AT MADIKERI.

Dear Sirs,

I/We the undersigned have carefully gone through and clearly understood after visiting the site and

the Tender Drawings and Tender Documents comprising of the tender from, Notice to Contractors,

Specifications and Schedule of probable Quantities prepared by your Architects

M/s. KANAMADI AND ASSOCIATES. Architects, and Interior Designers, Bangalore.

I/We do hereby undertake to execute and complete the whole or part of the work (as desired by

you) at the respective rates which I/We have quoted for the respective items of the Probable Bill of

Quantities and at which rate the items specified amount of Rs. _____________________

In the event of this Tender being accepted I/We agree to enter into an agreement as and when

required and execute the contract according to your form of Agreement, after the receipt of work

order, in default thereof.

I/We further agree to complete the work covered in the said Schedule of Quantities within

______________ from the date of issue of the work order to commence the work.

I/We agree not to employ Sub-Contractors other than those that may be specifically approved by

your Architects for this contract work.

I/We agree to pay the Government, General and Sales Tax (State and Central), Excise and Octopi

duties, insurance and all other taxes including works contract tax etc., as prevailing from time to

time, on such items for which the same are leviable, and to get the work, workers, employers (of

contractor, Architect and Employer) engaged on the work at site and all materials and machinery

collected and kept / operated at site for execution of the work shall be insured comprehensive

insurance including fire / accidents / rain / floods / riots / CAR policy (Contractor s all risk insurance

policy) shall cover the period from date of start of work to date of actual completion of work. In

case pat work is taken over by the employer before final completion of the whole work, such parts

may not be covered by the insurance from the date of taking over the part of work by the

Employer. Draft Insurance deed will be got vetted by the Architect, before obtaining the same. All

the rates quoted by me / us are inclusive of the same in full and nothing extra shall be claimed

anytime on account of any of these.

The contractor shall be responsible for the co-ordination of the work of other contractors / sub-

contractors etc., the respective contractors shall work harmoniously and afford reasonable facility

to each other as circumstances required.

The employer reserves to himself the right of altering drawings and nature of work, adding to or

omitting any item of work from the contract or having portion of the same carried out through other

agencies without prejudice to this contract.

All disputes and differences of any kind whatever arising out for in connection with the contract or

the carrying out of the works (whether during the progress of the works or after their completion

and whether before or after the determination, abandonment or breach of the contract) shall be

determined and referred to arbitration as per the relevant clause of the conditions of the contract.

The provisions of the arbitration act 1940 or any statutory modification or reenactment thereof and

of the rules made there under for the time being in force shall apply to any arbitration proceedings

under this clause.

Further all disputes arising out of or in any way connected with this agreement shall be deemed to

have arisen in Bangalore and only courts in Bangalore shall have jurisdiction to entertain and

determine the same.

I/We agree to pay Income tax, to be deducted at source, on the Gross value of the work done, and

the rates quoted by me / we are inclusive of same.

I/We agree to pay works contract tax, to be deducted at source, at the rates prevailing from time to

time as per State Government rules as amended and rates quoted by me / us as inclusive of the

same.

The several part of this contract have been read by us and fully understood by us.

Dear Sirs,

1. On behalf of our clients, M/s. Bank of India, Zonal Office, K.G. Road, Bangalore. We are

pleasured in inviting you to tender for the aforesaid work

. 2. Sealed tenders in the prescribed form, in a sealed envelope should be addressed to The

Place: The ZONAL Manager, KG Road, Bangalore. In the presence of

the Architects or Tenderers or their authorized representatives should they

choose to present. No tender will be received after the expiry of the time

notified for receiving tenders under any circumstances whatsoever.

4. The tendered must obtain for himself, on his own responsibility and at his own expenses,

all the information which may be necessary for the purpose of filling this tender and for

entering into a Contract for the execution of the same and must examine the drawings and

inspect the site of the work and acquaint himself with all local conditions and matters

pertaining thereto.

