During National Homeownership Month in June, the housing industry celebrates the many ben- efits of owning a home. Despite the downturn in the housing market, families continue to seek to achieve the American Dream of homeownership and take their place among the more than 74 million Americans that own a home. The value Americans place on owning their home continues even through times of economic hard- ship. The Fannie Mae National Housing Survey conducted in January 2010 showed that two-thirds of American adults said they still preferred owning a home. And 70 percent of respondents said they believe buying a home continues to be one of the safest investments available. Greetings fellow AHBA Members! I hope everyone had a great Spring Break. As mentioned last month, the 2nd Annual AHBA Home & Garden Expo was another great success with traffic up 30% from the previous year! Now we transition into the annual AHBA Parade of Homes season. Marking a 30-year milestone for the AHBA Parade of Homes this year, the event continues to receive a great following in our local and surrounding community. We look forward to builder entries, sponsors and advertisers as it takes all of you to make the Parade a success!

Continuing to be a premier resource to our Members, we have finalized the AHBA Mentoring Program and are ready to receive applicants for both Mentors and Mentees. This is a great way for some confidential networking if you will, to draw on each other’s experiences, advice and reflections and is open to all Members of the AHBA, simply contact

the office to get started.

Additionally, we are in full swing with our “Builder Breakfasts” for our Builder Members, with our next event featuring OSHA issues. We have learned that OSHA will be observing jobs in progress on a potentially more frequent basis so don’t miss this one!! Also, coming up in June, we have put together a special seminar “Construction Lending in Today’s Market” including a panel of bankers/lenders with a 2 hour moderated presentation and Q&A session. Learn what is and is not happening in the construction lending market right now, and you may be surprised at what you may learn. Our AHBA Staff and Committees work hard to present these and many other resources to our Membership and I thank them for their hard work and encourage all AHBA Members to take full advantage of what is offered.

In a couple of weeks the Spring NCHBA Board Meeting will occur, and a contingent of your AHBA Staff and Board Members will be in atten-dance to participate in various meetings and share what is important to us right here in WNC. While 2012 will be a full election year, traditionally those years yield a slower pace in our industry; it may be an incentive for both Builders and Buyers to close deals now, particularly with material costs edging up and lending rates holding steadily lower than typical. It is still a great time to build or buy, if your Clients are ready. Unfortu-nately, the NCHBA stimulus proposal of a new home tax credit failed to gain traction legislatively; which means we as Builders and Associates need to work closer than ever to create an even more attractive environment for our Clients and Customers to foster growth. As mentioned several months ago, given national trends, we may need to examine what our product is and how we deliver that product to the marketplace to remain competitive. To that end, it has been said that necessity is the mother of invention!! Till next month......

I occasionally haul a load of gravel in my pickup truck and some of the gravel inevitably gets caught in the gap between my truck bed and open tailgate while I’m unloading it.

When I wasn’t too careful about cleaning out the gap, the bits of gravel left behind chipped the paint and sometimes dented the metal. So I installed a protective shield to reduce the damage.

It’s a simple fix:As shown in the accompanying drawing, I made the tailgate gravel shield from a length of aluminum coil-stock flashing.

After cutting it to length, I placed the flashing over the gap between the tailgate and the bed liner, anchoring it under the liner.

Secretary of Labor Hilda Solis on April 26 announced a national out-reach initiative by the Occupational Safety and Health Administration (OSHA) to educate workers and their employers about the hazards of working outdoors in the heat and steps needed to prevent heat-related illnesses.

“If you’re working outdoors, you’re at risk for heat-related illnesses that can cause serious medical problems and even death,” said Secretary Solis.

“But heat illness can be prevented,” she said. “This Labor Department campaign will reach across the country with a very simple message — water, rest and shade.”

OSHA recommends taking the following steps to reduce the risk of developing heat-related illnesses:

Drink water often.Rest in the shade.Report heat symptoms early.Know what to do in case of an emergency.OSHA has developed heat illness educational materials in English and Spanish, as well as a curriculum to be used for workplace training.

