Executive summary
Jaypee group is a leading integrated infrastructure conglomerate in India with
exposure to the power generation, cement, construction, expressway & Highway,
Hotel, Education, Hospitality, and Real estate sectors. It was established in 1957 by
honorable shri Jayprakash Gaurji.
As jaypee group entered in real estate sector in 2000.it has already completed such
big projects. And some projects are going in full swing. like- Jaypee
Greens near pari chowk, Greater Noida, and wish town in sector-128 and sports city
in Gautam Budh Nagar.
The marketing plan titled “An effective promotional strategy to promote the
jaypee greens “sports city” helps us to understand the effect of promotional strategy
which is responsible for attracting customer towards sports city. This study helpful
for me & management to improve the present promotional strategy of sports city.
The plan deals with the impact of promotional activity which attracting customer
towards sports city. The plan was carried out as per the steps of marketing plan.
I would like to express my gratitude to all those who gave me the opportunity to
complete this project. I would like to thank my Institute authorities and my
internal guide Mr. K.Tara Shankar first for providing me the opportunity to work
with one of the most prestigious organization. I want to thank the Head Of the

INTRODUCTION
The Jaypee Group was founded by Mr. Jaiprakash Gaur. Jaypee Group is five decade old
conglomerate based in Noida, India, involved in various industries that include Engineering,
construction , Cement, Power, Hospitality, Real Estate, Expressways, Highways, Education and
Social Commitment. Shri. Jaiprakash Gaur, Founder Chairman of Jaiprakash Associates Limited
after acquiring a Diploma in Civil Engineering in 1950 from the University of Roorkee, had a stint
with Govt. of U.P. and branched off on his own, to start as a civil contractor in 1958, group is
the 3rd largest cement producer in the country. The groups cement facilities are located in the
Satna Cluster (M.P), which has one of the highest cement production growth rates in India.
Jaypee Group is an infrastructure conglomerate with diverse business interests ranging from
Engineering and Construction, Cement, Private Hydropower, Hospitality, Information
Technology, and Real Estate Development to Expressways and Highways.
The founder of Jaypee Group is Jaiprakash Gaur, who started as a civil contractor in 1958. In
1979, Jaiprakash Associates Private Ltd (JAPL) was formed. In 1980, Jaypee Group entered into
Hospitality sector and set up Hotels Siddhartha and Vasant Continental. In 1983, Jaypee Rewa
Cement Plant (JRCL) was established with an initial capacity of 1 million tones. In 1986,
Jaiprakash Industries Limited (JIL) was formed by amalgamating JAPL into JRCL. In 1992,
Jaiprakash Hydro Power Ltd (JHPL) and Jaiprakash Power Venture Ltd. (JPVL) were formed. In
1996, Jaypee Bela Cement Plant (JBCP) was established with an initial capacity of 1.9 million
tones. In 2000, JRCL and JBCP were merged to form Jaypee Cement Ltd. (JCL). In 2003,
Jaiprakash Associates Ltd. (JAL) was formed by merging JIL with JCL. In 2005, shares of JHPL
were listed on BSE/NSE and JHPL became the first Hydropower company to be publicly held and
listed in India

Current Scenario of the Real Estate Market in India
Commercial real estate sector is in boom in India. In the last fifteen years, post liberalization of
the economy, Indian real estate business has taken an upturn and is expected to grow from the
current USD 14 billion to a USD 102 billion in the next 10 years. This growth can be attributed to
favorable demographics, increasing purchasing power, existence of customer friendly banks &
housing finance companies, professionalism in real estate and favorable reforms initiated by
the government to attract global investors

Growing Market Demand Cause- Effect scenario leading to emergence of organized real estate
market in India The property market in India has traditionally been unorganized and
fragmented. However, the recent past has seen a consolidation of positions in the market as
developers are stretching their capacities to the maximum in order to meet the growing market
demand, which in turn has encouraged large projects with sourced financing. The IPOs by large
real estate developers like Sobha Group, Raheja Developers and DLF have led to organization of
the market in the Tier I cities, but the Tier II and Tier III cities still demonstrate the traits of an
unorganized market. Whilst the Indian real estate market still lacks transparency and liquidity
compared to more mature real estate markets, the increasing requirements of multi national
occupiers, as well as the influx of international property consultancies has led to the
introduction of greater availability of market information, both in published and private form
pushing the sector to an organized market form. Driving Forces Stated below are the reasons
that have led to the real estate boom in the country
• Booming economy; accelerated GDP to 8% p.a.
• India’s emergence as an attractive off shoring destination and availability of pool of highly
skilled technicians and engineers ; Development of large captive units of major players include
GE, Prudential, HSBC, Bank of America, Standard Chartered and American Express
• Rise in disposable income and growing middle class, increasing the demand for quality
residential real estate and real estate as an investment option.
• Entry of professional players equipped with expertise in real estate development;
• Relaxation of legal rulings and processes by the governing bodies encouraging investments in real estate

