Hotel IndigoFort Myers, Florida

This is a two-part historic preservation project approved by the federal government's National Parks Service. The project’s first phase included the renovation of the 14,000-square-foot Post Office Arcade building, which contains retail space, two restaurants, and a central arcade with covered opening.

The second phase added the seven-story Hotel Indigo, an InterContinental Hotels Group boutique hotel, which connects directly to the Post Office Arcade building. In addition to a lobby, bar, and restaurant, the ground floor houses a business center, executive boardroom, and concierge. The upper floors contain 72 boutique-style hotel rooms and suites. A rooftop swimming pool and sundeck—with bar, lounge, and fitness center attached— complete the hotel.

Staybridge Suites and Residences Water and Juneau StreetsMilwaukee, Wisconsin

EPDB provided complete professional turnkey services — architectural design, engineering, interior design, and construction management — for this 14-story mixed-use development which features 128 extended-stay hotel suites (flagged as a Staybridge Suites Hotel), 14,000 square feet of ground-floor commercial/retail space, 31 condominiums with views of Milwaukee’s downtown, and two levels of secured indoor parking. The development is rated Silver based on the Leadership in Energy and Environmental Design ranking system.

Westin Chosun HotelSeoul, Korea

This project, which brought up to date an exclusive business hotel located in Seoul’s financial district, included an extensive renovation of banquet and meeting rooms, pre-function areas, ballrooms, and catering kitchens, as well as the addition of a swimming pool with private sundeck, steam room, Roman baths, and a spa. The project also added 90 guestroom suites, a new porte-cochère at the hotel’s entrance, and an exterior curtain-wall system around the hotel’s perimeter.

O’Hare Hilton HotelChicago, Illinois

EPDB extensively renovated the O’Hare Hilton Hotel, the only hotel located within Chicago’s O’Hare International Airport. All 858 guest rooms, 31 customer suites, 45 meeting rooms, six deluxe boardrooms, and grand and junior ballrooms were completely updated. This project also included the addition of a swimming pool and fitness center, a new fire-prevention and life-safety system, and several upgrades necessary for compliance with the Americans with Disabilities Act, which improved safety and enhanced hotel guests’ experience. In addition, the project included a complete remodeling of the hotel’s three restaurants, as well as the restoration of the building’s exterior curtain-wall system and new building signage.

Hotel Nikko ChicagoChicago, Illinois

EPDB provided interior-design services to this exclusive business hotel located on the Chicago River. The project included the thorough renovation of the hotel’s public areas, restaurants, business center, event space, ballroom, pre-function areas, elevators, corridors, and the hotel lobby and bar.

The project’s second phase created a new exterior garden along the river—with outdoor seating and direct access to the lobby bar and grill.

Holiday Inn Historic DistrictFort Myers, Florida

The Holiday Inn Historic District is located in Fort Myers’ downtown River District, near the Boston Red Sox spring training facilities, local businesses, county administration buildings, dining, shopping, and nightlife. The project—an extensive renovation of the building’s exterior, 120 guestrooms, lobby, business center, and restaurant-won the InterContinental Hotel Group’s 2007 Renovation Award.

William Tell Holiday InnCountryside, Illinois

Located on a 12-acre site, this four-phase development included the building of three seven-story Holiday Inn guestroom towers, banquet and meeting rooms with capacity for 1,000 people, three restaurants, a sports-themed bar & grill, and a Holidome with children’s and Olympic-sized swimming pools, steam room, sauna, and fitness center. A 120-room Hampton Inn Hotel is also included in the development.

For more than 50 years, EPDB has collaborated with clients who value our architectural heritage as much as we do. Historic development projects pose the unique and intricate challenge of balancing preservation requirements with contemporary design that anticipates future flexibility. At EPDB, we stay current on innovations in building conservation, new products and techniques, relevant political initiatives, and other aspects relating to work with historic and older structures. EPDB’s philosophy goes beyond just saving old buildings. Kendall College ChicagoHalsted Street and Chicago AvenueChicago, Illinois

In 2004, Kendall College announced that it would move from its longtime campus in Evanston, Illinois, to a new location on Goose Island in Chicago. EPDB renovated the 166,000-square-foot building that Kendall purchased to house its facilities. Kendall has a student body of more than 600 students seeking careers in culinary arts, hospitality, general education, and restaurant management.

