Summer time at Carriage Manor as you all know includes many construction pro-jects. What you may not know, is that it is also the time of year we begin considering next summer’s projects, as part of developing the Resort’s 2016 Budget.

In 2015 approximately 24% or $36.00 of your $155.00 monthly assessment was allocated to Re-serve and Capital Funds, which means the average monthly operating costs were $119.00 per lot. The af-firmative vote at the February 2013 Annual Meeting regarding Issue IV specifically, the $230.00 Supple-mental Assessment eliminated the potential of an increase in 2014 and 2015. A summary of the actual Income and Expenses of operating the resort over the previous twelve months and the Reserve Study are the two components that I utilize as the foundation, one reflects where we have been, and the other identifies where we need to go. I then consider the goals of the Board of Di-rectors, requests from Staff, Committees, and Clubs. After full consideration of all aspects, we are able to establish as to whether or not an Assessment increase is required. The Governing Documents set 6% as the maximum annual increase of the then monthly assessment. The BOD and Management invariably include cost savings during their budgetary considerations, while sustaining the level of service that meets the owner’s expectations and meets the requirements of the Governing Documents. The BOD and I will be continuing to develop the 2016 Budget for presentation in the fall. While meeting with the representatives from CenturyLink last week, I find it important to remind those of you who plan on using their services for internet to contact them as soon as possible. Obviously, a major influx of winter visitors come to the valley in the fall, and you don’t want to have a delay in the start of your service. Please see the CenturyLink details on Page 3. As you can see by the cover page, we have broken ground on the retention area Building Expan-sion Project. Greetings,

Now that the Fourth of July has come and gone, we find that Labor Day soon will be ap-

proaching. We, the snowbirds, will be making plans to return to our winter home at Carriage

Manor, and looking forward to lots of great activities and fun in the sun.

This year it would be good for the park if you would add volunteering to your list of activi-

ties. There are many opportunities for new volunteers in our resort, including kitchen help, office,

activities, and various clubs to get involved with. Most of these volunteer jobs usually only take a

couple of hours per week and serve our park. This is also a good way to meet new people and

help Carriage Manor at the same time. I think you will find volunteering rewarding and fun.

TEMPORARY PET PARK

Planning for the displacement of the Pet Owners began many months ago when I met with the of-

ficers of the Pet Club during season to address the effects of the construction project on their members.

It was suggested a temporary fence be placed at the south end of the Retention Basin, which would have

continued to allow for shade.

However, there was concern regarding the mobility issues of many pet owners, especially those

that were year-round residents being able to reach that location without difficulty or hazard. The cur-

rent site was suggested as an alternative, and lack of shade was part of the considerations, it was chosen

in keeping the safety of the residents as the primary concern. The current location allows for parking

and access to temporary Pet Run without significant physical challenges to our pet people. I did have

tables and chairs with umbrellas placed in the temporary Pet Run Area in an attempt to provide shade.

I do realize it is not the set-up our pet people are accustomed to, but fortunately it is only a tem-

porary circumstance, and was done with the resident’s utmost safety in mind.

Good day Ladies and Gentlemen! Well to start off with, I misspoke to you folks in regards to the Broadway road project. There was a little glitch in the last couple of weeks of the project. The electrical sub contractor for all the street

lighting went bankrupt so the city of Mesa and the general contractor had to do some scram-bling to award the end line of the electrical portion to complete the street lights and the inter-section signal lighting. All work to include the striping of the street, will be completed in the second week of August, 2015.

The new building at the maintenance shop is well under way, the contractor is very safety driven in all aspects of the work going on at all times at the job site, and the surround-ing area, very pleased to see.

We, in the security department have been doing our patrols as always with the great news to report to all the residents that there have been absolutely no incidents since our last article, in regards to the two individuals coming over the Rambler gate area, which we caught immediately. We have started the next wave of the complete house to house walk-arounds.

August already!!! Where did the time go? As we are winding down the summer the new expansion is still going strong. I want to take this time to let peo-ple know what is going on with trash, the big roll off dumpster and the dog park and Pickle ball.

We are required to keep the construction zone closed to the general public, CONSTRUCTION PERSONNEL ONLY. We have set the trash Mule and trailer outside the construction zone for residents to place garbage in. I will also be working with the residents to get down to the roll off dumpster with big loads. As of right now construction stops at 2pm. I am currently opening the gates after 2:00pm to accommodate residents needing to dump large loads of yard waste in the roll off dumpster. This may change as the project pro-gresses. If you know you are going to have a big load and need it dumped please contact me and we will do our best to accommodate your needs. We have put up a temporary Pet Park next to the Golf Driving Cages and Tennis courts. Pet people and Pickleball can still use the big retention area, including pickleball. We only ask that you park on Graham and use the two walk paths to get to the retention ar-ea/pickleball. PLEASE remember that your dog must be on a leash at the big retention/pickleball area at all times. Thank you for your patience.

By the time you are able to read this update, the summer will be at its peak, but winding down!

Each week we continue to respond to both sales and rental inquiries, conducting tours of the Resort and its many amenities with prospective residents.

And, as a result we’ve once again added to our sales numbers. During the off-season months, April through July, THIRTEEN of our listed proper-ties have been sold thus-far - truly a positive and productive summer!

This translates into an additional revenue infusion of “cash funds” to Carriage Manor Resort in excess of $24,000 for just those “off-season” months!

As to rentals go, we have already re-ceived in excess of 200 inquiries, many of which we will unfortunately be unable to satisfy without additional rental properties. If you have been or are considering placing your unit in our rental pool, please contact us soon, we will be happy to explain the process and match your unit to one of our tenants. Remember, during season rentals generate between $1400 and $1900 monthly!

Well, it’s August already. A little note from “Behind the Scenes”. Although a lot of you are not here to see it, construction of some sort is an everyday event here. During your time away, we have to deal with Palms trees that need trimming, weeds that continue to grow-even in this “heat”, water leaks, storm damage, deep cleaning, file purging, new pro-

grams, computer break downs, pushy salesmen, and the list goes on. Throw the “Monsoon” in the mix and it can get pretty miserable!

I hope you are all enjoying your time away and that you will enjoy all that has been done over the summer. We may have missed something, but for the most part everything major is happening.

Take time to smell the roses and treat every day as if it’s your last.
