Alamo Quarry Market is San Antonio’s premiere outdoor shopping, entertainment and specialty retail center. This 54-acre property offers 530,000 square feet of retail including Whole Foods Market, Nordstrom Rack, Bed Bath & Beyond, Whole Earth Provision Company, P.F. Chang’s, Restoration Hardware, Old Navy, Pottery Barn, Lululemon Athletica, Fleming’s Steakhouse and Ann Taylor.

Quarry Crossing is an upscale specialty retail project incorporating approximately 56,000 square feet of specialty retail including Ann Taylor Loft, Gap and Banana Republic. This 5.2 acre property sits directly across Jones Maltsberger from the 530,000 square foot Alamo Quarry Market.

Together, Alamo Quarry Market and Quarry Crossing form the front door to the 458-acre master planned development known as The Quarry.

HISTORY

From the early 1900’s until 1985, this site housed the operations quarry and home office of Alamo Cement Company. In 1985, the owners moved the quarry and cement operations and dedicated the site to long term upscale development. Today the project is the only large master planned tract of land centrally located inside Loop 410.

LOCATION

The development is located approximately 1 mile south of the San Antonio International airport and approximately 5 miles north of downtown San Antonio on Highway 281, the city’s primary north/south corridor, which carries in excess of 180,000 cars per day.

The vast, flat, sea level Yucatan Peninsula of eastern Mexico, home of the lowland Maya, reflects its geog -raphy in hot and humid weather for much of the year. Although Maya architecture is perhaps best known for its monumental stone buildings, temples, and pyramids, the family dwellings of the people are light and airy and furnished sparely with light furniture to cope with the heat and humidity. Thus the Yucatan hammock serves as both bed and lounge chair and furnishes the user with comfortable support and a maximum flow of cooling air around the body. Considered by the Maya to be a gift of the Gods, these hand-woven hammock designs have been in use for hundreds of years.

Early in the last century commercial cotton string became available and was very popular for its softness and ability to be dyed in a rainbow of colors with commercial dyes, which became available at about the same time. Today’s hammock makers have continued these adaptations with an even wider variety of string sizes, gauges, weaving patterns and colors. While the woven body of the hammocks is still made of cotton for comfort, end strings, known as “brazos” or “arms” are often made of nylon for extra strength. A properly made Yucatan hammock with ample body width and high count end strings is remarkably strong and will easily hold several hundred pounds.

Yucatan hammocks are woven in patterns specifically designed for use and comfort. These ancient patterns function much better than weaving patterns developed for other uses, such as fishing nets or cargo freight nets. Each hammock is woven by hand on an upright wooden hammock loom. Whole families often participate in this craft, which has been handed down from generation to generation.

Their unique design and fabrication provide the comfort and support for which Yucatan hammocks are known. The tightly spun cotton string woven into the body of

the hammock creates a web, which conforms to your body, providing gentle support and great stability. The Yucatan hammocks are designed to be lain in crosswise—that is with your head on one side and feet on the other side, not end-to-end as in other hammock designs.

TYPES OF REAL ESTATE LICENSE HOLDERS: • A BROKER is responsible for all brokerage activities,

including acts performed by sales agents sponsored by the broker.

• A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):• Put the interests of the client above all others, includ-

ing the broker’s own interests;• Inform the client of any material information about

the property or transaction received by the broker;• Answer the client’s questions and present any offer

to or counter-offer from the client; and• Treat all parties to a real estate transaction honestly

and fairly.

A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner’s agent through an agreement with the owner, usually in a written list-ing to sell or property management agreement. An owner’s agent must perform the broker’s minimum duties above and must inform the owner of any ma-terial information about the property or transaction known by the agent, including information disclosed to the agent or subagent by the buyer or buyer’s agent.

AS AGENT FOR BUYER/TENANT: The broker becomes the buyer/tenant’s agent by agreeing to represent the buyer, usually through a written representation agreement. A buyer’s agent must perform the bro-ker’s minimum duties above and must inform the buy-er of any material information about the property or transaction known by the agent, including information disclosed to the agent by the seller or seller’s agent.

AS AGENT FOR BOTH — INTERMEDIARY: To act as an intermediary between the parties the broker must first obtain the written agreement of each party to the

transaction. The written agreement must state who will pay the broker and, in conspicuous bold or under-lined print, set forth the broker’s obligations as an in-termediary. A broker who acts as an intermediary:• Must treat all parties to the transaction impartially

and fairly;• May, with the parties’ written consent, appoint a dif-

ferent license holder associated with the broker to each party (owner and buyer) to communicate with, provide opinions and advice to, and carry out the in-structions of each party to the transaction.

• Must not, unless specifically authorized in writing to do so by the party, disclose:› that the owner will accept a price less than the writ-

ten asking price;› that the buyer/tenant will pay a price greater than

the price submitted in a written offer; and› any confidential information or any other informa-

tion that a party specifically instructs the broker in writing not to disclose, unless required to do so by law.

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transaction without an agree-ment to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.

TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH:• The broker’s duties and responsibilities to you, and

your obligations under the representation agreement.• Who will pay the broker for services provided to you,
