books production, which includes a personal visit and professional photo shoot by our team. By visiting the properties ourselves, we can be sure they are up to scratch.

As always, we showcase a diverse range of accommodation styles, but you can be sure that each one has met a critical set of criteria. This ensures the properties are among the best in their region, with high service standards and a distinctive style, as well as enjoying a fantastic location. And for those properties that have on-site hosts, we look for people who love to share their inside knowledge about the region and its attractions.

This guide is organised into key regions across Victoria and Tasmania. Each section opens with information about the region, including some of the key attractions and tips for your itinerary. Within each section, properties have been listed in order of their proximity to Melbourne or the closest regional centre in Tasmania.

This 10th edition of Beautiful Accommodation also introduces a new set of icons for easy reference, showing details at a glance about each property. These include rates, number of bedrooms, capacity and whether a property is child- and pet-friendly.

A comprehensive index is found at the back of the guide, listing properties by name and location, as well as by category, identifying whether the property offers standout food, a notable garden or eco-oriented features, for example. There are also separate listings for properties that are suitable for children, as well as those that are ideal for group getaways.

To further assist in your planning, a set of maps showing each propertys location is included at the back of this guide, complete with the page number of its review.

    5

  • All prices are correct at the time of publication, but be sure to check rates on enquiry because they are subject to change.

The quoted rates in each review vary in format depending on whether they are based on hiring the whole property or if its specific to the number of guests involved.

We have also indicated if meals are included in the set price, but many properties offer special packages and can tailor their services to your specific requests, so always be sure to ask when booking.

Star ratings in this guide refer to the AAA STAR Rating system. Because not all properties choose to participate in this system, Beautiful Accommodation does not restrict its search for properties to a particular rating.

Eco-Friendly STAR Accreditation shows the property is committed to reducing the environmental impact of their business.

The icons featured with each review are explained as follows:

Rate rangeLowest to highest, relating to season and guest numbers

No. of accommodations Indicates how many options are available on-site

No. of bedsThis is the number of beds within the individual options

CapacityThe total number of guests the individual options sleep

Melbourne is continually ranked as one of the worlds most liveable cities, and with its cosmopolitan charm, its easy to see why. Visitors are wooed by its colonial architecture, vibrant cafe culture and flourishing arts scene, while easy-to-navigate tree-lined avenues and trams complete the picture. Only a short drive away is the Mornington Peninsula, with trendy villages, stunning coastal parks, beaches and wineries just some of the drawcards to this popular holiday spot.

Melburnians are proud of many things that makes their city unique, but there are three

things that perhaps stand above all else: good coffee, good food and good football. In a city where the barista is king and the bright lights of the Melbourne Cricket Ground (MCG) burn brightly, visitors can expect an eclectic mix of great restaurants, bars and cafes, alongside arts, culture and sport to keep them entertained.

Hidden bars and restaurants lie tucked away behind unmarked doors, making their discovery all the more exciting. Specialty boutiques line hard-to-find laneways that are havens for fashionistas and trams provide an

easy way to explore the citys many vibrant and diverse pockets.

Beyond the charms of Melbournes food and drinks culture lie historic arcades and progressive architecture, and a thriving arts and entertainment scene. This offers an abundance of fabulous local and international festivals and events. Thats not to mention sports in summer, fans flood in for the Formula 1 Grand Prix and the Australian Open Tennis Championships, while in winter, Melbourne goes wild for Australian Rules Football something of a religion across the state. Even for those who may not understand the game, a trip to the MCG for a match is an incredible experience.

On weekends, wander to Federation Square, where bands

may be playing or short films screening. From here you can take a stroll along the banks of the Yarra River or easily explore the suburbs lively St Kilda for a beer by the bay, Albert Park for a barbecue by the lake, or trendy South Yarra for a shopping splurge.

Continue south and the metropolis gives way to the Mornington Peninsula a coastal playground long loved by Melburnians. Modern apartments, swish colonial holiday houses and luxurious bed-and-breakfast establishments line the shore, while vibrant art galleries, local markets and gourmet waterfront restaurants are rewriting the traditional beachside holiday.

