Buying a condo is essentially buying a building with a lot of partners. Your responsibilities go beyond your suite walls. The common areas need upkeep, the building needs maintenance and different jobs need to be filled or contracted – from a concierge to a gardening service.

The decisions need to be made – and paid for – and it’s all up to the residents. Of course, that’s the purpose of condo fees. But who makes the decisions? Who decides what’s important? Who selects what companies will get the building’s business? If changes need to be made or capital work needs to be done, who’s call is that? Who listens to resident complaints? And who will enforce the rules that govern the condominium and its residents?

There’s a condo board in every building, and it’s their job to make the decisions, enforce the policies and be accountable for the money being spent.

The condo board doesn’t get to act alone. They hold regular meetings and get feedback for any proposed expenditures or actions. They are bound by the condominium act and guidelines set up when the building was developed. They need to answer to residents, so decisions and motions they carry need to be well-documented and transparent. It keeps things fair and ensures that everyone gets a say in how things are done in their home.

Getting on your condo’s board is a great way to help manage and maintain your home. A good, strong and interested condo board is in everyone’s best interest.

Your home, your decisionWHY NOT JOIN THE BOARD?

You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your builder.

It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website.

Find out if previous purchasers are happy with their homes. Visit an existing community built by the company and talk to anyone you run into anyone during your tour.

Naturally, you should spend some time visiting several different sales offices.

Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”

Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first.

When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

THE BIG DECISIONExtra research pays off

HOME OWNERSHIP

hot on the heels oF an outstandInG success at 60 W Cordova, Westbank is preparing to launch the latest in a series of innovative urban developments designed specifically to provide high quality opportunities for achievable home ownership in Vancouver. Introducing 188 Keefer.

Located in the heart of historic Chinatown, 188 Keefer will bring a total of 156 homes to this dynamic neighbourhood. And with prices starting at $239,900 for a one-bedroom or $399,900 for a two-bedroom combined with an achievable five per cent deposit program, you can bet this innovative project is already attracting plenty of attention.

doInG It aGaInIf you’re wondering why Westbank is ‘doing it again,’ the answer is simple. “At Westbank, we believe progressive urban development results in stronger communities and better cities,” says Westbank’s Michael Braun. “Our vision is to make the most progressive contributions to urban development in Vancouver, while enabling more individuals and families to achieve home ownership. Plus, 22 of these homes will be sold to S.U.C.C.E.S.S., a local association that helps local seniors stay in their community as they age.”

Welcome to the ’hood“Chinatown is an amazing neighbourhood,” says Alexa Paukkunen, sales and marketing director with Magnum Projects. “The population is diverse. There’s art, culture, restaurants, fashion — everything you could imagine right outside your front door. And 188 Keefer will also be adding even more to the local retail mix.”

Rapidly, she lists off just a few of her favourite local amenities: Science World, the Dr. Sun Yat Sen Classical Gardens, the Seawall, and one of Vancouver’s hottest new restaurants, Bao Bei. “Plus, at 17 storeys, 188 Keefer is going to provide some exceptional views of the Vancouver skyline, and you can just imagine what the sunsets are going to be like — fabulous.”

InnovatIve homesInside, Westbank has taken an innovative approach to the design of these homes. “We’re offering two levels of specifications — one for the podium suites which go up to the ninth floor, and another for the upper-level tower residences,” Alexa explains. “Both are high quality with

the cosmopolitan look of stainless steel appliances, granite countertop, and Kohler fixtures. So first time buyers who simply want to get into the market, aren’t going to be sacrificing quality and style.”

Then in the tower homes, she explains, Westbank is taking the finishing level up a notch with finishings like Corian counters with back-painted custom glass backsplash, engineered wood flooring, as well as Miele and Blomberg stainless steel appliances. “These are going to be very elegant homes, yet still extremely competitively priced.”

