Overview of Safety Systems

The fire safety system in Almoayyed Tower comprises of an analogue addressable fire detection system linked to the firefighting system consisting of:

Ø wet & dry risers; Ø fire hose reels; Ø automatic water sprinklers; and Ø portable hand held fire extinguishers in all areas.

Almoayyed Tower is monitored and controlled from the Building Management System Room (BMS) which is located on the first floor of the service building. In addition to the systems referred to above, the CCTV, access control, lifts and building management systems (BMS) are all centrally controlled from the same location;

In general:

Ø For the safety of all building users, all Tenants and visitors should comply with any regulations now or which may come into force for the evacuation of the building during emergencies and should follow instructions given by building security personnel or building management;

Ø Tenants shall, under no circumstances, install, store or use in or bring onto the Demised Premises or the Centre gas cylinders or any apparatus burning petroleum (or its derivatives) for any purpose or any other especially combustible, inflammable, explosive or otherwise dangerous material; and

Ø All common area doors are fire rated doors and must be kept closed at all times and never wedged or held open for any reason.

General Procedures

Ø To avoid unnecessarily triggering the fire alarm, Tenants should not burn perfume, Bukhoor, incense etc or similar in their offices;

Ø Tenants should ensure that all staff and visitors are familiar with these fire safety procedures and also familiar with all emergency evacuation routes and assembly points;

Ø Sections of this document can be provided for display in your office upon request; Ø For your safety, there will be an obligatory annual practice evacuation of the tower in conjunction with Civil

Defense. Advance notice will be provided advising the week during which the practice evacuation will take place; and

Ø Additional individual practice evacuations can be accommodated if requested by Tenants.

Fire Detection System; Evacuation Procedures

Ø The building fire detection and alarm system is regularly tested; Ø The fire alarm system is directly linked to all lifts. In case of fire the lifts automatically brought down to the

ground floor. Fire escape stairs must then be used to evacuate the tower LIFTS MUST NEVER BE USED FOR EVACUATION IN CASE OF FIRE;

Ø Upon detecting a fire, sounders will be heard throughout the tower; Ø Upon hearing the sounders, leave the building immediately, do not collect personal belongings and go

directly to the assembly points; Ø At all times the staircases should be used, never use the lifts; Ø Staircases are fully protected against fire for up to two hours, pressurised to prevent smoke entry and

provided with emergency lighting giving plenty of time for a calm and orderly evacuation of all people from the tower; and

Ø The tower is equipped with a back up emergency generator that will run automatically in the event of a power failure connected to all safety related systems.

Emergency Escape Routes

Ø There are two emergency staircases accessible from every floor; Ø Emergency staircases and corridors leading to them must never be used as storage for anything for any

period of time. Use as storage creates a fire hazard and also blocks the exits in the event of an emergency and any such items shall be immediately removed by the Landlord without notice, and any costs for doing so charged to the Tenant;

Ø Emergency staircases and corridors leading to them must not be used as smoking areas; Ø Emergency signage indicating escapes routes is present within each floor of the tower highlighting all

routes to emergency exits; Ø Plans depicting escape routes from your office should be made available and clearly displayed in a

suitable location within your office visible for all staff and visitors. Plans showing locations of escape stairs are appended to this document and displayed in all lift lobbies.

Assembly Points

In the unlikely event an evacuation is required from Almoayyed Tower, all staff and visitors should go to their designated assembly points A, B, C or D to the extreme west of the shaded car park which are clearly signposted;

Assembly points will be designated with signboards in the following locations:

Assembly Point A: Ground, 1st – 10th Floors; Assembly Point B: 11th – 20th Floors; Assembly Point C: 21st – 30th Floors; Assembly Point D: 31st – 42nd Floors;

Once you reach the assembly point, remain there and ensure the nominated Fire Marshall for your office / department (see below) reports to the Fire Brigade; and

Nobody should leave from the assembly point and nobody shall be permitted to re-enter the building until so instructed by the Fire Brigade (including returning to your vehicle).

Tenants Fire Marshalls

Each Tenant must nominate Fire Marshalls who are generally based in the office at all times during the average working day;

Fire Marshalls will be responsible for:

1. Keeping a list of all staff; 2. Notifying (and updating) building security of any staff member requiring assistance in event of an

evacuation; 3. Evacuating all staff upon hearing the alarm (Fire Marshall should be last to leave each office); 4. Conducting a roll call at the assembly point; 5. Reporting to & co-operating with the Fire Service Crew; 6. Ensuring all windows & doors are closed (not locked) when leaving; and 7. Switching off all lights, air-conditioning, computers etc. when leaving.

There should be at least two Fire Marshalls per office however, in larger offices, each department should have a nominated Fire Marshall;

Fire Marshalls should have a good working knowledge of fire safety and first aid; and Fire Marshalls should be easily identifiable (Fluorescent vests are provided and should be worn).

Dealing with a Fire

Ø If possible, see that doors and windows immediately surrounding the fire are closed; Ø If a person’s clothing is on fire, wrap a blanket, rug or similar article closely around them and lay them on

the floor to prevent flames reaching their head; Ø If electrical appliances are involved, switch off the current before dealing with the fire; Ø The building is provided with state of the art automatic fire fighting systems as well as manual firefighting

systems. Tenants should make themselves familiar with the location of all such equipment and its safe operation, operating instructions are provided on each individual piece of equipment; and

Ø DO NOT TAKE ANY RISKS.

v It is in your interest to study this document; v You should know immediately what to do in the event of fire; v You should know how to use the fire appliances provided; v Make yourself familiar with all the means of escape in case of fire; v Avoid causing any obstruction of staircases & landings and other escape routes at all times; v Taking the time to understand these simple procedures will assist to save lives