The demand for new office space in India has grown from an estimated 3.9 million sq. ft in 1998
to over 16 million sq. ft in 2004-05. 70% of the demand for office space in India is driven by over
7,000 Indian IT and ITES firms and 15% by financial service providers and the pharmaceutical
sector. In 2005 alone, IT/ITES sector absorbed a total of approx 30 million sq. ft and is estimated
to generate a demand of 150 million sq. ft. of space across major cities by 2010. This data
clearly demonstrates the growth of the real estate sector in the country. With reference to the
availability of infrastructure facilities, following cities are currently attracting
MNCs/corporate/real estate developers:

Real Estate Investment Banking
Real Estate Investment Banking is an approach to real estate financing – providing the client a
host of services including the structuring of real estate projects, legal advice, operative
management of real estate projects and support in marketing properties. The banking focus in
Real Estate Investment Banking is on structured financing products and structuring of entire
portfolios. Extending on similar lines is the importance of syndication that forms the base line
of larger-sized transactions. Real estate investment banking focuses on the following target
market as prospective client base:
Real Estate Consultants
The increase in transparency and liquidity in the real estate market in India is attracting
international real estate consultants to India. These consultants offer end to end solutions for
their clients’ real estate needs. These services include strategic consulting to developers,
investors, advisors and lenders seeking assistance with existing assets, potential acquisitions,
new development projects and properties slated for disposition, feasibility studies, concept
testing, business planning exercises, investment advice, market research and analysis, demand
forecasting, financial modeling and project structuring exercises, portfolio optimization and re-
engineering strategies, expansion and occupancy, location and entry, brokerage services, legal
documentation review, valuations etc.
Real estate consultants also ensure that the financing needs of the client are well taken care of
by liaising with banking/non banking institutions and providing them with investment and
structured finance solutions including securitization and sale & leasebacks, structured finance
facilitating equity/debt into development projects on behalf of private and government sector
clients, structuring development financing, public - private - partnerships, joint ventures,
portfolio transactions and privatization exercises.
The recent players in the Indian market are Jones Lang LaSalle, Colliers, CBRichard Ellis, Frank
Knight and Trammell Crow Meghraj. Developers and Construction Companies With the opening
up of the real estate sector in the country, the construction houses are scaling up the
commercial and residential constructions. An increasing number of developers are offering IPOs
for fund raising. AIM too is a sought after solution to meet the fund requirements for these
developers.
Risks involved in the Real Estate Investment Market
Liquidity risk
The real estate investment market is still in its infant stage. The time required for liquidity of
real estate property can vary depending on the quality and location of the property.
Regulatory risks
In terms of property ownership, permission from the Reserve Bank of India is required for
foreign investors. For capital repatriation, investors need to apply for approval from the RBI,
and foreign direct investment is limited to a limited set of opportunities (e.g. townships). The
REMFs work within the SEBI framework. Being a developing and growing sector, the rules,
regulations and legalities demonstrate frequent changes, making it seem as a cumbersome
investment option to the investors. Property market transparency risk The Indian property
market has low transparency when compared to the more mature and developed real estate
markets. Although market transparency has improved, reliable and consistent information on
the Indian property market is still not easily available. There are also more professional due
diligence and valuation institutions needed. This holds true even for the Tier I cities.
Macroeconomic risks
Interest rates, inflation and exchange rate risks are amongst the important macroeconomic
indicators and have shown decreased volatility. The provision of facilities, is in many regions,
still inadequate (education, transport infrastructure). These risk factors are not likely to
disappear in the near future, impeding the development of the real estate sector. Ownership
and Land Title Issues Lack of information and low transparency in the real estate segment in
India, coupled with the age old property related issues discourages the investment of the large
players in the semi urban and rural areas thus slacking an overall growth of the real estate
sector.

