"However, another expert, Louis Christopher, manag- ing director of SQM Re- search, thinks it could actu- ally be a good idea. "By al- lowing negative gearing on new residential properties and off-the-plan develop- ments, we are providing a proper tax benefit to where it is justified and needed most: the construction and development of new dwell- ings." A new water efficiency standard now

applies to water appliances that are

replaced in rental properties and Cara-

van Parks. Replacement appliances

must have a minimum rating of 3 stars

under the Water Efficiency Labelling

and Standards Scheme.

The changes under the Residential Ten-

ancies Amendment (Prescribed Rating

for Replacement Water Appliances)

Regulations 2014:

* Require that when a water appliance,

fixture or fitting supplied by the land-

lord or caravan owner needs to be re-

placed, the replacement must have a

minimum efficiency rating of 3 stars
