Letter from the CEO“It is with great pleasure that I have the opportunity on behalf of Landtrak Corporation Ltd to introduce one of the largest resource related accommodation projects to be undertaken in the Western Downs Region.

In the 1800‘s when Charles Archer came to the area looking for a place to run sheep he was following the footsteps of the explorer Thomas Mitchell. But this wasn’t only about farming. Charles Archer was bringing a new life to an old land. A life for his family and the start of a new community. Now, there is a new group of explorers offering renewed life for the old land and the emergance of a new community.

Archer’s Accommodation Village is that community. It is a focus, a home and a community for the new explorers in the gas fields of the Surat Basin. It is designed to compliment and expand Miles Community and to respect the area’s rural history. LandTrak believes that fostering a sense of community by embracing integrated accommodation facilities, encourages greater community support for the defragmentation of accommodation services.

Over 18 months of extensive investigation, negotiation and planning has resulted in Archer’s Accommodation Village Miles - a first class facility that adopts the latest technology, cutting edge finishes and sustainable principles to support the phenomenal investment in this region from the mining and energy sectors.

The master plan for Archer’s Accommodation Village Miles responds to the diversity of project requirements, including density demands, the challenging rural context, and the needs of the village operators, patrons and staff. Key to the projects success is a development that has a legible urban design strategy combined with a range of integrated landscape zones and built form in a comfortable and safe environment.

I would personally like to thank all consultants and personnel involved in this process and the Western Downs Regional Council for their visionary support in creating the bench mark in “away from home - resort style living’’ to cater for the influx of workers predicted over the next decade and beyond.”

Archer’s HistoryIn 1853, Charles and William Archer were the first Europeans to discover the Fitzroy River, which they named in honour of Sir Charles Fitzroy, Governor of the Colony of New South Wales. They explored the river valley and marked proposed boundaries for a new run before returning to the Burnett region. In 1855 the brothers took up the run on the Fitzroy River, naming it Gracemere Station in honour of Thomas Archer’s bride, Grace, whom he had married in Scotland in 1853. Gracemere homestead was built in 1858, overlooking a shallow lagoon variously known as Padgole, Farris, and Gracemere. The present day town of Gracemere was named for the station.

In 1853 the Archer brothers had travelled northward through Rannes, up the Dee Valley, coming out on the edge of the Razorback ranges, not very far from where the Stopford Highway drops over into Poison Creek. They then descended onto the Fitzroy flats. They were probably the first white men to see Ironstone

Mountain (now known as Mount Morgan), although to them it would have appeared to be nothing more than an insignificant hill amongst the various peaks and ridges at the northern end of the Dee Valley.

As did the Archer Brothers, Landtrak has recognised the potential of these areas for supporting accommodation services.

Currently under development.

The township of Miles is located at the centre of the Surat Basin, which is on the cusp of a $100 billion resource industry explosion. Many of the towns in the southwest of Queensland will experience and benefit from this areas rich natural resources, including 20% of Qld’s coal reserves and 65% of Qld’s gas reserves

Predicted population growth in this area is anticipated to increase from 203,790 (2009) to 301,900 in 2031.

The region has over 47 major projects scheduled for commissioning before 2013, creating over12,500 jobs.

Miles and Wandoan, where cattle and crops are usually the only serious issues, are now

attracting multi-billion dollar resource ventures, which will have long term impacts.

The townships of Dalby, Roma and Chinchilla have experienced positive business growth from major developments in the resource & energy sectors, including water projects, power generation, upgrading treatment plants, rail infrastructure, farming & agriculture. This infrastructure investment results in an uplift in demand for accommodation and services.

Archer’s Accommodation Village Miles will implement daily shuttle and coach services between the village and the airport, township, construction and operational project sites within a 150km radius.

The Landtrak site is proximal to the operations centres for UGL Balfour Beatty, John Holland and Origin Energy.

Archers Accommodation Village will incorporate best practice technologies, architectural design, fixtures and fittings, recreational facilities and sustainability concepts.