Civil Engineering
Initially, the Jaypee Group started as civil engineering contractors. Jaiprakash Associates Ltd., the
flagship company of the Group, is a leader in Construction of river valley and hydropower
projects on turnkey basis for more than 4 decades. The company is currently executing various
projects in hydropower / irrigation / other infrastructure fields and has had the distinction of
executing simultaneously 13 hydropower projects spread over 6 states and the neighboring
country Bhutan for generating 10,290 MW of power. Jaypee Group undertakes projects involving:-

The projects that have been commissioned or in the advance stages of completion have been
undertaken by it either as a successful EPC contractor or as a Non EPC contractor. The group also
has secured three BOT contracts in the private hydropower generation sector after the opening
up of the doors by the Government of India in 1991 for private sector power generation
companies.
It is not an embellishment to state that over the past three decades the company has not only
successfully executed large and prestigious projects, but in this process has acquired a pool of
knowledge, skills and experience in their field of technological excellence.

POWER:
Jaypee Group forayed in power sector after reforms had begun in the country and private
sector was invited to participate in the beginning of the 8th five year plan. It has been a pioneer
in this sector and its performance outshines those of its peers. During the 8th five year plan
(1992 to 1997), the total power added was 16422 MW, out which private sector contribution
was 1430 MW. In the 9th five year plan (1997-2002), a total of 19015 MW power was added to
the grid and 5061 MW (hydro – 86 MW and Thermal – 4975) was added by the private sector.
The 10th five year plan saw an addition of 19011 MW to the country’s national grid. Out of
which the private sector added a total of 1931 MW (hydro – 700 MW and Thermal – 1231 MW).
The entire 700 MW of hydropower added in the 10th plan five year plan was by the Jaypee
Group.
Jaypee Group is the only integrated solution provider for Hydropower projects in the country
with a track record of strong project implementation in different capacities and participation in
projects that have added over 8840 MW of Hydroelectricity to the National grid between 2002
to 2009 - AN UNPARALLEL FEATURE IN INDIAN POWER SECTOR.
Jaypee Group’s operational power plants are 300 MW Baspa-II (Himachal Pradesh) and 400 MW
Vishnuprayag (Uttarakhand) and by 2012, the total hydropower capacity will be 1700 MW with
the commissioning of 1,000 MW Karcham-Wangtoo project while the power generation
(including Thermal) for the Group shall be 2200 MW. The Group is poised to be a 13,470 MW
power producer by 2019.
Group’s 300 MW Baspa–II HEP is accredited for 1 million VER’s per annum and 400 MW
Vishnuprayag HEP , the World’s largest Hydropower project in the private sector is accredited
for 1.32 Mn. annual Verified Emission Reduction (VERs).
Besides this, 300 MW Baspa-II Hydroelectric Power Station was successful in bagging GOLD
SHIELD for meritorious performance in power sector from the Ministry of Power for the year
2007-08, a step forward from the SILVER SHIELD, Baspa-II HEP won for the year 2004-05. While
400 MW Vishnuprayag Hydropower Project of Jaiprakash Power Ventures Ltd (JPVL) was
awarded 1st Prize in the category “Energy & Power’’ by the Essar Steel ‘Infrastructure
Excellence Awards 2010’ in association with E18 and CNBC TV18.
After having established a strong presence in the Hydropower sector the Group has initiated its
entry into Thermal Power Generation, Power Transmission and also forayed into Wind Power.
Hydro power
Seeing the vast potential present in the hydro power generation, the house of Jaypees ventured
into private power generation on Build Own Operate (BOO) basis. JAL has so far the distinction
of participating in 54% of new hydropower projects under India’s Tenth Five Year Plan.
300 MW Baspa II
The 300 MW Baspa Hydro – Electric Project Stage II (BOO) is an environment friendly run – of –
the – river power project devoid of any rehabilitation or resettlement issue. The project site is
located on the river Baspa, a tributary of river Satluj in District Kinnaur of Himachal Pardesh.
400 MW Vishnuprayag:-
The 400 MW Vishnuprayag Hydro-electric Project (BOO) was commissioned in October,2006, a
run-of-the river project located across river Alaknanda in District Chamoli of Uttarakhand. The
Project, utilizing the waters of river Alaknanda, has an underground power station with an
installed capacity of 400MW (4x100MW).
1000 MW Karcham- Wangtoo
The 1000 MW Karcham-Wangtoo Hydro-electric Project is located in Himachal Pradesh and is
built on BOO basis. This is the India’s largest Private Hydropower station . It is envisaged as run-
of-the-river project and is constructed on River Satluj in the District Kinnaur.
Arunachal Pradesh projects (Lower Siang 2700 MW & 500 MW Hirong)
The 2700 MW Lower Siang Hydro-electric Project on river Siang and 500 MW Hirong Hydro-
electric Project on river Siyom in Arunachal Pradesh will be built on BOO basis and are expected
to be commissioned by 2017 and 2018 respectively.
Meghalaya projects (270 MW Umngot & 450 MW Kynshi)
The project are 270 MW Umngot HEP in the East Khasi Hills district and 450 MW Kynshi (Stage –
II) HEP in the West Khasi Hills district of Meghalaya. The projects would be undertaken through
a Joint Venture between JPVL and State govt of Meghalaya on a 74% -26% basis.

