    maximum from your space, input from

    a professional kitchen designer can

    prove invaluable. Their experience

    and expertise will ofer you plenty of

    simple ideas as well as innovative

    ones that you might not have even

    considered. Kitchen designers will

    also have up-to-the-minute knowledge

    of products, fxtures and fttings, and

    can source everything on your behalf.

    Ultimately, theyll help ensure your new

    kitchen works as efciently as possible.

    5 set Your BuDget

    Always be honest about your

    budget so that your designer

    can help you decide where

    to save and where to invest even if you

    havent got large sums to spend. Open

    shelving is less expensive than closed

    cupboards, for example, while capacious

    low-level, pull-out storage may mean you

    need fewer wall units, which saves on cost.

    Its easy to get giddy when faced with a

    wealth of shiny appliances with countless

    programs and functions, so only invest

    in things you think youll genuinely use.

    And dont forget to include installation

    fees, as well as the kitchen itself.

    6 CAll in the

    ProfessionAls

    Its important to remember

    that the way your kitchen

    is installed can make all the diference,

    too. A bad ftter can make any kitchen

    look terrible, but a good one will ensure

    even inexpensive units look amazing. Ask

    friends and family for recommendations,

    or source a skilled person through a

    registered trade association, such as

    the FMB (Federation of Master Builders).

    If youre planning a larger reft or build,

    you may need Planning Permission or

    Building Regulations approval. Visit the

    7 finishing touChes

    Make your kitchen feel more

    coherent by subtly linking

    fnishes pair a timber

    breakfast bar with wooden stools, for

    instance, or upholster the seats with

    fabric that ties in with your splashback.

    Little details, such as cabinetry handles,

    can make a big diference and transform a

    simple white scheme. Rather than buying

    everything from the same supplier, source

    furnishings and accessories from a variety

    of places, and mix things up to create an

    individual look. Unusual objects picked

    up on your travels or gorgeous vintage

    fnds will all help to create a more homely

    and characterful environment.

    1 Assess All

    Your neeDs

    Before you begin planning your

    new kitchen, think carefully

    about how you want to use the space. Do

    you simply need a place to prepare meals

    or are you dreaming of a multifunctional

    area where you can also have lunch or

    dinner with family and friends? Who do

    you cook for, what do you cook and how

    do you cook it? How much storage do

    you need? First, have a good clear-out, so

    youre not factoring in items you havent

    used for years. Its also good to think

    about what you dont like about your

    existing kitchen so you can focus on

    improving those particular areas.

    3 Be insPireD

    How you want your kitchen

    to look is, of course, a very

    personal choice. It really helps

    to collect images and magazine tear sheets

    and put together a scrapbook or mood

    board. Also, make a note of surfaces,

    materials or accessories youve seen that

    work well together. Even something as

    simple as a pretty plate, tile, piece of

    furniture or scrap of fabric can be a great

    starting point for choosing a theme or

    colours. Dont worry too much about cost

    at this point, just focus on things that

    inspire you, and soon youll be able to

    identify styles you are drawn to.

    Wish list

    Consider your kitchen

    must-haves. Do you covet sleek

    Corian worktops, a statement island or

    lots of cupboards for storage? Or are there

    some specifc appliances that you think

    will make your life in the kitchen much

    easier? Everybody likes to work in their

    own particular way, and each person

    has a diferent list of priorities, so its

    important to write yours down right at

    the beginning to ensure your kitchen is

    tailored to your familys specifc needs.

    This will also save a lot of time and

    trouble when it comes to discussing

    your project with a kitchen specialist.

    Hearn received a

    quote for more

    than 50,000 for

    new kitchen units,

    they decided to take matters into their

    own hands. I contacted carpenter Kris

    Podwika of DW Partners, whos a

    member of the Guild of Master

    craftsmen, and showed him a picture of

    the design I wanted, says Ali. I asked if I

    could achieve a bespoke look on a tight

    budget, and he said, Yes, lets do it.

    using a free online design tool, Ali

    drew up a plan for Kris to follow, which

    included him making new doors to fx

    onto the existing cupboard frames. Two

    weeks later they were ready, says Ali. He

    also built a decorative overmantel shelf

    that sits above the Aga, which helps pull

    the whole farmhouse look together.

    The doors were spray-painted in

    Farrow & Balls Stony Ground and Ali

    handpainted the carcasses to match.

    I also painted the panelling in the dining

    area Old White, and the two colours

    really complement each other, she says.

