SECTION 01100 – SUMMARY OF WORK

PART 1 GENERAL

1.1 SUMMARY

A. Project Identification: Queens Park Arena North Washrooms, New Westminster, BC.

B. Project Summary: 500 s.f. (approx.) interior alterations.

C. Work Included (the work shall include, but is not necessarily limited to): 1. Interior alterations, including architectural, mechanical and electrical work.

See drawings and specifications for detailed scope of work.

D. Particular Project Requirements: 1. Existing site conditions and restrictions: see the General Requirements. 2. Prior hazardous waste or asbestos work by Owner or others: none to our

knowledge. Suspected asbestos in existing quarry tile mortar; suspected lead in iron pipe connection bells and toilet sleeves. Do not disturb these items without taking appropriate precautions. Hazardous materials report is available from the City.

3. Pre-purchased and pre-ordered items: none 4. Occupancy of adjacent facilities: adjacent areas of the building will remain

occupied during the course of construction. 5. Contractor's use of new and existing facilities: see General Requirements

E. Work to be completed by the City: 1. Removal of loose equipment and materials from the areas of work. 2. Asbestos abatement, beyond the specific scope of work described in the

contract documents, if required.

F. Permits and Fees: City will apply for, obtain, and pay for Building Permit. Contractor will apply for, obtain, and pay for any additional permits, fees, required to perform the work.

G. Codes and Standards: Comply with applicable codes and regulations of authorities having jurisdiction, including the British Columbia Building Code (BCBC) 2006 and BC Fire Code. Meet requirements of Contract Documents, specified standards, codes and referenced documents.

H. Dimensions: Verify dimensions indicated on drawings with field dimensions before fabrication or ordering of materials. Do not scale drawings.

I. Existing Conditions: Notify Architect of existing conditions differing from those indicated on the drawings. Do not remove or alter structural components without prior written approval.

J. Coordination: 1. Coordinate the work of all trades. 2. Verify location of utilities and existing conditions.

K. Installation Requirements, General: 1. Inspect substrates and report unsatisfactory conditions in writing. 2. Do not proceed until unsatisfactory conditions have been corrected. 3. Take field measurements prior to fabrication where practical. Form to

required shapes and sizes with true edges, lines and angles. Provide inserts and templates as needed for work of other trades.

4. Install materials in exact accordance with manufacturer's instructions and approved submittals.

5. Install materials in proper relation with adjacent construction and with proper appearance.

6. Restore units damaged during installation. Replace units which cannot be restored at no additional expense to the Owner.

7. Refer to additional installation requirements and tolerances specified under individual specification sections.

L. Limit of Use: Limit use of work as indicated.

M. Existing Construction: Repair damage caused by construction operations. Protect building and its occupants.

N. Definitions: 1. Provide: Furnish and install, complete with all necessary accessories, ready

for intended use. Pay for all related costs. 2. Approved: Acceptance of item submitted for approval. Not a limitation or

release for compliance with the Contract Documents or regulatory requirements. Refer to limitations of 'Approved' in General and Supplementary Conditions.

3. Match Existing: Match existing as acceptable to the Owner. 4. Surfaces requiring repainting: where a portion of a wall or ceiling requires

repainting, repaint the entire wall or ceiling to match the original colour. 5. Contractor: shall include trade contractors as defined in Standard

Construction Document CCA #17.

O. Intent: Drawings and specifications are intended to provide the basis for proper completion of the work suitable for the intended use of the Owner. Anything not expressly set forth but which is reasonable implied or necessary for proper performance of the project shall be included.

P. Writing Style: Specifications are written in the imperative mode. Except where specifically intended otherwise, the subject of all imperative statements is the Contractor. For example, 'Provide tile' means 'Contractor shall provide tile.'

SECTION 01732 - DEMOLITION

PART 1 GENERAL

1.1 SUMMARY

A. Items to be demolished (including by not limited to): 1. See Demolition Drawings 2. Drywall partitions. 3. Millwork counters. 4. Doors and frames. 5. Toilet partitions. 6. Mechanical services (see mechanical drawings). 7. Electrical services (see electrical drawings).