5. Each of the tender documents page is required to be signed by the person or persons

submitting the tender in token of his. Their having acquainted himself / themselves with the

General Conditions etc., as laid down. Any tender with any of the documents not so signed

will be rejected.

6. The tender documents must be filled in English and all the entries must be made by hand

and written in ink. If any of the documents are missing or unsigned, the tender shall be

considered invalid.

7. If the differences are found between the rates given by the contractor in worked and

figures or in the amount worked out by him, the following procedure shall be followed.

a. Where there is a difference between the rates in figures and words, the rates which

correspond to the amounts worked out by the contractor shall be taken as correct.

b. Where the amount of an item is not worked out by the contractor or it does not

correspond with the rates written either in figures or in words, ten the rate quoted by

the contractor in words shall be taken as correct.

c. Where the rate quoted by the contractor in figures and in words tallies but the amount

is not worked out correctly, the rate quoted by the contractor shall be taken as correct

and not the amount.

d. Where there is any discrepancy between the original, duplicate copies, the entries in

the original shall be taken as correct.

8. A schedule of probable quantities in respect of each work and specifications accompany

these special conditions. The schedule of quantities is liable to alteration by omission,

deductions or additions at the discretion of the Architects with the consent of the employer.

9. Statutory Regulations: The whole of the work is to be complied with, as per the

requirements and the bylaws of the relevant statutory authorities, including Contract Lab

our (Regulation and Abolition) Act, 1970.

10. Total Security Deposit: The retention of 5% of the value of the work done will be

deducted from every running bill. On the Architect s certifying the completion of the work,

after the defects liability period which is 6months as the case may be.

11. All compensation or other sums of money payable by the Contractors to the Employer,

under the terms of this contract, may be deducted from the retention amount.

12. The Contractor shall arrange for the procurement of all the materials at site as required

and directed, and store them in their godown at the site of construction, and also bear all

the expenses incurred in connection there with, including payment of all taxes.

13. The rate quoted by the Contractor shall include all eventualities, such as heavy rain,

sudden floods, accidents, fire, riots etc., which may cause damage to the executed work or

which may totally wash out the work. Until the completion certificate is issued to the

Contractors, neither the Architect nor the Employer will be responsible for such damage or

wash out of the construction work.

14. Time is the essence of the contract. The work should be completed within 3 weeks, after

the work order issued to the Contractor to commence the work. The successful Contractor

will have to give a CPM / PERT chart of various activities of work to be done so that the

work gets completed within the stipulated time. The chart shall be submitted within 2 days

from the date of acceptance of the tender.

15. Intending tenderer shall pay as Earnest Money a sum of Rupees Nine Thousand Five

Hundred as mentioned in the Appendix to General Conditions of Contract in the form of

Demand draft drawn in favour of Bank of India, Bangalore. Earnest Money will be

returned to the tenders if his / their tender is not accepted is not accepted but without any

interest. Tenders without Earnest Money shall not be considered at all. Under no

circumstances, Earnest Money Deposit will be accepted in form of cheques, fixed deposit

receipts of bank or insurance guarantees.

16. The successful tender shall, in addition to the Earnest Money Deposit a further sum equal

as mention in Appendix to General Conditions of Contract including EMD amount, as

Security Deposit by Demand Draft in favour of Bank of India at the time of signing the

contract for the execution and fulfillment of the contractor. This sum will carry no interest.

17. The contractor fails to complete the work by the Scheduled date of completion or within

any sanctioned extended time, he will have to pay liquidated damages at the rate of 1% of

contract amount of each week of delay the work remains incomplete beyond the

completion (original / extended date), subject to maximum of 10% of the contract value

(without extra items).

18. The quantities contained in the Schedule are only approximate. The work actually carried

out and done will be measured from time to time, for which payment will be made subject

to the terms and conditions of Contract.