InspIred archItectureDesigned by W.T. Leung and drawing inspiration from the surrounding heritage buildings, 188 Keefer’s architecture will incorporate the precast concrete cornices characteristic of old Chinatown on its lower portion. The tower component, which symbolizes the sleek new look of emerging Chinatown, will feature a concrete wall that will become a public art installation by Vancouver artist, Ron Terada.

Amenities, almost 4,000 sq. ft. in total, are focused around an expansive, 2,500-sq.-ft. outdoor terrace that includes a barbeque area, outdoor dining table, fire pit with seating area, plus garden plots and a children’s play space. Inside there’s a comfortable lounge, full fitness facility, and entertainment kitchen for times when you need just a bit more space to indulge in culinary adventures.

188 Keefer is located in the heart of Chinatown and will offer a total of 156 one- and two-bedroom homes above ground-level retail. For more information as it comes available, register today at 188keefer.com or call 604.620.2018.

At Westbank, we believe progressive urban development results in stronger communities and better cities.MiChael Braun

dunbar. It’s one of Westside Vancouver’s most surprising and delightful neighbourhoods. Trees are majestic, neighbours are friendly, and the ambiance is of a welcoming charm. And now there’s exciting news for anyone who wants to call this

great neighbourhood home. Introducing 5555 Dunbar, a collection of just 30, elegantly

appointed condominium residences. “So many people want to live in the Dunbar neighbourhood, but with virtually no new development for years, they haven’t been able to find an alternative they like,” says Bill Szeto, Colliers’ director of business development. “In addition to folks looking for options other than a $2 million-plus single-family house, we’re also seeing people who want to sell their large, family home but still live close by and help their kids buy here as well.”

private and exclusiveOffering a new twist on a time-honoured tradition, 5555 Dunbar is designed around a private, atrium-style courtyard on the second level. Most homes have direct, secure access to this outdoor amenity, but what’s really cool — literally — is that it mean these homes also have

windows on both the east and west sides. Translation: tons of natural light plus great cross ventilation for natural cooling.

Inside, get set for a sensory indulgence. The kitchen vignette has an angular élan and no nonsense functionality that’s pure 21st century artistry: gas cooktop, solid-slab Caesarstone counter and backsplash, plus Fisher & Paykel fridge with icemaker and digital water dispenser. “Having a full-sized fridge, even in a one-bedroom home, is definitely one of the big time wow factors,” says sales manager May Lai.

“5555 Dunbar is also unusual because we offer larger, three-bedroom homes that appeal to downsizers,” May says. “Let’s face it, there aren’t many places on the Westside where you can buy a brand new, three-bedroom home for under $1 million. Here we have them from the low $900,000s.”

looking ahead“Our buyers appreciate the attention to detail and exceptional quality they find here,” May says. “They also understand the advantage of owning a home in a neighbourhood that continues to evolve. Dunbar is already well established, it’s close to some of Vancouver’s most respected private schools, and it’s never going to be filled with impersonal towers. They’re seeing the short- and long-term potential, and they’re not going to miss out.” But why not see for yourself at our June 1st Block Party - music, food, local businesses, and lots of fun for the whole family.

the 5555 dunbar presentation centre is open noon to 5 p.m. daily except fridays at 5555 dunbar (just north of 41st ave.) in vancouver. priced from the mid $300,000s, homes range from one- to three-bedroom and include at least one parking stall. for more information, visit 5555dunbar.com or call 604.568.7551. be sure to stop by for the June 1st block party featuring local businesses, food, music and fun: 11 a.m. to 2 p.m.

amrita is the first person to acknowledge that fate lent a helping hand when it came to

finding her new home at Keefer Block. Fate – and her habit of taking action immediately – she makes a decision.

“The same day I decided it was time for me to move back to Vancouver after living on Bowen Island for 10 years, I opened a newspaper and there was an ad for Keefer Block.” Her smile is warm and engaging, filled with the sparkling inner glow of a person who clearly loves life and understands how to balance hard work with a playful outlook. “Something about it just hit me. I liked the modernity and finesse of the building.”

