Over the past several months, the Kahana Falls Board approved over $50,000 of purchases for items such as new cabinets, counter tops, flooring, shower kits, mirrors, lighting, and toilets. These items have been ordered and have already begun to arrive at the resort. Five model bathrooms are anticipated to be completed by the end of 2019. Four of these bathrooms will be in the Aloha Tower and one will be in a Hale Kipa. If you are planning to visit Kahana Falls later this year, you may be able to tour a completed unit. Our goal is to have all resort bathrooms modernized over the next three years. As this initiative is anticipated to cost between $2 million and $3 million, it is incumbent upon your Board to assure that Kahana Falls remains in a healthy and solvent financial condition. You will be happy to know that, through the end of June, the resort is operating at a favorable variance to budget of over $100,000. This is an indication that your Board and the management of Kahana Falls understand they have a fiduciary responsibility toward resort owners. We aim to give you the best vacation possible while keeping your costs reasonable. Manager’s PipelineAloha Kahana Falls Owners! It’s that time again – Time to update you on what has been happening at the resort and what we have to look forward to.The living room and dining room furniture replacement is now complete. The 2 Bedroom and Hale Kipa unit Entertainment Centers, Coffee Tables and End Tables were replaced in September of last year. These sets have the same pineapple and rattan designs integrated into them as the dining sets, so the furniture in the two areas is now matching. The TV Stands in the 1 Bedroom living rooms were replaced in July of this year. These were also built with the same integrated designs. The Entertainment Centers and the TV Stands have a wider base than the old ones, so as we replace TV’s in the living rooms, we will be doing so with a 43” flat screen rather than the 32” as we did in the past. We will continue to use 32” flat screen TV’s in the bedrooms and B units. The Lamps in the 2 bedroom living rooms were replaced in December of last year. We chose a Palm Tree design to bring the tropical look into the rooms. The table lamp has a plug in the base giving guests another place to charge their electronics. The Window Treatment replacement took place during the month of March this year. We changed from traditional Fabric Curtain to a Horizons Ribcord Light Walnut Wood window treatment. The new style is room darkening to help guests sleep a little later in the mornings, is very user friendly and gives the units a rich upgraded appearance. I have heard nothing but positive feedback since they were installed. The Cushions on the pool deck loungers were replaced with new cushions in a deep bronze color with autumn tone stripes. The new color looks great with the surrounding foliage and the darker shade should keep them looking nice much longer than the lighter cushions we previously used.We are moving along slowly but surely with our bathroom remodel project. We will begin with 3 Model units, one 1 bedroom, one 2 bedroom and one Hale Kipa. All of the fixtures have been chosen and ordered for the model units

and many have already arrived on property. Once the remainder of the items arrive, we will begin the remodel. The model units should be complete by mid-October. The board will then review the completed units and if all goes as planned, they will give the go ahead for the purchase of the fixtures for the 1st phase. The 1st phase, which will be the entire Falls Tower, will begin around the beginning to middle of April 2020. We will remodel 2 floors at a time until all are complete. The 2nd phase will be the 1 bedroom units in the Aloha Tower and should begin around the beginning to middle of April 2021, following the same 2 floors at a time schedule. The 3rd and final phase will be the 2 bedroom units in the Aloha Tower and the Hale Kipa units. The final phase should begin around the beginning to middle of April 2022. All bathrooms should be complete by the end of 2022.In conjunction with the bathroom remodel we will be replacing the bamboo flooring in the B units with the same solid core vinyl tile we are using in the bathrooms, giving the units an aesthetically pleasing flow from one room to the other. Please be aware, during the remodel process, unit numbers and start dates for those unit numbers cannot be guaranteed (even fixed week/units), as we will have to do a lot of rearranging of owner and guest reservations to open up the necessary units for the construction team. There, of course, will also be periodic noise throughout the remodel phases. We will try to keep the noise to a minimum as much as possible. I ask in advance for everyone’s patience and understanding. The Clubhouse Bathrooms are ready to be remodeled as well. We do not have a set schedule for the Clubhouse bathroom remodel yet, however, the work should be completed sometime during the 2020 year. There have already been many updates during the last few years, and many more to come in the future. We look forward to seeing you on your next visit.

Staff SpotlightIn this newsletter I would like to introduce our Maintenance Manager, Brian Okano.Brian was born and raised on the west side of Maui in the Honolua Camp. His house was where Sansei Restaurant is now. He moved to Sacramento California in the early 80’s where he met his first wife, with whom he had his son, Shawn. He later met his second wife and they had a daughter Jacqueline. Last year Brian became a grandpa for the first time when Jacqueline gave birth to his beautiful granddaughter, Vivian. In 2010 Brian’s father became ill so he

moved back to Maui to help take care of him. In 2016 Kahana Falls was in need of a new Maintenance Manager and Brian was referred to us by the General Manager of a sister TPI resort who was friends with one of his coworkers. During the initial interview I could tell Brian would be a great fit for the Kahana Falls family. Brian says he really likes the uniqueness of Kahana Falls, especially the plush landscaping.During his free time Brian works on his yard and spends a lot of time fishing for jack fish (shoreline fish). His most fulfilling pastime though is spending time walking and playing with his dogs Gizmo and Lucy.Thank you, Brian, for being part of the Kahana Falls Family!

TripAdvisor Reviews“Located across the street from the ocean, this

charming resort has it all - pools, hot tubs, waterfalls, lush gardens and nicely furnished and condos beautifully decorated in the Hawaiian style. Kitchens are well equipped and each unit has a lanai. Fondest aloha is presented here.” - ShamysShores2

“We had a great vacation here. The staff were very good and it was extremely well maintained. We were 200 yards from the beach and you should take advantage of the concierge. She was amazing. The place was so nice we almost decided to move there!” - willkrieger60

We scoured the internet and reviewed countless “Best Burgers on Maui” lists; we checked in with the biggies (Yelp, TripAdvisor, Maui Times) as well as endless personal and travel blogs to create the most comprehensive list that would truly feature the very best and only the very best! If you love a good burger, especially after a long beach day, take your salty self to one of these gems and let us know if you agree you have eaten one of the best burgers on Maui.

1. The hands down leader was Cool Cat Café in Lahaina; they showed up on most every list we saw, and they were the Maui Times pick for best burger in 2018, 2017 and 2016.

2. Teddy’s Bigger Burgers, also in Lahaina, was a close second place. 3. Stewz Maui Burgers in Kihei was a tie for second place.4. Another favorite was ‘Ulupalakua Ranch Store’s Deli & Grill in ‘Ulupalakua.5. To round out the top five, Cafe Mambo in Pa’ia came in strong with several mentions.

There were quite a few more places that seemed to have gotten the good ‘ole burger down to a science. Honorable mentions include Cow Pig Bun, Stopwatch Sportsbar & Grill, Milagros Food Company, Cafe Ole’I, Johnny B’s, The Sure Thing, and Peggy Sue’s. Is there a burger missing from this list? Let us know! Send your Best Burger suggestions, stories and/or pics to us at [email protected].