19. The unit prices shall be deemed to be fixed prices. In case of extra items, the rates will be

either derived from the tender taxes if not the rates of extra items shall be derived from the

market rates based on the analysis of rates.

20. Removal of Improper work :The Employer shall during the progress of the work have

power to order in writing from time to time the removal from the work within such

reasonable time or times as may be specified in order of any materials in which in the

opinion of the Employer / Architects are not in accordance with specification or

instructions, the substitution or proper re-execution of any work executed with materials or

workmanship not in accordance with the drawings and specifications or instructions. In

case the contractor refuses to comply with the order the Employer with the order the

Employer shall have the power to employ and pay other agencies to carry out the work

and all expenses consequent thereon or incidental thereto as certified by the Employer /

Architects shall be borne by the Contractor or may be deducted from any money due to or

that may become due to the contractor. No certificate which may be given by the

architects shall relieve the Contractor from his liability in respect of unsound work or bad

materials.

21. Final Payment: The final bill shall be accompanied by the certificate of completion from

the Architects. Payments of final bill shall be made after deduction of retention money as

specified which sum shall be refunded after completion of Defect Liability Period after

receiving the Employers / Architects certificate that the Contractor has rectified all defects

to the satisfaction of the Employer / Architects. The acceptance of payment to final bill by

the Contractor would indicate that he will have no further claim in respect of the work

executed.

22. Our Employer M/s. Bank of India, do not bind themselves to accept the lowest or any

tender and reserve to themselves the right to accept or reject any or all tenders, either in

whole or in part, without assigning any reason whatsoever for doing so.

INSTRUCTIONS TO TENDERERS:

All the rates shall be filled up in figures as well as words without fail.

The rates and amount against each item of work shall be filled up by only in tender papers issued

to the tendered

The Earnest Money Deposit shall accompany the tenders for the specified amount.

The competent person shall duly sign the tenders.

No paper or sheet shall be detached from the tender document issued to the tendered.

All the drawings shall be returned along with the tenders.

The tenders shall be liable for rejection if any of the above said requirements are not complied

with.

The Contractor shall arrange water and power for construction. In case the Bank agrees to provide

water, the electricity charges towards pumping of water will have to be borne by the contractor.

The client does not bind itself to accept the lowest or any tender and reserves to itself the right to

accept or reject any or all the tenders, either or in whole or in part without assigning any reason for

doing so.

A schedule of probable quantities in respect of each work and specifications accompany these

specials conditions. The schedule of quantities is liable to alteration by omission, deductions or

additions at the discretion of the Architects with the consent of the employer.

All items or work described in the schedule of quantities are to be deemed and paid as complete

works in all respects and details including preparatory and finishing woks involved, directly, related

to and reasonably detectable from the drawings, specifications and schedule of quantities and no

further extra charges will be allowed in this connection. In case of lump-sum charges in the tender

in respect of any item of works, the payment of such items of work will be made for actual work

done on the basis of lump-sum charges as will be assessed to be payable by the Employer /

Architects.

The tenderer must include in their tender prices quoted for all duties royalties, cess and sale tax or

any other taxes or local charges if applicable.

No extra claim on this account will in any case be entertained.

If the employer has supplied any materials or goods to the contractor, the cost of any such

materials or goods will be progressively deducted from the amount due to the Contractor in

accordance with the quantities consumed in the work.

The Employer shall during the progress of the work have power to order in writing from time to

time the removal from the work within such reasonable time or times as may be specified in the

order of any materials in which in the opinion of the Employer / Architects are not in accordance

with specification or instructions, the substitution or proper re-execution of any work executed with

materials or workmanship not in accordance with the drawings and specifications or instructions. In

case the contractor refuses to comply with the order the Employer shall have the power to employ

and pay other agencies to carry out the work and all expenses consequent thereon or incidental

thereto as certified by the Employer / Architects shall be borne by the Contractor or may be

deducted from any money due to or that may become due to the contractor. No certificate, which

may be given by the architects, shall relieve the Contractor from his liability in respect of unsound

work or bad materials.