Amrita immediately hopped a ferry to Vancouver and within seconds of

stepping into the presentation centre, she discovered she’d also fallen in love with Keefer Block’s interiors.

“I’m a fashion designer by profession, so things like light and colour influence me strongly. The fact these homes use all the latest finishings and innovations was hugely important to me – they embody Vancouver’s new coolness and global outlook.”

fresh, sustainable lifestyleA self-confessed ‘foodie’ and author of several cookbooks including The Tastes of Ayurveda, Amrita says she’s always gone to Chinatown for “a bit of world flavour. The Chinese use so many fresh veggies that I can always find exactly what I need – and I know it will be good quality at excellent prices.” She’s also looking forward to being just a couple of minutes from Tosi Foods, a traditional Italian retailer she describes as “the best Italian grocer there is.”

Keefer Block’s strong commitment to sustainable living, she says, was yet another positive a factor. “I like the idea of having a rooftop deck with garden plots, composting, and even an outdoor theatre. I like knowing there’s a place for bikes and electric car charging stations. Even the way the building is situated on the site is all about creating a more sustainable lifestyle.”

Global outlookA globally oriented outlook has always come naturally to Amrita. “I was born in Africa, I consider England my second home, and by the time I was 13, I’d travelled all around the world with my parents,” she say. “When my family first moved to Vancouver in 1973, it certainly wasn’t the internationally diverse city it is today. But even back then, I always loved the ethnic aspect of Chinatown and how it made me feel so grounded. Living here is going to be amazing.”

Keefer block will be located at 189 Keefer St. in Vancouver. for more information visit keeferblock.com or call 604.682.8813.

What is considered

// BY CAMERON MCNEILL

Cameron McNeill is the owner ofMAC Marketing Solutions, one of B.C.’s and

Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real

Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with

his experienced and dedicated team of sales, marketing and administration professionals, he

has transacted more than 14,000 new homes and $5 billion in sales. Email him at

[email protected] or followhim on Twitter @mac_marketing

5%, 10%, 15%, 20%...? I am often asked for more information on what is

considered a ‘standard’ deposit when purchasing pre-construction real estate. Most pre-construction homes require a total deposit between 15 to 20 per cent of the purchase price (usually excluding tax). However, some developers offer limited opportunities to buy with a lower deposit – sometimes as low as a five per cent deposit – particularly if the development is getting close to completion. The exact percentage a developer requires is often in direct correlation to the financing requirements from their bank, which is why they often can’t be more flexible at times.

A STANDARD DEPOSIT

The total deposit will likely be paid in stages. A developer in BC can legally only collect 10 per cent of the purchase price prior to filing an Amendment to the Disclosure Statement notifying an issuance of a building permit. Once this amendment has been filed notifying you of the building permit, you will receive a copy of the amendment from the developer, and if your total deposit was more than 10 per cent, you will likely also receive a request for the remaining deposit funds. This will all be in accordance with your original Contract of Purchase and Sale and so it should not come as a surprise.

Further deposits may also be due as per your Contract of Purchase and Sale and the timeframe for this will vary depending on when you purchase your home and terms agreed to. For instance, your deposits may all be due at time of offer, or it could be over the course of a year or more. Make sure you review this section with your sales representative and/or realtor to ensure you understand what your obligations will be and when deposit money will be due. You may need to speak with your bank about ensuring you can financially meet the estimated timeframes for deposit payments.

Additionally, you should be aware that the deposit is typically based on the purchase price before any upgrades or options. If you included added upgrades or customizations for your home into the contract, the developer is allowed to ask for and collect a larger deposit for this added work. Some developers require 100 per cent of the upgrade/customization cost while others require only 30 per cent to 50 per cent of it prior to completion.

Despite the variances, when looking to buy a presale home you should be prepared to pay at least a 10 per cent deposit at the time of purchase with the potential for more. Make sure you fully understand the deposit requirements with your sales representative, your realtor and your bank (if necessary) before purchasing a new home.

