Location

Bradford boasts one major Higher Education Institutionbeing the University of Bradford, as well as one of thelargest colleges in the UK, Bradford College.

Description

The site is predominantly level and extends to 3.04 acres(1.23 ha). Vehicular access is provided from All SaintsRoad close to its junction with Dirkhill Road.

All prices, premiums and rents etc. are quoted exclusiveof VAT at the prevailing rate.

Planning

Consent has been granted (reference (07/06379/FUL) forthe construction of four student accommodation blocksof between 110 and 170 bed spaces totaling 580 ensuiterooms and sports facilities, granted subject to a Section106 Agreement. This consent was subsequently varied(09/03603/VOC) to enable a new internal layout to beapproved utilising the same approved footprint andexternal envelope.

Bradford Council have provided a letter stating that thepre-commencement conditions attached to the variedconsent have subsequently been discharged and thepermission lawfully implemented.

A previous planning consent has now lapsed for thedevelopment of 1,084 student bedrooms.

A pre-application enquiry has been submitted toBradford Council proposing the redevelopment of thesite for student accommodation, residential (includingprivate residential for rent) and mixed use development.Discussions are ongoing but the initial response has beenpositive.
