increase demand for private citycentre living accommodation whilst residingin Northern Ireland.

Record numbers ofinternational visitors in the year to Q2 2016were given a boost by thegrowing popularity of theGame of Thrones series, which is filmed on set inthe city and on locationaround the country.
Belfast’s economy is worth an estimated £30 billion (FT, 2016). It is the hub of NorthernIreland’s service sector, a world leader in fintech, and one of the UK’s tourist honeypots.
Belfast has emerged as a leading centre for digital technology, finance, and media. Coupled with the city’s business-friendly climate, this new specialisation has attracted a slew ofmulti-national investors, including Allen & Overy, Bombardier, Liberty Mutual and Allstate.
The Google Innovation Lab and PwC’s digital solutions hive have both selected Belfast as their home, HBO bases its studios for Game of Thrones in the Titanic Quarter, and the growing fintech sector (also concentratedin the Titanic Quarter) has attracted the likes ofAirpos, Wombat Technologies and SR Labs.
The digital sector grew by 34% between 2012 and 2015, and now contributes a total of 5.4% GVA to the region’s economy – the second highest proportion in the UK (Tech City).

BELFAST - WHO?POPULATION, DEMOGRAPHICS, TARGET RENTAL MARKET
Like many capital cities, Belfast is a magnet for youngcreative types and businessleaders alike. As the only truly global city in NorthernIreland, Belfast boasts aneven greater than usual share of young professionals, and its demographic profile is one of the city’s chief assets.
The city boasts one of theyoungest populations in theUK, with 44% of people underthe age of 30 at the time of the 2011 Census.
Belfast’s young people are also better educated than theUK average. Approximately45,000 of them, 16% of thetotal population, are studentsenrolled in one of the city’sthree major learning institutions.
Although Greater Belfast’spopulation grew by a modest4.1% in the decade to 2015, it is expected to expand in step with Northern Ireland’soverall projected increase of 7.3% by 2024 (NISRA). Its accelerating populationgrowth reflects the country’simproved economic fortunes.
NORTHERN IRELAND’S POPULATION IS ONE OF THEYOUNGEST IN EUROPE, WITH 55% OF THE POPULATION UNDER THE AGE OF 40.
Young people up to the age of 21, make up nearly a third of our population, while a fifthof the city is under 15 yearsold. Belfast tends to attract a younger profile of residentthan Northern Ireland as awhole with particularly largenumber of those aged 16-39.
Recent trends indicate that 3 and 4 bedroom properties, while popular with students, are not meeting the demand of a new emerging class ofyoung professionals aged 25-40. This demographic tends to be more attracted to high-quality, smaller formatliving and will pay a premiumto guarantee comfort, flexibility and proximity to the city centre.
Whilst the residential propertymarket continues to improve, our feeling is that this trend will continue and discourage young professionals from
buying properties, insteadchoosing to rent apartmentswhich are more suited to their lifestyles.
By 2035 – additional 70,000new residents. We estimatethere to be approximately1,000 Apartment units spreadover 6 developments in theprivate rental sector in BelfastCity Centre. Outside of theseschemes, the provision isfragmented and dispersedwithin converted houses. This isa significantly lower provisionper capita compared to otherregional cities within the UK.
