This attractive chalet has three bedrooms, three bathrooms, one attractive spa area as well as various cellars in the basement. It is located at the foot of the Wilder Kaiser, only a few minutes walk to the town centre. The enchanting building with a living area of approximately 190sqm is divided into three floors - the upper floor boasts the generous, open-plan living and dining area with exposed beams and a stylish professional kitchen with adjoining pantry. From here you can enjoy wonderful views of the surrounding mountains in their full splendour. Large panoramic windows and terrace doors provide vast amounts of light and offer access to two generous sunny terraces. Via a timber staircase you reach the ground floor where you will find the entrance area, the cloakroom and two imposing bedrooms with modern en-suite bathrooms.

The lower floor features an additional bedroom with luxurious ensuite bathroom and direct access to the terrace. As with most holiday homes in Austria owners are obliged to rent their property when they are not using it themselves. We would be delighted to recommend top tour operators to maximise the rental potential so that your property will earn an excellent income for you. A dedicated management company can deal with the hand-over of keys for your guests, and the laundering and cleaning of your property when they have departed. Purchase costs for buying a property work out at approximately 9.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:

• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price

• Entry to the Land Registry – 1.1% of the gross price

• Notary’s fees – 2% of gross purchase price plus VAT

• Court costs, administration fees – approx. 150 euros

• Agent’s Fees - 3% of gross purchase price plus VAT (payable to local agent)

Bank Finance

Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.5% mortgage registration fee. For more information:
