Surely the excuse of not adhering to the National Building Regulations must run out rather sooner than later.

Of concern is the plethora of final products imported from foreign countries by developers ignoring SANS standards and National Building Regulations. What is worse these products are by-passing the entire local industry and will no doubt affect employment in this country.

What we need is decisive action by Building Control to insist on certification confirming the suitability of the imported final products for Southern African market, conditions and regulations.

This certification can and must only be based on South African Standards and industry practices.

The Department of Trade and Industry encourages this compliance with local standards as does the Consumer Protection Act. In light of this, it is even more astounding that Building Control appears not to take decisive action against products not duly certified locally.

To assist industry and Building Control our Asso-ciation has developed Certification to attest to the quality of products at time of specifying and at time of hand over of product (Occupancy Certificate).

It is now one year since the introduction of Regulation XA of the National Building Regulation. We still notice homes

being built without any of the interventions published in SANS 10400-XA and SANS 204.

Thus protect the specifier (architect et al) against spurious claims under the Consumer Protection Act

The Certification can be used for inclusion with Form 1 and Form 4 of SANS 10400-A and thus protect the specifier (architect et al) against spuri-ous claims under the Consumer Protection Act.

We have over the past four years established testing facilities (SANAS Accredited) to confirm mechanical and thermal properties of fenestration, thermal insulation and wall and roof assemblies. The results of these tests are made available to the appropriate SABS Technical Committees to assist in formulating updates for SANS 10400-XA and SANS 204.

Members of all our Associations are participat-ing in appropriate testing protocols ensuring that their products comply with the National Building Regulations.

With “D” the theme of this year’s Casual Day, reluctant Diva’s, with Detective Doris marshalling the funds helped keep a beady eye on the celebration. the managing agent for the CIDs based on an out-sourced model. “The model has been in existence in South Africa for over ten years, and although it has served its purpose we’re now introducing alternative ways of doing things.”

He tells us that the new emphasis will be on pro-viding creative solutions to urban management; doing more with less. “With proper planning we can save 30% of the cost of maintaining a CID,” he tells us, going on to say that this relies on cohesion between the ‘old guard’ with their experience of the processes, and the ‘young guns’, who include specialists in finance, quantity surveying, town and sector planning, destination development, green strategy and urban governance.

These people cut grass, help the public and assist the police in deterring crime; they’re far more pleas-ant to have around than security guards, although there’s a place for these too,” he acknowledges.

Which raises a point: In many instances, the model must be adapted to suit the district, and these have evolved over time. “Our cities have changed dramatically,” continues Shrivaar. “In the beginning, people were giving inner city buildings away. Now the mass exodus has stopped and we’re looking at 500 000 people going into the city every day. But the target market has changed; we’ve had three generations of owners in the past decade, each with different attitudes.

“Initially the corporates were the owners, now

enough to cover everything, even in a first world country. The model we work with was developed abroad, not specifically for South Africa. The world is facing an economic crisis. Most governments are buckling under huge debt; even during the boom we didn’t have sufficient resources. We can’t lump the responsibility on government and then complain when it doesn’t work.”

Real responsibilityBack on the topic of deeper issues, Shrivaar em-phasises that there is a growing understanding that most social ills must be addressed at the source. “We need a stronger approach to social challenges,” he says. “We’re currently involved with Council in looking at situations ranging from public transport to renovating ‘bad buildings’ into sleeping quarters. It’s all very well increasing security, but the real solution is to address the cause of crime in the first place. It has to be a long-term answer.”

On this note, he explains the need for a new ap-proach to social responsibility. “We’re all in this together. The rates and taxes we pay are never

All around the world new buildings are be-ing erected each day using architectural planning concepts based to a large extent on the performance of highly functional

glass facades. Architects rely on the application of large glass surfaces, because the transparency of the material lends their buildings a special light-ness and seemingly merges the barriers between the interior and exterior.

Having been designed by reputable planners and realised professionally by specialists, modern glass facade systems guarantee a high degree of energy efficiency and convenience. Depending on the design, modern glass facades also assume a whole host of further functions. They offer heat, sun and sound protection, ensure a sufficient supply of fresh air, direct daylight into the deepest parts of rooms, and in addition, produce electricity. When they are used correctly, glass facades become light-producing and energy-generating shells, which adapt to the varying environmental conditions, and as a result, contribute to using environmental resources sparingly in the long term.

date and support the glass, but are also heating and cooling surfaces. Water is pumped through the hollow steel profiles, which can be heated or cooled according to requirements.