Rosebud, Rye and Blairgowrie bustle with swimmers, campers and sports enthusiasts. Further away from the buzz, visitors can find invigorating trails criss-crossing the Arthurs Seat and Cape Schanck coastal parks. Offshore there is fishing, kayaking and scuba diving to tempt visitors. The region also has a reputation for fabulous day spas, where you can relax, soak up the steam and be pampered.

The historic villages of Portsea and Sorrento are packed with pubs and trendy cafes, while also providing galleries and boutiques for browsing. Spot bottlenose dolphins or feed pelicans at the seafront, or join in the hunt for Australias best vanilla slice at one of the

many cake shops. Enjoy your treats at an outdoor table while admiring the colonial buildings and views. Glimpse the lifestyle of Melbournes rich and famous at Portsea, or roam the clifftops and rugged ocean beaches, and take in the stunning views.

The Mornington Peninsula also has a thriving wine industry and is highly regarded for its chardonnay and pinot noir. There are more than 50 wineries open to the public, many offering local produce, shops, cafes or restaurants. A patchwork of orchards and vineyards stretch along the Peninsula through Moorooduc, Merricks and Red Hill, which has a popular craft and local produce market.

Right in the heart of the CBD, these two beautifully renovated apartments make the most of the buildings original Art Deco features, including high ceilings and walls of glass, but with all the necessary contemporary accoutrements.

The feeling is of having your own city bolthole and we felt very smug at the thought of having so much space to ourselves rather than the usual small city hotel rooms. There are two apartments to choose from, each with two bedrooms and a full kitchen. If you need a bit of extra space, choose the corner apartment, which

A visit to the Peninsula Hot Springs is justified, the Peninsula's wineries might tempt and a beach stroll could be in order. But when you are already on top of the world, contemplating a descent is hard to do. After all, with views like this, why leave?

ThepinnacleofromanceIf you arrive by day, youll say its better than the photos and you'll be right. But wait until you see the view by night, as the lights of the Peninsula and Melbourne are turned up. Then the crescendo is reached when the moonlight casts a sparkling wash over the bay.

The surprises dont end there. The two downstairs bedrooms have kept their former stable appearance the half timber doors and corrugated iron half walls will have kids (and kids at heart) fighting over which to take. For a little more privacy, the entire upstairs is a suite-like bedroom/lounge area with a private balcony at one end.

With polished concrete floors, loads of space and serene views, the idea is relaxation and fun. Throw off your shoes, forget about formality and say hello to the horses and to Wally, the farm Groodle. In fact, you can even take your own pooch or horse to share this slice of Peninsula paradise.

Eclectic, serene escapeThere is something special about properties with horses. This is especially so at Howards Hill, a lush 30-acre bushland retreat in the heart of the Mornington Peninsula that is home to some very spoilt equine residents. The grounds are perfectly manicured, an aura of gentleness is ever-present and the stresses of the world melt away as soon as you enter this magical spot.

Then theres the old barn that will be your home for a few days or weeks. The space has been artfully renovated to provide clever living spaces upstairs and down. Think eclectic furnishings, a wood fire and a ping pong table in the huge former barn space.

The larger apartments have two or three bedrooms, with polished concrete floors or polished floorboards (perfect for sandy feet). The designer leather lounges invite you to put your feet up and admire that incredible bay view, while the huge private balconies have seen many a lingering dinner party at sunset.

Add super-comfy king beds in the main bedrooms (kids get king singles) and whichever apartment you choose, expect to be wowed with quirky designer features. We love the sensuous egg baths and trendy tiles in the newer apartments, the bold wallpaper features, witty artwork and old photos and prints.

Blue Moon lays out the welcome mat for those who demand something truly special. There are three cottages offering one, two or three bedrooms. The interiors are beachy and bright, and every possible need has been considered. The owners can even provide a concierge service for booking places to visit and dine.

Add to that the very relaxed and safe Rye vibe and you really do have the makings of the perfect getaway. Just bring your favourite foods, furry friends, kids or best buddies and you can enjoy your very own beachside haven.

Discerning beachy styleDo they really allow pets? Can we really bring the kids? It's hard to believe that Blue Moon Cottages says 'yes' to both these questions. It is so rare to find cottages so close to the beach and so beautifully appointed that tick both those boxes.