Additionally, a new web page provides information and resources on heat illness — including how to prevent it and what to do in case of an emergency — for workers and employers.

An NAHB safety tip in the June 2010 EH&S Monthly educates mem-bers on the dangers of working in the sun.

Want More Sales? Maximize the Traffic You Already HaveSales training is almost always one of the first items on the chopping block when it comes to paring budgets in a down market. That’s unfor-tunate because having better-trained salespeople than the competition is one of the best ways to gain the edge, especially in this market.

But don’t take my word for it.

According to a blind study of 12,000 salespeople by the Greensboro, N.C.-based training firm, The Brooks Group, salespeople who follow a linked, sequential selling process stand a 93% chance of getting the sale. Without one, their chances drop to under 40%, less than half their potential sales.

Those numbers are too large to ignore.

“In this time of limited budgets, training is usually the first item to be cut,” said Dave McKown, sales and marketing director for William Lyon Homes, headquartered in Newport Beach, Calif. “My philosophy is it should be the last.”

“The battle is won and lost on the sales floor, and to win you must have every agent at the top of their game,” he said.

It is quite amazing, when you think of everything that goes into starting a new community — purchasing the land, planning, land loans, hold-ing costs, approvals, studies, research, competitive analysis, building permits, community and house plans, grading, construction, model complexes, construction loans, architects, building inspections, roofers, fencers, pool companies, decorators, landscaping, marketing teams, graphic artists, signage companies and more — that they no longer want to invest in the very agent who is going to sell their community.

Not only don’t I get it, sales training is actually the least expensive ele-ment in the entire development and sales process.

“We noticed an immediate increase in sales once we implemented a regular training program,” said Jill Hardy, sales and marketing manager for Regis Homes of Northern California. “We feel we have a team of highly qualified sales professionals selling our homes, but the sales training polished skills that needed to be honed on a constant basis.”

She said the sales agents appreciated the training because it helped them become more effective, but also because Regis Homes was mak-ing an investment in them and their future.

The company benefited as well. “We have noticed an upturn in sales, even in this slow market, and I feel it is directly related to training, confi-dence and skill sets it brings to my team,” Hardy said.

Make Your Traffic Matter

What also amazes me is how many business owners and sales lead-ers, when complaining about sales, tell me they plan to increase their marketing to drive more traffic to their models.

Why increase marketing to increase traffic when the traffic you already have isn’t being handled correctly? The smarter solution is to train the sales team to maximize their efforts with everybody walking in the door.

We tend to think that a sales slump is simply the result of a lack of activ-ity, but bad markets are generally the result of a combination of factors and there are buyers out there. What matters is if they are buying from you.

Seven Steps Agents Can Take to Maximize the Traffic You Already Have

There are seven steps agents can take to prepare for and engage the traffic you already have walking through your models:

Winning Sales Attitude: Your agents need to have a great attitude. They must believe that they are better than their competition, that their prod-uct is better and that there is no reason why buyers don’t want to buy from them. If they bring that attitude to work with them each day, you will see an increase in sales.

Act: Action will help clear an agent’s head and slowly start bringing in the business they — and you — so desperately need. So all new-home agents should be getting out of the office, calling on Realtors® and marketing to key businesses on a regular basis. The networking oppor-tunities are endless, and the more often they network, the more com-fortable — and effective — they’ll become.

The Golden Goose: The most important thing you, as an agent, can do is close in on the business that walks through your door. Don’t just let them walk away before you discover their key motivations for buying and their timeline. Build rapport and either close the prospect or arrange a “be back” appointment.

Change Prospecting Strategies: Find and implement proven strategies that can help build your sales team’s confidence. Include them in your prospecting efforts; it will make them feel like they are part of the mar-keting plan. They’ll appreciate being part of the process.

