He suggested that you should (1) file your returns as early as possible to increase chances of beating the criminals to the punch and (2) do not respond to unsolicited calls or e-mails purporting to be from the IRS – the IRS will initially write you a snail-mail letter about any problems. The IRS Taxpayer Guide to Identity Theft contains several pointers to help reduce your risk: Don’t routinely carry any document with your SSN on it. Don’t give your SSN to a business, unless absolutely necessary, just because they request it. Check your credit reports regularly. Use normal security measures to protect and secure your personal financial information that are on your computer or in your files at home. Check your Social Security Administration earnings statement annually. Don’t give personal information over the phone, via mail, or over the Internet, unless you have either initiated the contact or are sure you know who is asking for it. President’s Comments – ID Theft In this tax season, we are reminded of a Members Circle newsletter article, by Paul Brucker, writing for the Alliant Credit Union, in which Brucker suggested several practices you may engage in to help reduce your chances of being subjected to tax-refund fraud, a subset of identity theft. Some typical warning signs that

perhaps your SSN might have been used to file a false return are that (1) more than one tax return was filed using your SSN, (2) in a year you did not need to file a tax return, you “owe” additional taxes, had a refund offset, or had collection actions taken against you, and (3) IRS records indicate you received wages from an employer unknown to you.

The IRS advises that if you become a

victim, (1) file a report with law enforcement, (2) file a complaint with the FTC Identity Theft Hotline, (3) contact one of the three major credit bureaus to place a “fraud alert” on your credit records, (4) contact your financial institutions and close any accounts opened without your permission or tampered with, (5) respond promptly to any IRS notification, (6) complete IRS Form 14039, Identity Theft Affidavit, and (7) continue to pay your taxes and file your tax return, even if you must do so by paper.

Hopefully none of us ever have to use

Board Action

The East Point Board of Directors conducted a regular meeting on Thursday, April 27th. During this session, the directors approved (a) the Section 22.1 Certification attesting to various documentary, capital expenditure, and financial disclosures, (b) waiver for the right of first refusal on the sale of unit 6-D, (c) the invoice from RBS for the pool-deck-window repairs, (d) the invoice from W-T Group for the makeup air unit replacement work, (e) the accountant’s recommendation to write-off a series of very old, uncollectable accounts, (f) the Family Pride laundry-room-services proposal, (g) Inside-Out’s proposal to install epoxy coating to the basement stairway and hallway floor surfaces, (h) Midwest Mechanical’s proposal to replace the lobby HVAC unit, and (i) the 2016 draft of the Audited Financial Statement.

Treasurer’s Report

March Period. As of March 31, 2017, our Total Assets were $478,841. Our fully-insured Reserve Fund accounts totaled $249,376, while our fully-insured operating cash was $178,353.

For the period ending March 31, 2017,

operating income was $159,537 and operating expenses were $103,046 before reserve funding for gross income of $2,491 (a negative $54,000 after reserve contribution).

Total operating revenue was below the

monthly budget amount by $1,051, due to all categories.

Total operating expenses were $713

below the monthly budgeted amount. This was primarily due to all categories overbalancing the Repairs & Maintenance and Insurance expenses.

Marketing Committee 2017 Y-T-D Period. Our

operating revenues were under budget for 2017 by $4,804, on a base-budget amount Y-T-D of $481,339 (less than a 1.0% variance). This was mainly due to all categories.

Our operating expenses were over budget for 2017 by $1,960, on a base budget amount Y-T-D of $321,532 (a 0.6% variance). This is mainly due to all categories overbalancing the Salaries, Contract Services, and General & Admin categories.

Reserve Investments. The reserve

fund in March was fully funded at the rate of $51,941. The Reserve Fund balance was $249,376, as of March 31, 2017. All reserve funds are insured.

Financial Statements. Condo CPA’s independent auditor’s report of the 2016 East Point Condominium financial statement was approved by the board and will be uploaded for review by owners onto the website and in will be made available for review in the management office.

Federal Reserve Bank of Chicago

Pool Opening. Weather and

construction permitting, the pool is scheduled to open on Saturday, May 27th. Copies of the pool rules will be sent to all residents the week of May 15th. Sudler Website. Please explore the

Grocery Carts. In consideration of other residents, please return grocery carts to the garage promptly when you are finished using them. Please do not leave grocery carts in the hallways or elevators.

Cat litter and materials used in cages must be triple-bagged before disposal down the garbage chute.

Please make sure that all items are properly bagged and DO NOT THROW DOWN ANY LOOSE ITEMS.

Homeowner’s Insurance. It is the homeowner’s responsibility every year to provide management with a current copy of your homeowner’s insurance reflecting the liability limit of at least $300,000.

Please note that adding the East Point Condominium Association as an “additional insured” on your policy will allow your insurance carrier to automatically send a copy to management every year at renewal time. Management Office Closed. The

Management Office will be closed for vacation Monday, July 17, 2017 thru Wednesday, July 26, 2017. If you have an emergency during business hours, please call the door person and they will radio maintenance. For after-hours emergencies, please call the Sudler 24/7 Emergency Line at 312-751-0900.

Family Fishing.

When: Saturdays, May 6, 13 and 20, 9:30 AM to 11:00 AM. Where: Northerly Island Park, 1521 S. Linn White Dr., Chicago. What: Perfect for Families and their children ages 8 and up, this 90 minute class includes in-class instruction and on-the-water fishing (weather permitting). Professional Instruction is provided by the Chicago Park District Chicago's Fish`N Kids Program Fishing Instructors. Fishing equipment and bait are provided. We use Spincast Rod & Reel combos, hooks, weight, floats, jigs and lures. Groups of 7 or more participants must call Program Manager Bob Long at 312-656-3852 to register. This class is for the entire family: children must be accompanied by an adult at all times during the class. Registration will be confirmed by a member of the Chicago Fish'N Kids Program staff. Chicago’s Memorial Day Parade

When: Saturday, May 27, Starts 12:00 PM. Where: State Street from Lake Street to Van Buren Street, Chicago. What: Chicago’s Memorial Day Parade honors all men and women who made the ultimate sacrifice in defense of our country. The Wreath Laying Ceremony begins at 11:00 AM at the Eternal Flame on Daley Plaza (Dearborn and Washington Streets). The Chicago parade is considered one of the largest Memorial Day Parades in the country. Since 1870 Memorial Day Parades have graced the streets of Chicago.
