What a fantastic conference!
We have had so much positive feedback from all those involved. With a record 605 delegates it was our biggest event ever and one that will be hard to beat, although being Certified Builders we will try! You’ve got to hand it to Eve and her hard working band of helpers for organising such a successful gathering that went off without a hitch and is the talk of the town. Well done!
Bad luck if you weren’t there to enjoy great speakers, an unparalleled variety of workshops and 81 trade stands showcasing their wares. The Apprentice challenge keeps getting bigger and better. Joe Sparks from Auckland was a deserving winner of the top prize. All the best to him for a bright building future. Of course the Saturday night Rocky Horror-themed function was a hit in the home of its creator. Some of the costumes were definitely the stuff of nightmares!
The Certified Builders Association Board will be working hard over the next 12 months to build on the success of conference with all members involved in initiatives which will bring significant long-term benefits to the Association. I will keep you up-to-date as we progress these projects.
With winter’s icy grip being felt it is time to take on board some of the lessons learned. Do pay attention to health and safety. Inspectors are out and about looking for non-complying sites and they are not showing much mercy. And maintaining good and open communication with your clients is essential. Address issues and concerns early to avoid having them escalate later on and potentially costing you money. With workloads on the improve good time and personnel management will ensure profitable outcomes and happy customers. This is particularly important when allocating time for the ever-increasing amount of paperwork we are being asked to deal with.
Ending on a positive note, Certified Plans are up and running and generating a huge amount of interest. I’m really looking forward to seeing the first one built.

Better known for their bi annual trade dedicated expos in Auckland, this year buildnz had a presence in Canterbury and Certified Builders were there.
The event kicked off with the Association holding two seminars, the first on Thursday involved FairWay presenting on conflict management, attended by many designers, quantity surveyors and builders. The second held by Grant Florence focusing on simple tips to a successful building business.
Keeping the Associations trade stand interactive this year we hit Christchurch with our giant jigsaw puzzles, inviting visitors to race against each other. Fastest time of the day took away the tradies kit full of tools. For the trade qualified we added a sweetener, they were entered into a draw for an Apple iPad Air 32g tablet, thank you Digital Mobile for this lovely piece of kit.
Attended by all spectrums of the trade this was a great opportunity for the Association to reinforce our position within the industry and strengthen the brand in an environment leading the way with building activity.
A special thank you to the Christchurch Committee members who gave up their valuable time to help us out on the stand.

Richard joined Certified Builders in 1998 – being the first year that we were established – member #24.
From first becoming a member Richard has been heavily involved in both the Association and over recent years the industry.
Richard first joined the National Board in 2000 and became Chairman in 2006 a role he held for 3 years – then past Chairman for 3 years. He has always played an active role in our local Nelson Regional Association as well.
Richard was also the Certified Builders Association point person for Christchurch post earthquake for a 2 year period.
Getting involved in wider industry issues and groups has been a hallmark
of Richard’s passion for the industry. He was a member of the Industry Sector Productivity Taskforce back in 2009 and amongst other things was Chairman of Building Research Advisory Council of BRANZ and was on the technical review committee for the review of 3604 in 2001.
Richard is currently on the Board of BRANZ, a member of the Construction Strategy Group and also is on the Board of Building Practitioners Board overseeing the introduction of the licensing framework for the industry – a busy job. In between that he has his own building company in Nelson.
Richard has continually showed a real commitment for the industry and has been a flag bearer for Certified Builders Association over many years.
A person who is never afraid to give an opinion but is tireless in his work. Just ask Lyn – when she sees him now and again between his travel commitments.

The award is a celebration and acknowledgement to an individual who has showed (and still does) true commitment and care about the building industry, this is especially so when Richard is a Trade Qualified Carpenter who has run his own Nelson based building business and comes from the ‘grass roots’ of the industry. With the building industry being quite fragmented (over 95% of the industry is made up of smaller companies) it is great to be able to recognise Richard for his commitment to the industry on behalf of all the many smaller organisations he has represented.

Security of paymentThe Associations Building Contracts are unique in that they provide added assurance the builder receives payment on the last payment claim.
Noted as a Deposit within the contract, during construction this actually becomes a security of payment. Tag teaming the contract is the Homefirst Builders Guarantee working to safe guard the deposit until construction starts on behalf of the owner. The intent is for the deposit to be received upon signing of the contract and then for the builder to put this in a safe account for the duration of the project.
Upon the final payment claim being served the payment of deposit is recognised and taken off the final payment amount. It is therefore not treated as a progress payment through the duration of the job [unless payment is threatened]. Should the deposit amount be more then the final payment claim then the builder will owe the difference, to ensure “over payment” does not occur number crunch those final figures so the last payment is slightly more than the deposit amount.
Calculating contract valueBecause the deposit amount is reconciled upon final claim this is where the deposit amount should be sitting within the contract values as per example right. Should the final payment be contested the deposit comes across to cover the builder’s costs and a discussion is had over the outstanding $5,000.00. This is a better position for the builder to be in than if the full $20,000.00 was being withheld.

