Smaller households, smaller homes

Happy holidays!

Canadian households are shrinking

according to Statistics Canada data.

Seven decades ago, the average

household consisted of 4.3

people; by 2011, the average size

had dropped to 2.5 people per

household, albeit, there’s plenty

more of us to house.

While the majority of Canadian

homes over the last century were

built to support larger families

comprised of two parents with

children, nowadays one or two

people make up the majority

of households, which is why

apartment and condominium living

— in urban areas in particular —

have become increasingly popular.

The impact of smaller families on

the Canadian housing market has

been signifi cant, spurring a dramatic

change in the types of homes and

apartments being constructed.

The introduction of urban

townhomes, bachelor apartments,

studio lofts and condominiums of

all shapes and sizes is e� ectively

servicing smaller families and

singles who need homes and

nearby amenities. While larger

homes are still a need for some, the

next time you see another crane in

the air keep this new demographic

dynamic in mind.

CONDOS

COQUITLAM TOWN CENTRE is the vibrant

centre developing around the central

services of Coquitlam. Bounded on

the north by David Avenue, the eastern

edge follows Lincoln Avenue from the

Coquitlam River to Westwood Street,

then heads south along Westwood Street

to the CP Railway line. The southern

boundary follows the railway line, just

north of Lougheed and Barnet highways.

Lifestyle

Coquitlam Town Centre is often equated

with the mall located there bearing

the same name, but with a concerted

eff ort to densify in the vicinity of the

soon-to-be-completed SkyTrain station,

Coquitlam Town Centre is slowly getting

an urbane feel to it with shops and

restaurants and places to spend your

entertainment dollars.

The Vibe

Downtown Coquitlam, the Coquitlam

In the Area – key amenities

Shopping, schools, culture, nature—

Coquitlam Town Centre has it all. The

epicentre of the area is Coquitlam

Centre Mall but it is just one component

of this diverse neighbourhood. Douglas

College attracts students to the area

and recreation facilities, like the Pinetree

Community Centre and the City Centre

Aquatic Centre offer local residents

opportunities to stay active and engaged

in their community.

Dollars & Sense

Coquitlam Centre sets the retail tone

of the neighbourhood – the mall is a

shopping destination for residents to the

east, west and south. The mall offers a

standard fare of apparel, appliances and

electronics with prices to fit an average

family’s budget. Farther outside the mall,

the streetscape is fast filling with stores

catering to more unique tastes, like

Urban Gate and Brown’s Social House as

well as ethnic eateries.

Planes, Trains & Automobiles

This area is perfectly positioned for

getting around. The West Coast Express

picks up downtown commuters in the

morning and drops them off in the

evening; buses going in every direction

connect to the neighbourhood and the

SkyTrain Evergreen Line, to be completed

in 2016, will connect the area to Metro

Vancouver’s rapid transit system.

For those needing to get farther out,

Highway One makes it a breeze.

The Good, the Bad & the Rest

Thirty years ago, a gravel pit was at the

centre of Coquitlam Town Centre—it has

since been transformed into an urban

park, representing the positive changes

the neighbourhood has experienced in

recent history. But some residents are

still feeling the growing pains of a new

urban centre including heavy traffic and

construction mayhem as towers and

transportation lines are being built.

Real Estate Market (50-75 words)

Condos towers are fast popping up in

Coquitlam Town Centre centred near

the soon-to-be-completed SkyTrain

station. The rest of the neighbourhood

has mainly older, three-storey walkup

apartments and townhouses, and to the

eastern side behind the Town Centre

Park, single-family homes. The Real

Estate Board of Greater Vancouver cites

the average selling price for an apartment

in Coquitlam in June, 2015, at $272,000

while townhouses averaged $414,000.

FOR THOSE OF YOU who are

contemplating buying a condo but are

uneasy about the monthly strata fees –

don’t be so concerned! Although strata

fees are typically viewed in a negative

light because they’re another monthly

cost you must account for in your

budget, these fees actually come with

some huge benefi ts to the homeowner.

What are my fees contributing to?