Some developers offer limited opportunities to buy with a lower deposit – sometimes as low as a five per cent deposit – particularly if the development is getting close to completion.

SURREY/LANGLEY

Community FoCus

Close to the oCean, with a dramatiC mountain

baCkdrop and the verdant Fraser River floodplain, it’s easy to see why an early BC settler by the name of H.J. Brewer named Surrey after the fabled, pastoral county in his native England. From Brewer’s perch in the newly minted provincial capital of New Westminster there lay a landscape of almost unimaginable potential, one that it’s finally reaching over 150 years later.

Indeed, Surrey’s moment is now. Cultural diversity, affordable housing, and plenty

of new businesses (Surrey has been voted ‘Best Place to Invest in British Columbia’ for four years in a row by Real Estate Investment Network) make Surrey appealing to a huge demographic of younger residents. Surrey is a young city – over 100,000 children are educated within the largest school district in the province.

Its 3,000 square kilometre size – larger than Vancouver and Burnaby combined – is dwarfed by a complex number of seemingly independent neighbourhoods and communities. Indeed, not much seems to tie together seniors strolling the ocean boardwalk of Crescent Beach to farmers working the soil in the province’s largest farms and commuters lined up for Translink’s Skytrain station for the rapid commute from Surrey City Centre into downtown Vancouver.

Right now, Surrey’s greatest challenge is managing Metro Vancouver’s most rapidly growing population (2010 population – 460,000, with 10,000 new residents

annually) while not just retaining, but in fact improving, the quality of life. Transportation, housing, and a diverse economy are fulfilling the potential that Brewer saw over a century-and-a-half ago.

First identified as a Regional Town Centre in Metro Vancouver’s Livable Region Strategic Plan, Surrey City Centre is presently anchored by Surrey City Hall, Surrey Central Library and the Simon Fraser University campus, attended by over 10,000 students.

Coast Capital Savings – The Fraser Valley’s largest credit union – will build its new headquarters here as well. Expansion of Surrey General Hospital, a new headquarters for the RCMP and the School District, all of it anchored by the new Civic Plaza; an outstanding public space which will serve as a focal point for residents throughout the region.

Many of the Lower Mainland’s top developers have signed on to provide residential and commercial development; one of those is Century Group’s 3 Civic Plaza. Sean Hodges, president of Century Group, says:

“I don’t think there’s another site in the Lower Mainland where the urban, commercial, and accommodation component come together so well. The City Hall and Bing Thom-designed Library are two important components, and, as the name suggests, this will be the third. We felt that a hotel would be very important to the overall development and would add a feeling of security to the residences, as well.”

Pre-sales are under way for both 3 Civic Plaza and several other notable projects in the area. In the same way that pioneer H.J. Brewer would never recognize Surrey now, in two decades’ time people may not realize what it once was like as they appreciate the significant, seamless collaboration between public infrastructure and private development.

Cultural diversity, affordable housing, and plenty of new businesses (Surrey has been voted “Best Place to Invest in British Columbia” for four years in a row) make Surrey appealing to a huge demographic of younger residents. Surrey is a young city – over 100,000 children are educated within the largest school district in the province.

something new is coming to Langley. And if you haven’t visited the Willoughby Town Centre neighbourhood yet, get ready to be surprised, delighted, and wowed big time.

Introducing Kensington: a vibrant, pedestrian-friendly community that combines sophisticated residential, socially active retail, and diverse services to create a unique character and irresistible charm.

new view on life“Kensington is so much more than just a collection of really cool apartments,” says Tarynn Sharpe, sales representative. “There’s simply nothing else like it anywhere in Langley – the first true town centre where people can live, walk, eat, shop, and play.”

