From the outside it looks easyAfter completing my first year as a rural/lifestyle agent it's time to take stock and consider what my view was of the real estate industry pre-joining and what it is now.Industry stereotypeFrom 30 years in the livestock sector and a large amount of that time spent in the competitive environment of the export meat industry, I thought rural estate had to be relatively simple. Added to this, the flexible work hours, being your own boss, getting out in the country, renewing old relationships and the obvious tangible reward of earning commission it was simple-yeah right!

After a year on and working alongside some very experienced and successful colleagues (with more grey hair than me) my view has changed. I believe and the common view often brought up in conversation is that a real estate agents' job is easy. List a property, find the buyer and collect the commission. Sounds simple, but like a lot of things in our lives today, rural real estate has become more complex.

Before going to the market there are many long hours spent behind the scenes gathering information, understanding a property's issues and finding the answers or solutions

to best market a vendors property. It is this time which I did not see from the outside looking in.

The research and long hours become critical in order to offer the best advice to vendors, prospective buyers and professionals. There is no replacement for this time at the front end of a farm sale process and sets the platform for a successful sale for the vendor. Farms are large businesses in today’s terms and there’s a lot at stake. Managing expectations/providing solutions

On entering real estate I had vision of being compared with door-to-door or a high-pressure salespeople. Very quickly I have realised selling real estate is not actually about selling. It's about managing the expectations of a vendor who wants to sell, a buyer who wants to buy and facilitating the process to meet their expectations.

The property will sell itself if the preparation, marketing and execution of the sale process is managed right.

As well, the ability to identify or provide a solution in order to obtain the best outcome for both vendors and purchaser is important. Rarely today are lifestyle blocks or farms a straight-forward process. Due to this complexity an agent's experience and knowledge becomes more important.

In summary my view of the rural and lifestyle industry has certainly changed. My insider view is that, like all jobs you have your down days, inconsistent income and agreements falling over but is made up for by the positives.

It’s a job you directly get out of it what you put into it but the best reward for me is the intangible one - the satisfaction of pulling a sale together to a successful conclusion for all parties involved.

Rodent proof your houseHome Maintenance

Something eating away at your house? Seen the signs?

Now to fix it! Clean the crawl space. If you've got rodents, you'll see insulation hanging down from the crawl space (they like to nest in it) and there will be droppings and other visible rodent presence signs.

Do a thorough clean of the area(s)using quality cleaners and disposing of any rubbish carefully.

Once the area is clean, you can see what needs to be done to repair the problem.

Rodents can carry some nasty diseases, Hantavirus for one, (but it is rare), leptospirosis is more common and infections are often caused through rats urinating, so you may want to wear high-quality respiratory protection while working in these areas.

Look around the inside and outside of your crawl space. Thoroughly examine it for any opening a quarter inch or larger.

Close off any crawl space doors with an actual door, instead of a casual closure, such as a piece of wood pulled and fastened securely over an opening.

You can stuff small openings with steel wool. Medium openings can be bridged with a quarter inch hardware cloth (mesh) stapled over the opening.

Make sure to check where plumbing, electric and heating enter and exit your house.

Check the outside of the house very thoroughly Fill or bridge gaps where the house meets the ground to prevent entry.

You should safely get up on the roof prepared to fill holes where vents exit the roof and where two rooflines intersect.

Bring along hardware cloth and fillers as used in the crawl space repairs.

This is important because arboreal rats have no problem jumping on to the house, moving in and finding their way to your generous supplies of food, water, heat and shelter.

Check the space between the roof and the ceiling to see if you have any activity up there.

Put some traps up, check for openings to fill and remember to reset your traps frequently until you have no activity.

Trim back any trees with branches near the roof to slow down rats jumping from trees on to the roof.

If you only had a minor infestation, set a few traps. This should do it.

When baiting traps with any sort of poison, place traps where no children or pets can gain access to

them.

Put down plenty, baited, but without setting them. This is called pre-baiting and they get the idea that the bait on the little wooden platform is safe. Peanut butter makes a good bait.

After pre-baiting, set the traps. Make sure to check them.

If you have a bad infestation and they are in the walls, leave a few exit points so they can get out and don't die inside the house. After they're all gone, seal up the holes.

Clean the garage, and the back bedroomRats think your clutter is a lovely, undisturbed place to live. Garage doors are hard to exclude because of small openings around the outside of the door and the fact that you need to open the door.