Smart Follow-Up: Some agents hate to follow up and if one of these agents works for you, it’s time to part company. You want agents who regard follow-up as an opportunity. Most prospects are not going to make the biggest purchase of their lives in one visit. So you should have extensive notes about their needs and wants and anything else involved in their decision-making process. A sure way to get that infor-mation is through follow-up.

Ask Why They Didn’t Buy: If 20 prospects visited my model during the week but there was only one sale, I’d want to know why the other 19 prospects didn’t buy. As a sales manager, your sales reports should include a section about “non-buyer” follow-up, including extensive notes about how the sales team is following up with them. Your agents should know who their next 10 buyers are at all times.

Increase Expectations: We must increase our expectations of our salespeople. In today’s market, your salespeople should be networking, strategizing, following up, conducting campaigns and seminars, and analyzing the competition. Expectations set by the builder and sales managers will set the pace and help them be better salespeople.The bottom line is: if you have to make cutbacks, don’t cutback the sales training for your sales teams. It’s the most important element they’ll need to increase their skills, spirits — and sales.

Selling Tips for Home BuyersThere are incredible opportunities to buy a home in today’s market. Interest rates are near historic lows, prices are more competitive than they’ve been in years, and there is a large selection of homes available for sale to choose from. Whether you would like more space to accommodate a growing family or less to better suit an empty-nester lifestyle, the current buyer’s market makes it an ideal time to make a change.

But what if you have to sell your current home before you buy a new one? While the buyer’s market means when you buy your new house you will be able to get more for your money than a few years ago, it also means you will have to make sure your existing home is presented in its most attractive light in order to attract bids from potential buyers.

Here are some tips to help you improve your chances of attracting a buyer:

• Start with a realistic price. Thoroughly research what homes comparable to yours have sold for in the past year, as well as what the asking price is for the homes that are currently for sale. If you are working with a Realtor, they can do this for you. A price that’s too high may keep your home on the market so long that buy-ers will assume there are problems.

• Curb appeal is critical. Some prospective buyers never get out of the car before deciding that a run-down house is not for them. Keep your lawn neatly mowed and seed bare spots, mulch all the garden beds and plant colorful annuals, and paint or touch up fences, trim and the house itself, if it needs it. Fix anything sub-par that’s visible from the street.

• Clean, clean, clean. From the minute buyers arrive at your front door, make sure that everything they see is super clean. Put out a new welcome mat. Thoroughly clean carpets, floors, base-boards, curtains, windows, and especially all the surfaces and ap-pliances in your bathrooms and kitchens. Repaint the walls if they are scuffed or stained.

• Don’t forget odor. The home should both look and smell clean and welcoming. Open windows in good weather to encour-age fresh air to circulate. Use scented cleaners or air fresheners. Some sellers even pop a batch of cookies into the oven or simmer spiced cider on the stove if they know a potential buyer is coming.

• Make sure everything works. Fix everything from the mere-ly cosmetic such as burned-out light bulbs, to things that could raise red flags with buyers such as broken sink disposals and leaky fau-cets. If you don’t fix it, their home inspector will find it.

• Clutter kills sales. Make sure beds are made, toys are put away, bookshelves are neatly organized, and counters are cleared of personal items. If your house is too full—and that includes attics and basements—prospective buyers will have trouble visualizing their furnishings and possessions fitting in the space. Consider tem-porarily moving some furniture or boxes to the homes of friends or family, rent a storage facility, or even have a yard sale.

Prospective buyers can see that buying a house that’s already at-tractive and in good working order will make their lives easier—and could help you get into the home of your dreams that much sooner.

Presenting a home in the Parade of Homes is a proven method of generating more public exposure as well as gaining new leads for custom homes. Ask a builder who has participated in the Parade of Homes and you are sure to get validation of this. We are also reaching out to Associate members who have a great opportunity to team with a builder and enter a “Special Project” that can be any noteworthy feature of a new home (i.e.: a media room, outdoor kitchen, water feature, etc...). If you are an Associate member and are supply-ing a product or design that you feel is special, talk to the builder about entering the house or special feature in the Parade of Homes.