In order to completely dispense with fossil energy fuels, the integrated facade resonates with renewable energy techologies.In this building, the required energy is obtained from the groundwater using a heat pump. Heating and cooling is effected via the integrated facade and also through the ceilings and wall areas. According to the facade constructor, this building is one of the most energy-efficient,

Sun protectionModern, industrially produced facade glass can be colour-coordinated with the building owners’ requirements and individually designed using the most diverse finishing technologies. Thanks to its invisible functional coatings, this glass offers good heat insulation and clearly reduces solar radiation levels. As far as additional shading facilities are

concerned (still nevertheless necessary for the large glass facades) numerous high-performance series solutions are available. In addition, individual sun and dazzle protection systems developed for specific projects open up the scope for design freedom.

One current example of successful sun protection is the “CC01 Commercial Center Hafencity” project in Hamburg’s Sandtorhafen. Rigidly installed glass sun lamellas characterise the office and business building, while performing energy efficient func-tions. They reflect sunlight and thus reduce the building’s cooling load. In order to reduce the cleaning requirements, the glass lamellas have been processed and finished with a self-cleaning coating.

in place of, or as a complement to the upstream shade facilities. This darkens at the touch of a button while ensuring that visual contact with the

prisms or light-diverting lamellas directs the daylight into the deep areas of the room, while integrable aeration/ventilation units with heat recovery en-able energy-efficient ventilation and aeration. Once all the controllable components of the facade are networked with a modern heating and cooling system via a building control system, the overall system can always optimally adjust to the chang-ing environmental conditions. In future, intelligent facades will be as variable as clothing: they will cool us in summer and warm us in winter, can be used as media carriers and instruments, are optionally transparent or opaque and much more.

Energy recoveryNowadays, facade-integrated photovoltaic systems are also being increasingly used for energy recovery. Here too the market is presenting a whole series of different systems. Using photovoltaic elements integrated in the building shell, the building owner can generate electricity, reduce the effects of weather exposure, achieve improved heat insulation and, ensure the modern appearance of the residential or business premises.

Thin-film cells are particularly suitable for in-tegration in the building shell. They involve the vapour-application of the photoactive layer to a glass pane. A second glass pane closes the layer like a sandwich. The technology enables the manufacture of modules in very different sizes, shapes and designs, as no single, specific type of

glass and size is pre-defined.

Solar ModulesApart from the fact that

thin film cells can be produced in a very low-energy process, they require very little valuable semi-conductor material and are suitable for almost ev-ery conceivable surface, as they can now also be produced to cus-tomer require-ments. An ideal prerequisite for application in buildings where there are seldom standard specifi-cations, and the optics along with mechanical prop-erties play a great

role.

As thin-film cells generate electricity even with scattered or weak light, they can also be used in areas of the facade not directly exposed to the sun. In particular, the semi-transparent thin-film modules open up a diverse range of possible ap-plications in the building shell.

Proper design is now possible using solar modules. They are available in various models, printed, with textured glass or even as walk-in versions and with good insulation properties thanks to the insulation glass insert which should delight investors, building users along with architects and building planners.

The fully automatically controlled room air-conditioning is not really that popular with many users. Intelligent building control systems do not ex-

chitect & Specificator”. “It begins with the Building Control Officers and spreads down to their teams.

In the deep-end“In my opinion, they’ve been thrown in at the deep-end due to the plethora of legislative regulations that have come into play. Although every effort has been made to train them, it’s still necessary to assist them further in order to help them be successful in their jobs and make the process as smooth as possible,” he says.

With this in mind, AAAMSA recently published a brochure on Certification for Fenestration in Compliance with SANS 10400 Parts A, N and XA. “We’ve always made the AAAMSA test certificate available,” Hans tells us. “Now we’ve linked it

back to the documentation for absolute clarity.

“Anyone applying for plan approval must prove compliance with the legislation before the project can commence. To do this, they must supply a Performance Compliance Report at the procurement stage of the project,” Hans explains. “A Performance Test is required upon completion of the job, along

When asked how he feels about the backlash against the inevitable paper-trail required of each project, Hans responds: “The system has been welcomed by specifying professionals. It’s been standard practice abroad for 30 years.”

The business of building inspection is a tricky one, and many in the construction industry have much to say about those

involved in the process, particularly in light of the ever-increasing regulatory processes imposed on the field.

However, it would appear that one of the biggest obstacles facing take-up has been delays in deliv-ery of information. “SABS was due to publish the deemed-to-satisfy regulations at the end of 2008, however they only did so at the end of 2010; many were left in the dark,” he tells us. Apparently the country’s building inspectors are among those who were out of the loop.

“The law demands compliance with the new regulations but the documentation wasn’t read-ily available, which was a problem, particularly since things have clearly changed from the original documents. There is a dichotomy in the market between what was required and what was made known. Now it’s all out there and it’s raising hell!”

