The Associate Leadership Council (ALC) is selected from the top twenty percent of the Keller
Williams Towne Square’s agent body in our Market Center. Their purpose is to guarantee
our associates a vehicle for giving direct input as to the operation of our company and to
drive Market Center production, profitability, growth and culture. They act as the Market
Center’s “Board of Directors.”
The ALC is actively involved in the leadership of the company, holding ownership and
management accountable to live within the budget and participate in attaining the goals of
the Market Center, i.e., production, drive profit, education and standards and principles.
They are guardians of the culture. A covenant agreement of ALC responsibilities is
entered into by all ALC members.

Office Hours and Holidays
Office Hours - A receptionist is on duty during the following hours: Monday through Fri-
day, 9:00 AM to 5:00 PM. No Staff coverage on Sat or Sun. Agents can use the offices
before and after hours. All agents are issued a key fob. Do not share your key fob with
anyone.

Inclement weather policy - If local schools are closed due to the weather, our office

KW ABC’s and “Kel le r i sms ” Agents Away from the Office/Vacation - if you are planning to be out of the office, please turn in the notification
form to the Front Desk. Also notify your Team Leader who is covering your business while you are away.

ALC - The Associate Leadership Council (ALC) is made up of agents from the top 20% in the market center. They
serve as chairpersons of the standing committees and participate as voting members on the Associate Leader-
ship Council which drive productivity, profitability, growth and culture in the market center.
Bonuses - Sale bonuses are 100 percent of the agents. The Market Center does not take any percentage.
Calendar - We do have a fluid office calendar filled with our educational training, technology training, company
events etc. The calendar is maintained by Maryellen and is available through my KW or through Town-
eSquareGuide.com.
Capper - When an agent reaches cap status paid toward Company Dollar, he/she "caps" and begins receiving
commissions based on 100% of the earned commissions.
Caravan - We do support our KWTS agents Broker Open Houses whenever possible by visiting them on Tues-
days, Wednesdays and Thursdays.
Computer Usage– KWTS provides computers for associates to use to conduct business. Please be careful with
food or drink near the computer work stations.
Copy/Mail Room - We have two professional copiers. One in the mail room can copy, fax and scan and the oth-
er one is adjacent to the kitchen that has copy and scan abilities. Your incoming mail, commission checks and
other flat items will be in a folder with your name on it in the file cabinet in the mail room.
Cubicles/Offices - There are cubicles and offices available to rent at this time. Please see Vera should you like to
secure one.
Dress Code Guidelines - Agents are asked to dress appropriately and professionally. Business casual attire is rec-
ommended, however dark dress jeans are allowed. No flip flops are allowed in the front office. Please limit
your length of stay in the Market Center if you are dressed otherwise.
Education - Keller Williams Towne Square has unlimited learning opportunities. Classes are scheduled through-
out each month with dates and times available through the intranet and TowneSquareGuide.com calendars.
eEdge - Powered by Market Leader, this website is primarily your source for buyer lead-generation. With about
50% customization capabilities, you can add SEO-rich content to your home page, create Craigslist ads with sim-
ple links, and provide your buyers and buyer leads with optimum, up-to-date information on listings that match
their specific criteria. The eEdge platform includes the website, a supporting Database manager, Marketing Suite
and the ability to provide a paperless, internet-based transactions system.
Error and Omissions Insurance - Our charge is $300 per associate per year. The cost is billed each month on your
agent bill. It breaks down to $25 a month. If you think you might be involved in a legal issue, Roxanne Formisano
immediately.

Fed Ex/UPS - Fed Ex/UPS picks up daily from our offices. The drop boxes are just outside the doors in the rear of
the building. However the shipping supplies/labels are in the mail/copy room in the cabinets. The charges can be
added to your monthly bill.

Greensheet - An agent's disbursement authorization form that must be completed within 48 hours of attorney re-
view conclusion so that our MCA can pay you when the transaction closes.
Hold for Pick Up - Items to be picked up by someone outside of KWTS should be documented with the sender's.
Kitchen - Please enjoy our kitchen. It is there for your convenience. Please do your part to keep it clean.
Key Card - You are provided a thin wallet sized key card that fits both the front and back exterior doors of the build-
ing and the interior door to our office.
KW Cares - KW Cares was the creation of Keller Williams agents. It reaches out and supports fellow KW associates
facing financial hardship due to major emergencies. It has truly become the heart of the Keller Williams culture in
action, finding and serving the higher purposes of business through charitable giving in the market centers and
communities where KW associates live and work. At Keller Williams Towne Square we support this cause many
times during the year.
KW Connect: videos that help explain how you can maximize your online exposure and capture more leads!
KW.com Profile Page: With very little editing capability, this site is best used as a showcase site that promotes you
as a Keller Williams agent. Editing for this site can be done through your White Pages (click “Profile” under your
photo on your mykw.kw.com home page). This site is updated automatically to reflect your content as well as your
listings.
KWLS - Keller Williams Listing Service is a national database of listings, similar to realtor.com. All listings are auto-
matically populated from MLS to KWLS. KWLS feeds the KW agent websites.
KWRI - Keller Williams Realty International - located in Austin, TX, is a national headquarters of support services,
not a corporate business headquarters, as one might expect.
MyKW Website - It all begins here. www.MyKW.kw.com. This is where you can reach our KWTS Intranet, Market
Center Posts, My Marketing, My Leads, My Transactions, Market Leader, Educational tools, Mobile App and more.
Mega-agent - an agent who produces in excess of $6M-$10M in GCI annually, receives national recognition, is eligi-
ble to participate in national coaching and training.

