OVERVIEWArboretum is a 45-unit apartment building that is a quick, four-minute walk to the University of Denver. With 38 standard parking spaces and five tandem spaces, there is nearly a 1:1 parking ratio. The garage will also have eight EV charging stations. For those that value walking and biking, there are dozens of amenities within a five-minute walk or bike ride. Also, within a five-minute bike ride is the nearest light rail station, which gives riders access across the entire city, including downtown Denver and Denver International Airport. And, a quick 15-minute drive will get you to downtown Denver and the Denver Tech Center, Denver’s two largest centers of employment.

THE BUILDINGArboretum was thoughtfully designed with condo-quality finishes such as quartz, waterfall countertops, Samsung stainless appliances, and stainless fixtures throughout. The building features a rooftop deck complete with a stainless gas grille and firepit where tenants can enjoy beautiful Denver sunsets. Additional amenities were meticulously picked out for tenant comfort. Complete with a custom dry-cleaning closet, Amazon parcel locker, building security cameras, video access control of the front door from within each unit, and digital keypads for unit access. Each unit will include a nest thermostat as well as ceiling fans in the master bedrooms. There is also private, enclosed storage in the basement (28 enclosures).

WALKABILITYWith dozens of amenities within walking and biking distance, DU students won’t even need a car to enjoy living here! Being two blocks off University Blvd. gives renters at Arboretum the tranquility when they need it, yet the access to all of Denver within a ten-minute drive.

Within a five-minute walk: DU, Observatory Park, Starbucks, Crimson and Gold Tavern, Asbury Provisions Gastropub, Medeterranean cuisine, Ramen, Indian Cuisine, Lost Coffee and Ginza Sushi.

Within a five-minute bike ride: Jerusalem Restaurant, Chipotle, Snarfs, Stadium Inn, Birdcall and the Pioneer.

Within a two-minute drive is I-25, which leads to Denver’s two largest employment bases, downtown Denver (12 minutes), and the Denver Tech Center (9 minutes). Also within a six-minute drive is Cherry Creek North restaurant and shopping district.

❍ Rent Appreciation – A December 2019 report from Zillow states Denver was one of three markets in the U.S. to experience the highest rent increases over the last decade.

❍ Highly Educated Workforce – According to City Lab, Denver is ranked #8 for cities where college-educated adults live. Additionally, Denver is ranked #5 for growth of college-educated adults.

❍ Tech Migration – Since 2010, more than one in three tech companies operating in the Bay Area have opened offices in Denver. These are firms such as Apple, Google, Facebook, and Lyft.

❍ Unemployment Rate – As of September 2019, Denver’s unemployment rate was 2.2%.