One look at the scale model, and I can understand her enthusiasm. There’s a playfulness to the building’s articulation and colourfully textured façades that is reminiscent of a traditional Old World village, but with a distinctly contemporary twist. The street here is wide and inviting, something I’d noticed in person as I arrived at the presentation centre. And with the soon to be open Noma Sushi plus an anticipated coffee shop both sporting comfy outdoor patios, there’s no doubt in my mind that Kensington is going to be one vibrant, interconnected community.

Kensington Home. Town. Spirit.

“So many of today’s homebuyers, especially the younger ones, consider their neighbourhood an extension of their living room,” Tarynn says as if reading my mind. “But it’s been surprising how many people have told us they not only love the proximity to all the shops and services, they actually want to be able to see the street from inside their home.”

And for those folks, Kensington has the perfect answer: upper floors that are stepped back from the ground-level retail. The result? Outstanding streetscape views as well as massive second-level, private decks that would most accurately be described as “awesome” in any vernacular.

sizzling style“About half the suites here at Kensington are one bedroom or one and den, so they appeal to young professionals or first time buyers, but we also have two- and even 1,360-sq.ft. two-bedroom and den homes that our downsizers are loving,” Tarynn says.

“Ready to take a look?” You betcha.

include the Royal Bank, Rendezvous Liquor Store, Sassy Nail Salon, and a soon to be announced, major pharmacy chain.

“And you should have heard how happy everyone was when the Presidents Choice Independent Grocer opened in December,” Tarynn says. “Neighbours who already live in the area are so happy to have a brand new grocery store within a five-minute drive. And for the people who will live right here at Kensington, it’s going to mean they can just walk out their door and pick up fresh produce or flowers.”

In closing, Hugh Carter, Qualico’s Community & Commercial Development vice president, sums up Kensington this way. “This will be a neighbourly place to live and meet up, a place that respects the past, values community, and celebrates the fact Langley is a great place to live. With its quality homes and commercial space, pedestrian plazas and pleasant walkways, Willoughby Town Centre truly does have something for everyone.”

the Kensington presentation centre and display home are now open noon to 5 p.m. seven days a week at 110

– 20678 willoughby town centre dr. (208th st. and 80th ave.) in langley. floorplans range from one-bedroom to spacious two-bedroom and den homes with 1,360 sq. ft. of space. priced from $199,900. for more information visit liveatkensington.ca or call 604.427.3311.

The display home is a two-bedroom and den that feels even larger than the 978 sq. ft. Tarynn tells me is its footprint. The kitchen, always a first on my “must check out” list, is huge – tons of counter space, soft-close cabinets, built-in pantry, and top-of-the-line stainless steel appliances that all add up to “serious gourmet cooking” ambiance.

And here’s a delightful and innovative bonus: LED lighting recessed invisibly under the cabinets – very cool, very different. Oh and by the way, be sure to look to your left immediately you enter because you’ll discover yet another simple yet rare feature: a decorative key ledge perfect for cell phones, wallets, purses, pens, and yes, even keys.

As we continue our tour, Tarynn shows me yet more of the subtle details that put Kensington in a class of its own: nine-ft. ceilings, luxurious casings on all windows, and one of my favourites, a soap niche in the shower. Clearly, Kensington takes its commitment to luxurious appointments very seriously.

celeBrate coMMunityBefore I head back to Vancouver, Tarynn and I take a stroll along Kensington’s already evolving high street. “Eventually there will be about 500 homes and more than 145,000 sq. ft. of retail and commercial/office space here,” she tells me. Tenants

Moving is a very personal thing and people who hire moving companies ask for varying levels

of service. Take packing, for example. Some

people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

The Professional Packer

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing.

The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much

jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.

Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first.

Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

The diy Packer

Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry.

Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals.

These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

get ready, get set, and if you’re looking for a brand new condominium home in the heart of Maple Ridge’s

dynamic new downtown, go! Now nearing completion, Falcon

Centre is all about stylish living and convenient location. “Buyers tell us the quality of our finishings is something that truly sets us apart from the competition,” says Sales Manager Nicole Buckle.