The other great thing is how private these cottages are from one another. Whether you come as a couple, a family or a group of friends, you get charm, peaceful ambience and a delightfully obsessive quality in the presentation, which should be the hallmark for all holiday homes.

Geelong is a rapidly growing city with a long, proud history. Take a stroll along ts waterfront precinct, buzzing with restaurants, bars, public art and gardens. If youve been lucky enough to get coveted tickets to a Geelong Cats AFL game, hold onto them tight. Further on, the Bellarine Peninsula offers a smorgasbord of fresh produce and local fine wines. Geelong is reaping the benefits of an extensive upgrade and looking better than ever. It even has

a growing shopping precinct that attracts people from all over, but its vibrant waterfront is one of the biggest attractions of the region.

More than 100 colourful wooden bollards line the foreshore, each one representing a different character who has played an important role in the citys past. These iconic structures lead around to the Botanic Gardens, a great route for visitors to a feel for the city and its people.

The waterfront is also something of an urban gallery for public art. Alongside the bollards is a range

of contemporary sculptures and other installations. A hand-carved wooden carousel, which is more than 100 years old, an art deco swimming pool and park complex, and the largest travelling ferris wheel in the southern hemisphere, are just some of the waterfronts other attractions. Playgrounds, pavilions, lawns and a wide range of dining options mean there is so much to do. If youre feeling flush, a seaplane or helicopter ride is a great way to put the region into perspective, and for the adventurous, perhaps take a tour of the sights on the back of a motorbike.

The bluestone National Wool Museum and Old Geelong Gaol, built in the 1860s, provide an

invaluable look into the towns history. The gaol is open on weekends and holidays, offering a range of hands-on experiences and exhibitions that provide further insight into the towns rich history.

Nearby, the Bellarine Peninsula stretches around the eastern coastline of Port Phillip Bay, dotted with popular seaside towns such as Ocean Grove, Point Lonsdale and Barwon Heads. Increasingly, boutiques, great food and coffee and other such treats are adding to the atmosphere of these quaint, coastal towns.

Queenscliff has been a holiday haven since the 1880s and much of its architecture reflects this long history; its old-world charm is ever-present. Explore Queenscliff

Its even possible to get here by car ferry from the Mornington Peninsula, which makes travel between regions a much more appealing proposition.

There is an old steam train that travels from Queenscliff to Drysdale, and visitors can discover the Maritime Museum, Marine Discovery Centre and the old fort and army barracks.

A lighthouse at Point Lonsdale, which is at the mouth of Port Phillip Bay, offers a fascinating view of the area, allowing for

a closer look at the two very different seafronts a sheltered beach stretches back to Queenscliff, while a rugged ocean foreshore faces Bass Strait.

Like many other areas across Victoria, a growing number of wineries throughout this region are offering samples of their premium wines at the cellar door, many with restaurants and cafes that deserve a place on every itinerary. The quality wines from this region continue to gain a solid fan base, and these wineries pride themselves on making visitors feel welcome at their cellar door.

Open the walls of retractable glass and let the breeze flow through. Stretch out on the colourful day-bed and enjoy a good book, stoke the fire on a cooler night, plan a memorable feast using the extravagant cooks kitchen and pretty soon, your tensions will have melted away.

The other great thing about this house is that the central living areas separate two sleeping spaces, making The Dune House perfect for friends travelling together or for grown-ups to enjoy a separate space from the kids.

Secluded dune-top beach houseWe just love The Dune House. Aptly named, it is built high on sand dunes, nestled among ti-trees and with the ever-present backing soundtrack of soothing waves coasting into the shore. A stretch of Queenscliff beach is just a short stroll away along a private beach track. This house is so secluded that most people dont even know it exists, which means its perfect for a private escape with friends and family.

But its not just about the location. The owner is an architect specialising in open, modern and passive solar design. The result is a light-filled, free-flowing house that blurs the line between indoor and outdoor living.

Theres a reason Victorias pin-up tourist destination is so popular. Kilometres of sandy beaches, sapphire bays and breathtaking geological formations await on this iconic drive. The well-named Surf Coast is deserted and moody in winter, and swollen in summer by a tidal wave of surfers and holiday makers. With the bush-clad Otway Ranges on one side and rugged wave-pounded headlands on the other, this is one of the worlds most scenic coastal drives.