    What should you look for in a carpenter?Try to fnd a master craftsman you can lookthem up on The Guild of Master Craftsmenwebsite. If you have designed your own plan, youneed to feel confdent that they can translate itfor you and not come up with their own version.

    Was it difcult working to a tight budget?Recreating a designer-style kitchen for less than a tenth of the price originally quoted was reallyhard work as it involved lots of time, energy andlegwork shopping around, visiting kitchen

    showrooms, looking online and poring overbrochures. But it was defnitely worthwhile.

    Do you recommend using old carcasses?Most modern carcasses are strong and its a wasteof money to throw out perfectly good furniture.So Id defnitely advocate recycling existing units,as long as the shelves behind the doors are solid.

    Is the breakfast bar a new addition?Yes, I wanted an island but the kitchen isnt largeenough, so I bought a 4cm-thick stretch of oak

    to match the existing worktop and Kris fusedthem together to create an informal eating area.

    Where else did you save money?I chose shelving instead of wall units, which was the cheapest option, but the decorativebrackets Kris made for them meant I didnt haveto compromise on style. I also wanted a butlersink, but with limited space this wasnt possible. To achieve the look I bought a basic ceramic sinkfrom Ikea and sunk it into our old oak worktop,which Kris carved draining grooves into.

    colour can work in dark kitchens, too, when paired with pale

    surfaces, which will draw the eye and reflect light Jane Powell, Roundhouse

    Renovating a kitchen that had remained relatively

    untouched for decades meant that Clodagh and Tim had

    many design decisions to make. We knew what we didnt

    want, but werent too clear on what we did want, admits

    Clodagh. We liked Roundhouse kitchens and its designer

    Jane Powell helped us design the perfect scheme she was very creative and

    understood that we were after something with a bit of an edge.

    The kitchen in the couples previous home was fairly small and not at all

    family friendly. This time, I wanted a large, bright space where we could

    spend most of our time and keep an eye on our two young children, explains

    Clodagh. Ideally, the room was to include an island and a table large enough

    for friends and family. Storage was a big priority because so much space

    gets eaten up by baby paraphernalia, and we didnt want any handles as our

    two-year-old son Thady was swinging of them in our old kitchen.

    As part of a whole house renovation project, four rooms were knocked

    together and an extension was added to create a spacious open-plan room,

    complete with bifold doors leading onto the rear garden and a series of

    skylights. Wed seen some dark grey cabinetry we liked in Roundhouses

    portfolio but it was difcult to envisage just how light the room would be

    because we were still at the planning stage, says Clodagh. Jane encouraged

    us to go for it, and were glad we did as the kitchen is extremely bright and

    needed some bold colour. It also goes very well with the zebrano timber.

    What was your objective for this project? To ensure the layout functions well and create a balanced design. The clients were originallykeen to have tall units at either end of the run of cabinetry, with the hob central and the island in front. However, as Im not a massive advocateof symmetry, I suggested positioning all the food storage at one end to avoid having to walkup and down the kitchen to fetch things or put them away. Plus, the eye is naturally drawn to the glazed patio doors and a tall unit would

    have closed in that area. I think this layout gives a better sense of open space.

    Were there any challenges to overcome? Yes, the wall where the kitchen was to be sited runsat an angle. Its always a dream to have a squareroom to work with, but actually this quirk has givenit a much more interesting feel. To avoid losing anystorage space, we designed an angled cupboardthat holds the ironing board and brooms. We alsodecided to keep the island straight instead of

  • being parallel with the wall, as per the architectsplans. If it was at an angle, it would have feltawkward and emphasised the slant this way, it has a better harmony in the room.

    Explain the worksurface choicesThe clients wanted stainless steel in the cookingarea so they didnt have to worry about hot pans,but thought Silestone would be a more appealingsurface for the islands seating area. Its not tooharsh or industrial and neither is it likely to scorch,stain or scratch, so is great for a family. The

    white lifts the room and matches the foor tiles,making the workstation more of a feature.

    Are there any child-friendly features?The sink on the island faces outwards so Clodagh can keep an eye on the children, and a cabinet on the front of the unit is devoted totheir things, so they can access them withoutcoming into the kitchen itself. It has sliding doorsto avoid trapped fngers and banged heads. As the kids get older, the breakfast bar will work really well for them to perch at, too.

