Frayser is located in Memphis, Tennessee, and the

A city rich in history, culture, music, and southern cuisine, 2019 will
be a standout year for Memphis as it celebrates 200 years. Tourism is
an economic development engine for the city and generated $3.5 bil-
lion in 2017.
Strategically located on the Mississippi River, the “bluff city” is home
to more than 1.3 million residents, several colleges and universities,
and multiple Fortune 500 companies, such as FedEx, International Pa-
per, and AutoZone. Greater Memphis is a cultural hotspot brimming
with revitalization and growth in 2019 as the city celebrates its 200th
anniversary.
Greater Memphis’ geographic location has allowed the city to become
a national leader in logistics. The area offers efficient supply chain
connectivity to reach markets around the world and is home to one of
the busiest cargo airports in the world as well as the fifth largest in-
land port in the U.S. Memphis also boasts the third largest rail center
in the nation with five class I railroads and can reach more markets
through overnight truck service due to the access to some of the na-
tion’s key interstates. In the past four years, Memphis has seen $13
billion in over 250 revitalization projects that have reshaped down-
town. Currently St. Jude is constructing a $412 million advanced re-
search center, the largest capital project in Memphis’ history.

Busiest Cargo Air-port in the U.S.
The city’s strategic location on the Mississippi River has allowed
Memphis to become a major logistics hub. Known as America’s Dis-
tribution Center, the Memphis economy thrives off the 4 R’s: Run-
way, River, Rail, and Road. The Memphis International Airport is the
busiest cargo airport in North America and is home to major FedEx
and UPS operations. The annual economic impact of the airport is
$23.3 billion. The Port of Memphis is the fifth largest inland port in
the U.S. and the second largest inland port on the Mississippi River;
the port has a $8.46 billion annual economic impact on the city.
Memphis is served by five Class I railroads, and the Port recently re-
ceived a $1.7 million grant to add new railroad tracks which will in-
crease rail capacity by 15%. Due to access to major interstates, over
150 markets can be reached overnight by truck from Memphis.
With a reliable and cost effective way to move product, Greater
Memphis boasts a thriving manufacturing industry with 1,045
manufacturing firms employing more than 43,700 residents. In
2017, Memphis GMP was $72.5 billion and continues to in-
crease. Fortune 500 company, International Paper employs
over 2000 residents. The city also boasts the 2nd busiest medi-
cal device manufacturing center in the U.S. There are over 47
medical device companies including headquarters to companies
such as MicroPort, Smith & Nephew, and Wright Medical. The
medical device manufacturing industry alone employs more
than 16,800 employees. Memphis is also home to the third
largest medical device company in the global spine industry,
NuVasive.

In the last decade the healthcare industry in Memphis has
boomed. This sector employs more than 74,000 residents and
generates over $3.4 billion in output. St. Jude and Methodist Le
Bonheur Healthcare combined employ over 13,000 residents. The
University of Tennessee Health Science Center is an epicenter for
degrees in health professions with approximately 4,000 students
and more than 6,000 faculty and staff. In 2017, UTHSC opened a
$36.7 million educational facility designed to allow students to
train together in simulation settings. The University of Tennessee

St. Jude Children’s Research Hospital is undergoing a $9 bil-
lion expansion. The first phase has started with the construc-
tion a 625,00 square foot, $412 million advanced research
center, making it one of the largest capital projects in Mem-
phis history. Construction began in the spring and is set to be
finished in 2021. With 5,000 construction workers and 125
vendors, it is one of the largest construction projects in the
city. This state of the art research center is designed to pro-
mote collaboration among researchers with abundant com-
mon areas and natural light. The center will feature cutting-
edge technology in labs among other leading resources to
allow scientists and clinicians to pursue breakthroughs in
treating and curing pediatric diseases. “Every aspect of the
advanced research center has been customized to inspire and
support researchers who seek to lead and collaborate,”
said James I. Morgan, Ph.D., St. Jude scientific director & ex-
ecutive vice president.

You are talking about six years of construction. You are talking
about jobs that are going to be much more oriented toward
technology, automation, modernization. It is going to be
transformative for Memphis and for the state.” - David Cun-

Recently FedEx announced plans to invest $1 billion in the ex-
pansion of its Memphis FedEx Express hub. New construction
will include a secondary sorting facility and a bulk truck load
building, along with conveyor bridges and a tug maintenance
facility. This development is a part of the company’s contin-
ued investment in technology and operations to meet growing
customer demand. Post plan finalization, construction could
begin in 2019 and should be finished by 2025. This expansion
will have major impact on creating new temporary and long
term jobs.