1.2 SUBMITTALS

A. Not applicable.

1.3 QUALITY ASSURANCE

A. Codes and Regulations: Comply with governing codes and regulations. Use only experienced workers.

1.4 PROJECT CONDITIONS

A. Occupancy: Immediate areas of work will not be occupied during selective demolition. The adjacent areas will be open to staff during the construction period.

B. Existing Conditions: the City will assume no responsibility for buildings and structures to be demolished.

PART 2 PRODUCTS

2.1 DEMOLITION APPLICATIONS

A. Selective Site Demolition: 1. Not applicable.

B. Selective Building Demolition: 1. Selective demolition of interior building components designated to be

removed. 2. Removal and legal disposal of materials, in strict accordance with all local and

regional regulations. 3. Salvage: Designated items (see below for list). 4. Hazardous Materials: suspected asbestos in existing quarry tile mortar.

Suspected lead in iron pipe connection bells and toilet sleeves. Do not disturb these items.

5. Mould abatement: not applicable. 6. Concrete cutting: see mechanical and electrical for requirements. 7. Disconnection, capping, and removal of electrical and mechanical services:

disturbed, except where indicated in the electrical drawings.. Where electrical items (i.e. wiring boxes, conduit, wiring) are located in walls or ceilings indicated for removal, remove the items with minimal disturbance to adjacent work. Any disturbed shall be removed back to the source panel.

PART 3 EXECUTION

3.1 SELECTIVE DEMOLITION

A. Demolition Operations: Do not damage building elements and improvements indicated to remain. Items of salvage value, not included on schedule of salvage items to be returned to City, shall be removed from the structure. Storage or sale of items at project site is prohibited.

B. Utilities: not applicable.

C. Shoring and Bracing: not applicable.

D. Hoarding and Dust Control: Provide continuous full height 6-mil poly hoarding around any area of demolition work that may create dust or debris. Contractor will be responsible for the cleaning of any adjacent areas affected by dust or debris created by the demolition work.

E. Occupied Spaces: Do not close or obstruct streets, walks, drives or other occupied or used spaces or facilities without the written permission of the City and the authorities having jurisdiction. Do not interrupt utilities serving occupied or used facilities without the written permission of the City and authorities having jurisdiction. If necessary, provide temporary utilities.

F. Operations: Cease operations if public safety or remaining structures are endangered. Perform temporary corrective measures until operations can be continued properly.

G. Security: Provide adequate protection against accidental trespassing. Secure project after work hours.

H. Restoration: Restore finishes of patched areas. Make good any damage to items within the area of work that were not scheduled to be demolished. Make good any damage to adjacent areas that occur as a result of the demolition work.

3.2 SCHEDULE

A. Items for Protection During Demolition and Construction: 1. Any adjacent construction.

B. Items to be Salvaged for Reinstallation: 1. None.

3.3 SPECIAL REQUIREMENTS

A. Notify City prior to demolition or cutting in any adjacent occupied areas of the building. Submit a schedule and obtain permission to access these areas

B. Concrete Cutting or Coring: perform ground penetrating radar of concrete walls or floors. Obtain written approval from a qualified structural engineer retained by the contractor, prior to cutting and/or coring. Do not cut reinforcing steel or services without specific approval form the engineer and City. No overcutting is permitted. It is not anticipated that

SECTION 06200 - INTERIOR FINISH CARPENTRY

PART 1 GENERAL

1.1 SUMMARY

A. Provide interior finish carpentry. 1. Millwork counters. 2. Wall rails.

1.2 SUBMITTALS

A. Product Data: Submit manufacturer's product data and installation instructions for each material and product used.

B. Shop Drawings: Submit shop drawings indicating material characteristics, details of construction, connections, and relationship with adjacent construction.

C. Samples: Submit two representative samples of each material specified indicating visual characteristics and finish. Include range samples if variation of finish is anticipated.

1.3 QUALITY ASSURANCE

A. Comply with governing codes and regulations. Provide products of acceptable manufacturers, which have been in satisfactory use in similar service for three years. Use experienced installers. Deliver, handle, and store materials in accordance with manufacturer's instructions.

B. Standards: Architectural Woodwork Manufacturing Association of Canada (AWMAC) 'Architectural Woodwork Quality Standards.'

C. Wood Products: Comply with the following: 1. Particleboard: ANSI A208.1, Grade M-2-Exterior Glue. 2. Medium-Density Fiberboard: ANSI A208.2, Grade MD-Exterior Glue.

PART 2 PRODUCTS

2.1 MATERIALS

A. Interior Plastic Laminate Clad Cabinets: 1. Laminate: High pressure decorative laminate, NEMA LD-3. See Finishes

3.1 INSTALLATION

A. Provide work to sizes, shapes, and profiles indicated. Install work to comply with quality standards referenced. Back prime work and install plumb, level and straight with tight joints; scribe work to fit.

B. Quality Standard: Install woodwork to comply with AWMAC premium standard for the same grade specified for type of woodwork involved.

C. Install materials and systems in accordance with manufacturer's instructions and approved submittals. Install materials and systems in proper relation with adjacent construction. Use non-corrosive fasteners in wet interior areas. Coordinate with work of other sections.

D. Comply with manufacturer's requirements for cutting, handling, fastening and working treated materials.

E. Wall rails to have edges eased, corners mitred, countersunk screw fasteners with holes filled, paint finish.

F. Repair minor damage, clean and protect.

SECTION 06604 – FIBERGLASS REINFORCED PANELS

PART 1 GENERAL

A. Product Data: Submit manufacturer's product data and installation instructions for each material and product used.

B. Samples: Submit two representative samples of each material specified indicating visual characteristics and finish.

1.3 QUALITY ASSURANCE

A. Comply with governing codes and regulations. Use experienced installers. Deliver, handle, and store materials in accordance with manufacturer's instructions.

B. Performance: Fire performance meeting requirements of building code and local authorities.

PART 2 PRODUCTS

2.1 MATERIALS

A. Fiberglass Reinforced Panels (FRP): 1. Material: FRP 0.090" Textured Wall Panels, colour White, by Polyzone or

approved equivalent. 2. Trim: Matching top cap trim. 3. Adhesive: as recommended by manufacturer.

B. Sealant: 1. Standard: CAN/CGSB 19.17 2. Materials: Sanitary 1700 sealant by GE Silicones. 3. Colour: White (to match FRP panels).

PART 3 EXECUTION

3.1 INSTALLATION

A. Install panel over drywall over existing drywall and behind urinals. Provide top cap. Caulk sides and bottom with sanitary silicone sealant.

B. Install in accordance with manufacturer's instructions. Apply adhesive and install with tight joints. No seams permitted other than corner joints. Cover top of panels with trim caps. Corner joints and bottom joints shall be caulked continuously with sealant.

C. Remove excess adhesive immediately; clean walls and protect surfaces.

A. Provide firestopping at penetrations in fire separations.

B. Provide firestopping at all floor assembly penetrations, and demising walls, to maintain a 1 hour. fire resistance rating.

1.2 SUBMITTALS

A. Product Data: Submit manufacturer's product data and installation instructions for each material and product used.

B. Submit product data and ULC or UL test reports for approval prior to installation.

1.3 QUALITY ASSURANCE

A. Comply with governing codes and regulations. Provide products of acceptable manufacturers, which have been in satisfactory use in similar service for three years. Use experienced installers. Deliver, handle, and store materials in accordance with manufacturer's instructions.

B. Fire Performance Standards: CAN4-S115, UL 2079, ASTM E814, and local regulations.

PART 2 PRODUCTS

2.1 MATERIALS

A. Firestopping Systems: 1. Manufacturers: 3M. Hilti, or Tremco. 2. Applications as Applicable to Assembly: Through-penetrations, fire-resistive

joints, perimeter fire containment, smoke seals. 3. Products: purpose made and tested for specific application. 4. Types as Applicable to Assembly: Endothermic and intumescent sealants,

pillows, putty and wrap strips.

