OC GREAT PARK

» The chipmaker is currently building its first company-owned campus near Irvine’s Great Park. This new development is to accommodate the company’s recent announcement surrounding its high-performance additions to a chip line that it expects to be widely used in network systems that help direct Internet traffic, the Wall Street Journal reported in 2015.

» The 73 acre complex is expected to cost $778 million, with five buildings slated for the first of two development phases that will eventually span two million square feet, with space to accommodate up to 8,000 employees.

» Currently under development are 688 acres of parkland. Within that acreage is the development of a 175-acre Sports Park. Public-private partner Five Point Communities is opening its adjacent private land with new homes and non-residential, including a land sale to Broadcom Corp. near the Great Park that is expected to be a business magnet.

» The first phase of construction is scheduled for occupancy in 2017.

» Five buildings are slated to go up, including a conference center and auditorium. From an aerial view, the buildings’ placement will mimic the shape of the company’s logo.

» When the dual phase campus is completed the campus will have more laboratory space and offer amenities similar to what other tech companies have on campus to attract and retain talent, such as a fitness center with outdoor basketball and volleyball courts.

» In addition, plans include a 188-acre golf course and golf practice facility and clubhouse, 71-acre agriculture component, a 40-acre Bosque area near the Trabuco entrance, 36-acre Upper Bee Canyon area and improvements that will connect the Great Park to Irvine Boulevard, as well as the 178-acre Wildlife Corridor. The proposal does not impact the Cultural Terrace, which remains part of the Great Park Master Plan and will be developed at a later date.

» The Irvine Business Complex (IBC) is a unique part of the City of Irvine, a daily destination for more than 110,000 employees and the home to more than 4,500 companies. Dating from the 1970s, the IBC was developed solely as a commercial and industrial center serving Southern California as a regional economic and employment base, including hotel, restaurant, and commercial, retail, industrial and office uses. The IBC extends over 2,760 acres, making it the largest business complex in the Orange County region. The complex was originally designed as the bustling working machine for the city, creating a unique environment for economic growth and vitality. The boundaries of the Irvine Business Complex, located on the southwestern portion of the City of Irvine, are well defined. » Orange County’s Great Park sits on the former Marine Corps Air Station El Toro in Irvine. At its completion, it is planned to span 1,347 (larger than New York City’s Central Park). Planned features will include a botanical garden, sports park, wildlife corridor, golf course and cultural terrace with museums and a library. The park is imagined to be the next great metropolitan park with high visibility throughout the nation. Currently, the park has a number of ongoing events and activities, including a farmers market, carousel and balloon attraction that takes 25-40 passengers up 400 feet in the air. Over the coming years, the park will add a golf course, hiking trails, a wooded nature area and a sports park.

» The Irvine Spectrum Center is an outdoor mall on the south-east edge of Irvine, centered on a large Edwards 21 Cinemas movie theater. Built over a 10 year period, the first phase of the mall opened in 1995 and is one of Southern California’s most popular shopping and dining destinations, visited by more than 15 million people each year. There are 141 specialty stores, restaurants and entertainment venues. It also has a 21-screen movie theater that was, at the time of its completion, the largest movie theater in the western United States. During development the Edwards Company code-named it “The Big One”, which remained the movie theater’s nickname for a while thereafter until numerous other theaters eclipsed its screen count, particularly AMC’s 30-screen complex at The Block at Orange. The Center is known for its upscale family environment, its safety, its ornate beauty with intricate tile work, massive archways, quaint canopy covered walkways, and many fountains (some of them interactive for kids) inspired from those found in Italy, Spain and Morocco. Many Irvine residents can easily spot the location of “the Spectrum” at night because of the moving searchlights it projects in the night sky. It can also be seen from both I-5 and I-405 as it is located in the cleft of the I-405/I-5 split.