Downtown Memphis is a key component of the city’s rich histo-
ry and culture, and city leaders have set out to revitalize the
area. Union Row is a $950 million, 29 acre project for Danny
Thomas Boulevard and Union Avenue. Kevin Adams, the pro-
ject’s developer, feels the site is strategic in the continued
growth of Downtown and the Medical District. The first phase
of the project will include a six-story, 400 unit apartment build-
ing with ground floor retail space and a grocery store. An en-
closed 600-plus car garage will also be included in the apart-
ment component. Continuing west along Union will be addi-
tional apartment buildings with retail space as well as a build-to
-suit office space with residential units and more retail space.
The second and third phases have proposed plans of additional
apartments and a hotel. “This is exactly what we need to com-
plete our Downtown growth from the north end to the south,”
fellow Councilman Ford Canale said.
Elvis Presley Enterprises recently underwent a $137 million
expansion which included the opening of the new resort ho-
tel, The Guest House at Graceland and 200,00 square fee of
new exhibits, museums, and performance space. This expan-
sion brought along with it over 1,000 new jobs and is part of
the efforts to revitalize the Whitehaven, South Memphis
neighborhood. Now that the expansion is complete, a wave
of redevelopment is beginning. Merchants and leaders are
focused now on a $43 million overhaul of three miles of Elvis
Presley Boulevard from Interstate 55 to Shelby Drive. The
first step will be to tear down the Graceland Plaza and re-
place it with a park-like expanse of lawn, landscaping, and
trees. The economic impact of Graceland’s expansion has
been estimated at more than $1.1 billion. The expansion is
considered a game changer for the Whitehaven neighbor-
hood with increased tourism and repercussions of improve-
ments in public safety and transportation.

Zone Park is home to the Memphis Redbirds, St.
Louis Triple A Affiliate. Constructed in 2000, the park
was named the 2009 Minor League Ballpark of the
year by Baseball America. In 2019, AutoZone will
once again host the Triple A National Championship
game. Weekly promotions such as all you can eat or
$2 beer and summer post game firework shows con-
sistently draw in crowds for America’s past time.
The Memphis Zoo spans 70 acres and is
home to more than 4,500 animals. The Mem-
phis Zoo has been ranked as America’s No. 1
zoo by TripAdvisor and is one of only four
zoos to exhibit giant pandas. The Memphis
Zoo is dedicated to preserving wildlife
through education, conservation and re-
search.

House at Graceland and 200,00 square fee of new exhib-
its, museums, and performance space. It features the
world’s largest and most comprehensive Elvis museum.
The economic impact of Graceland’s expansion has been
estimated at more than $1.1 billion.

Downtown Memphis is more than the
6.5-square miles defined as the Central
Business Improvement District (CBID). It
is the area’s fastest growing residential
neighborhood with a sense of communi-
ty that is unrivaled. Downtown is the
Memphis brand. It is Beale Street, the
mighty Mississippi, the Orpheum and the
National Civil Rights Museum. With es-
tablished publicly-traded companies and
aspiring startups sharing the same spac-
es, Downtown is an incubator for good

Since its beginnings, the Memphis in May organiza-
tion has grown to become an $8 million nonprofit
organization that is recognized around the world as
one of North America’s leading festivals. The Inter-
national Festival hosts some of the city’s largest
events such as the Beale Street Music Festival and
the World Championship Barbecue Cooking Con-
test. More than just events, Memphis in May is a
celebration of Memphis heritage and a major eco-

Home to the Memphis Grizzlies and the University
of Memphis Men’s Basketball Team, the FedEx Fo-
rum has become a premier venue located in Down-
town Memphis. The Forum’s “Fans First” service
lead the Grizzlies and the FedEx Forum to being
ranked as the best overall professional sports fran-
chise in North America by ESPN in 2013. The FedEx
Forum has also hosted many concerts of chart top-
ping stars, including Justin Timberlake, Taylor Swift,
Bruno Mars, and more.
Beale Street, the Official Home of the Blues, is
considered America’s Most Iconic Street. Declared
a National Historic Landmark, the street is now
home to three blocks of nightclubs, restaurants
and shops in the heart of Downtown Memphis.