Working with transparencyThe forthcoming Building Amendment Act 2013 which will be hitting our sites early next year will bring about greater transparency to the consumer as to who they are engaging with. This doesn’t mean builders will need to open up accounts and peel back quotes to expose costs, it will mean disclosing who does what within your operations [company directors etc], what part in the build process will they play and who is the go to person within your operation e.g. the project manager and their contact details.
Transparency with trading identitiesIf a builder operates several companies with similar names or has a legal identity but trades under a different name then it is recommended this is made clear to the homeowner. E.g. Development company of ABC which sells the house package and enters into a sales and purchase or a building contract. However the secondary company of ABCD does the physical build and is in fact a contractor to ABC. The directorship of both ABC and ABCD maybe similar however only one maybe carrying the Certified Builders branding. Care must be taken when communicating with owners through emails etc if these emails and communication carry the branding of company ABCD, this will only confuse owners and may cause some issues with Building
Guarantees and insurances, along with who is the go to person in the case of enquiry or building failure.
Transparency with estimatesAn estimate is a builder’s best guess at the time of delivering the price. However this does not mean a builder can take a pie in the sky approach and then rely on the contract provisions to claw back any shortfalls. It must still be done with due diligence such as research into costs, design, building conditions or perhaps past building experience. The test to bear in mind is if you are challenged for being reckless with an estimate can you demonstrate “due diligence” with your approach.
Transparency with the Associations brandA Gold Card member operating outside of the Associations Gold Card rules by engaging with homeowners may also find themselves in breach of the Fair Trading Act, representing themselves as something they are not [i.e. the ability to supply CBANZ building contracts and Homefirst Guarantees]. The homeowners association with Certified Builders maybe assumed with something as simple as a CB sticker on the work wagon. The same applies with a member who may have their membership on hold, suspended or no longer holds current membership with the Association.

We’ve hit the Ground Running!
Our suite of 24 architecturally designed Certified Plans has now been launched and www.certifiedplans.co.nz is alive and operational !
Start Up Packages were despatched to our members pre Conference and there was a great buzz surrounding the Certified Plans stand at conference discussing the contents. The Saturday morning workshop answered a number of queries for members and non members alike where they learnt about the history and development of this new initiative. The workshop also covered opportunities outside of Certified Plans that have been designed to compliment members current operations.

Since the internal launch of Certified Plans we have had very positive feedback and a fantastic amount of enquiries from our members regarding advertising and the boundaries to work within. As a result, we have supplied members with a unique URL link to apply to their own websites bringing the home owner direct to the Certified Plans site where they will see the member information only. Additionally, members have now received brand guidelines and library imagery of Certified Plans for their own use.
We have also been running an online media campaign using google ad words enabling our listings to have higher search rankings. This, complimented by various other media campaigns through our publicity agency Sweeny Vesty, Certified Plans is becoming well known to the general public and members alike.

The 2014 Rugby season has got off to a fantastic start and there is a huge sense of expectation that things are going to get even better as the ITM Cup competition kicks into gear.
In both club rugby and Investec Super Rugby, we’ve seen a lot of very in-form players so far this season, and some exciting new talent coming through to continuously challenge the established hierarchy.
Last year’s ITM Cup saw the Ranfurly Shield change hands many times which generated a huge degree of excitement as provinces fought hard to hold onto the shield and my feeling is that we’re in for more of the same this time around.
At ITM, we’re passionate about our support of the national provincial championship, and every one of our 93 stores from Mangonui in the North to Invercargill in the South, will be waving the flag for their province. We are proud of our relationship with the NZR, and in particular with our
involvement in fostering rugby at grassroots level. New Zealand inter-provincial rugby rivalry is legendary, and I’m sure the tradition will be maintained with much spirit and gusto in the coming weeks.
The 2014 season of the ITM Cup was officially launched at a special event held at Auckland’s Western Springs Stadium, attended by captains and senior players representing the 14 ITM Cup provincial teams. Each player was tasked with the challenge to cook the ultimate burger and the competition was intense. Many players had brought their own secret ingredients from home. There was also a race to decide who got the best choice of ingredients. Marty Banks from Tasman Makos took out the competition with his Shark Attack Slider made from freshly caught John Dory. Now the focus turns to who will take out the ITM Cup Trophy in 2014. The first game kicked-off on Thursday 14 August with a 9-all draw between Taranaki and Counties Manukau.

Bell-Booth Ltd have been loyal exhibitors at the National Fieldays since its inception at the Te Rapa Racecourse in 1969. The event is important to Bell-Booth and the farming community. Farmers come to see the latest in technology advancements, discuss farming strategies and generally catch up with industry partners.
This year, the Bell-Booth theme focused around their new television advertisement where they describe a breakthrough in understanding the calf’s digestion process. People made a point of visiting the site to learn more about this new development.
Bell-Booth asked its builder, Warwick Leigh-James from Absolute Construction NZ Ltd, to construct a VIP area where invited guests were able to enjoy a probiotic smoothie made by the Company’s boss, Stephen Bell-Booth. It was his own family recipe.
During the course of the Fieldays, 900 probiotic smoothies were served. It was a hit!
The VIP area was beautifully designed and expertly built and proved to be very welcoming. The site was the recipient of Best Indoor Site award. It reflects the expertise and energy devoted to the site design and build, and the Fieldays event. Very proud!