“Details like crown moulding, extra wide baseboards and solid wood cabinetry make so much difference to the way these homes feel. And now we can actually take people into the building, they can also experience the impact of the 14-ft. vaulted ceilings most of our top-floor homes have, as well as the amazing views.”

Meet Your Builder“Our first homeowners are set to move in at the end of June,” Nicole says. “So to celebrate, we’re planning a Meet the Builder Day on the first of the month. It’s going to be a terrific opportunity both for people who’ve already bought and for people who haven’t quite yet made the decision.”

Fred Formosa has been a high profile member of the residential building industry for over 30 years. A down-to-earth man who likes nothing better than to help his buyers create the home of their dreams, he’s the kind of person who makes people feel instantly at ease.

“He believes construction is about more than just building a house or condos, it’s about building homes,” Nicole says.

“Which is why he’s always made it a priority to respond to buyer feedback.”

falcon centre Love where you live

outstanding location“Falcon Centre’s location has been such a hit with buyers,” Nicole says. “You’re right in the heart of Maple Ridge’s revitalized downtown core meaning you can quite literally walk everywhere. Thrifty Foods, London Drugs, Starbucks, the new Target store, the bus loop, even the Farmer’s Market in summer – it’s all just a few steps away. So whether you’re a first time buyer who doesn’t have a vehicle yet, a senior who doesn’t want the hassle and expense, or someone who just prefers to keep their environmental footprint small, you really don’t need to own a car if you’d prefer not to.”

the falcon centre presentation center is open noon to 5 p.m. every day at 11862 – 226 st. in downtown Maple ridge. one- and two-bedroom homes are priced from $182,500 (net tax included). Be sure to mark your calendar for June 1st and attend falcon centre’s Meet the Builder event. for more information visit falconcentre.ca or call 604.477.1500.

awardS

april 20, 2013: it waS an evening filled with glamour and innovation, a night honouring the creativity and unfailing commitment to excellence that define the Lower Mainland’s residential building industry. It was the night of the GVHBA Ovation Awards.

Now in its fourth year, the Ovation Awards recognize the outstanding work of some of Metro Vancouver’s best new-home, renovation, and design companies. From cutting edge condominiums and family-oriented townhouse communities to luxurious custom-built estate homes, from contemporary kitchen renovations to stunning whole-home transformations, these awards are rapidly becoming the new benchmark of excellence.

Twenty companies entered the Ovation Awards for the first time in 2013 and total entries soar by an astonishing 65 per cent over 2012. In a testament to diversity, no single company, project, or style dominated. However all shared a common theme of visionary outlook and sheer classiness.

Innovation and visionLongtime visionary in the world of highrise communities, Concert Properties’ Patina struck gold twice, garnering the company top honours

– both for Multi-Family Builder of the Year and Best Multi-Family Highrise. An innovative partnership between Concert and the Robert Lee YMCA, Patina is an iconic marriage of ultra-urban condominium homes and a 92,000-sq.-ft., state-of-the-art community fitness centre.

“Patina’s architecture shows sensitivity to its unique location straddling two very different neighbourhoods,” notes Brian McCauley, president and COO.

“The glass and steel of the eastern face reflect the downtown core while the western face showcases concrete, brick and punched

windows that complement the intimate and distinctly warmer character of the traditional tree-lined West End.”

Sustainable livingA newcomer to the Ovation Awards, Porte Developments also snagged two gold awards at this year’s gala. Situated in the heart of Burnaby’s UniverCity neighbourhood at SFU, Origin wowed judges as Best Multi-Family Low-rise and the FortisBC Award for Excellence in Energy Efficiency in Multi-Family New Home Construction.