set up by Jaiprakash Power Ventures Limited, a subsidiary of JAL at a site in Nigrie - Village,
Tehsil - Deosar, District - Singrauli in Madhya Pradesh. The expected date of commissioning for
Unit - I and Unit - II are end April 2013 and end October 2013 respectively.
Amelia (North) and Dongri Tal – II coal block with total coal reserves of 250 MT of coal. These
coal blocks contain sufficient coal reserves to fuel the Nigrie Thermal project over the long term.
JAL is expected to develop and mine this coal in a joint venture with MPSMCL. The joint venture
has been allotted these two coal blocks solely for the purpose of supplying fuel to the
Nigre Thermal Project
The Nigrie Thermal Project is expected to utilize coal from two captive coal blocks, the Recently,
Group has entered into an agreement with L&T-MHI Pvt. Ltd. (JV between L&T Ltd. And
Mitsubishi heavy Industries Limited, Japan) for supply of super-critical, environmental friendly,
more energy efficient Boiler, Turbines and Generator (BTG) packages for their Nigrie project.

1500 MW Bina Thermal Power Project
The Group is also setting up a 1500 MW coal fired Thermal Power Plant at Bina in the State of
Madhya Pradesh. The project is expected to be commissioned by 2011 (phase -1).
1980 MW Karchana & 3300 MW Bara Thermal Power Project
JAL has been awarded LOIs for 1980 MW (3 x 660 MW) Karchana Thermal Power Project and 3300 MW
(5 x 660 MW) Bara Thermal Power project in UP. These projects are expected to be commissioned by
2014.
Transmission
Jaypee Power grid Limited (JPL), a joint venture company setup between Jaiprakash Hydro-
Power Limited (JHPL) and Power Grid Corporation of India Limited (PGCIL) is developing a 217
km long power transmission project to evacuate power from the Karcham-Wangtoo project.
The system will consist of a Transmission Line from the powerhouse at Wangtoo to the inter-
connecting point with the northern grid at Abdullapur, Yamunanagar, and Haryana.
The power transmitted is meant for distribution and consumption in the states of Himachal
Pradesh, Haryana, Punjab, Uttar Pradesh and Rajasthan.
CEMENT:
Jaypee group is the 3rd largest cement producer in the country. The groups cement facilities
are located in the Satna Cluster (U.P), which has one of the highest cement production growth
rates in India.
The group produces special blend of Portland Pozzolana Cement under the brand name
‘Jaypee Cement’ (PPC). Its Cement Division currently operates modern, computerized process
control cement plants with an aggregate capacity of 21.30 MnTPA*. The company is in the
midst of capacity expansion of its cement business in Northern, Southern, Central, Eastern and
Western parts of the country and is slated to be 37.55 MnTPA by FY12 (expected) with Captive

greenfield additions to maximize economies of scale and build on vision to focus on large size

Jaypee Cement (PPC) helps to produce better concrete & compressive strength keeps on
growing with time. Jaypee Cement (PPC) promotes workability in fresh concrete even with less
water and hence yields high strength concrete of low permeability, less bleeding, better
pump-ability and superior finish. Hardened concrete made with Jaypee Cement (PPC) benefits
from long term gain in compressive strength and related properties like low creep & shrinkage
etc.
Furthermore, the concrete is very durable and effectively resists aggressive attack of sulphate
and chloride ions. It is also resistant to Alkali aggregate reaction. The concrete is not subjected
to attack by acid rain due to presence of green house gases (GHGs) in higher concentrations in

The Yamuna Expressway Industrial Development Authority (YEA) hereby invites applications
from interested eligible parties, with suitable project /projects, for allotment of plots of any size
between 25 Acres to 250 Acres for implementing their project with any of the following key