The contractor from approved laboratory and test result submitted to the employers for approval

should be tested all materials. Only those materials approved by the employers to be used at

works. The cost for testing shall be borne by the contractor only.

The Contractor will be made payments towards steel based on the actual quantities of steel used

at site including laps mentioned in the drawings to the exact lengths.

The contractor must co-operate and co-ordinate the work with work of all other contractors

appointed by the employer so that the work shall proceed with the least possible delay and to the

satisfaction of the Architects. The contractor co-ordination with other contractors appointed by the

employer is essential to maintain smooth progress of work and any delays, which in the opinion of

the Architects / Employer is due to non-co-ordination and inefficient management of the contractor

will not be entertained for any extension of time.

No escalation of cost of materials due to any reasons will be entertained.

The contractor will observe all statutory and legal requirements as required by the central and

state governments as applied to the work. He shall fully indemnify the employer against any loss of

property, life etc.

Contractors shall indemnify the employer and architect against any accident on site and

immediately outside causing injuries / death to any workers / visitors / third party claims under any

of the statutory bodies. All insurance certificates to be provided by the contractor.

PF / Insurance / Taxes of contractor workers are the contractors full responsibility.

This tender is accepted in whole or in part, I/We hereby agree to abide by and fulfill all the terms

and conditions annexed hereto. Further, I/We bind ourselves to execute the contract and

commence the work within the time specified failing which I/We agree that my/our Earnest Money

shall be retained by the Employers. Further I/We undertake to deposit the full amount of the

security deposit specified in the above memorandum. I/We also agree to the retention money

being deducted from my/our bills in accordance with the conditions of contract.

It is clearly understood that the Employer / Architects reserve the right to reject any tender,

including the lowest, without assigning any reasons whatsoever for such rejection

A schedule of probable quantities in respect of each work and specifications accompany these

tender documents. The Schedules of probable quantities are liable to alterations, omissions,

deductions or additions to any extent at the discretion of the Architects / Employer. Each schedule

of quantities should contain not only the rates but also the value of each item of work entered in a

separate column and all the items should be totaled in order to show the aggregate value of the

entire tender. Rates should be quoted both in figures and words. However, rates quoted in words

will be taken as final for calculation purpose.

The tenderer must obtain for himself on his own responsibilities and at his own expenses all the

information which may be necessary for the purpose of making a tender and for entering into a

contract and must examine the drawings and must consider and inspect the site of the work and

acquaint himself with all local conditions, means of access to the work, nature of the work and all

matters pertaining thereto.

The quoted rates in the tender shall include all charges for scaffolding, water and electricity,

consumption charges, hire for any tools and plants, shed for materials, marking out and clearing of

site. The rate quoted shall be deemed to be for the finished work to be measured at site. The rates

shall also be firm and shall not be subjected to change, variation, Lab our conditions, fluctuations

in railway freights or any conditions whatsoever. Tenderers must include in their rates sales tax,

excise duty, Octopi, works contract tax and any other tax and duty or other levy levied by the

central government or any state Government or local authority, if applicable. No claim whatsoever

in respect of sales tax, excise duty, Octopi, works contract tax or other taxes shall be entertained

by the employer.

The calculations made by the tenderer should be based upon probable quantities of the several

items of work which are furnished for the tenderers convenience in the schedule of probable

quantities. But it must be clearly understood that the contract is not a lump sum contract that

neither the probable quantities or the value of the individual items nor the value of the entire tender

will form part of the contract and that the employer does not in any way assure the tenderer or

guarantee that the said probable quantities are correct.

quantities. But it must be clearly understood that the contract is not a lump sum contract that

neither the probable quantities nor the value of the individual items nor the value of the entire

tender will form part of the contract and that the employer does not in any way assure the tenderer

or guarantee that the said probable quantities are correct.