Hans’ reference to ‘changes’ in the original docu-ments is something of an understatement; many of the sections have seen major increases in size.

Minimum requirements“Most importantly, these have become the mini-mum requirements of the legislation,” he warns. An addition to Regulation AZ.4 highlights the importance of compliance:

(1) The requirements of the National Building Regulations shall be complied with by:

(a) adhering to the requirements of al the prescrip-tive regulations; and

(b) satisfying all functional regulations by:

(i) adopting building solutions that comply with the requirements of the relevant part of SANS 10400; or

(ii) reliably demonstrating, or predicting with certainty, to the satisfaction of the appropri-ate local authority, that an adopted build-ing solution has an equivalent or superior performance to a solution that complies with the requirements of the relevant part of SANS 10400.

It may well turn out that the profes-sional architects will be encouraged to assume this ‘paper trail’ activity. After all, they are in a unique position to confirm or otherwise that, what was intended, has in fact been delivered.

“The best way to combat the situation -

brochure will go some way towards resolving the problem. As far as I know we’re the only Trade Association body to have done such a thing; I urge others to do the same,” concludes Hans.

The hubbub has arisen partly because of an article published in the May/June issue of “Architect + Specificator” which highlighted some shortcomings in the Agrement system

using Betcrete as an example.

When Hans Schefferlie, executive director at AAAMSA, called for the revision of Agrément certificates, specifically referring to the mistakes on the Betcrete certificate, some confusion arose.

Says Marius, “Following this article, users aren’t sure whether a Betcrete window can or cannot be used and really there should no confusion. Our products have passed all tests with flying colours and remain tops in the market at present.

“Although we don’t require an Agrément Certificate for our product,” explains Marius, “because they are issued for structural products, which a window frame

is not, we nevertheless decided to apply for one.”

Ironically, although an enquiry from a potential customer set the train in motion, since being issued in August 2011, Betcrete has not used the Agre-ment certificate once. “In fact, it is not worth the paper it is written on as there are several mistakes on the certificate,” says Marius.

No more ambiguityAccording to Marius he has informed Agrément about the errors and requested a revised certificate be issued, which has not as yet been done. “They have acknowledged my complaint, but have not responded to the various concerns raised.”

Marius maintains that despite the fact that Agré-ment toured his facilities prior to the certification, the actual certificate was just a copy and pasting off other documents.

“They have made reference to the thickness of glass that has to be used, but what they stipulate is not even the government regulated thickness while

they make mention of a builders manual which has been rendered redundant already. There is also reference to Wispeco, who had nothing to do with our product,” he says.

Ongoing furore“This certificate has cost us thousands of Rands and the ongoing furore is damaging to our business. We want to set the record straight once and for all so that people un-derstand that not only does our product not require this certification, it is not reflective of our product, our business ethic or our company ethos.”

today remain neutral, nature-inspired hues. Colours inspired by wood, stone, beach sand and coffee are largely trumping other hues as the dominant bathroom colours of choice. These neutrals range

to dark matt greys, and everything in between. A popular trend is to accent with brights that shout out against the neutral background and add some visual excitement.

The easiest way of adding this pop of colour is by including some colourful mosaic tiles as a border, splashback, bath-surround or shower floor: Practi-cally speaking, this is a great option. If the client ever tires of the bright colours, they will only need to replace those and not have to retile the entire bathroom.

Texture and natureTextured tiles remain a hot trend reminiscent of nature-inspired prints that copy materials such as timber, stone and concrete. The added texture and quality printing techniques help make this new generation of tiles look so close to the real thing, that it is often difficult to tell which one is

faux and which is real. The biggest trend today is no doubt tiles that emulate natural materials such as stone and wood, for example. Using these tiles makes for all the beauty inherent in these natural materials, along with all the practicalities of tiles.

“Timber being renewable is therefore sustainable. It is a high performance building material, which is low in weight and high in density with excellent load bearing and thermal capabilities. Timber’s thermal efficiency means walls can be slimmer releasing up to 10% more floor space. The light-weight of timber also makes it easier to transport and handle on building sites.

Timber construction is typically a multi-layered combination of different building materials, which work together as a system to produce optimum stability, thermal acoustic and moisture insulation. The modern chemical perseverant used in the treatment of timber happens under strict control in closed systems, which extends the service life of

sawn wood and provides a good environmentally-conscious alternative to non-renewable resources.

Timber’s natural cellular structure gives it its own thermal insulation and, when combined with cavity walls and bat insulation, far exceeds the R rating required for modern housing. It has the best in-sulation qualities of any mainstream construction material and is:

Wood in itself is resistant to heat, frost, corrosion and pollutants. This year’s competition brief had few limita-tions; entrants needed to design a space for a wealthy business woman and her guests in a natural environment with emphasis

on the inside/outside connection and no budget constraints.