FEATURE: Building a path to resolution
In May 2014, more than 2,100 building consents were issued for work worth $1.2 billion. For builders, this is great news. Business is booming, there are projects aplenty. You’ll follow your CBANZ contract, perform the work, get paid on time, get your code compliance certificate, and move on to your next profitable venture, right?
But what happens when things go wrong? Where do you turn, and how do you build a path to resolution that will get you paid quickly, without spending a fortune? There are many dispute resolution options available and choosing the right path can save you time and money.
Start by discussing the problem with your client. Often good communication is all it takes to resolve disputes. For homeowners, this might be the biggest financial and emotional investment they have made. So providing reassurance and peace of mind might be all they need. You can meet with a homeowner without prejudice, meaning that what is said can’t be used against you. Make sure the homeowner knows this, as it will allow both sides to be open about their concerns and come up with practical solutions. If discussions don’t work, you might consider the following options.
Mediation is a confidential and voluntary negotiation before a trained mediator. Good mediators help parties discuss settlement options, and come up with practical solutions that traditionally Courts might not offer. This might include appointing an expert to determine what has happened and who should pay, with an agreement that the parties will follow the expert’s findings. Used properly, mediation can be a great way to bring parties closer together and put a project back on track. The downside is that mediations can be expensive. Mediators charge for their time (up to $300-$600 per hour), but if the parties can’t agree, the mediator is not allowed to make decisions, leaving parties unsatisfied, out-of-pocket and resorting to other paths to solve their problems.
The Disputes Tribunal is available for claims under $15,000 ($20,000 by agreement). The process is simple and inexpensive, you can apply online, and there are no
lawyers or judges involved. A referee determines your claim and will make a decision that can be enforced. The referee can also work with a person who is finding it difficult to pay immediately (which might be the real cause of your problem).
Our preferred approach however is adjudication under the Construction Contracts Act 2002. Adjudication is the most common process for resolving building and construction disputes. It’s usually faster and cheaper than its rivals, even with lawyers involved, and in most cases both sides accept the result. Adjudicators are independent and have good industry knowledge that they can apply to determine your dispute.
Both parties must comply with strict timeframes or risk an unfavourable result. There’s no hearings involved, and once written submissions are exchanged, the adjudicator will publish a determination within 20-30 working days – which is a much faster and cheaper than prolonged litigation. If an adjudicator decides you are owed money, you may have the right to suspend work, ask the Court to order it be paid, or in the case of commercial contracts, ask the Court to treat the adjudication as a judgment you can enforce against the owner. You can also ask that the other side be directed to pay your costs. Although adjudications are not binding, they are very persuasive and in our experience most adjudication debts are quickly paid.
Changes to the Act over the next 1-2 years will see adjudications apply to more construction disputes, including those involving architects, engineers and quantity surveyors. There will be fewer distinctions between residential and commercial contracts, and it will become easier to enforce decisions made by adjudicators relating to more of the parties’ rights and obligations under a contract, not just payment claims.
Finally, there’s litigation and arbitration. Litigation in the Courts is best suited to complex disputes, or disputes which are legal in nature, for example disputes over the wording of a contract. Some criticise litigation as being too slow and expensive. However, recent changes to the District Court system mean that builders can easily obtain final judgments for unchallenged debts, and enforce them against slow payers. Arbitration is similar to litigation, although it gives

the parties more control over how the dispute is controlled. Parties can choose their own arbitrator, and the time and place of a hearing. The formal rules of litigation can be relaxed and modified to suit the circumstances. The costs are similar, and the parties will also have to pay the arbitrator’s costs. But if an agreement can’t be reached, the arbitrator will make a decision that is usually final and capable of being enforced.
If you have a written contract, be sure to read the dispute resolution clauses. These sometimes dictate how and when a dispute can be resolved. And as always, you should get some independent legal advice about the best option for resolving your dispute.
No matter which path you take, or are forced down, there are a few practical things you can do to make the process easier.
For claims against you, contact your insurer. This is an essential step under most (if not all) insurance policies and must be done quickly if there’s a dispute, even if no formal complaint has been made. Insurers may want to manage your dispute from the beginning.
Organise your documents. Before anyone can help you, or a judge can make a decision, they must understand what has happened. Make sure your documents are in order, you have created what you need to (invoices, variations), and keep records of your communications.
Use your advisers wisely. Why have a dog and bark yourself? Lawyers, accountants and others are here to help. Instruct them in a logical manner, with pre-organised documents, and an outline of what you want to achieve.
You’ll find that receiving legal or accounting advice doesn’t need to be expensive. Building the right pathway to resolution is critical, and this initial investment could save you significantly in the long run.

HEALTH & SAFETY REFORM BILL
This time we deal with the upcoming health and safety reforms which, if enacted as currently drafted in the Health & Safety Reform Bill, will create significant changes to this area of the law.
Some key overall aspects of the Bill are:
• The Bill will replace the current Health & Safety in Employment Act 1992.• The duties in relation to health and safety will apply to a much broader group than under the current Act with the primary duties being on “persons conducting a business or undertaking” (PCBU). This applies whether the person conducts a business or undertaking alone or with others and whether or the not the business or undertaking is conducted for profit or gain. • The current “all practicable steps” test changes to a primary duty of care to ensure, as far as is “reasonably practicable” that the health and safety of workers and any other persons is not put at risk from work carried out as part of the PCBU’s business. • “Worker” is broadly defined as a person carrying out work in any capacity for a PCBU, including an employee, contractor, subcontractor, employee of contractor/subcontractor, employee of a labour hire company assigned to work in the business or undertaking, outworker, trainee, person gaining work experience or a work trial, and a volunteer.• There are specific duties for PCBU’s who manage or control workplaces; manage or control fixtures, fittings or plant at workplaces; design plant, substances or structures; import plant, substances, or structure; supply plant, substances or structures; and install, construct or commission plant or structures.• An officer of a PCBU must now exercise due diligence to ensure that the PCBU complies with all of its duties. An officer includes a company director. • A worker also has specific duties to take reasonable care for his or her own health and safety and that of others, and to comply and co-operate with reasonable instructions and policies/procedures of the PCBU.• There are new provisions dealing with worker engagement, including the election of one or more health and safety representatives, to whom the PCBU then has specific obligations. • Any person who is at a workplace (whether or not that person has another express duty) must also take reasonable care for his or her own health and safety and that of others, and to comply with reasonable instructions given by the PCBU.• There is a substantial increase to the maximum penalties for offences. • The Bill was to have been enacted by the end of 2014 to come into force in April 2015. However, with the pending election, these dates may now be delayed.

7 THINGS TO CONSIDER FOR A QUALITY INTERIOR FINISH.These recommendations are not a substitute for the full information contained in the brochure ‘Interior Finishing –The fundamentals of a quality finish’.
1. Ensure timber framing is dry (less than 18% moisture content) and straight before fixing GIB® plasterboard. This will help prevent shrinkage, cracks, nail popping or other problems in the future.
2. The use of GIB® Rondo® metal ceiling battens is recommended on all ceilings as they hold no moisture, so will not shrink, bend, twist or warp. Metal battens help achieve and maintain a straight and true ceiling.
3. It’s recommended that thicker, stronger 13mm GIB® plasterboard is used on all ceilings for extra rigidity and to help fight the effects of gravity and structural movement.
4. Fixing GIB® plasterboard sheets horizontally instead of vertically on walls reduces the number of joints, helping to achieve a more uniform appearance.
5. Choosing the right decorative finish is important, e.g. certain paint types and colours reflect light and tend to accentuate even the smallest surface imperfection. Light colours and flat or matte paints soften the effects of any surface irregularities.
6. Incorporating recessed downlights or light shades combined with soft diffuse bulbs will help to channel light downwards and reduce the amount of glancing or critical light.
7. Avoid positioning narrow windows hard against the end of a wall or ceiling, particularly on long walls or ceilings at the end of a room or hallway. Making a window wider and placing it away from the room corner should reduce the critical lighting effect.
Horizontal fixing reduces the risk of shadowing from glancing light.

A tool to help increase the use of Building Information Modelling (BIM) by New Zealand’s construction industry was released today.
The New Zealand BIM Handbook was launched by the Building and Construction Productivity Partnership at the Auckland Infrastructure and Procurement Forum attended by construction industry leaders.
BIM is the digital representation of the complete physical and functional characteristics of a built asset – everything from bridges to buildings. It involves creating a model with real life attributes within a computer and sharing that information to optimise the design, construction and operation of that asset.
The BIM Handbook was commissioned by the Productivity Partnership and produced by the BIM Acceleration Committee, a voluntary industry and government body, with extensive industry input and the support of BRANZ.
“We believe BIM is a potential game changer in terms of lifting the performance of New Zealand’s building and construction sector,” said Productivity Partnership Manager Chris Kane. Overseas experience shows that using BIM on construction projects can result in significant productivity gains*. BIM puts everyone in the project team on the same page – or screen – delivering major benefits through better collaboration and coordination.”
The Handbook follows the normal progression of a project from pre-design through to operation, promoting the ability of BIM to add value over the whole life of a building.
“Greater use of BIM helps reduce construction costs as well as ongoing maintenance costs,” said the Partnership’s Construction Systems Workstream Leader and BIM Acceleration Committee Chair Andrew Reding. “This Handbook is intended to be a hands-on resource to support people to use BIM and capture its benefits.
We expect that it will be helpful right across the industry, including clients, architects, designers, quantity surveyors, engineers and construction companies.”
The Handbook aims to:
• provide a framework to help decide if/how BIM should be used
• enable clients to better brief their project team when using BIM
• create a common language around BIM to improve industry communication
• outline the process that should be followed to efficiently use BIM on a project.
As a result of industry feedback, the BIM Handbook is structured into nine separate documents – a main document and eight appendices – to provide easy access to key information.
“We know that users will want to print out specific sections of the Handbook so we’ve packaged the information to respond to that need,” said Andrew Reding. “For instance, we’ve provided templates for BIM briefing and planning documents and examples for people to follow. We’ll continue to refine and expand the contents of the Handbook, based on people’s experience using it.”
It is intended that the BIM Handbook be used in conjunction with New Zealand Construction Industry Council Design Documentation Guidelines.

Internal moisture in the ceiling spaceBy Lois Easton, Beacon Pathway Inc.
Finding the root cause of ceiling space moisture can be tricky. Internal moisture coming up from the house is a common contributor but addressing it can take a number of different steps.
Working out where moisture is coming from can be difficult at the best of times. There are often many possible causes – or even a number of elements contributing to the problem. The growing number of certified Home Performance Advisors (now up to 27 across New Zealand) are also facing the same issue. Here’s a typical problem they – and you – may need to solve.
In a 1950s state house, the building paper under the tin roof was wet over a large area above the bathroom. Despite being in the South Island and having ceiling insulation, the house was mainly unheated – and cold! Step 1: Check for roof leaks
Check for signs of leaks in the roof – water flowing, stained joists or mould growth. Roof leaks will show as a wet patch generally limited to a small area of around 1 to 2 square metres. Multiple roof leaks will appear as small isolated patches. A large area of moisture covering the underside of the roof – as in this example - is more likely condensation, caused by the moisture content of the air in the roof space being too high.
It is not unusual for moisture to condense on the underside of iron roofs. This is where the dewpoint occurs. On a cold day, warm moisture within the home condenses on the underside of the cold roofing material. On a warm sunny day, you may also have condensation as the roof heats up and moisture from inside the house condenses on the underside of the roof.
Ceiling insulation reduces heat loss into the roof cavity and lowers the temperature of the cavity on cold nights. This may lead to greater condensation on the inner surface of an unlined metal roof. It may be dripping and wetting insulation in certain areas, and getting through to the ceiling plasterboard.
If condensation is the problem, where is the moisture coming from? It is most likely internal moisture from inside the house, coming from a number of different sources which, combined, overload the roof space air with moisture. Start by eliminating as many potential causes as possible.
Good advice can help homeowners identify the steps they need to take to get a warmer drier home.

Step 2: Are there extraction fans venting into the roof space?
Range hoods and bathroom fans extract moisture laden air. They should not vent into the roof space but be ducted to outside the house. Also check for passive vents installed in laundry and cupboard ceilings that duct straight into the roof space.
Step 3: Are ceiling access hatches well sealed?
Bathrooms and laundries are typical places for ceiling access hatches, but if they are not well sealed, they can let a lot of moisture-laden air into the ceiling.
Step 4; Are there recessed downlights in the ceiling?
Downlights in ceilings, especially in wet areas such as bathrooms and laundries, are another way moisture escapes from the house into the roof space. They can even be a problem in living areas where clothes are being dried inside or residents are using unflued gas heaters (these produce one litre of moisture every hour). Step 5: Is the subfloor damp?
Another common cause, although not immediately obvious, can be damp subfloors. Given about half of our subfloors are under-ventilated, and that even a dry subfloor produces 45 litres of moisture a day (more than 180 litres/day if there’s ponded water under the house), subfloors can often cause quite major ceiling and wall mould problems. The trick is to look down, not up, for the cause!
This is particularly the case with brick veneer where often the cavity was left open between the subfloor and the roof space – the water wicks all the way up to the roof space. This can happen with other types of cladding also, where holes were drilled in the bottom and top plates at the time of construction to help green timber dry, or you can just get a stack effect where ground moisture can be drawn up through open paths in the wall cavity into the ceiling space.Solving rising damp can be relatively simple: provided there is underfloor access, install a ground vapour barrier over the subfloor.
Step 6: Roof space ventilation
If the moisture is coming from inside the house, it’s a good idea to address this first as it will be making the living conditions less healthy as well. Once you have ticked off potential causes of moisture, consider installing vents in the ceiling space with a vent for inlet air on the opposite side of the attic.
Solving moisture problems can be tricky – it’s seldom a simple case of one problem acting alone! It’s a case of working through the possible causes and addressing as many as possible. Good luck!

Are you clear on the next steps you will take in your business? Is your business growing or changing by accident or by design? What inspired you the most at the conference? Do you know where to start?!
We all know about the importance of improving business profit, but you also need to find a balance between today’s profit and creating a valuable business into the future, that will realise a great return when you decide to sell. This means finding the right balance between investing in good business foundations as well as business growth. This can be summarised, in these two strategies:
1. Revenue growth 2. Productivity improvement
Both strategies will grow profit (if you do them well), but they require very different activities and skillsets. Making the right choice for your business requires careful assessment.
A business that is ready to grow revenue usually has good basic systems and tools as well as skilled people that aren’t having too many problems keeping up with the current pace of work. You will also have lots of satisfied customers because your business usually provides sound solutions
that your customers love. If this feels like you, then you are probably ready to focus on strategies to win more customers or increase your price.
However, if you’ve been growing for a while or just have a sense that things are getting ahead of you, it is probably time to take a really good look at your systems, processes and people and work out if you have organised them in the best way you can, while being true to your business brand. A good way to test this is to imagine you have just won another 20% more work – could your business handle it, without customer and staff satisfaction suffering? If the answer is no, now might be a good time to look “inwards” not “outwards” and sort out your business processes to improve margins.
At the conference we presented industry benchmarks for NZ Construction companies of different sizes and shared some tips on improving your business. We highly recommend you use benchmarks to gauge how you are going and as well as modelling scenarios to check which strategies will have the most benefit, before you commit. Wow! What a busy few days it was in Hamilton at the biggest conference and expo that Certified Builders has put on for its members. There were more trade stands than ever bringing a greater variety to the expo area, with familiar building noises as nail guns were being tried out by the delegates, the hubbub of delegates networking with leading Industry Partners and our delegates could even get free mole spot checks as well as hearing tests.

The Factory Tour started out bright and early on Thursday morning, visiting 3 factories in and around Hamilton. A great big thanks to the hospitality of Metro Glasstech, Architectural Profiles Limited and Thomsons ITM Frame and Truss Prenail plant. The Mitre10 Great Apprentice Race was a joy to behold! You could feel the quiver of the nervous apprentice challenge finalists as well as their presidents who had to part take in the race with them. A large crowd had gathered, drawn in by the loud music and the promise of hurtling balls at the contestants – who doesn’t like to throw things! This event rocked! New Zealand Carpentry Apprentice Challenge 2014 FinalsAs Thursday morning rolled around the first of the nine apprentices for the crown of Apprentice of the Year rolled off the planes and into Hamilton airport, nerves were high as were expectations but the unknown that lay ahead was daunting.
The New Zealand Carpentry Apprentice Challenge consisted of two main tasks this year. An Interview with the four fantastic judges Peter Taylor (Winstone Wallboards), Nick Jones (Wellington President), Andrew McGeady (Otago President), Jared Cossey (Acorn ITM) to help get a better insight into each apprentice along with a review of their portfolios.
The second challenge was the biggest leap out of their comfort zone and entailed sitting in an allocated workshop then choosing several points to highlight while closing out the workshop and thanking speakers and attendees with none of the apprentices having spoken to such sizable audiences before nerves were running very high.
I do not envy the judges for having to choose a winner as all Apprentices were exceptional and their employers should be very proud. The ultimate honour going to Joe Sparks (Unitec) with second to Marcus Hand (Weltec) and third to Kalem Uttinger (BOP Polytech).

Toolbox Seminar
In the last InHouse I asked if you could all make the effort to get to the Toolbox Seminars as you will be missing out and getting left behind if you don’t. At the time of printing the numbers in the North Island are holding their own, well done. Numbers have been low in the South Island this time around. The Association remains committed to the cause of delivering education into the regions. At the moment all members should be getting an email two weeks before the seminars take place in your area, followed by a text message on the day or the day before the seminars. We also advertise the seminars in the InHouse magazine to give you time to plan for them and we try to get them advertised in the local merchants just to jog your memory. On top of all this your local President or coordinator may also give you a call to see if you are going to turn up. (If you are not getting emails or text messages please let us know ASAP so we can sort this for you.)

When I started here at Certified Builders Association just over 2 months ago it was a bit
of an unknown for me of what was in store. Looking back it has been a very frantic two months and I have managed to meet some fantastic people and can’t wait to meet more.
We’re barely out the door of Claudelands and were straight into the next round of Toolbox Seminars ‘Better ways to manage conflict’ and so far the response around the regions has been fantastic. The topic is one of the tricky ones to get the message across but a lot of work behind the scenes has helped transform it to something we can understand and take home with us to use. Feedback has been positive with comments like “wow I thought I actually knew how to sort out my conflict but this has opened my eyes”. So great to see you guys getting something out of it.
I was lucky enough to spend the entire Conference with this year’s NZ Apprentice Challenge finalists and would like to highly commend them and their employers; such a great group of guys that have all shown great future potential. I hope you all will get in behind next year’s Apprentice Challenge and get your guys entered. It is a very character building event and a great experience for all involved. Did I mention the great prizes!!!
Hopefully I will get to meet as many of you as possible while out on the road - also if you are involved with a great build out there or just want to touch base please don’t hesitate to give me a call, it’s always an honour to talk to our great members.

Wellington Golf Day: Nick Jones and his team are putting on a golf day on 3rd October at Shandon Golf Club Petone. Put this date in your diary and make sure you get your registrations in early as places will go quick.

The Great Apprentice Race
Something new for conference this year was the great apprentice race which was all about having fun along with a test of brains, stamina, speed and agility. With great sponsorship and prizes from Mitre 10 Trade we were set for racing to begin. Looking at all you great athletes out there, 6 lucky Presidents, 1 Board member, our fearless Chairman and Scott Ryan from Mitre 10 were chosen to team up with the apprentices, which I must say were looking in great shape, dangerously fit and ready to the meet the challenge. The challenge was to run an obstacle course which consisted of a sprint to pick up 2 bunches of keys then sprint back to a door which only 1 key in the 2 bunches would open. They then had to go through the door, 1 member would throw darts at 3 balloons which were pinned to dartboards. When popped the other team mate could then jump from the scaffold onto FalPac bags, then they had to go under a cargo net, put together the Certified Builders jigsaw which was harder than it looked, then onto putting together the apprentice chair which was the same chairs that the apprentices made in the regions finals. To finish they had to saw through a log with a two man saw. The 2 fastest times went through to the finals. They did this while the crowd were throwing balls at them from all angles and for the finals there were water guns and the odd bucket of
water thrown in for good measure. The winners were Craig Chatterton (Apprentice) and Bevin MacCarthy (President of the Bay of Islands) who were cool, calm and collected and showed great team work in working together to master all the obstacles and won $1,000 along with other prizes.Runner ups were Sam Talbot (Apprentice) and Dwayne Stevenson

Earlier this year, CPIT introduced a no fees initiativefor all onsite assessment for students who haveenrolled into an Industry Training AssociationBuilding (ITAB) apprenticeship. This made it eveneasier for talented, motivated trade trainees tolaunch their careers in the construction industry.The ITAB apprenticeship programme is a wellestablished national scheme supported byCertified Builders Association of New Zealandand administered by Polytechnic’s. CPIT’s tutorsprovide the training, support and assessment forthe duration of the trainee’s apprenticeship.The CPIT Trades Campus staff are busy teachingskills and knowledge to students who are ready toenter the work force as carpentry apprentices.“Demand from the industry has never beenhigher,” says carpentry tutor Nick Matthews, whocoordinates the work experience enquiries fromemployers.
“There’s never been a better time to start acarpentry apprenticeship or to train for your futureemployment.”
Established Christchurch building companiesin both the residential and commercial sectorshave indentured apprentices with the ITABApprenticeship programme as their preferredpreference.
Lance Austin, from Bushnell Builders, describes theITAB programme as “outstanding”. “We currentlyhave nine apprenticeships through the CPIT/ITAB
programme,” he says. “They’re of a high standardand we are able to offer them varied work to signoff their standards. It’s a fantastic programme and Ican’t praise it highly enough.”
Metzger Builders has ten current apprentices fromCPIT and has previously put another ten throughthe programme. Mark Metzger says he has a“very good” relationship with CPIT and their ITABapprenticeship programme.
“I think the system is easier for the studentsto concentrate on their work and not have theworry about getting dragged down by all thepaperwork,” he says.
“The tutors are all so positive and encouragingwhich really helps the students’ confidence and inthe end helps them to succeed.”

Eight-hour bench seats donated to charities
Winning the ITAB/ Certified Builders Apprentice of the Year challenge was a great way to finish an interesting and exciting Certified Builders conference.
The regional challenge was a lot of fun, building in a competition environment is a pretty unique experience and very different to the usual days on site. But the national challenge was a whole different ball game, testing us on our communication skills and putting us in high pressure environments to see how we coped.
Walking away from that I feel confident that I can handle the communication and client interaction side of building far better than I could have before, not only from the competition but also from the brilliant guest speakers and workshops we attended.
I am putting all my prizes to very good use and getting used to my foreman telling everyone on site that I am the Apprentice of the Year - I think he’s chuffed. It was a great experience and I would highly recommend it to any apprentice looking for a challenge.
Now I’m looking for the next challenge, taking on more responsibility at work and continuing to learn new tricks to make me a better builder.

They were built in eight hours but will give years of service to Christchurch charities. Eight outdoor bench seats built by Industry Training Association Building (ITAB) apprentices at CPIT, produced under competition conditions, are being delivered to men’s shelters, a retirement village and a Hospice in Christchurch this week.
The purpose of the competition was to choose one apprentice to go through to the NZ Carpentry Apprentice Challenge 2014 in Hamilton in June. Greg Whitaker will represent CPIT at the event. Tutor/Assessor John McLardy said the overall standard of the work was impressive.
“It was hard to judge. There was a clear winner, but they all showed good skills under competition conditions, which is eight hours to get the bench seats started and to get them finished. It was good practice for the job – they had to read plans, cut and measure the timber and put it together under pressure.”
As the demand for builders in Christchurch continues to grow, McLardy said CPIT had made carpentry training more flexible. “There are plenty of opportunities for builders. If someone comes in and completes the first module of training, which is 12 weeks of basic skills, hand tools and safety, then that gives them the basics that employers want. Other modules can be done at night school if the student wants to start working.”
Christchurch Builders/ITAB donated the timber for the bench seats and requested that they be donated to local charities. Recipients of the benches included the Salvation Army Drug and Alcohol Rehabilitation Centre, Nurse Maude Hospice, Wesley Care, the City Mission Men’s Shelter, Stepping Stone Trust and Pasifika Church Ministers.

Well, we’ve finally got the cold winter weather we’ve been waiting for, and while it makes roofs more slippery the snowy slopes and sunny days more than make up for it.
As we hear reports of continued growth in the construction industry, it’s clear that some are still struggling, including some of the industry’s apprentices. Many of the hidden costs of training are often borne by the apprentice (i.e. travel and/or accommodation for block courses, loss of wages) and it’s great to be involved with the AST trust to help these future carpenters and business owners through their training.
The year to date has seen grants totalling nearly $2,500.00 awarded to apprentices through the AST, and it’s expected that will increase as the year progresses.
The increase in ITAB apprentice numbers has helped raised the awareness of the value of ITAB training, with ‘quality of training’ and
‘level of support’ two of the most common examples.
Many of the regional associations have been active in fundraising to support the Trust, and at the recent Certified Builders Association National conference we saw some awesome support through the charity auction, where a total of $6,760.00 was raised. This will further enhance the AST’s ability to support our carpentry apprentices, so be sure to support the Association and training providers by signing your next apprentice with ITAB.
Lastly, a big congratulations to all of the finalists in the NZ Carpentry Apprentice Challenge, and in particular the winner Joe Sparks from Unitec. You all represented your employers, Providers and the industry to a very high standard.

#1: First off, make sure you have the right staff!! You’d be surprised how many owners hire people who aren’t actually that interested in the business side of their work – they just like doing the job, and just want to collect the weekly pay packet without having to think, or be challenged by the role. So, make sure you use a proper recruitment, interview and selection process that will give you someone with a bit of fire in their belly.
#2: Even when you do have the right staff – they don’t particularly want to sell! There’s a simple reason for this – the image of “sales” as the shiny suited, foot in the door, pressure selling hype merchant. None of use want to be seen as that, do we? (hands down Mobile Phone company reps) and will switch off as soon as the word Sales is mentioned. Get past this by emphasising the “knowledge holder” image of the role: Our job is advising and helping the client to achieve their desires, and these are the products that will help them. Do make sure your staff believe in your products, it’s not easy to sell something you privately think is !@*#. Hold product awareness sessions, give samples to staff, get knowledgeable company reps in to demonstrate and answer questions.
#3: Make sure that all staff understand the sales process – train them thoroughly! Get your Business Advisor to coach you through this as it works in your business – and remember every business is subtly different! There are key stages that must be recognised, rehearsed and practiced. Everybody hates role plays, but it is the only practice which will give the solid confidence needed to improve performance consistently. Make sure that your style is clearly defined – what’s the rule on client greetings? Name use? Farewells? Where is the personality of the business? What themes? What “little extras” can staff add to each clients’ experience?
#4: It’s your job as the business owner to set prices at a profitable level, but you will be challenged on pricing by both customers and staff. How do you respond? Many people discount when challenged. Train your staff in all the alternatives – (a) using “soft dollars” as some call it – pre-selected product with a good enough margin to add real value to the client, but that doesn’t cost you a great deal. (b) Bundle products into “Kits” to make an attractive package (c) Pre-sell future services in a “maintenance programme” (d) Role play with staff the ways to handle “oh, that’s nice but its sooo expensive”
#5: Make sure all staff know how to ask questions that lead to sales. Discussing the weather may sound an unlikely sales lead in, but it leads to a discussion on UV protection,
outdoor furniture, entertaining, travel, landscaping, house painting, holidays, cars, TV, movies, and almost anything else you can think of! The key point is you are not asking your staff to become hard sell fanatics, just to have “conversations with a purpose”, not just “purposeless conversations”. Remember Kipling’s rules – ask open questions!
#6: Ensure all staff follow the rules on future appointment making and reminders – many service operations throw away between 25% and 40% of their potential annual turnover by not handling future bookings and reminders in a positive and assertive manner. Set up a checking process to make sure this is done properly. Your Business Advisor will help you with this.
#7: Your staff need to understand the way the physical environment of your business influences customer behaviour. This includes actual layout and “flow” of activity around the shop, the colours in use, the noise levels and distractions, the movement and interaction of staff, and the movement and interaction of customers. Your staff won’t make sales if the environment irritates or “turns off” the customer in any way.
#8: The environment from a sales perspective starts from outside the premises – parking, approach lines, window displays, lighting, doorway, entrance / exit invitations, and do remember the sales environment doesn’t finish when the customer leaves the premises. What about that follow up phone call? Do you call to see how they are going? How did the product or service work for them? Any follow up needed?
#9: What sort of sales incentive scheme do you have? Group or individual? There are many systems out there – not all equal. In many cases a combination of smaller individual incentives and larger group incentives can work well in the personal services industries. You need co-operation, team work and a friendly environment in this industry – the customers can always tell!
#10: Look in the mirror – are YOU committed to making your business more profitable? If you aren’t 100% committed your staff will sense it, and will not go beyond your performance. Unfortunately many business owners have come “off the tools” themselves, and haven’t changed their mindset in the meantime. In some magical way, owners then expect their staff to somehow behave differently and be more focussed on sales than the owner themselves. If you can recognise yourself in this - don’t worry – it can be fixed!

CHOCOLATE “CHIPPY” COOKIESMakes a large batch, can freeze well raw or cooked.
Ingredients:500 grams butter softened1 cup sugar6 Tablespoons Condensed Milk4 ½ cups Plain Flour4 Teaspoons of Baking Powder500 grams Chocolate Chips
Combine Butter and Sugar and cream. Add Condensed Milk and combine. Add Flour, Baking Powder and Chocolate Chips.Stir to combine.Rolls into balls, place on a lined baking tray, bake for 12-15 minutes at 180C
Voila!

MESSAGE FROM THE CHIEF

Many thanks to both those members and our trade supporters who attended our recent conference. I hope you found the event both of value and also enjoyable. It goes without saying, if we did not have your ongoing support we would not be able to hold an event of this type ....so many thanks. It was very pleasing to be able have our conference with members and the industry attending with a more positive outlook on workloads and general confidence.
A feature of the AGM and Conference was the opportunity to recognize Richard Merrifield with Life Membership of Certified Builders Association. This is just the second time the Association has recognized a member with this honour (the first being Craig Wilkinson who established the Association some 16 years ago). Richard is a very worthy recipient of this award in recognition of his long time active involvement and support of Certified Builders and the building industry.
I was again impressed by the outstanding quality of the finalists of the NZ Carpentry Apprentice Challenge. What a great bunch of young men. They all conducted themselves extremely well (both on and off the field) with each and every one of them showing us all why we should be heartened with the future leaders of the industry.
With the forthcoming general election most of the work on law and/or regulation changes has gone into “hold mode” - which is normal for the lead up time to an election. This hold will give us an opportunity the assess where we are at and also to further identify issues that continue to give our members some concern so that we can promote these - with some alternative solutions - to the regulators and others.
We are encouraged by the response to the launch of Certified Plans and it is pleasing to see that we are seeing new member applications coming in as a result of this initiative. We have also had some nice media pick up on the launch of the new service - so we will look to build on this.
As I have advised in the past - changes to the Building Act late last year have resulted in new measures and compliance that most builders will be required to make that relate to the protection of the homebuyer consumer. These include a range of checklists/disclosures/mandatory written contracts and defect rectification actions. We are currently working on providing all members a full range of templates and information that will allow compliance with these changes easily understood and managed. Watch this space...