There are two funds that every strata

corporation in BC must maintain: an

Operating Fund and a Contingency

Reserve Fund (CRF). The Operating Fund

is used to pay for common expenses that

maintain the building (often these are

expenses that occur more than once a

year). This includes building insurance,

property manager’s fees, gardening,

garbage collection, water, maintaining

common property, upkeep of amenities,

cleaning, repairs, etc. The CRF is the

fund that is typically used to pay for

the larger, unexpected expenses which

might include a lobby upgrade, new roof

or gutters.

How are my strata fees determined?

Typically, strata fees are determined by

your Strata Council and are approved

by a majority vote at the Annual General

Meeting (AGM). It’s important to note

that the fees can be reexamined

throughout the year if the Strata

Council deems necessary. Within two

weeks of the budget passing, the strata

corporation must inform owners of the

new strata fees.

Your individual strata fee is assessed

by taking the total cost of the strata’s

expenses and dividing that by the unit

entitlement of your strata lot. This means

the larger square footage of your home,

the bigger your fee. In the case of presale

developments, a property management

company is hired by the developer and

is responsible for creating the initial

operating budget and strata fee schedule

which can then be adjusted when the

strata council is created at completion.

Security and peace of mind

Unlike single family homes where

you are completely responsible for

managing and paying for all repairs

and maintenance, your strata fees are

a fi xed monthly sum that will cover all

the everyday expenses associated with

the maintenance of your condo building

and pay for the appropriate people to

manage and fi x any issues. It means you

don’t need to shovel or salt a driveway,

clean gutters, or paint the exterior

(unless you really want to!).

Remember, the next time you’re in

the market for a condo, keep in mind

that strata fees are a way of planning

and accounting for the short and long-

term costs associated with your home

and when it’s time for those substantial

repairs, you shouldn’t be inconvenienced

by a large bill!

BUYING A NEW HOME is one of the most

exciting steps you can take in your life.

It’s also one of the biggest fi nancial

investments you will ever make, so

choosing wisely is important.

There’s so much to consider, from

location right down to your kitchen

counters, and of course, there are many

condominiums on the market o� ering

phenomenal choices.

A great way to narrow down your

search is to make a list – or in the case

of savvy computer users, a spreadsheet

– that includes the items you really

have to have, and those that would be

nice, but are negotiable. Then, compare

apples to apples to get the most for your

condominium dollar!

Start with the big picture. Where do

you want to live? Under your “location”

column, note how far buildings are from

your work, your family and the places

you go regularly, such as sports venues,

club meeting halls, places of worship,

etc. Keep in mind that the distance from

point A to point B on a map is only part

of the picture. It’s a good idea to actually

do the drive to these spots and fi nd out

how much time it takes with road twists

and turns, tra� c and the like. If the

condo is close to public transportation,

you will save a lot of money on gas

mileage and wear and tear on your

vehicle – and maybe you don’t need to

own a car at all.

Keep an open mind, too. Buying

in an established area is great, but it

can also be wise to consider purchasing

in an up-and-coming area where

real estate values are likely to rise as

the neighbourhood becomes more

established – it’s a great way to

gain equity.

You’ll also want to consider the

exterior of the condominiums you

look at. Are they part of a master-

planned community that encompasses

parks, landscaping, courtyards and

retail venues? Or are you looking for

something on the lake? Does the exterior

architecture appeal to you? Figure out a

rating system and jot notes on your list

accordingly. If you have a taste for the

modern, you will probably be happiest

coming home to a sleek condo with

clean lines.

Don’t forget about the amenities.

Today’s common areas are uncommonly

beautiful, and you should think of them

as an extension of your living space. Your

list could include a pool, fi tness room,

party room, games room, guest suite,

theatre room, rooftop garden, virtual golf

and any other amenity you come across.

Having these spaces in the building

enables you to entertain a crowd,

barbecue or play pool with friends, hold

a Grey Cup party for the gang and host

overnight visitors, regardless of how

compact your suite may be. Remember

that even if you think you may not use

a specifi c amenity, these can all add to

the resale value of your suite if and when

you move in the future.

Next on your list should be features

and fi nishes, and here’s where you need

to watch comparing apples and oranges.

Your brochure package should have a

Schedule A of appointments. Study it

carefully. For example, most condos

o� er hardwood in the main living area,

granite kitchen countertops and stainless

steel appliances with the purchase price.