When you're done and you think you have fixed your rodent problem, replace the failed insulation and vapour barrier in the crawl space. Watch for freezing pipes if you pull insulation in the wintertime.

Look for problems with your garage doorA garage door weather seal is used to seal the gap between the perimeter of a garage door and the door frame.

The material used is made of a flexible rubber, which is vulnerable to chewing by mice and other rodents. Rodents chew through the lower corners to gain access to their new home.

A flexible metal strip can be secured to the garage door weather seal where the seal meets the ground. The garage/home will then be better protected against pesky rodents sneaking inside.

How you can prepare for strong winds

and storms around your home:

Should an emergency weather warning be broadcast by MetService, then the following actions should be taken in order to limit the amount of damage that could be inflicted on your home and belongings:

» Place cars in garages or where they will be protected from flying debris, such as tiles or branches

» Secure items outside your home that could be blown away, such as patio furniture, bins, etc

» Remove items from around your home that may be blown into windows and patio doors

» Keep pets indoors

» Shelter outdoor pets, or bring them under cover in a protected location

» Check that nearby trees and/or tall structures are undamaged and in good repair and are not in danger of being blown over and damaging your home or placing people in danger

If high winds have been forecast or are happening now, then you should take the following action

» Keep an eye on the warnings and listen to the local media for any further warnings or emergency information

» Do not go outside unless it is safe, or it is absolutely essential that you do so. If you must go outside watch out for flying debris and wear eye and head protection if possible

» Do not attempt to make any repairs until the storm is over.

» Do not drive unless you have to. If you have to drive, drive slowly and with great care. Use your lights to make you more visible. DO NOT drive high-sided vehicles and keep your distance from other vehicles.

» If power cables are brought down by high winds STAY AWAY from them. Do not touch any item that may be touching power lines. HIGH VOLTAGES KILL. Report downed or damaged power lines to your electricity provider

» Do not attempt to remove any downed trees.

Wise up on windKnowing how high winds work will

help you make your home safer and more secure. There are four ways winds can affect your home:

» Uplift – Wind flows over the roof of the home, creating a lifting effect.

» Racking – Wind exerts horizontal pressure which can cause the home to tilt.

» Sliding – Wind exerts horizontal pressure which can cause the home to slide off its

foundations.

» Overturning – When the home is unable to rack or slide, wind can cause the walls to rotate off the foundation.

Create a pathCreate a continuous load path.

A continuous load path is a method of construction that ties your house together from the roof to the foundation using a system of framing materials, metal connectors,

fasteners (like nails and screws) and shear walls. This system connects and strengthens the structural frame of the house.

If your home is built with a continuous load path, it will be better equipped to resist the forces of high winds by redistributing the pressure of the wind from the exterior of your house to the frame, and then to the foundation.

You'll also want to make sure your home is built with storm shutters, impact-resistant windows and wind-resistant garage doors.

You’d probably have to be stuck under a culinary rock to not be aware of flat leaf parsley these days. But it wasn’t too long ago that

when someone said parsley, people thought only of the curly variety.

It’s good to know we’ve moved on from these times and now not only are we aware that parsley can be used for more than just a garnish, we also know there are two types available for adding flavour.

I’m a big fan of having both varieties in my garden. While I tend to use them interchangeably, it’s good to know that when I need it I have on hand some parsley with personality – as I like to call flat leaf parsley.

Also known as Italian parsley, I think flat leaf has a stronger flavour than the curly kind. Although, in saying that, the taste of both may change depending on where your parsley is planted and how old it is.

It’s also good to know that parsley in general is a great source of vitamins K, A and C and is meant to have other beneficial characteristics including the ability to be a breath freshener!

You can grab your flat leaf and curly parsley seedlings from your local supermarket or gardening business. Alternatively, go online and get them delivered direct to your door.

Once you’ve got your seedlings look for a sunny, well-drained spot in your herb or vege garden to plant.

Parsley will grow well in just about anything, so don’t forget to consider planter options like pots or hanging baskets.

The trick with parsley is to eat it as

it's ready and use it before it goes to seed.

To ensure a steady supply, stagger your planting. That means every few weeks or couple of months, plant another parsley seedling. As one reaches its end the other will be ready to plunder.

And don’t forget, when you’re using your parsley with personality for more than just a garnish, the stems are also pretty tasty.