The Employer / Architect will be free to take away any item / items from the schedule / bill of

quantities in part or the whole schedule itself and the tenderer shall not have any claims for this.

The tenderer shall extend his / their full co-operation to other agencies working at the same site.

The final bill of tenderer will be based on the actual executed quantities of each item and they shall

not have any extra claims, for less / more quantities compared to tendered quantities.

The rates quoted by the tenderer shall remain firm during the execution of this contract and also

during the extended time beyond the completion period, till the premises are handed over to the

employer. No escalation in rates whatsoever on this account the employer will consider.

The employer / Architect reserve the right to award this work to a single tenderer or split it two or

more tenders.

At any time during the progress of the work, any item/s being manufactured at the tenderer s

workshop may be inspected by the Architect / Employer. The contractor shall make all necessary

arrangements for such visits at their own cost.

SCOPE OF WORK:

The contractor shall carry out and complete the work in every respect in accordance with this

contract and with the directions of and to the satisfaction of the Architects / Employer. The

Architects may in consultation with the Employer from time to time further drawings and/or written

instructions details, directions, and explanations which are hereafter collectively referred to as

ARCHITECTS / EMPLOYERS INSTRUCTIONS in regard to :

a) The variation or modification of the design quality o quantity of works, or the addition or

omission or substitution of any work.

b) Any discrepancy in the drawings or between the schedule of quantities and/or drawings

and/or specifications.

c) The removal from the site of any materials brought thereon by the contractor and the

substitution of any other materials therefore.

d) The removal and/or re-execution of any works executed by the contractor.

e) The dismissal from the works of any persons employed thereupon.

f) The opening up for inspection of any work covered up.

g) The amending and making good of any defects.

The contractor shall forthwith comply with and duly execute any work comprised in such Architects

/ Employer s instructions provided always that verbal instructions, directions and explanations

given to the contractor or his representatives upon the works, by the Architects shall if involving a

variation, be confirmed in writing by the contractor to the Architects and the Employer within seven

days, and if not dissented from in writing within further seven days by the Architects such shall be

deemed to be Architect s instructions within the scope of the contract.

CONTRACTOR TO PROVIDE EVERYTHING NECESSARY:

The contractor shall supply, fix and maintain at his cost during the execution of any works, all the

necessary centering, scaffolding, staging, planking, timbering, strutting, shoring, pumping, fencing,

watching and lighting up nights as well as by day, required not only for the proper execution and

protection of the public and the safety of any adjacent road, buildings, streets, cellars, vaults,

pavements, walls, houses and all other erections, matters or things. The contractor shall take

down and remove any or all such centering, scaffolding, staging, planking, timbering, strutting,

shoring, etc., as occasion shall requires or when ordered to do so and shall fully reinstate and

make good all matters and things disturbed during the execution of the works, to the satisfaction of

the Architects / Employer.

The contractor shall be responsible to register themselves under the Contract Lab our

(Regulations and Abolition) Act 1970 and rules there under and they shall comply with and

carryout all the provisions and obligations under the said act and rules and furnish all information

to Employer as may be required by it and shall also indemnify the Employer against any penalties /

claims arising from any default on their part.

The contractor shall observe that his work shall not cause any nuisance to the public in

general and to the neighboring occupants in particular.

CONTRACTOR RESPONSIBLE FOR SETTING OUT WORKS & FOR RECTIFYING BAD

WORKS:

The contractor shall set out the works and shall be responsible for the true and perfect setting of

the same and for the correctness of the positions, levels, dimensions and alignment of all parts

thereof. If at any time any error in this respect shall appear during the progress of the works, the

contractor shall at his own expense rectify such error to the satisfaction of the Architect.

MATERIALS AND WORKMANSHIP TO CONFIRM TO DESCRIPTION:

All materials and workmanship shall be of the respective kinds described in the schedule of

quantities and/or specifications and in accordance with the Architects instructions and the

contractor shall upon the request of the Architect or employer, furnish them with all invoices,

accounts, receipts and other vouchers, accounts to prove that the materials comply therewith. The

contractors shall at his own cost arrange for and/or carryout any test of any materials which the

architects may require.