Strategic Alliances

The dwellings have been orientated north-south to protect from the harsh Miles’ climate, with shaded verandas, screening, covered walkways and landscaped courtyards providing a high quality environment for its residents. This strategy provides for flexibility in staging by developing central communal infrastructure so that residential precincts can be incrementally developed from this hub.

The design embraces the ability for residents to engage with a new, vibrant community by providing neighbourhoods of passive and active community infrastructure, which include recreational facilities, public amenities, accessibility and transport. Connected to this community infrastructure are places for personal respite, with residential precincts to relax and rejuvenate between shifts.

Stonestreet’s Coaches have a proven track record in providing transport logistic services to large scale infrastructure projects.

Our experience has been recognised by companies such as Bechtel through our operations at the Millmerran Power Station project,

Darwin LNG project and the Yarwun Aluminium project.

Currently, Stonestreet’s are providing transport logistic services to clients involved in the Gladstone LNG project, including services between accommodation camps and the ferry service to Curtis Island.

The site for Archer’s Accommodation was strategically identified because it delivers important benefits for the clients and operators. The site is clear of the flood extents for 100 year ARI regional floods as well and overland flow paths for a 100 year ARI local storm event.

The gently sloping terrain of the site allows efficient drainage of stormwater runoff and the site will feature significant rainwater harvesting facilities. Whilst other areas of Miles are vulnerable to regional flooding or significant local storm events, Archer’s Village will remain safe.

With straightforward local road connections to the Warrego and Leichhardt Highways, access to all parts of the Surat Basin and surrounding areas from the site is easy. The site incorporates bus transport facilities and an internal road and footpath network for easy access to the rooms and facilities.

Taroom is on the Northern edge of the Surat Basin situated on the Dawson River in Queensland, Australia in the Shire of Banana.

The town is located on the Leichhardt Highway, 128km north of Miles with Wandoan 60km to the South, Roma 168km to the south west and Injune to the 125km north west and Theodore 96kms to the north.

Taroom is on the doorstep of the Sunwater Nathen Dam project, Cockatoo and Wandoan Coal Projects and is a centre for the Queensland CSG industry with pipelines and compression stations in close proximity to town.

Other industry includes Beef, Grain and forestry.

Theodore is located on the Dawson River in central Queensland. By road, Theodore is 222km south of Rockhampton, 106km south-west of Biloela and 226km north of Miles. Theodore is at the southern end of Queensland’s coal-rich Bowen Basin and the town’s economy is closely linked to the coal industry. Theodore boasts one of the strongest medical services and health support industries in rural Qld. Theodore has also been granted Qld government funding to upgrade its waste water treatment system, in anticipation of population inceases resulting from the gas pipeline and coal resources boom.

Within a 100km radius of Theodore, there are 7 mine sites and 5 gas pipelines operated by Origin Energy, Arrow Energy, Santos, QGC and Bow Energy.

Archer’s Executive Villas Blackwater – 31 roomsBlackwater is the major town in a significant coal mining area in central Queensland. The town is 200km west of Rockhampton and 75km east of Emerald. At the 2006 census, Blackwater had a recorded population of 5,031. Archer’s Executive Villas are located on Manna Street and Mackenzie Street, Blackwater.

Six major open cut and one underground coal mine dot the landscape surrounding the town

and provide its main employment opportunities. Blackwater is supposedly named after the Blackwater Creek, which apparently was first observed to flow with black water, this may have been caused by tree roots growing into the creek. Coal deposits were discovered there by Ludwig Leichhardt in 1845.

Archer’s Residential Developments Mt Morgan – 1800 roomsLocated 38km south of Rockhampton, Mount Morgan has experienced growth that is surgingright through central Queensland.

Currently, Landtrak has approximately 600 lots approved and under construction in Panorama Links and Panorama Ridge Estates to service the increasing demand for affordable housing being experienced in central Queensland due to the massive investment from the coal seam gas and mining sectors.

Mount Morgan has been identified as a township that is “over serviced” and “under populated” and was recently ear-marked by Smart Investor Property Magazine

to be one of the next boom areas in central Queensland due to its proximity to the major mining and energy projects currently under development in this region.