Those that don’t may carry a lower

price tag, but if these items are on your

must-have list, then you’ll have to pay

to upgrade.

Nowadays you’ll fi nd incentives galore.

Again, look at the big picture. Receiving

free upgrades with your purchase may

be just the thing that tips the scales

toward one condo over another.

Remember, every piece of real estate

you buy is an investment, whether you

live in it or not. When you shop, compare

fairly, and the best way to do that is to

make a list, and check it twice. You’re

sure to end up with something nice!

If you’re buying into an early stage of

a newly evolving area, you also need to

ask yourself if you’ll be okay living with

the inevitable noise and inconvenience

of upcoming construction. An

extensive, multi-phase development

can sometimes take 10 years or more

to build out — meaning you could be

waiting a long time for certain features.

But the worth can be well worth it.

Q: In some locations we’re starting to

see a return to the launch day line-ups

with residential towers virtually selling

out over the opening weekend or, in

some cases, selling out completely in

hours. What can buyers do, beyond

priority registering, to ensure they get

the home they want?

A: Be very proactive — even if it feels

like you’re being a pest. The market has

been so active over the past six or eight

months that in some areas — Metrotown,

Brentwood, or the Cambie Corridor

for example — even though you’ve

registered early, you could be waiting for

launch day and when you get there, you

fi nd there are no suites left.

BUYING HOME CAN BE a daunting

experience, and buying a presale condo

even more so. After all, you can’t

actually touch or see what you’re getting

for your hard-earned dollars. Your new

home will be located somewhere up

in what’s now empty airspace and, in

many cases, it’s going to be two years or

longer till you start packing and call the

moving company.

This issue, New Condo Guide chats

with Michael Ferreira, managing principal

with Urban Analytics, about some of the

considerations that take the stress out of

purchasing a presale apartment home.

Q: Assuming potential consumers have

a pre-approved mortgage in place so

they know what price range they can

realistically a� ord to look in, what

else will help make a presale condo

purchase smooth sailing?

A: Understanding the neighbourhood

you’re buying into is a key

consideration. Think about your lifestyle.

Does the neighbourhood you’re

thinking about have the amenities

and conveniences that will meet your

needs now and in the future — things

like stores, proximity to transit, and

recreational options. If not, will those

amenities be built at a later point?

It’s not just features the developer

will be building either. It’s worthwhile

to check with the city’s planning o� ce

to see what’s being proposed for the

surrounding neighbourhood in the o� cial

community plan. Most municipalities now

have this information available online, but

you may have to go to City Hall and talk

to one of the planners.

Often developers have a ‘realtor only’

event ahead of the public opening, so

get in touch with a reliable realtor and

make sure they know you want to be

part of the prelaunch event so you have

fi rst crack at the unit you want.

Don’t be afraid to keep calling the

presentation centre for updates and

to make sure you’re on the list for the

realtor opening or any events prior to

the public opening.

Q: In November, a 65-unit lowrise in

Squamish sold out in just 90 minutes.

Some potential buyers didn’t even make

it inside the presentation centre. Any

suggestions for what to do in this type

of frenzied market especially if you’re

one of the people left ‘standing on the

street’ so to speak?

A: In this kind of buying atmosphere,

there’s often a higher than average rate of

people who rescind within the seven day

grace period. If you didn’t get the unit you

wanted, many developers will allow you

to write a backup o� er — meaning you’re

fi rst in line if the person who bought ‘your’

suite changes their mind. So you still have

a chance town the home you want.

Q: Any other insights about

buying a presale?

A: One of the big benefi ts of buying a

presale is that you’ll typically get the best

price — so the potential for appreciation

is high.

Many developers also o� er a rate

cap agreement with one of the major

lenders. Essentially, that locks in the

interest rate you’ll pay at completion.

If rates go up, you’ll get today’s interest.

If it goes down, you’ll get the lower rate.

IT’S BEEN A HOT, hot year for Lower

Mainland real estate. As 2015 draws to a

close, sales volume and prices are both

up compared to 2014, bidding wars

and launch day line ups are reappearing

with escalating frequency, and many

developers are scrambling to keep up

with demand — especially in the sizzling

condo market.

