last five or six months, the economic datahave been of two minds. On one hand,household net worth is way up, the stockmarket has been setting new highs andthe number of millionaires is at 9 mil-lion, just below where it was before therecession. At the same time, we readthat the amount spent at restaurants,bars, and department stores recently fellas households compensate for higher gasprices and payroll tax increases by rein-ing in discretionary spending. Which isit? Is the economy getting better or arehouseholds hunkering down? Turns out,it’s both. Behind this seeming paradoxis the growing gulf between America’swealthier households and its poorerones. And the past recession has put thisgap into bold relief.While suffering during the Great Re-

cession, wealthier households, becausethey are more likely to own equities anda home, have enjoyed the recent rise inhouse prices and the stock market, aswell as the special year-end dividendsthat were timed to avoid tax increasesthat went into effect the first of this year.In addition, because they can borrowmoney at today’s historically low rates,they are spending more on vacations,cars and other high-end discretionary

purchases as their financial situation im-proves. Moreover, over the last few yearstheir incomes have been rising, some-thing the majority of the population hasnot been experiencing.By contrast, households in the bottom

half of the income distribution are hav-ing a tough time of it. The combination ofstagnant wages in the years before theGreat Recession, large job losses duringthe recession, current high levels of un-employment, the dramatic increase inthose unemployed 12 months or more,high gasoline prices and delayed income-tax refunds are forcing these householdsto forgo many purchases. As such, re-tailers that cater to lower and middle-in-come Americans are feeling the pinch.

Worse, the payroll tax hike will probablytake three or four months before its im-pact is fully felt.Fortunately, those in the top half of

the income distribution are doing welland they pack a lot of retail punch. Thetop 20% of households account for 38% ofall spending while the top 50% of allhouseholds account for 70% of all spend-ing. By contrast, the bottom quintile isresponsible for a tad less than 9% of allspending. And so far, higher incomehouseholds have been carrying the load,with spending most recently rising at amonth-over-month rate of 0.7%, the bestlevel since a 0.8% gain in September2012.Despite high-income households fac-

ing higher taxes due to the expiration ofthe Bush tax cuts and everyone facingthe vagaries of the sequester, the econ-omy is not on the ropes. A diet of dirt-low interest rates, a booming energysector, and solid improvement in the all-important cyclicals including autos, bigticket items, business fixed investment,and most importantly homebuilding,should translate into increases in mid-dle- and lower-class employment and(hopefully) wages, and thus more house-hold spending among those doing rela-tively little of it now.Elliot Eisenberg, Ph.D. is President of

time to think about what you want in yournext new home. We’ve all seen a stunning hill-side mansion and dreamed what it would belike to raise our families there. Or envied theamazing renovation makeovers depicted ontelevision shows that give the home owners asense of pride and accomplishment. But howdoes your dream home compare to what homebuyers across the country are looking for intheir new home?A recent study from the National Associa-

tion of Homes Builders, What Home BuyersReally Want, shared the results of a survey ofthe preferences of thousands of home buyers.

On average, home buyers are looking for ahome that is 17 percent larger than their cur-rent home, a median of 2,226 square feet. But,likely as a result of the ongoing challenges ofthe economic downturn, that size is 13 percentsmaller than the average size of homes startedin 2012.The layout of the home is more important

than the location to most buyers. Living spaceand number of rooms was ranked the most in-fluential characteristic by 65 percent of buyers,while only 33 percent ranked proximity to lo-cations they need to go as tops. A sense of openspace continues to be popular, with aboutthree-quarters of home buyers wanting akitchen that is open to the family room, andnearly two-thirds looking for ceilings on thefirst floor that are 9 feet or more tall.

Some of the most wanted features in a homeinvolve saving energy. Energy Star-rated ap-pliances were rated as essential or desirable by94 percent of respondents, and 91 percentwanted an Energy Star rating for the wholehome. In fact, nine out of ten buyers wouldrather buy a home with energy-efficient fea-tures and permanently lower utility bills thanone without those features that costs 2 percentto 3 percent less.Convenient organization and storage is an-

other home buyer favorite. More than 80 per-cent of the respondents said they wantedwalk-in pantries and pull-out shelves in thekitchen, a laundry room and storage in thegarage.Today’s home buyers want the latest tech-

nology. While only 15 percent of home owners

currently have a wireless home security sys-tem, 50 percent want one. Similar gaps in“have” versus “want” occur with security cam-eras, lighting control and wireless audio sys-tems, and multi-zone HVACs.The most unwanted home features include

elevators, a location in a golf course, high den-sity or gated community, and having only ashower stall and no tub in the master bath.So whether you’re planning or dreaming