  • I t takes a certain eye to see the

    potential in a derelict cattle shed

    but Selina Gittins knew she could

    work her magic on it. The shed was

    a shell with a clay foor, no

    electricity and a tiny loft with no roof. The

    whole place needed to be gutted and have

    new foors, doors and windows ftted.

    With a tiny budget, Selina did most of the

    work herself. Im used to working with my

    hands, she says. Im always restoring

    furniture for my shop, Eclectic Interiors.

    Recycling is in my blood and I knew I could

    pick up materials cheaply to use in the house.

    My mantra is recycle, reinvent, reuse.

    The ground foor was divided into three

    spaces: a kitchen, bathroom and sitting

    room. Selina wanted a spacious kitchen with

    a simple, light and uncluttered feel and, true

    to her mantra, she was determined to use

    upcycled materials wherever possible. The

    kitchen cabinets were made out of salvaged

    ceiling boards I got from a house that was

    being demolished, she explains.

    Selina chose a neutral palette and added

    visual interest with freestanding pieces and

    open metal shelves. To give the kitchen still

    more character, she planned to furnish it

    with some of the interesting items she had

    picked up over the years at car-boot sales and

    auctions. Im lucky to have found pieces

    that are special to me, she says. Some of

    them are damaged so I couldnt sell them in

    the shop, but that gave me the excuse to keep

    them and use them in my new kitchen.

  • How did you decide on the fnishes?I wanted the kitchen to have warmth, texture andnatural materials, so wooden foors and worktopswere my ideal choice. As my budget was tight, Ididnt have a huge selection when it came to thetype of wood, my best option being pine. I knewif I varnished them they would look too orangeyso I decided to paint them and chose a glosswash to refect as much light as possible. I hadalso seen an Italian kitchen in a magazine thatused rendered blocks with open shelving. Thissimple look really appealed to me, so I opted for this fnish for the carcasses and used thesalvaged ceiling boards for the cabinetry.

    What inspired the design?Ive tried to be imaginative with my use of spaceand materials. My inspiration really came frompieces of furniture that I love, like the oldchandelier and wardrobe. I wanted to use theserustic items in the room and combine them withnatural and industrial elements. The stainless steelshelving, lighting and appliances give the scheme

    a slightly more contemporary edge withoutdetracting from the softer look of the wood.

    Tell us more about the lightingLighting should not be overlooked when it comesto planning a room, particularly a kitchen. I knewthis was a very important part of the overalldesign for me to get right. I had an old chandelierthat I really wanted to use, but the lighting alsoneeded to be practical, so I incorporatedpendants above the cooking zone, spotlightsabove the preparation area and recessed lightsthroughout the room, which can be dimmed togive a lovely ambient glow when Im entertaining.

    What decorative tricks did you use tolink the new kitchen with the old shed?I love the texture of the stonework, so for interest I kept one of the walls exposed. Thenatural stone works well with the industrial-stylefeatures and the open shelves are a great way to display my favourite fnds. All these elementscombine to create a visually interesting space.

    How did you go about maximising the feeling of space?It was difcult planning the kitchen as I hadlimited room, but I knew I wanted it to be theheart of the house, as it always is with a family.With this in mind, I allocated as much of theground foor as possible to this room and keptthe roof high, so the space feels big and airy.Natural light was also very important to me, as well as access to the garden, so the Frenchwindows are perfect; they make the kitchen feelmuch brighter and can also be thrown open in the summer for alfresco dining.

    Why do you think the room works so well?Its a success because the space is so simple and has a lovely rustic and relaxed feel to it. There isalso plenty of storage in here and the worktopsprovide ample room for food preparation. The large table is ideal for entertaining, andallows me to engage with family and friends in an informal way. The room is also extremelypractical and easy to maintain.

  • POPULAR OPTIONS

    In its simplest form, a window seat can provide

    the perfect spot for guests to perch while you

    cook, possibly including some extra storage

    below. Where space allows, a booth or banquette

    complete with dining table is a more generous

    set-up. Booths tend to be enclosed either two

    seats facing, U-shaped or circular in design

    while a banquette usually refers to a bench seat

    attached to a wall, which may be linear or

    L-shaped. But there is some fuidity between

    these descriptions. A banquette can back on

    to an island as opposed to a wall, and a window

    seat hugging a bay window teamed with a table

    becomes more of a booth. The shape and design

    of the arrangement has a great impact on the

    mood of the space curves bring a cosy and

    intimate feel, while the 1950s retro diner look

    can be brought up to date with neutral, matt

    leathers, earthy shades and natural materials.