“By the end of the year, overall

sales [of all product types] will likely

be more 15,000 and could very well

exceed 16,000 — which will be a new

benchmark,” says Scott Brown, president

of Fifth Avenue Real Estate Marketing Ltd.

“The market is finally moving past

the hangover from the 2008/09

economic downturn and getting back

to solid fundamentals,” says Diane

Delves, president and CEO of Quantum

Properties. “People are seeing real estate

as a solid investment again, projects that

have been shelved — sometimes for

years — are underway, and there’s a lot

of optimism going forward.”

Tracie McTavish, president of Rennie

Marketing Systems, agrees, noting that

signs of this positive change actually

began appearing toward the end of

2014. “Typically, we shut down our

presentation centres over the holidays,

but last December there was so much

demand we kept them open over

Christmas and the New Year. We ended

up selling 49 homes during a period

when we normally go dark.”

Like many other industry watchers,

McTavish says he’s seen the trend for

homebuyers to consider the complete

package of product and lifestyle —

rather than focusing exclusively on

location — steadily gaining traction

during 2015. “Geographic distinctions

are being rubbed out. Today’s buyers

are far more likely to say ‘I want a two-

bedroom at a certain price, where can I

buy one?’ rather than saying they want a

home in a particular neighbourhood.”

Greg Zayadi, vice president of sales

and marketing at Anthem Properties,

agrees. “When they find the right product

at the right price, people will move,

even if it means commuting.” However,

he stresses it’s a mistake to assume

the ‘right’ product — the type of home

everyone aspires to — is automatically

a single-family, detached house with a

white picket fence.

“Increasingly, buyers are making a

choice to purchase condos… even if they

have a million dollars in the bank. Many

consumers don’t want the big house —

younger buyers often don’t even want a

car. And that’s perfectly fine, because a

well-designed 600 or 700 or 800 square

feet can be extremely comfortable, give

them all the space they need, and be

close to the urban centres where they

want to live. Think about it, do they have

this discussion about single-family living

in Europe or New York?”

Remembering 2015

And for all you folks who love detail,

here are just a few of the year’s

brightest highlights.

In early November, Gold House (Rize

Alliance’s newest two-tower project

in Metrotown) saw an astonishing 460

homes, 90 per cent of the total, snapped

up within 10 days of launching with

virtually no advertising.

The same month in Squamish, it took

barely 90 minutes for Mario Gomes and

Michael Hensen to sell out all 65 units

at ParkHouse in downtown Squamish

leaving a lineup of unsuccessful buyers

wondering what happened.

In a dazzling sales success, the fi rst

tower in the long anticipated Burrard

Place was 60 per cent sold within two

weeks at prices averaging over $1,200/

square-foot. Marketed exclusively in

Vancouver, about half these homes were

priced over $1 million.

Speaking to a sell-out audience at

the Urban Development Institute, Urban

Analytic’s managing principal Michael

Ferreira off ered some additional year-to-

date insights at the end of Q3.

Voda, the fi rst condominium tower at

Concert Properties, The Creek in Southeast

False Creek sold 185 units in less than 90

days at an impressive $811/square-foot.

The Cambie Corridor continued

strong with an average of 114 units sold

every month according. The fi rst tower

at W1 by Concord Pacifi c sold rapidly

to local buyers while about 90 units in

the second tower were sold from the

company’s Hong Kong offi ce. Of note in

the Cambie Corridor was Northwest by

Onni that came to market in fall 2014 at

just over $700/square-foot and is now

commanding $840/square-foot (a 31 per

cent increase) a year later.

Beverley by Cressey achieved 71 sales

in fi ve months in fi ckle White Rock market

thanks to ultra high-end fi nishings and

site orientation to maximize ocean views.

Farther north in the booming Surrey

City Centre, standout highrise condos

included Evolve (325 sales since April),

Prime (252 sales since launching in

June, and Park Avenue West (330 sales in

past four quarters).

And familiar to anyone visiting this part

of Burnaby, The Amazing Brentwood sold

over 560 units in their second building

bringing the total to more than 850 in

just two years.
