JLL has been retained by the owner of 2300 - 2600 Hudson Way as its exclusive advisor. We are pleased to offer the opportunity to acquire this 97,370 square foot warehouse and manufacturing facility (of which 88,200 square feet is fully enclosed and 9,170 square feet is partially enclosed) and 900,00 board feet of lumber drying kilns that are situated on approximately 47.6 acres in Nottaway County, Virginia (the “Property”).

The Property is currently used for solid and engineered hardwood flooring manufacturing and contains a hardwood lumber processing facility capable of producing kiln dried, ripped and surfaced lumber. With nine kilns located on the premises, all wood is properly dried and conditioned on site to streamline the manufacturing process.

Included in the sale is the raw land with improvements along with the buildings and the personal property. This includes the entire flooring manufacturing facility, a lumber processing facility with a dry kiln operation, a planer mill and ripping operation, rolling stock (titled and non-titled) and maintenance, supplies / related accessories.

The Property is located in Nottoway County, directly outside of Crewe, Virginia. The facility is currently being used as a specialty hardwood flooring manufacturing facility. Due to the terms of sale, the recommended future uses of this facility are either continuing its current use or for lumber drying and processing, hardwood flooring manufacturing or moulding manufacturing. Not only is the Property easily accessible by US 360, US 460, US-1, I-85 and I-95; it is also directly connected to a rail spur off of the Norfolk Southern Main Line.

KILNS

Conveniently located on site are 9 kilns rated at 100 MBF each supported by two Hurst dual pump water recirculation systems and boilers. The boiler system is a waste powered steam boiler system that uses the sawdust stored in the silo for power.
