Site Plan Changes Based on Neighborhood Feedback
1. Moved buildings 60’ further away from north property line 2. Reconfigured site plan to reduce # of buildings and units on
north side 3. Eliminated 16-unit buildings; now only buildings with 8 and
12 units 4. Increased parking from175 to 180 spaces with potential for
30 additional future parking spaces 5. Oriented parking so headlights directed away from
neighbors, everywhere possible 6. Added walkways as alternative to Birmingham Drive
connection

7. Added fencing and screening 8. Now showing new travel lane on W Horsetooth Rd with bike
lanes and connecting sidewalk 9. Now accommodating right and left turns in and out of
property 10. Birmingham Drive access limited to emergency vehicles and
bicycles/pedestrians 11. Eliminated the barriers at Birmingham Drive edge and
improved landscape design 12. Demonstrating coordination with Poudre School District and
Safe Routes to School
Larger Building Setbacks: To address concern about impact from buildings and balconies

Traffic Study Conclusions FINDING: The level of service at Horsetooth/Big Ben-Crescent intersection will not change with the extension of Birmingham Drive. Therefore, there is little benefit to provide this connection. FINDING: The Horsetooth/Seneca intersection will operate acceptably with recommended geometry and control, regardless if Birmingham Drive is extended. CITY FEEDBACK: Acceptable to not extend Birmingham Drive IF north-south sidewalk connection is provided FCHA RESPONSE: BIRMINGHAM DRIVE WILL NOT BE EXTENDED