This new facility houses 16 state-of-the-art teaching kitchens, a full-fledged hotel suite, and specialized classrooms with wireless capability. The renovation also included an assembly hall, a cafeteria, a bar & lounge area, a fine-dining restaurant, and administration offices.

This project received the 2005 Builder’s Choice Award from the Chicago Home Builder’s Association for Best Rehabilitation Project.

Post Office ArcadeFort Myers, Florida

Phase one of this certified Historic Preservation project was the renovation of the existing 14,000-square-foot Post Office Arcade building, which now houses a bank, a hair salon, and two restaurants surrounding a central sky-lit arcade.

Phase two was the construction of the adjacent seven-story Hotel Indigo, which connects directly to the Post Office Arcade building through the covered arcade.

Franklin Arms CourtFort Myers, Florida

The Franklin Arms Court is a historic-preservation project certified by the National Parks Service. This project included the exterior and interior renovation of the two existing buildings. A three-story brick building with 12,000 square feet was converted to offices, and a seven-story concrete and stucco tower with 30,000 square feet was turned into residential apartments.

Patio De LeonFort Myers, Florida

Certified by the federal National Parks Service as an historic structure, Patio De Leon is now home to 16 luxury apartments, upscale restaurants, and retailers. The project included the installation of new mechanical, plumbing, electrical, fire alarm, and sprinkler systems throughout the building’s 16,000-square-foot ground and second floors.

This project’s second phase was the renovation of four separate structures into a mixed-use development consisting of apartments, commercial/retail space, a restaurant, and an upscale nightclub.

Park LafayettePhiladelphia, Pennsylvania

The renovation of the century-old Lafayette Building, located across the street from Independence Hall in the historic heart of America’s first capital city. Once completed, Park Lafayette will house condominiums, a boutique hotel, and ground floor commercial/retail space. The project will restore the building’s handsome Federal-style facade, while the interior renovation will create hotel rooms and condo units with every modern comfort and amenity.

SouthSide Works Hotel and ResidencesEast Carson Street at South 27th StreetPittsburgh, Pennsylvania

This mixed-use project augments the existing SouthSide Works development, which consists of 6.5 acres of green space and riverfront trails, an array of boutiques, restaurants, a cinema, loft-style apartments, and office space.

This project, which will add 20,000 square feet of commercial/retail space to the SouthSide Works development, includes an upscale steakhouse and a high-end Japanese restaurant, a 140-room boutique hotel, a grand lobby, meeting rooms, a ballroom, a pre-function area, and a bar & lounge. Twenty-three new condominiums with river views and private elevators will top of the building. The new structure earns a Platinum rating based on the Leadership in Energy and Environmental Design standards.

Baum Liberty CrossingLiberty Avenue and Baum BoulevardPittsburgh, Pennsylvania

Located minutes from downtown Pittsburgh and adjacent to the University of Pittsburgh Medical Center and the Hillman Cancer Center, this nine-acre site spanning three city blocks used to be home to two automobile dealerships. At the end of a phased transformation—which will make use of the latest sustainable design concepts and qualify for a Leadership in Energy and Environmental Design Gold rating—this development will be an appealing addition to the upscale Shadyside neighborhood.

With an estimated cost of $250 million, the project will include more than 400,000 square feet of street-level boutique-style shops, 300,000 square feet of office space for doctors and other professionals, a 120-room extended-stay hotel geared toward business travelers, 150 condominiums and townhouses, and parking for 1,600 vehicles.

The MetropolitanSan José, Costa Rica

This development will be unique in San José because of its mix of a hotel, condominiums, and commercial/retail space. The site, located in an affluent neighborhood across the street from la Sabana Metropolitan Park—the equivalent in San José of New York’s Central Park—will make the development highly attractive to hotel guests and prospective condo owners alike. The ground-floor retail space will house a high-end restaurant and boutique-style shops. The hotel, on floors five through ten, will include 200 guest rooms, while the condo portion will hold 38 units on floors eleven through fifteen. The design meets Leadership in Energy and Environmental Design standards, which will make the development as eco-friendly as possible and keep energy costs low.

The DadelandMiami, Florida

This proposed $330 million dollar mixed use development houses over 1,200,000 square feet of commercial real estate on a five acre site with two, twenty-five story towers, which comprise of:

Tower One will house 50,000 square feet of retail and restaurant at the ground floor; 320 room full service luxury hotel; 42,000 square foot health and fitness spa with rooftop pool and tennis courts; 60,000 square foot convention, banquet and meeting center; and 155 private residential condominiums.

Tower Two will comprise of 317,000 square feet of Class “A” office space with a 6,000 square foot executive lounge with private roof deck.

The site will be developed with emphasis on pedestrian movement through a series of outdoor pavilions and covered walkways, with 766 parking space built within the interior core of the two towers, screening the cars from the exterior fenestration and allowing for maximum sustainable design and technology for LEED

Summit MissoulaMissoula, Montana

The future site of this mixed-use boutique hotel/condominium/retail development is ideally located, in the heart of Missoula’s downtown, a five-minute walk from the University of Montana campus. The hotel will contain 120 rooms with every modern amenity. A cantilevered portion of the hotel will house a bar & lounge with striking views of the city’s downtown. A spa and fitness center will appeal to both the hotel guests and condo owners, and the conference center and event space will cater to visitors in town for work or sales meetings. The development’s 60 luxury condos will be marketed to people attracted by city-center living and Missoula’s myriad charms. The commercial space on the building’s ground floor will house upscale restaurants and boutiques. The development will incorporate Leadership in Energy and Environmental Design standards to ensure eco-friendliness and low energy costs.

Rinkside Ice and FamilyEntertainment CenterGurnee, Illinois

This 95,000-square-foot entertainment center is situated in the heart of the Gurnee Mills Outlet Mall, which serves 18 million visitors annually. The facility includes an NHL-sized ice rink with seating for 500 people, as well as a family entertainment center with laser tag, miniature golf, a video and sports game arcade, a children’s fun zone, and a full-service restaurant with several themed birthday party rooms.

Leafs Ice CentreWest Dundee, Illinois

Completed in September 2007, Leafs Ice Centre was designed by EPDB for the Leafs, one of Illinois’s premier youth hockey clubs. It also serves as home ice for the Northern Illinois University Huskies hockey team. A 105,000-square-foot facility, Leafs Ice Centre consists of three NHL-sized rinks, a pro shop, askate-rental desk, a concession area, and party rooms.

Edge IIBlackhawks Training CenterBensenville, Illinois

This 85,000-square-foot practice facility for the Chicago Blackhawks consists of a 2,500-seat NHL-sized tournament rink and a 300-seat NHL-sized practice rink. This facility is situated within the village of Bensenville’s 140-acre recreation park, which also includes an outdoor baseball stadium, an in-line skating rink, walking paths, and the single-rink Edge Ice Arena.

International Ice CenterRomeoville, Illinois

Home to the Huskies Hockey Club, the center consists of three NHL-sized rinks. The first two each have seating for 250 people. The third, main rink seats 500 people. A 1,500-square-foot shooting center simulates real ice and features a synthetic goalie. The center includes anoff-ice conditioning area, meeting and birthday party rooms that accommodate 100 people, and a concession stand. The facility also features a pro shop, custom locker rooms, referee rooms, and corporate offices.

This center consists of two NHL-sized ice rinks, each with seating for 500 spectators. There are five locker rooms per rink, general offices, facilities for public skating, and a concession area for food and skate rentals. The mezzanine level houses a sports-themed bar & lounge, multi-purpose meeting rooms, and a puck-shooting area with synthetic ice. The YMCA offers a gymnasium, a health and fitness center, facilities for physical therapy, and multi-purpose classrooms.

LEED Certification - Sustainability

The Leadership in Energy and Environmental Design (LEED) Green Building Rating System, developed by the U. S. Green Building Council (USGBC), provides a suite of standards for environmentally sustainable design and construction.

EPDB has successfully designed and constructed a wide-variety of LEED Certified building’s throughout the United States and are currently implementing these guidelines and standards for sustainable architecture, interior design, and construction to projects in Canada, Costa Rica and the Philippines.

In addition to new construction, we have adopted the LEED standards as part of our standard design and construction management practice as we renovate, retrofit, or rehabilitate existing buildings, building systems, and landscapes.