    USING SPACE

    Built-in seating is a great way to utilise every

    inch of a room, turning tricky architectural

    features such as large windows or central

    pillars into creative opportunities. Booths and

    banquettes naturally gravitate towards corners

    but this isnt the only option. In a large room, an

    increasingly popular idea is to run a banquette

    along the back of an island, with the cabinetry

    forming the backrest this brings the seating

    area right into the heart of the kitchen. Where

    space allows, an L-shaped island that surrounds

    the seating area is a smart option. Banquettes

    also work well as a low wall, dividing but not

    isolating the kitchen and living areas from one

    another. However, if space is tight, opt for a

    single booth seat or a corner design rather than

    two booths with a table in between. Long, linear

    islands and peninsulas can be broken up with

    small cut-outs or seating nooks, so friends and

    family can sit right in the centre of the action,

    while the cook prepares meals.

    Interiors. Therefore, the furniture should be

    unobtrusive in terms of design and colour try

    to keep the same lines and heights as the rest of

    the kitchen. Upholstered banquettes, benches

    and stools will add greater comfort to a snug

    seating area. Choose practical, user-friendly

    fabrics that are hard-wearing and wipeable,

    such as faux leathers, washable suedes, heavy

    cottons and canvases, and treat with a tough

    stain and water-repellent protection. Your

    upholsterer or interior designer will advise

    on the amount of fabric required, taking into

    account pattern repeat and wastage.

    FINDING A DESIGNER

    When commissioned as part of a bespoke

    kitchen project, your kitchen company will

    usually handle the design of the seating, often

    choosing materials and fnishes to match

    cabinetry and your exact requirements. If

    your kitchen is an of-the-peg design or youre

    looking to add a seating area to your existing

    layout, you will need to fnd a reliable

  • When Jane and Alan Redman frst

    viewed their Victorian house,

    the ground-foor layout was

    riddled with small, dark rooms.

    But its location in a leafy village

    within easy commuting distance of London was

    perfect, so the couple decided to buy the property and

    knock down as many of the internal walls as possible.

    I loved the idea of an open-plan layout, where I

    could watch the children playing outside while I was

    cooking, says Jane. We also wanted to improve the

    light levels and the best way to do it was to introduce

    lots of glass. The couple settled on a simple rear

    extension with a large roofight. The original kitchen,

    with its tired Shaker-style units, would lose two walls

    and be replaced with a compact but efcient double-

    galley design. We knew that removing the walls

    would mean less units, but it was a small price to pay

    for a more family-friendly room, explains Jane.

    Concerned that the extension would lack

    character, Jane was keen to compensate with a

    vibrant new kitchen. We wanted a bright, happy

    space that refected our personalities and tastes, she

    says. Both Jane and Alan are lifelong fans of retro

    design and love fabrics and prints from the 1960s and

    1970s hence the choice of the tiled splashback,

    which provides the kitchens focal point.

    The couple wanted simple, modern cabinets in

    subtle colours to complement the bold tiles, and

    worktops with a light fnish that wouldnt darken the

    space. After seeing an advert in a magazine, we

    popped into our local Harvey Jones store and were

    impressed by the solid, handmade units, says Jane.

    There they met kitchen designer Shane Hilton. Jane

    and Alan had spotted our Linear range, which has a

    fat-fronted door and classic in-frame construction,

    and realised it was perfect, explains Shane.

    How did this kitchen project come about?Jane and Alan came into Harvey Jones lookingfor cabinets that would provide a simple backdropto a bold splashback. They picked out the Linearrange and, although they hadnt decided on acolour scheme at that point, they loved that wecan colour match the fnish to suit any scheme.

    Describe the kitchen layout?It was dictated by the shape of the room, which is essentially a linking space between the originalsitting room and the new extension. A doublegalley was the only sensible option, however, wedidnt want to fll the two walls with cabinets andrisk creating another cramped space. Restrictingthe foor-to-ceiling units to one area at theentrance and leaving the rest of the walls fairly

    open still allows for plenty of storage, withoutenclosing the room. The small breakfast bar helps reduce the corridor efect.

    Are there any practical elements?Worksurface is limited, so we kept the area nextto the cooker as clear as possible so that food can be prepped and popped into pans withouthaving to cross the room. The sink opposite is undermounted below the composite stoneworktop, which also frees up surface space.

