Vancouver sees strong year-over-year price increases in first quarter

TRoyal LePage House Price Survey released today showed strong year-over-year price appreciation for standard two-

storey homes and detached bungalows in Vancouver, while prices for standard condominiums remained fl at.

While standard two-storey homes witnessed the largest year-over-year price increases, rising 9.1 per cent to $1,182,250, detached bungalows posted a similar 9.0 per cent year-over-year increase, rising to $1,068,500. Standard condominiums rose a modest 0.5 per cent year-over-year to $510,000.

“Aside from standard condominiums, Vancouver’s house prices were up signifi cantly compared to the fi rst quarter of last year,” said Bill Binnie, broker and owner of Royal LePage North Shore. “It is important to note, however, that current home prices have remained relatively stable since the second quarter of 2011 and, as a result, we expect year-over-year price appreciation to appear less positive in the coming months.”

Binnie noted that demand for homes in Vancouver was strong in the fi rst quarter but that the region felt the effects of reduced levels of foreign investment.

“In the fi rst quarter, we had roughly half the buyers from Asia our market had become accustomed to,” he said, noting that recent Chinese government regulations limited foreign investment amounts.

According to Chris Simmons, broker and owner, Royal LePage Sunshine Coast, sales in Vancouver were down compared to the fi rst quarter of last year while inventory was up slightly. Despite this, multiple offer situations were frequent in the fi rst quarter as buyers took advantage of historically low mortgage rates.

“Buyers remain confi dent in the Vancouver housing market,” Simmons said. “Vancouver continues to be a destination city for people both outside of Canada and within. Vancouver is one of the most ‘livable’ cities and people come for the lifestyle.”

Nationally, market activity in the fi rst quarter of 2012

was unusually high resulting in tight inventories and strong price appreciation in most major cities. Buyers were attracted into the market by historically low mortgage rates and sellers brought listing inventory to market earlier than normal, encouraged by unseasonably warm weather.

In the fi rst quarter, Canada’s average standard two-storey homes rose 5.0 per cent year-over-year to $398,282, while detached bungalows increased 4.4 per cent to $356,306. Average prices for standard condominiums increased 2.2 per cent to $243,153.

“Our housing market is being pulled in opposite directions by opposing economic forces,” said Phil Soper, president and chief executive of Royal LePage Real Estate Services. “On one hand, there is the rapidly strengthening U.S. economy, increasing Canadian consumer confi dence and what can only be called a national mortgage sale encouraging activity and bidding up home prices. On the other, we have signs of over-shooting values and strained affordability in our largest cities. We are likely to see much more modest price appreciation as the year unfolds.”

BCIT students began the planting and installation of a 72 square foot living wall this spring as part of Environmental Youth Alliance’s Green Graffi ti project. The wall is designed to be an edible ‘salad wall’ and students and teachers have already sowed crops such as strawberries, spinach, corn salad, chives, mint and nasturtium, an edible fl ower, for harvest this summer.

The living wall presents a hands-on opportunity for student education on new and innovative ways of greening our urban spaces. Additionally, in 2012 the installation will be part of a research study on the sound dampening effects of green walls in urban areas.

The wall will be featured on Friday, April 13th at the BCIT Open House where thousands of students and prospective students will gather at BCIT’s main campus in Burnaby. At the event the edible ‘salad wall’ will be on display and visitors can ask questions and discuss with BCIT and EYA staff.

About the Green Graffi ti project Green Graffi ti is a project managed by EYA and funded by Vancity, the Real Estate Foundation, and Environment Canada, which seeks to engage local citizens in the green building movement through the creation of green, or living wall gardens. It brings together residents and local youth volunteers to collaborate on the design, installation, and maintenance of the walls that include food plants, culinary herbs, and native species for wildlife. Paramount to the success of the project is an educational and training campaign to convey the importance of green wall and green roof technologies in mitigating the effects of climate change and the urban heat island, improving stormwater management, and contributing a visual amenity that can provide food, wildlife habitat, and therapeutic value to areas where conventional tree and shrub planting is not feasible.

About Environmental Youth Alliance (EYA) Since 1991, the Environmental Youth Alliance has acted as a catalyst for youth-centered sustainability programs in Vancouver and in 15 countries

internationally. Through these initiatives, we have gained expertise in the implementation of community driven projects with a mission to engage youth in the inner city and recognize youth as assets and leaders in building healthy communities.