PART 3 EXECUTION

3.1 INSTALLATION

A. Review extent of work with authorities having jurisdiction and obtain approval of installation thicknesses and methods.

B. Sequence work to avoid need for removal of firestopping by work of other trades.

C. Comply with manufacturers' instructions and recommendations. Securely anchor insulation with safing clips. Install firestopping without gaps or voids.

D. Protect, inspect and repair work until final acceptance.

PART 1 GENERAL

1.2 SUBMITTALS

1.3 QUALITY ASSURANCE

A. Comply with governing codes and regulations. Comply with recommendations of the relevant provincial or national trade association. Use experienced installers. Deliver, handle, and store materials in accordance with manufacturer's instructions.

PART 2 PRODUCTS

2.1 MATERIALS

A. Interior Joints, Limited Movement, Acrylic Latex: 1. Standard: CAN/CGSB 19.17 2. Materials: Tremflex 834 sealant by Tremco. 3. Colour: white

B. Interior Joints, Sanitary Silicone: 1. Standard: CAN/CGSB 19.17 2. Materials: Sanitary 1700 sealant by GE Silicones. 3. Colour: white

C. Interior Joints, Acoustical: 1. Standard: CAN/CGSB 19.17 2. Materials: Acoustical sealant by Tremco.

PART 3 EXECUTION

3.1 INSTALLATION

A. Examine substrate; report unsatisfactory conditions in writing. Beginning work means acceptance of substrates.

B. Install materials and systems in accordance with manufacturer's instructions and approved submittals. Install materials and systems in proper relation with adjacent construction and with uniform appearance. Coordinate with work of other sections. Clean and prime joints, and install bond breakers, backer rods and sealant as recommended by manufacturers.

C. Provide sealants in colors as selected from manufacturer's standards.

D. Depth shall equal width up to 1/2 inch wide; minimum depth and width of 1/4 inch, maximum width of ½” inch, or as recommended by sealant manufacturer.

E. Caulk all junctions of dissimilar materials.

F. Apply double row of acoustical sealant, or foam gasket, between steel stud track and floor slab.

G. Apply sealant between all plumbing fixtures and adjacent materials.

H. Seal all polyethylene vapour barrier joints and laps with acoustical sealant.

I. Cure and protect sealants as directed by manufacturers. Replace or restore damaged sealants. Clean adjacent surfaces to remove spillage.

B. Shop Drawings: Submit shop drawings indicating material characteristics, details of construction, connections, and relationship with adjacent construction.

1.3 QUALITY ASSURANCE

A. Comply with governing codes and regulations. Provide products of acceptable manufacturers, in compliance with the recommendations of the Canadian Steel Door Manufacturers Association (CSDMA). Use experienced installers. Deliver, handle, and store materials in accordance with manufacturer's instructions.

B. Standards: ANSI/SDI-100, Recommended Specifications for Standard Steel Doors and Frames.

PART 2 PRODUCTS

2.1 MATERIALS

A. Interior Steel Frames: 1. Material: Minimum 16 gauge steel sheet. 2. Corners: Mitered. 3. Type 1: Welded. 4. Type 2: Expandable. 5. Finish: Factory primed and field painted. 6. Anchors: metal stud anchors, minimum 6 per frame.

B. Interior Steel Doors: 1. Material: Minimum 18 gauge steel sheet. 2. Thickness: 1-3/4 inches. 3. Type: honeycomb core, tackwelded seams. 4. Finish: Factory primed and field painted. 5. Accessories:

a. Silencers.

PART 3 EXECUTION

3.1 INSTALLATION

A. Fabricate work to be rigid, neat and free from seams, defects, dents, warp, buckle, and exposed fasteners. Install doors and frames in compliance with SDI-100, NFPA 80, and requirements of authorities having jurisdiction.

Existing plaster and drywall walls within the area of work shall be repaired, cracks filled and taped, and fully plaster skimmed for Level 5 appearance.

C. Provide fire-rated systems where indicated and where required by authorities having jurisdiction (not applicable)