“Origin’s design objective was to create an original, West Coast

contemporary building that would be as timeless as Arthur Erickson’s vision for the SFU Campus,” says Jeanette Chaput, director of sales and marketing. The resulting six-storey wood/hybrid building features innovative lofts and mews-style homes that incorporate a diverse array of energy savers including hydronic heating, enhanced insulation systems, and fiberglass-framed high performance windows. Energy savings, she says, are anticipated to be more than 45 per cent when compared to the Model National Energy Code for Buildings.

Marketing savvyNo stranger to awards, ParkLane Homes was named best of the best in the marketing category for River District, a dazzling master planned community located on the banks of the Fraser River in south Vancouver.

With a long history of taking community engagement to new heights, ParkLane developed a 6,200-sq.-ft. River District Centre that provides not only an overview of the ultimate vision for this riverside neighbourhood but creates opportunities for a diverse range of community partnerships with established community organizations including Urban Rec, Family Place, Fit4Two, Arts Umbrella, and Scouts Canada. The RDC also hosts a variety of community-oriented events including movies, clubs, and the ever-popular Farmer’s Market that’s just entered its second year of operation.

The Tradition Grows“People are always fascinated with home construction and design trends, so we wanted to create categories that appeal to both consumers and industry,” says Wendy McNeil, GVHBA’s vice president of marketing and education. “Here in Metro Vancouver, we have some of the best builders, developers, designers, and renovators in Canada, and we’re proud the GVHBA Ovation Awards honour their exemplary commitment to construction and design excellence.”

The 2013 Ovation Awards are presented by the Greater Vancouver Home Builders’ Association. To check out all the winners, visit gvhba.org/ovationawards.

LOCATION, LOCATION, LOCATION is the time-tested, oft-repeated fi rst rule of real estate. But as you set out to buy your fi rst condo, there are other factors to consider as part of your selection process.

HOMEBUYER’S HELP

IT’S NOT JUST ABOUT LOCATION ANYMORE// BY WAYNE KARL

LOCATIONYes, it is important. No doubt you’d love a large houseon an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not possible. So what do you do? For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that aff ect the your property’s appeal and ultimately its value.

JUL 31 - AUG 28, 2010 | CONDO GUIDE 77

INFORMATIONAs a fi rst-time homebuyer, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fi ngertips. From the content here in New Condo Guide or on our sister website, homeTRADER.ca, to the resources available to you at Canada Mortgage and Housing Corp., the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your condo.

TIMING ough your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and when you sell is also important. Like any fi nancial instrument, real estate can fl uctuate in value, and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specifi c. You don’t buy the Canadian market, and you don’t buy a provincial or even regional market. You buy a specifi c home, on a specifi c street in a specifi c neighbourhood.

Like any fi nancial instrument, real estate can fl uctuate in value, and your timing can determine how good of an investment it is

Buying your fi rst home is one of the biggest emotional and fi nancial decisions you’ll ever make, so prepare yourself to make a knowledgeable decision.Although buying a home almost always seems like a great idea, it is important to understand what home ownership involves. Of course, being a homeowner is something to be proud of, but it also means having to invest money, time and energy, and taking on added responsibilities. So, before you decide to buy a home, make sure you’re ready.

HERE ARE SOME THINGS TO CONSIDER

FINANCIAL SECURITY If housing prices rise, your home can provide you with some fi nancial security due to capital appreciation.

STABILITY You’ll have a place of your own.

FINANCIAL STRESS Coming up with the down payment, meeting regular mortgage payments and other ongoing costs will tie upa lot of your cash and can put considerable stress on your fi nances.

MAINTENANCE Keeping your home in good shape requires time and money.

RESPONSIBILITY You alone are responsible for payments, repairsand maintenance.

FLEXIBILITY You can decorateor renovate your home to meetyour own family’s personal tastes and needs.

amortization period

01 Calculate the combined monthly before-tax income of you and your spouse.

02 Divide by three. This figure is the monthly payment you can afford to make on your condo.

03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes.

07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

bear in mind that this is a rough estimate. if you have several other large loans already, you may qualify for less. also, banks and trust companies vary in their policies. the best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo
