GENERAL MANAGER’S MESSAGE

Hello everyone.

I hope that all of you have been staying positive, prac-ticing good self-distancing, quarantining you and your families, staying safe, and keeping your sanity. I have loved what our outdoor gardens have become and thank everyone who purchased a plot this year. Another huge thank you goes to those individuals and families that purchased a tennis COVID membership. I have never seen that many tennis players in the previous five years.

We will be doing a soft opening July 20th for the arena and fitness centre. There will be new policies and proce-dures for both of those areas. For the fitness centre, this includes all court, cardio and weight room, bookings will have to be made online. Also, for the tennis courts and squash courts, when you book, you have to list who you are playing with or against. This is for COVID tracing for AHS. Spectators will not be allowed for the time being in either the arena or fitness centre. Hours will change in the fitness centre for the summer.

The main opening for our regular renters will be around September 1st. This is for the entire building and will al-low us to make sure our building is safe for you to come back to.

I hope to see all of you in the building, when allowed, as we will need all of your support even more.

SCHOOL SHOUT-OUTS

So much has changed for everyone since I last up-dated you on the Preschool in March! It seems like a lifetime ago that we were all in class, playing with our friends and favourite toys. It has been a challenging few months—from home schooling; working from home; and being unable to see family, friends, and loved ones. But as a community, we have supported each other, kept ourselves and others safe, and we can now enjoy the summer sunshine before the fall creeps up on us.

While we are sad that we didn’t get to celebrate the graduation of our four-year-olds together, we hope you managed to have a celebration with your family. We all wish you good luck and best wishes for the next stage in your education.

We all look forward to welcoming everyone (old and new) to the Preschool in September. We have missed you so much! As we prepare to reopen, we take our direction regarding COVID-19 guidelines directly from Alberta Health and the Ministry of Child and Family Services. All of us are working hard to ensure proper procedures are in place for the health and safety of our students and staff. We will, of course, update parents once these are finalized.

First Day of School - September 1This month, the Calgary Board of Education (CBE) will be announcing what school will look like for every-one after the Alberta Minister of Education announces which re-entry scenario schools will follow. Please take the time in August to check www.alberta.ca and www.cbe.ab.ca for news and details on what your family can do adjust to our new school realities in September.

In June, the Alberta government announced that re-turning to school would likely fall under one of three scenarios.

Scenario 1 – In-school classes resume, near-normal op-erations with health measures

Scenario 2 – In-school classes partially resume with ad-ditional health measures

Scenario 3 – At-home learning continues, in-school classes are cancelled

As summer gets into full swing and we try to get life back to a somewhat normal, the Fantastic Hockey Camp has been busy trying to do what we can to host our an-nual kids camps this August.

The good news is Funtastic Hockey will be offered again the last two weeks of August. Unfortunately, due to Stage 2 safety precautions during this COVID-19 pan-demic, we have had to modify the camp this year to drop-off and pick-up ice sessions only. Each age group will still have the opportunity to participate in a morn-ing and afternoon ice session for an hour each.

The theme of the camp and name is ‘Return to Play with a focus on skill development and fun to help prepare us for the upcoming hockey season (whatever that looks like).

Policies and rules surrounding social distancing for play-ers, parents, and coaches on and off the ice will be in effect, as these will not be cohort groups. There will be more details regarding safety requirements with regis-tration.

News from the Friends of Nose Hillby Anne Burke

Nose Hill Park is one of the largest urban parks in North America and has its unique geological, ecological, and anthropological history. By 1879, the bison herds had vanished. An airport for the air force was on the top of the hill near the current 14th St. lookout point and air-port relay tower. This WWI air base was used until the end of WWII. Prior to the 15th Annual Conference of the Blackfoot Confederacy (hosted by the Kainai in Tsuu T’ina), a stone marker was created near an older site of a stone cairn circle. This was a sacred place for ceremonies and vision quests, as well as a lookout for “buffalo, the weather and danger.”

With an abundance of remarkable flora and fauna, there is a new project which aims to record observa-tions made by park users. The Nose Hill park bound-aries were entered into iNaturalist.ca from the Open Calgary Parks Data set for a project that automatically summarizes species, locations, and user contributions. If you are visiting the park and see some interesting flo-ra and fauna, please take a photo and add it to iNatural-ist.ca (but avoid people and pets). It will also help you with AI: Artificial Intelligence and a community vetting system. See the stats to learn more about what people are finding in the park! To date there have been 1395 observations, 328 species, 278 identifiers, and 166 ob-servers. This is a great way to share valuable informa-tion and you will be able to view trends and hot spots of biodiversity in the park. I put an offer on a house that had competing offers. I later learned that one of the other buyers approached the seller directly instead of going through their real estate professional. Is this allowed?

Yes, this is technically allowed. The Real Estate Council of Alberta (RECA) does not regulate buyers or sellers them-selves. Consumers are free to make their own deals for their own property.

However, RECA recommends that consumers always use a licensed real estate professional when trading in real estate.

As a buyer, dealing directly with the seller may allow you to craft your offer to purchase in a way that guaran-tees the seller’s acceptance, but at what price?

Do you know the current value of the property and what you’re willing to pay? Are you aware of the impli-cations of removing certain conditions in an offer? How can you be sure whether the seller is withholding infor-mation that might affect your offer or your experience with the property?

The seller has extensive knowledge about the property. They also want to make the most money on the sale of the property. They are looking out for their own best interests.

The house might look like your dream home on the sur-face. It might be the ideal size and have the right num-ber of rooms, but what about the things you can’t see? Would it affect your decision to know if a death occurred on the property or if people believe it is haunted?

Do you know where to look for deeper information on the property? Do you know what and who to ask to en-sure that what you see is what you’d get? Do you feel confident that you have the knowledge necessary to look out for your best interests?

Real estate professionals are obligated to look out for their clients’ best interests. Working with a real estate professional to facilitate the deal can help you get the answers you need to make a fully informed decision.

Also, it is possible that if you had been working with a real estate agent when you viewed the property—even if the agent doesn’t facilitate the viewing of the house in question—the purchase may still trigger a fee pay-ment obligation if that clause was in your Buyer Rep-resentation Agreement. In this case, there may be no benefit to cutting your real estate professional out of the transaction.

Without a licensed real estate professional, you might have no one on your side but yourself. Dealing directly with the seller might get you a place you think you want. By working with a real estate professional, you have a better chance of getting a property you know you want.

In the past few months, we’ve seen Albertans come together and look out for one another to a degree never required be-fore. From individual acts of kindness during periods of pro-longed isolation to efforts preparing our shared spaces for safe reopening, we can be proud that our values guide our actions.

The COVID-19 pandemic crisis has encouraged countries and cities around the world to think of new ways of living, working, and using our resources in light of current chal-lenges. The mayor of Paris, France has plans to pedestrian-ize the city center, while many Canadians support higher wages for private sector service workers on a permanent basis, instead of short term “hero pay”.

The stage has been set for not just a relaunch for Alberta, but recovery. Even before the first COVID-19 cases emerged, Albertans faced the uncertainty of economic shifts, with heavy job losses and companies folding or relocating out of our province.

It’s unfortunate to see that Jason Kenney and the UCP gov-ernment’s Economic Recovery Plan, unveiled at the end of June, seems to offer nothing new in terms of ideas and less than nothing for everyday Albertans. The UCP doubled down on cutting corporate taxes by dropping the rate from 10% to 8% days after the announcement - a year and a half earlier than originally planned. However, the UCP’s previ-ous lowering of the corporate tax rate from 12% to 10% in mid-2019 did not lead to job creation, new investment, or diversification. In fact, 50,000 jobs were lost before the pan-demic hit, proving that lowering corporate tax rates only benefits profitable corporations instead of working people.

Rounding out the plan, the additional promised invest-ments don’t restore the funding amounts that the UCP gov-ernment had already cut from preexisting industry-specific initiatives meant to diversify our economy.

While Albertans have achieved much in 2020, greater chal-lenges lie ahead as the government continues it attacks on the public sector and adds new targets for privatization like community lab services. I believe that we must rally to protect and improve healthcare, education, seniors’ care, childcare, municipal projects, and programs for marginal-ized and racialized people.

Green Line UpdateOn June 16, Council voted 14-1 to approve the revised alignment for the Green line LRT. This transformational project will create jobs, stimulate the economy, connect Calgarians to employment and amenities, help curb suburban sprawl, combat congestion, help us tackle the climate crisis, and help build a more equitable city.

The revised alignment will travel from 16 Av N at sur-face on Centre St before crossing the Bow River on a new bridge. A surface level 9 Av N station in Crescent Heights was also approved for this section. After cross-ing the Bow River, the line will enter a station within the redeveloped Eau Claire Market before entering a tunnel through the Downtown and the Beltline. The line will reemerge from the tunnel as it crosses the Elbow River into Ramsay.

There is still much work to do as the project moves into detailed design and construction. The project team will now work on streetscape designs, a high-quality bridge design, business access management, and community traffic calming along the line. These were all conditions to my support for the revised alignment and all of them were included in the recommendations approved by Council. The project team also reaffirmed their commit-ment to my previous motion to develop a business sup-port program to assist businesses along the line before, during, and after construction.

Thank you to everyone who participated in the process to date. I hope you will all continue to share your views as we enter the next phases of design and engagement. That especially goes for those still concerned about how Green Line will fit into our communities. Your feedback is still key to getting the details right.

Travel agencies take the number one spot on the Better Business Bureau’s (BBB) list of most industry complaints during the coronavirus (COVID-19) pan-demic. Airlines and vacation rentals rounded out the top three with 2,565 and 2,089 complaints and reviews, respectively. Between March and May 2020, BBB received more than 53,000 complaints and re-views. This represents a 280 percent increase over a three-month period.

Consumers who are making travel plans should con-sider these BBB tips to avoid disappointments: •Check with country regulations for quarantine

requirements. Some countries are still requiring visitors to isolate for 14 days when visiting the coun-try or coming back home. •Carefully research cancellation policies before

making reservations. If you were hoping to travel somewhere later this year, understand what kind of cancellation policy is available for the tickets you would like to purchase. Cruise companies, airlines, hotels, Airbnbs and other travel-related cancella-tion policies are rapidly changing because of the pandemic. •Consider buying travel insurance, but read the

cies at the location where you intend to travel. Many countries are slowly re-opening but that may change between the time the trip is booked and the time of departure. •Think twice before buying a bargain ticket. As

many countries reopen their borders, flight and cruise deals are popping up everywhere. If you want to take advantage of these deals, keep in mind that, realistically, any destination could be-come compromised or closed again and you may need to cancel or reschedule your travel plans. This could result in additional fees and make the deal even less of a bargain.