REMOVAL OF IMPROPER WORK:

The Architects shall during the progress of the works have power to order in writing from time to

time or times as may be specified in the order, of any materials which in the opinion of the

Architects are not in accordance with the specifications or instructions and the contractors shall

forthwith carryout such order at his own cost. The case of default on the part of the contractor to

carry out such order the employer shall have the power to employ and pay other persons to carry

out the same, and all expenses consequent or incidental thereto as certified by the Architects shall

be borne by the contractor, or may be deducted by the employer from any moneys due or that may

be become due to the contractor.

DEFECTS LIABILITY PERIOD

Any defects, shrinkage, settlement or other faults which may appear within the defects liability

period stated in the schedule hereto within 12 months after the virtual completion of the work

arising in the opinion of the architects from materials or workmanship / not in accordance with the

contract, shall upon the directions in writing of the architects, and within such reasonable times as

shall be specified therein, be amended and made good by the contractor at his own cost and in

case of default the employer may employ and pay other persons to amend and make good such

defects, shrinkage, settlements or other faults and all damages, loss and expenses consequent

thereon or incidental thereto shall be made good and borne by the contractor and such damages

loss and expenses shall be recoverable from him by the employer or may be deducted by the

employer upon the architects certificate in writing form any moneys due or that may become due to

the contractor.

COMPLETION CERTIFICATE

The works shall not be considered as completed until the architects have certified in writing that

they have been virtually completed and the defects liability period shall commence from the date of

such certificate.

OTHER PERSONS ENGAGED BY EMPLOYER

The employer with the concurrence of the architects reserves the right to use the premises and

any portion of the site for the execution of any work not included in this contract which he may

desire to have carried out by other persons, and contractor is to allow all reasonable facilities for

the execution of such work but is not required to provide any plant or materials for the execution of

such work except by special arrangement with the employer; such works shall be carried out in

such manner as not to impede the progress of the works included in the contract.

21) LIABILITY FOR ACCIDENTS AND DAMAGE AND INSURANCE

i) The contractor shall during the execution of the work properly cover up and protect any

part of the work liable to injury by exposure to the weather, and shall take every

reasonable precaution against accident or injury to the work from any cause.

ii) All contractors equipment shall be at the sole risk of the contractor.

iii) The contractor will insure all his personnel and his part of the work

Against any personnel injury which may be sustained by them as a result of fire / accident

at the time of execution of the work.

The contractor shall be responsible for workmen s compensation insurance and all other statutory

requirements in regard to the personnel in the contractor s employment.

CLEARANCE OF SITE:

The contractor shall have to remove all Melba from the site of work, dirt and dust, from floors and

wood work and white wash or color wash, distemper or paint splashes from doors, windows, glass

panels, etc., before handing over the building to the employer. The work shall not be treated as

complete in all respects unless there requirements are fulfilled by him. In the event of the

contractor failing to do so the Architects and the Employer shall have the right to get the site

cleared, dust and dirt removed and doors and windows etc., cleared of splashes etc., at the

contractor s risk and cost without prejudice to the right of Architects or employer to take action to

recover damages under clause 23 of the contract.

SITE ESTABLISHMENTS:

The contractor shall provide all huts, stores, tarpaulins and other covers for all the accommodation

of his staff, workmen and materials likely to deteriorate in the open shall be stored under suitable

cover.

BRAND IMAGE refurnishing standardization-2011 Guidelines for uniform pattern in

Branch / Office premises

i) Guidelines for general layout:

The consultants appointed for any furbishing project as per the prevailing laid down

guidelines will prepare the layout plan of the branch premises in consultation with

corporate services / A&S dept. besides the information technology department and

security department of Zonal Office and Branch manager as per the requirement of the

branch.