First prizeWinning first prize was Anke de Wit, an Interior Design student at the Nelson Mandela Metropolitan University, for her mushroom-inspired design of a

home positioned on the Knysna Heads entitled ‘Mushaboom’. The judges commented that “this project captured and expressed the poetry, expec-tation and promise of the brief with a sensitivity that the other schemes just did not match. The structure holds the magic and beauty of an art or sculpture piece, without sacrificing any of the practical constraints required in producing func-tional space and architecture. The project is well considered and beautifully presented.”

Primarily its form aims to intrigue people through a process of discovery, drawing them into this flexible space that caters for large meeting places for public events or smaller private functions. The architecture is a sculpture, moulding itself around its contents.

Investec Regional Head Office (KZNIA)Investec initiated a move from their offices in Durban’s CBD to an office park in Umhlanga in

to provide premium grade offices in Ridgeside Of-fice Park with a sophisticated expression capturing an established corporate image and rendered in high quality materials. The spectacular ocean and distant cityscape views informed the arrangement of the office space around public interface and service spaces. The driving factor that tied the design together was the desire to keep it simple and create an uncluttered refined elegance.

The Concierge Boutique Hotel and Freedom Café (KZNIA)Tucked behind the gritty commercial zone of Umgeni Road in Durban, lie a series of Victorian workers’ cottages from the late 1800s. When the client acquired four of these semi-detached units, the brief for Architecture Fabrik and Don Albert & Partners was to create a boutique hotel with adjoining studios for creative professionals. The new structure is not physically connected to the historic buildings and is set back from the street which enables a visitor to easily distinguish both the reception, and the ‘new from the old’.

New Residence in Groenkloof for Louw/Delport (PIA)This house by Mellet and Human Architects is like a high level penthouse absorbing the unob-structed views of Pretoria from a small, steep, subdivided stand bordering a green belt. The site was terraced to provide a single level layout.

The linear plan provides all living areas and bed-rooms north of a gallery which doubles as circu-lation space and space to house an extensive art collection. Room for exhibiting art in the form of pictures and sculptures was a requirement from the client.

The new guarantee is unique in that it can be offered and controlled through a new online registration system.”

He elaborates, “We apply Tanalised C and Vacsol wood treatments in a controlled environment, where there is a chain of custody through our dedicated treating

plant. This distinguishes us from other merchants where the chain of custody is likely to break down as treated timber is sourced from a number of sawmills.”

One of the largest precast concrete retaining wall projects ever undertaken in South Africa is currently under con-struction on the site of Cradlestone Mall, a new shopping centre which is being constructed in Muldersdrift

Commenting further, Silvio says that in opting for precast concrete walls rather than vertical in situ concrete walls at Cradlestone Mall, at least 50% was saved on costs and an additional 60% on time.

“A vertical concrete wall requires a huge foundation as well as steel reinforce-ment and steel starter bars. It also involves shuttering on both sides of the wall, the pouring of wet concrete, delays while the concrete sets, shutter stripping, and compacting fill material behind the wall. By contrast, precast CRB walls are much simpler and quicker to erect, not to mention more attractive, especially when covered with plant growth.”

The Davinci Hotel and Suites is an ultra modern, ultra chic development in the centre of one of Johannesburg’s busiest urban and business districts, Sandton.

“When we began building the Davinci hotel and suites in Sandton, we were presented with a clean slate, that in turn enabled us to deploy environmental best practices from the ground up,” states Mike Rowley, group marketing

“It is with this goal in mind that right off the bat,we've built one of the most environmentally friendly hotels in the whole of Africa.”

Today the Davinci boasts a total of 117 flat solar collectors placed on the rooftop of the hotel. These solar collectors have the capacity to collect enough solar energy to heat the water of its some 166 hotel rooms and 54 apartment suites.

The system is so powerful that it is

capable of preheating 30,000 litres of water to 65 degrees Celsius, which has enabled the hotel to reduce its electricity consumption by a stagger-ing 60 percent. The 60 percent saving equates to an estimated annual saving of 210.8 tonnes of harmful CO² emis-sions into the air.

In addition to the solar collectors, the company has also made use of electrical timers that are designed to switch off basement parking lights and keep only selected lights burning when necessary. This has translated into reducing the amount of energy used in the basement areas by up to 50%. Power-factor correctors have been deployed to aid with the optimisation of electricity consumption, as well as

Both systems are warm-edged meaning that they transmit approximately 10 times less heat or cold

As a result of the simplified application of the seals and minimal processing required, breakages and waste are reduced.
