Mixed-Use Development Site (the “Property” or “Site”), representing an
unmatched opportunity to develop a project within The Villages MSA, which
consistently ranks as the fastest-growing metro area in the United States
with a population that has nearly doubled in the past decade. The driving
force behind this unprecedented growth is The Villages master-planned
community, the premier 55+ active adult retirement community in the
nation that boasts over 130,000 residents. Currently spanning 20,000 acres,
The Villages has earmarked another 18,000 acres for new development with
plans for another 50,000 homes, which will nearly double the size of this
retirement haven.
The subject Property includes ±18.81 acres within Beaumont, a ±153.59-
acre mixed-use tract actively being developed by Kolter Land Partners
located directly adjacent to The Villages community. The northern portion
of Beaumont comprises ±113.56 acres and is slated for 271 single-family
homes and 134 townhomes with lots actively being built by DR Horton. The
remaining ±40.03 acres are earmarked for commercial development with
entitlements for up to 893 residential units and 718,740 sf of commercial
space. Of these ±-40.03 acres, ±17.31 acres fronting CR-466A are under
contract to a national retail developer, while ±2.48 acres are earmarked for
a Home2 Suites, leaving the remaining ±18.81 acres as the subject of this
offering.
The Site provides the ability to develop a variety of uses, including multi-
housing, seniors housing, retail, and office, all of which are in high demand
given the area’s explosive growth and which are also generally lacking
within the confines of The Villages. Further, the Site will benefit from being
located within an upscale mixed-use setting with for-sale housing and
walkable retail, making this a prime opportunity for a developer to build a
project in what is truly one of the nation’s most exciting locales.

Investment HighlightsNATION-LEADING GROWTH FUNDAMENTALS: Since 2010, the population within The Villages MSA has grown by 44.0% to an estimated 134,500, making it
the fastest-growing metro area in the country during that time frame. Fueled by the continued expansion of The Villages master-planned community, this rapid influx
of residents to the area has led to a robust economic expansion that has seen employment growth average a very healthy 3.7% annually over the past five years.
DESIRABLE MIXED-USE SETTING: The Site is located within the larger 153-acre Beaumont master-planned development that will feature over 400 single-
family homes and townhomes currently being built by DR Horton, a Home2 Suites by Hilton hotel, and over 17 acres worth of retail development to include shopping
and dining. Directly adjacent to the Site is Trailwinds Village, a separate 165-acre mixed-use development that will include Publix, Aldi, Lowe’s, and a number of other
restaurants and retailers.
DELIVERED PAD-READY: The Site has been developed as filled tracts with utilities stubbed to the property line. As such, the Site will require minimal site work
prior to beginning construction, allowing for reduced costs and a faster development timeline.
SEVERELY UNDESERVED MARKET: While the development of for-sale residential housing has been booming within The Villages, development outside of
The Villages has failed to keep up with the tremendous growth occurring in the region. New development is desperately needed to relieve the tremendous supply/
demand imbalance across multiple property types:
• MULTI-HOUSING: Multi-Housing: Only 378 market-rate units exist to serve a workforce of 30,177 employees within The Villages MSA. At the industry
standard of 5:1 jobs per unit, the market would require the development of an additional 5,657 units to reach equilibrium.
• SENIOR HOUSING: As the largest active adult community in the nation, The Villages has a highly captive audience for senior housing facilities with
a population of 77,323 residents age 65 or older. Only approximately 2,200 beds are located within The Villages MSA, a ratio of 26:1 residents per bed,
creating a major need for new facilities as the community’s aging resident base increasingly requires skilled care.
• COMMERCIAL SPACE: Most of the commercial space within The Villages is laid out in a town center format with a national grocer, dining outlets,
and servicerelated retailers. Large-format retail and office space are largely lacking from the community, creating an opportunity to fill this growing
void within the market. Other uses such as medical office and self-storage are also in high demand given the population demographics and rapid
growth occurring within the area.