Following features are required to be incorporated in the layout plan.

a) Diamond customer lounge / Relationship Manager

In the branches having more than 500 Diamond customers, a Diamond customer lounge

(D.C. lounge) along with relationship manager (R.M.) is required to provide. It preferable to

have the D.C. Lounge along with R.M s cabin adjacent to the branch manager s cabin. The

modules having indicative sizes of the diamond customer lounge along with the

relationship managers cabin and branch managers cabin and diamond customers lounge

along with RMs cabin are shown in the drawings No. (16) and (3) respectively for your

guidance.

The entry to R.M s cabin shall be through D.C. Lounge and if the manager s cabin is

adjoining to the D.C. Lounge, one entry to D.C. Lounge from the manager s cabin shall

also be provided.

Maximum area to be earmarked for the branch manager / relationship manages and

diamond customer s lounge shall be 150 sq.ft, 75 sq.ft. Respectively.

b) Suitable space shall be earmarked for the customers for seating (Max. area

250 sq.ft.

and Max number of seating

20 nos.) if it is not possible to have seating arrangement at

one location, it may be suitably scattered.

c) Provision for drinking water (water dispenser) may be provided in Customer area.

d) Demarcation on the floor (preferably in yellow colour) say 3 from the cash counters, shall

be drawn for the restricting customers from crowing in front of the cash counters. Also

stainless steel chain link in between two cash counters may be provided in customer s

area.

e) All statutory notices / instructions are to be displayed on the single board which shall be

placed at prominent location in the customer s area. The background of board shall be

blue (matching with blue colour laminate no. 1) with white letters.

f) Provision for an officer for authorization purpose should be kept near cash counters.

g) Lunch room for staff: Lunch room may be earmarked for staff with the seating for

maximum 20% of staff strength of the branch depending upon the availability of space in

the branch.

h) In CBS branches, no server room is required. As the web-server is being provided in

manger s cabin, therefore the router may be provided at suitable location in manager s

cabin in consultation with Zonal I.T. dept. and data cables may be converted with wooden

boxing finished with laminate no. 3. Suitable arrangement for ventilator (exhaust fan) and

also for air-circulation (wall fan) may be provided for avoiding heating in consultation with

zonal I.T. Department.

i) The UPS room shall be located in such a way that it has proper ventilation.

j) Preferably the electrical conduits should be concealed so as to have neat and clean

ambience.

k) In the Branches headed by the by. General Manager or Asst. General Manager, only

cubicles shall be provided to the Chief Managers posted in the branch.

ii) Guidelines for Designs & Specifications

The designs and specifications of the following items have been standardized and these

should not be deviated. The designs and specifications of the items which are not covered

hereunder including electrical and other civil works shall be continued to be provided by

the project consultant. We are enclosing photographs showing broad concept of the Front

office counters, cash counters, partitions and tables. However, the colour scheme as

mentioned in simple of laminates / specifications / drawing should be followed.

i) Cash Counter :

The design of cash counter has been given in drawing as far as possible. The length of

cash counters (frontage) shall be as per the drawing. A suitable passage behind the cash

counters may be provided as per the branch requirement with single door. However, minor

variation in the length of counters depending on the site conditions may be approved by

the Zonal Manager. Blue colour laminate No. 1 boxing as per standard design are to be

provided at both the extreme ends of the cash counter area to define the cash counters as

shown in the photograph.

ii) Front office counter

The design of front office counter has been given in drawing no As far as possible, the

length of front office counters (frontage) shall be as per the drawing. However, minor

variation in the length of counters depending on the site conditions may be approved by

the zonal managers.