    Tell us about the feature splashback We investigated a glass splashback backed inretro wallpaper but decided that tiles would bemore budget savvy. Jane scoured the internet forsalvaged 1970s tiles but couldnt fnd a design she

    liked. Then she discovered Dominic Crinsonsdigitally printed tiles, which are made to the exact colour and pattern desired. A sample wassupplied to ensure the design would work.

    And what about the appliances?Jane grew up with a proper cast-iron rangecooker and loves the ambience they provide so she chose a gas Esse model for its modernenergy efciency and classic design. Weincorporated their old fridge freezer into the new kitchen by integrating it into the cabinetry.

    What makes this design successful?Its simple but flled with character the tiles are very brave but thats what makes this kitchen so unique and personal.

  • When Amy and Joe Murray bought their detached

    edwardian house they knew they had a major

    project on their hands. the whole property needed

    modernising, bar the kitchen, which had been newly

    installed to help to sell the place. But the couple

    werent keen on its country farmhouse style, nor the lack of light.

    With architect Wisam Kamleh of Architecture WK on board, the

    couples ideal kitchen soon began to take shape. We wanted an open-plan

    layout that clearly demarcated food prep, dining and sitting areas, says

    Amy. so we knocked the original kitchen, utility room and separate dining

    room into a spacious kitchen-diner with a cosy sitting area.

    in terms of decor, Amy and Joe both wanted a modern look and neutral-

    coloured cabinetry. top of my list was a highly practical kitchen with

    a sensible layout thats easy to move around, adds Amy. Wisam suggested

    using zebrano wood for the dining area foor, walls and ceiling, not only for

    its striking efect but to also break up the room. He also recommended the

    kitchen company designspace london, which sourced matching zebrano

    cabinets. We were very lucky because the range was being discontinued and

    we bought the remaining four cabinets, explains Joe.

    the couple chose concrete tiles for the kitchens breakfast bar and for

    the kitchen and sitting area foors. We got the idea from a hotel wed stayed

    in and thought it looked really smart and a little bit diferent, says Amy.

    it took a whole year to complete the renovation work, during which the

    couple lived in rented accommodation. now, Amy and Joe have their ideal

    kitchen. the design is eye-catching but its also a practical room, with

    a perfect set-up to suit our busy lives, concludes Amy.

    Wed rented before buying this house so we knew how

    to avoid an awkward, cramped layout, and instead created

    a kitchen with good access to everything we need

  • What was your brief for this project? Joe and Amy wanted to avoid the mundane Joes exact words were nobeige! and for the kitchen-diner and sitting area to be at the heart of theirhome. The layout, materials and lighting all needed to refect high levels ofcomfort and style, be suitable for entertaining and have defnite wow factor.

    Was the fact that the house is in a conservation area an issue? It was, and we had to adjust several design options to fall in line with the planningrestrictions on the property before we could commit the project to the builders.

    Why did you choose the materials used? Amy and Joe wanted to reinstate original features in the rest of the house,but preferred the kitchen-diner and sitting area to be contemporary withoutfeeling stark. Using concrete worktops and foors in the kitchen suited theirpractical needs, as well as adding impact. We wanted the dining area to beseparated from the kitchen using a warmer material. Zebrano wood fttedthe bill and provides a striking contrast to the concrete surfaces.

    Do you have any tips for anyone embarking on a similar project?Period houses were designed to meet very diferent demands to those oftoday, so the way in which diferent areas work together needs to be wellthought out. Design the kitchen at the same time as the dining/living space rather than try to ft it into the available space afterwards.

  • K nocking through to an adjoining room or adding an

    extension are the most popular ways of addressing

    problems with space and light in a less than perfect

    kitchen, but what do you do when this isnt an option?

    The answer is surprisingly simple move the kitchen. Relocating is

    an increasingly popular solution, especially now that we spend so much of

    our time in this space. Typical resitings include moving it into an

    underused dining room, swapping the kitchen from the back to the

    front of the house and vice versa, shifting a basement kitchen in a

    townhouse up to ground level and even turning the whole house upside

    down a radical but successful plan for hillside houses where upper-foor

    living can make the most of striking views and natural light.

    WHY RELOCATE?

    There are several good reasons for making the

    move. Most commonly, where theres no room

    to extend an existing space. Or it might be to do

    with light levels. If the room is north-facing or

    dingy, its unlikely skylights or folding doors are

    going to make it bright and welcoming. In a

    single-storey building such as a bungalow, the

    notion of living spaces and sleeping spaces can

    be fuid and a diferent room might ofer better

    access to the garden or adjoining dining area.

