Buying a condo is essentially buying a building with a lot of partners. Your responsibilities go beyond your suite walls. The common areas need upkeep, the building needs maintenance and different jobs need to be filled or contracted – from a concierge to a gardening service.
The decisions need to be made – and paid for – and it’s all up to the residents. Of course, that’s the purpose of condo fees. But who makes the decisions? Who decides what’s important? Who selects what companies will get the building’s business? If changes need to be made or capital work needs to be done, who’s call is that? Who listens to resident complaints? And who will enforce the rules that govern the condominium and its residents?
There’s a condo board in every building, and it’s their job to make the decisions, enforce the policies and be accountable for the money being spent.
The condo board doesn’t get to act alone. They hold regular meetings and get feedback for any proposed expenditures or actions. They are bound by the condominium act and guidelines set up when the building was developed. They need to answer to residents, so decisions and motions they carry need to be well-documented and transparent. It keeps things fair and ensures that everyone gets a say in how things are done in their home.
Getting on your condo’s board is a great way to help manage and maintain your home. A good, strong and interested condo board is in everyone’s best interest.
Your home, your decisionWHY NOT JOIN THE BOARD?
You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your builder.
It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website.
Find out if previous purchasers are happy with their homes. Visit an existing community built by the company and talk to anyone you run into anyone during your tour.
Naturally, you should spend some time visiting several different sales offices.
Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”
Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first.
When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Global outlookA globally oriented outlook has always come naturally to Amrita. “I was born in Africa, I consider England my second home, and by the time I was 13, I’d travelled all around the world with my parents,” she say. “When my family first moved to Vancouver in 1973, it certainly wasn’t the internationally diverse city it is today. But even back then, I always loved the ethnic aspect of Chinatown and how it made me feel so grounded. Living here is going to be amazing.”

5%, 10%, 15%, 20%...? I am often asked for more information on what is
considered a ‘standard’ deposit when purchasing pre-construction real estate. Most pre-construction homes require a total deposit between 15 to 20 per cent of the purchase price (usually excluding tax). However, some developers offer limited opportunities to buy with a lower deposit – sometimes as low as a five per cent deposit – particularly if the development is getting close to completion. The exact percentage a developer requires is often in direct correlation to the financing requirements from their bank, which is why they often can’t be more flexible at times.
A STANDARD DEPOSIT
The total deposit will likely be paid in stages. A developer in BC can legally only collect 10 per cent of the purchase price prior to filing an Amendment to the Disclosure Statement notifying an issuance of a building permit. Once this amendment has been filed notifying you of the building permit, you will receive a copy of the amendment from the developer, and if your total deposit was more than 10 per cent, you will likely also receive a request for the remaining deposit funds. This will all be in accordance with your original Contract of Purchase and Sale and so it should not come as a surprise.
Further deposits may also be due as per your Contract of Purchase and Sale and the timeframe for this will vary depending on when you purchase your home and terms agreed to. For instance, your deposits may all be due at time of offer, or it could be over the course of a year or more. Make sure you review this section with your sales representative and/or realtor to ensure you understand what your obligations will be and when deposit money will be due. You may need to speak with your bank about ensuring you can financially meet the estimated timeframes for deposit payments.
Additionally, you should be aware that the deposit is typically based on the purchase price before any upgrades or options. If you included added upgrades or customizations for your home into the contract, the developer is allowed to ask for and collect a larger deposit for this added work. Some developers require 100 per cent of the upgrade/customization cost while others require only 30 per cent to 50 per cent of it prior to completion.
Despite the variances, when looking to buy a presale home you should be prepared to pay at least a 10 per cent deposit at the time of purchase with the potential for more. Make sure you fully understand the deposit requirements with your sales representative, your realtor and your bank (if necessary) before purchasing a new home.

The kitchen, always a first on my “must check out” list, is huge – tons of counter space, soft-close cabinets, built-in pantry, and top-of-the-line stainless steel appliances that all add up to “serious gourmet cooking” ambiance.

They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first.

Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry.
Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals.
These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

01 Calculate the combined monthly before-tax income of you and your spouse.
02 Divide by three. This figure is the monthly payment you can afford to make on your condo.
03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes.
07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
