Current Facility Management Practice

• As-built Drawings

• Operation & Maintenance Manual (O&M Manual)

• Computerized Maintenance Management System (CMMS)

Page 5: Approaching BIM/FM Integration: Filling the Gaps for Success Mr. Gordon Yu, Project Manager, Summit Technology (Hong Kong) Ltd Mr. Tom Lee, BIM Engineer, Summit Technology (Hong Kong)

As-built Drawings

• Inaccurate Drawings

• Contradicting Drawings

• No Drawings

Page 6: Approaching BIM/FM Integration: Filling the Gaps for Success Mr. Gordon Yu, Project Manager, Summit Technology (Hong Kong) Ltd Mr. Tom Lee, BIM Engineer, Summit Technology (Hong Kong)

Operation & Maintenance Manual

• Thousands or more Pages

• Disorganized Information

• Low Resolution

• No Correlation with As-built Drawings

CMMS

• Require Significant Effort to Input

• Require Lengthy Development

• Usually Only a Text Based System

• Usually Decoupled with Drawings and Manuals

Preparing BIM for FM Use

BIM models created from Design and Construction phase should already have correct geometric information, we need only to insert the following:

• Level of Development (LOD)

• Building Information

• O&M Manual

BIM Viewer

Not all FM personnel is familiar with BIM, thus, raise the need for a BIM viewer to perform the basic functions:

• Suitable to facilitate BIM as a standalone FM tool

• Usually utilize some form of game engine

• Allow users to navigate through the BIM model

• Grant Users easier assess to information

• It is a useful intermediate point

What is COBie?

• COBie is a data format for storing and organizing building model information

• Internationally Recognized for Information Exchange

• Implemented in over 30 Commercial Off-The-Shelf Software systems

• Included in National BIM Standard – United States™ Version 2 and will be included in Version 3

• BS 1192-4 is the code of practice for using COBie