    The kitchens connection with the house is a

    most important consideration, and whether it

    can be opened into a dining, living or outdoor

    area, says Tonja Scott of Scott Architects.

    As the standard kitchen project has grown

    in size to include major building work and, in

    some cases, the use of an architect, its not such

    a big leap to extend the project to the whole

    ground foor of your home. That way you can take

    the opportunity to create a brilliant layout that

    will completely transform your whole home.

    ANALYSING THE SPACE

    As with any major project, the frst step is to

    really scrutinise how you use your home. Look

    at the entire foor you intend to move the kitchen

    to with a keen eye over a period of several weeks

    through all kinds of scenarios, including

    entertaining. Keep a pros and cons list for all

    the family to contribute to and get a clear idea

    of what you want and need from the space. If

    your project is looking likely to be bigger than a

    straightforward swap of two rooms, it pays to

    potential where you cant, and dont think that

    youll be saddled with big bills or outlandish

    ideas it could potentially save you money and

    increase the value of your home. Look for a

    practice that specialises in residential projects,

    whose team will bring a wealth of clever ideas

    and expertise, ensuring the project is a success.

    Find a professional through the Royal Institute

    of British Architects (RIBA). Its website has

    a great information hub that explains the

    processes involved and how to commission

    services. If you are new to projects of this scale,

    consider signing up to the Architect in the House

    scheme. Backed by RIBA, it ofers a home visit

    from a local architect in return for a 45

    donation to the charity Shelter. An interior

    designer will also be able to advise on restructuring

    projects. Look for one accredited to the British

    Institute of Interior Design (BIID) and ask to see

    examples of previous work, talk to former clients,

    and be clear about your budget from the outset.

    location how they intend to use the space, so we

    guide them through the steps of visualising how

    the result will work. Even if youre using an

    architect or other design/build professional,

    it pays to choose your kitchen designer and get

    them involved at an early stage in the project

    so they can work in unison. When moving a

    kitchen you need to think about the practical

    workings such as the plumbing, sockets and

    lights, advises Alex Orosia at Porcelanosa.

    The layout needs to be planned frst in order

    to get these things in place before the units

    can be ftted. Paul OBrien of Kitchens

    International agrees, saying, At the planning

    stage the most critical element is the services,

    such as extraction, waste, electricity, water and

    underfoor heating. These must be planned

    before even choosing the style of units, as they

    are an integral part of the fnal kitchen. For

    example, you cant have underfoor heating

    beneath a fridge. Its also key to frst obtain all

    the relevant planning consents, especially where

    structural change is taking place. There are new

    planning laws about changing spaces, which can

    take time and efort to get right.

    requirements in respect of structural stability,

    electrical and fre safety.

    Building control applies to removing

    or moving walls, chimney breasts and doors

    and windows. The useful government site

    planningportal.gov.uk advises on popular

    projects and the permissions required but, if

    in doubt, consult your Local Planning Authority.

    Some works, including extensions, will beneft

    from increased Permitted Development limits

    until 30 May 2016 so, if you are wavering over

    whether to start work, this could be an incentive.

    right up until the last moment when your new

    kitchen is in, and that services are already in

    place if you plan to turn your old kitchen into a

    utility room, cloakroom or downstairs shower

    room. When removing walls, Robert Burnett,

    head of design at Holloways of Ludlow, advises,

    Consider positioning the supporting steel

    beam within the ceiling space. It may be more

    disruptive and expensive than locating it below

    the ceiling, but it removes any visual reminder

    that the space was ever split, especially if there

    are no visible columns. The result is a clear

    Consider these factors before you start...

    Rerouting services such as plumbing and drainage can be disruptive and costly. Drainage, which must go under thefoor, needs a decent fall for waste to fowaway. This may limit where you can placethe sink. Wooden foors usually have acavity and the boards are easily lifted;solid foors will involve more disruption. The distance from the original boiler orhot-water tank to the new hot-water supplycan be an issue when moving the kitchen tothe opposite end of the house you manyneed a pump or secondary water heater.

    Factor in changes to electrical supplies an oven may run of a standard 13Asocket, but an oven/hob combination or arange needs to be hard-wired, with up to a 10mm fex into a 45A switch. Qualifedadvice and installation is a must. If you plan to install a heavy range cooker,check the foor joists are up to the job. Think through the extra features youwant. Major work allows you to concealany wiring for speakers, TVs and othermedia, install underfoor heating andcreate a sleek lighting scheme.