Objectives of YEA
The objectives of the proposed expressway are as follows: _
A. To provide a fast moving corridor to minimize the travel time,
B. To connect the main townships / commercial centers on the eastern side of Yamuna,
C. To ensure development of adjoining area.
D To relieve NH-2 which is already congested and runs through the heart of cities like
Faridabad, Ballabgarh and Palwal?
E .The Yamuna Expressway along with the existing NH-2 and NH-91 and interconnectivity
between all three of them will form a good network of roads which in turn, open up a vast
area of all-round development in the following areas :
(a) Upcoming huge urban conglomerates in NOIDA and Greater Noida with their own potential
will have easy accessibility towards Aligarh, Mathura and Agra.
(b) The proposed Export Promotion Zones including Taj Economic Zone along the Yamuna
Expressway coupled with the proposed Taj International Airport and Aviation Hub will promote
economic development of the area and the State of UP as a whole.
(c) Safe, shorter travel time and the accessibility in the region will accelerate land development
along the Yamuna Expressway in a planned manner for commercial, industrial, institutional
amusement and residential purposes.
The proposed Yamuna Expressway, would actually be an extension of 6 lane Expressway from
Noida to Greater Noida thus opening up the vast virgin area on the eastern bank of river
Yamuna for the industrial and urban Development and provide convergence to the tourism,
entertainment, leisure and knowledge based industry in region.
Yamuna Expressway Project is being implemented through Jaypee Infratech Ltd. as
Concessionaire of the Project. The Concession Agreement between Jaiprakash Industries Ltd.
(Now Jaypee Infratech Ltd., the SPV Company set-up as per Concession Agreement) and
Yamuna Expressway Industrial Development Authority was signed on 07th February, 2003.
The total length of the Yamuna Expressway from Zero Point Greater Noida upto Agra will be
165.537 kms. as per the Alignment approved in the 14th Board Meeting held on 09-03-2007.
As per the provision of Concession Agreement, Concessionaire have rights for collecting tolls
during the concession period of 36 years and also rights for land development of about 25
million square meters of land along the proposed Expressway. Land including 100 meters for
the Expressway at five or more locations of which one location shall be in Noida/Greater Noida
with an area of 5 million Square meters along the Expressway for commercial, amusement,
industrial, institutional and residential development would be offered on acquisition cost on
lease for the period of 90 years.
As per the Concession Agreement, land for development as well as expressway shall be
transferred to Concessionaire on acquisition cost plus lease rent of Rs.100/- per hectare per
year. The cost of construction of Expressway will be bear by the Concessionaire.
The Expressway to be developed in Three Phases:-
1. Phase I: Expressway Stretch between Greater Noida & Taj International Airport.
2. Phase-II: Expressway Stretch between Taj International Airport and an intermediate
destination between Taj International Airport & Agra
3. Phase III: Expressway Stretch between intermediate destination & Agra.

RESEARCH METHODOLOGY
Data Collection Techniques:
This project consists of two parts.
The first part is a study of the real estate industry, Jaypee Greens using secondary data sources.
This secondary information has been sourced from the internet and from business related
magazines and newspapers.
The second part of the study has been done using a Descriptive research process and a
structured questionnaire was developed for this purpose. For the collection of primary data
this was the only method used. The reason we used this method is because a need was felt for
the free influx of information about the products. Also this method allowed the use of skills
gained in class.
Sample Design:
The population considered for the purpose of the survey was existing and newly
customers residing in Noida and Greater Noida region.
Sampling Technique Used:
Since the information required was not of a very technical nature and also looking at the scope
of the project and the extent of the target segment, the sampling technique employed was
Convenience Sampling. We administered the questionnaires.
Sample Size:
We have restricted the sample size to 100 respondents. This was done keeping in mind the time
constraints and the fact that we felt that this number would be enough to serve the
information needs required to show the trends.

but for certain internal and extraneous factors and also a pressure on spreads due to a

is fundamentally changing the real estate industry worldwide. To day, the click of the mouse
offers customers housing needs services at a much lower cost and also empowers them with
unprecedented freedom in choosing vendors for their residential, commercial, plots, etc
needs. . jaypee greens have top grade and constantly think of new innovative customized
product and services to remain competitive.. JAYPEE GREENS have come to realize that survival
in the new e-economy depends on delivering some or all of their projects while continuing to
support their traditional infrastructure. These words are applicable for those builders which are
new or have to deliver their projects to the customer and have to make an image amongst the
