thelocation
This sought after Cardiff development is situated in one of the most popular and peaceful areas of
the city’s suburbs. On the borders of Llandaff and Pontcanna, home of Glamorgan cricket, this aff luent residential address is characterised by its abundance
of open space, its proximity to the Sport Wales National Centre, and the stylish cafés and shops
on nearby Pontcanna Street
Pages 1 & 2
Within easy reach of
both the City centre
- which lies either a
walk or a cycle ride away - and the A48
which leads to the M4, this exclusive
development sits in a great location.
After all, Wales’ capital city is said to
boast the amenities typical of a much
larger city: the Wales Millennium
Centre arts complex, the sparkling
St David’s Shopping Centre and the
Millennium Stadium, home of Welsh
rugby, to name but a few.
This suburb once housed the city’s
wealthiest Victorians and Edwardians
and their wide, tree-lined avenues
remain. Today it is predominantly
young professionals and families who
enjoy the quality of life this affluent
area offers. The area boasts many good
schools including the private Howells
and Cathedral schools, as well as
primary and secondary church schools.
Cycle paths and bus routes mean that
nothing is too much effort. Suburban
life can be as active or as relaxed as
you want it to be.
Open spaces, city culture and quality.
Your choice.
‘The spirit of a village community yet withineasy reach of the great City of Cardiff’
‘Set within the Welsh capital yet only
minutes away from stunning countryside’
thedevelopment
Two different layouts offer a choice of living styles over three storeys and the potential for up to f ive bedrooms,
making them ideal family homes of the highest quality
Pages 3 & 4
Bounded on two sides by
mature trees, the develop-
ment has a sense of privacy
and integrity. Garages and additional
parking spaces open onto a communal
cul-de-sac, with south facing gardens
to the rear. This offers space to relax
with family and friends.
Visually these modern homes echo
the elegance of the local Victorian
architecture but interpreted in a more
contemporary style. Traditional bay
windows and red clay brickwork are
combined with modern full height
glass walls to the rear and sky lights in
the upper storeys which simply flood
the rooms with light. The overall
effect is one of easy modern living.
And finally, your comfort and peace of
mind is assured, as homes have been
designed to minimise both energy use
and ongoing maintenance, and to use
local materials where possible.
Quality and sustainability, both
inside and out.
‘All properties within the development have south facing gardens, garages and parking’
