the majority of our projects are designed and constructed on a design/build basis. in this approach, you and ARco act as a team in determining the requirements andspecificationsofanynewprojects.the Design Build institute of America has proven the design/build process to be less costly (15%) and faster (33%) than the conventional project process. We have found this approach to be timelier, less costly and more enjoyable for every-oneinvolved.Ourreferenceswillattestto the simplicity and ease of the design/build process.

THE BASIC STEPS IN THE DESIGN/BUILD PROCESS ARE:

A project kick-off meeting is sched-uled to establish the functional, aes-thetic, economic and schedule require-ments for the proposed development. ARCO will use prepared checklists tofacilitate conversation and ensure that all required information is conveyed and understood.

Based on the information received in the kick-off meeting, ARco can assem-ble the Architectural, civil and Structural designers needed to fully assess your project requirements. At this point, an in-depth studywill be conducted con-sistingofthefollowingsteps:

Generation of a site plan showing•the proposed structure’s optimal location, building expansion areas and all site improvements, such as site drive lanes, parking and dock areas, walkways and landscapedareas.

Generation of floor plans showing•the interior layout at office areasand a racking layout based on the program developed in the kick-off meeting.

Generation of preliminary building •elevations.

Allpreliminarysiteplans,floorplans•and building elevations will be for-wardedtoyouforapproval.Onceapproved, these documents shall serve as the preliminary project plans.

While ARco typically leads the de-•sign team, we have also been in-volved in many successful projects wheretheownerdirectsthedesignteam and ARco helps provide cost effective solutions to design issues.

With the preliminary project plans, ARCOwillbegintheprocessofgenerat-ing a price for your project. Generation ofthisproposalwillconsistofthefollow-ingsteps:

ARCO will use in-house cost data-•bases in addition to national and local subcontractor and vendor in-put to create an economic model for the project. Various options and alternatives will also be evaluatedon a cost and schedule basis and presentedwiththeproposal.Thesecostswillbebrokendowninaspe-cificmannerasisappropriatefortheproposed project.

Acompleteprojectschedulewillbe•developedshowingpreconstruction,design, permitting and construction tasks and durations. this schedule willclearlydenotetheassumedlostworkdaysduetoweather.

in order to further establish the base-•linescopeofwork,ARCOwillcreatean Outline Specification denotingall work included and excluded.This specificationwillcoverallworkin detail.

the last component of the proposal •istheactualproposalletterthatwill

define the project economics. Thepricewillbepresentedinpersonsothat ARco has the opportunity to completely cover the project scope of work, schedule and costs withyou. Webelieve thatawell orga-nized presentation and understand-ingoftheworkbyallpartiesarethekeys to the start of a successful proj-ect. the actual proposal consists of abounddocumentwith fivebasicsections:

the only risk you have at this time is that risk associated with concealedor unknown conditions such as soilsand existing site topography. ARco can facilitate a geotechnical and a civil topographic survey. these costs are typically minimal relative to the overall project costs and the risk asso-ciatedwith theseunknowns. ARCOiswillingtocoordinatetheseservicesper your request. if you choose to have ARco perform these services, wecaneliminatetheseprojectrisks.