This road, which was built as a job-sustenance project during the Great Depression, has long

thrown off its notorious past. It is regarded as one of the most breathtaking drives in Australia and leads to a number of coveted getaway spots that are full of historic B&Bs, chic beachside retreats and luxury holiday pads. With its gorgeous coastline, top seaside accommodation, water sports and clifftop vistas, the Great Ocean Road is a favourite with holidaying Victorians, interstate travellers and international tourists alike.

The road begins at Torquay, itself a holy ground for dedicated surfers

who come for the famous waves of Bells Beach. The town is also blessed with good restaurants and cafes. Further west, Lornes long sandy beach makes it the perfect family holiday spot, although its funky cafes, pubs, shops and entertainment also draws crowds of young people too. Dont miss a drink at the down-to-earth surf club it has one of the best views in town. More intimate hideaway locations can be found at Fairhaven, Sugerloaf, Wye River and Kennett River, where koalas are regularly spotted lazing in the eucalypts above.

Nearby Apollo Bay has also become a very popular seaside town that is famed for its seafood. From here the road rises into the

hills of Cape Otway, which is home to Australias oldest lighthouse. The glorious views from the Otway Fly Treetop Walk is well worth the detour and a welcome distraction from the main road.

Beyond the cape, the incredibly photogenic Shipwreck Coast stretches on with sandstone cliffs and ocean-eroded islets. Hundreds of colonial sailing ships have fallen foul of Bass Straits treacherous waters along this coast; the hulks of deserted vessels, half consumed by the sand, are still visible. This stretch of coastline is home to the world-famous Twelve Apostles, along with Loch Ard Gorge and Mutton Bird Island.

Complete with specially built viewing platforms, Warrnambool is

a popular spot for whale spotters. Take the time to wander through the colonial maritime village at the foot of Flagstaff Hill.

Travel further to Port Fairy and find the unique Tower Hill reserve, which is dotted with extinct volcanic cones and lakes. Port Fairy is one of Victorias oldest settlements and oozes quaint, historic charm and character, with more than 50 heritage-listed buildings and a clutch of outstanding cafes and restaurants. Sweeping beaches, a picturesque boat-lined river and Norfolk pines create the perfect backdrop to the town.

Just be aware, the Great Ocean Road, so narrow and winding along the coast, takes time.

Its possible to follow a more direct route to the western parts of the region by taking the Princes Highway via Winchelsea and Colac. Rest assured, this route is in no way less scenic, with extinct volcanoes, crater lakes, and lush pastoral lands lining the inland journey. Historic Colac is an alternative base for exploring the verdant Great Otway National Park, with sparkling waterfalls, giant ferns and towering rainforests. Native wildlife such as glow worms and the elusive platypus can sometimes be spotted at Melba Gully and Lake Elizabeth. Grab a canoe and take to the lakes, rivers and estuaries, or venture out into the ocean on a kayak.

Ocean views, glamour and glampingA stay along the Great Ocean Road should offer the perfect blend of ocean views, exploring, indulgence and time for reflection. Ocean Inlet gives you all this in a perfect location. Fairhaven is in easy reach of the hotspots of Aireys Inlet, Anglesea and Lorne, so whether you seek nature, nurture or dining, you're covered (try Aireys' funky new Freestone's Roadhaven '50s diner, or the classy A la Grecque).

There is a mix of accommodation options here. The award-winning ground-level, two-bedroom Coral Cove is accessible for everyone and features an aquatic theme with a cute marine mural, aquarium porthole and aqua accents.

The two-level Shorehouse is a stunner, with its upstairs lovers' lair complete with corner spa and views across Aireys Inlet and its iconic lighthouse (we can recommend the tour); downstairs is a spacious lounge and dining with wet bar and fire.

At the bottom of the garden there's a secret Campers Cabin. Ocean Inlet was one of the first to offer 'glamping' in Australia and the cabin is actually two pavilions, 'Eat, Bathe' and 'Sleep', together with a garden love-seat overlooking the views. Ocean Inlet was ahead of the game with this cutie and this is still one of the best glamour-on-a-beer-budget getaways we have seen.