In case of cash counters, the blue colour boxing is provided at the extreme ends of the

cash counters. However, in the case of front office counters, location of the blue colour

boxing varies with number of counters. The different modules for 3 counters / 4 counters /

5 counters are shown in the drawing no. (15). same pattern shall be repeated if the

number of counters are more than 5 nos. e.g. if the counters are six, then module of 3

counters as per the drawing will be repeated.

iii) Partitions

The designs of various partitions are given in drawings as under:

vii) Entrance door

The entrance door is given in Drawing All other security department s instructions

contained in IOM No. SD: LKS: 58:5647 dated 28.11.2006 (copy enclosed) in respect of

main entrance to be complied with.

viii) Façade of entrance door

The design of the entrance façade is given in drawing. The width of vertical and horizontal

boxing of the Aluminum cladding may vary as per site conditions. However its width should

not exceed the measurements shown in the drawing.

ix) Flooring:

The colour of the flooring should strictly be as per the model and make specified in the

Annexure A and Annexure B.

iii) Guidelines for co lour scheme:

Colour scheme should not be deviated. We are enclosing the samples of the laminates to

be used wherever specified and these should not be changed. The colour scheme is

should be followed strictly as mentioned in the drawing and no deviation is permitted in

this regard. All wooden beedings / moldings / lip pings etc. should be finished strictly as

per the colour specified in the respective drawing.

The miscellaneous like centre table, side table, notice board, writing shelf / desk etc. shall

be designed by the project consultant as per the site requirement. However the laminates

to be used should be as per the colour of the laminate enclosed.

The fabric of chairs/sofas (in diamond customer lounge) shall be in blue colour.

The wall should be painted in white and one wall preferably near the cash counter should

be painted in yellow as shown in the photograph. The shade and make shall be as per the

Annexure A and B. Gypsum board false ceiling shall be painted using plastic emulsion

paint. However, the walls / ceiling in the non-customer area shall be painted in white oil

bound distemper paint.

iv) Guidelines for false ceiling:

All the branches in metro and urban centers shall be provided with false ceiling. The false

ceiling is not required to be provided in branches located in rural areas. If necessary, the

false ceiling may be provided in branches in semi-urban centers. The false ceiling should

be provided in non-customer area. The false ceiling mainly will be consisting of 2 0 x 2 0

grid system. However to avoid partial grid (less than 2 0 x 2 0 ) at the ends, a band of

uniform size Gypsum board false ceiling may be provided along the periphery. The size of

gypsum board band may be decided by the project consultant after preparing the false

ceiling plan.

v) Guidelines for flooring:

All the branches in metro and urban centers shall be provided with vitrified tile flooring. If

necessary, vitrified tile flooring may be provided in branches at semi-urban centre. Vitrified

tile flooring should not be provided in non-customer area. Wherever alternate / new

premises are acquired on lease, it must be ensured that vitrified tile flooring in metro /

urban centers and ceramic tile flooring in semi-urban centers should be provided by the

landlord(s) at their cost.

vi) General guidelines

We are enclosing Annexure A and B containing detailed specification to be incorporated

in bill of quantities and approved makes of materials respectively for tender purpose.

We have been advised by the Govt. of India, Ministry of Finance to consider replacing the chain and lock installed at the collapsible gates on the main entrance to facilitate easy and hurdle free access to customers inside the branch premises. This instruction of the government refers to customers complaining about the difficulty they face especially the woman and elderly people in entering the public sector bank. Whereas a private bank located next door in the same area does not have this kind of restriction.

2. The matter has been discussed at top management level and it has been decided as under: a) All the metropolitan and urban centre branches the chain and lock installed on the

collapsible gate at the main entrance will be removed. b) Collapsible gates will remain but they will be widely opened for easy access to

Customers c) If the branch is air conditioned, a glass door (if not already installed should be

installed with a door closer so that if remains closed at all the times. d) In non-air conditioned branches the collapsible gate will be kept opened at the

distance of 4 feet to allow free access to customers. e) Wherever space permits a turnstile door will be installed, design of which will be

sent to you soon from the head office. f) All rural / semi urban centers branches will continue to have the chain and

lock installed on collapsible door, however if two chains are installed the lower one will be removed