The AHBA hosted another stellar AHBA Networking Night on location at Ferguson Enterprises last month! Over 125 members gathered for great food, networking and outstanding giveaways. Ferguson’s showroom captivated all who attended with their great displays of the newest and latest trends for kitchen, bath, lighting and much more.

A good indication that the remodeling market is heading into a recovery, the NAHB Remodeling Market Index (RMI) for this year’s first quarter rose to 46.5, up from 41.5 in the fourth quarter of 2010 and its highest level since the fourth quarter of 2006.

On a scale of 0 to 100, a rating below 50 means that more remodelers review the market unfavorably rather than favorably, although the latest results show responses moving close to crossing that threshold.

The overall RMI combines ratings of current remodeling activity with indicators of future activity, such as calls for bids.

Current market conditions for the first quarter of 2011 rose to 46.1 from 43.3 in the previous quarter.

Future market indicators climbed to 46.8 from 39.7 in the previous quar-ter.

“Remodelers report a jump in activity so far this year and have been receiving more calls for work and appointments,” said NAHB Remodel-ers Chairman Bob Peterson, CGR, CAPS, CGP, a remodeler from Ft. Collins, Colo.

“However, many home owners are still slow to commit to remodeling because they feel uncertain about the economic recovery and the dif-ficulty in obtaining loans.”

Regionally, the RMI rose from 38.8 to 46.1 in the Northeast, from 45.8 to 46.1 in the South and from 39.7 to 46.1 in the West.

Only the Midwest experienced a decline — from 54.3 to 47.1.

All current remodeling market indicators increased in this year’s first quarter over the final quarter of 2010:

Major additions rose to 50.3, up from 48.6.Minor additions increased from 43.9 to 48.0.Maintenance and repair climbed from 37.0 to 39.5.Future market indicators also improved across the board:

Calls for bids rose from 47.2 to 53.1.Appointments for proposals were at 52.4, up from 43.1.The backlog of remodeling jobs climbed from 42.6 to 49.7.The amount of work committed for the next three months rose to 32.1, up from 25.9.

“The fact that some indicators are breaking 50 means remodelers are seeing improving activity in their markets,” he said.

“While credit scarcity and economic uncertainty continue to weigh down remodeling, signs of increasing consumer interest are promising.”

A leading staple in the Asheville area, the Parade of Homes, creates an atmosphere where members can showcase their craftsmanship and skill all while being showcased in a full color glossy magazine accompanied by an open self guided tour during the Parade Week-ends.

Builder members have been utilizing the Parade of Homes as a mar-keting tool for over 29 years - we encourage you to be a part of this stellar event in 2011!

[ AHBA Nation ]PWB Beer Tasting, Tour & Silent Auction - TICKETS ON SALE NOW!Each year the Professional Women in Building Council of the AHBA hosts a fundraising event to raise money for their annual scholarship program. The PWB presents scholarships to deserving students working towards a construction-related degree. Last year the PWB raised over $3,000 for the scholarship fund in just one event! This year they are excited to announce the 2011 Fundraiser: The PWB Beer Tasting, Tour and Silent Auction slated for June 9, 2011 at Highland Brewing Company!

This is an event you won’t want to miss - so mark your calendars and buy your tickets today! The Asheville PWB takes pride in helping the next generation of building professionals, and they truly appreciate your support. This event is open to AHBA Members and the general pub-lic so grab some friends and come out and support a great cause! The evening will begin at 6pm - join us for food and beverages alongside some great networking! Those interested can participate in a private tour of the Highland Brewing Company beginning promptly at 6:30pm. Throughout the night attendees can participate in the Silent Auction and Raffle. Items have been generously donated by the companies below to help make the silent auction and raffle a success!