Network Connection - KWTS is equipped with 2 secure wireless (Wi-Fi) connections throughout the office.
To connect to the network, select KW Public or KW Bernardsville from the list of available wireless connections. The

Newsletter - Our company newsletter is printed four times a year.

Office Computer Sign on - You are provided a user name and password to sign on to any of the office computers
adjacent to both the mail room and the training room. You must first press Alt-Ctl-Del before you can enter your
user name and password. If there are any issues - please ask for assistance.
Open Houses - If you hold an Open House for another associate & you choose to run an ad, the cost is yours. You
are responsible for: Flyers, Mortgage Information, List of other comparable properties, sign-in sheet (needs to
include space for the name of Realtor they may be working with) All prospects that are not working with another
Realtor, are the prospects of the person holding the home open.
Opening and Closing the office - There is no guarantee that any one person will be opening or closing the office on
any given day, therefore, opening/closing the office on normal work days and weekends becomes the responsibil-
ity of the first and last persons (associates and/or staff) to arrive and/or depart the office. When leaving the
building please make sure all lights are off.
Parking - Please park in the rear lot so that we can reserve the front for our clients and guests.
Phone/Voicemail - Each associate will have a voice mail assigned to him or her. When an associate is not in the
Market Center, the calls will be sent to voicemail.
Placester - KW website, sponsored by Placester, are the latest creation of Keller Williams for all of your consumers
Real Estate needs
Profit Share - A passive income stream to build wealth and long-term retirement benefits.
Printing in Office - If you wish to print to either of the copiers in the work room, you will need to have Reppert
Factor add the printer drivers to your computer.
Reppert Factor - Reppert Factor is our tech support vendor for all network and computer support matters that
can’t be fixed in-house. When submitting a Help Ticket, your password is normally the last 4 digits of your cell
number. Reppert will initially set up the printer drivers for office printing as well as your cell phone connectivity
to that you can send and receive emails while you are within the office. Their number is 215-945-8869, Ext 3.
Royalty Fee - is a franchise fee that all KW agents pay out of every sale until they "cap” at $3,500 per anniversary
year. This is deducted from agent's commission.
Sales Rally's - We have monthly sales meetings in the training room. Please come to hear regional, local and
office statistics, agent achievements, special topics and more. Our sales meetings are fun!
Supplies - Copies, Folders, Lockboxes, Unibind Books, MREI and Shift Book are all available through our office for a
charge. Please see Debbie or Maryellen for assistance on purchasing any of these items.
Volunteerism - Volunteerism is an integral part of Keller Williams Towne Square. We have many great causes
that we support including our annual food, coat drives, blood drives, school supplies and more.

Wellness Initiative - It is important to stay healthy and with that in mind we have several different programs for
you to participate in. One is our KWTS Weight Watchers meetings as well as our discounted membership to our
local YMCA.
Advertising Guidelines
Branding and Advertising Standards
It is important to understand the Keller Williams and
New Jersey Real Estate Commission (NJREC) branding
standards before ordering printed materials and/or
advertising. It is the philosophy of Keller Williams that
the agent has the ability to "brand" themselves; how-
ever, there are some standards that are necessary to
ensure that overall branding and professional image of
the company remain at the highest level.
Associates are prohibited from advertising in their
own name.
Associates are prohibited from owning a domain name
with “KW’” “KWTS”, or “Town Square” in it.
All forms of advertising must contain the reference to
your Broker. (i.e. Brokerage Name and Telephone).
Agent must identify that they are a licensed agent.
The brokerage reference must appear on every page
of your web site or advertisement.
The brokerage reference must be larger and stand out
more than the agents name.
Domain/website names must be registered with your
broker. Submit your domain name to your Team Lead-
er.
Associates advertising other agents listings, shall ob-
tain permission from the listing agent in writing.
Associates shall follow all Fair Housing, NJREC, and
MLS advertising guidelines.
Associates MAY NOT PROMOTE OR ADVERTISE IN
PRINT THE SELLERS COMMISSION AGREEMENT.
KW Logo Usage
The logo may not be changed or altered. The colors,
context and shape should remain the same. You are
able to use either the rectangular KWTS logo or the
square KW logo, but should not make any changes to
it.
The KW logo must be present on all business cards. For
Commission purposes, your legal "licensed" name
should also appear on your cards. Your tile should be
what you are licensed as by the New Jersey Real Estate
Commission. The office address must be included. The
legal phrase "each office is independently owned and
operated" must also appear on printed materials. Oth-
er than that, you can still include your branding and
"style" preference.
For signs (FOR SALE),
the correct shade of
red (PMS #200) and KW Logo must be used. Keller Wil-
liams insists that you use on KW "approved" vendors
for your FOR SALE signs to ensure proper criteria are
met. You can find the "approved" vendor list on the
KW Intranet, or in the Marketing binder in the comput-
er workroom. You must have the KW Logo on your
signs and you do have to have the Market Center
phone number per NJREC- you are allowed to have
your name and phone number printed on the sign or
you can have riders printed.
All marketing materials and websites should include
the KW logo. If information from GSMLS is included,
they must be acknowledged. You cannot use current
active listings of agents from another brokerage in
your materials. Consult with your Broker in Charge or
Team Leader for clarification. It is a policy of Keller Wil-
liams that we do not market ourselves as "discount"
brokers. You must never include a specific percentage
in your marketing material (i.e.: I'll sell your house for
3%)
Process for New Listings
The associate will always offer a minimum of 2.5% sell-
ing broker compensation
Follow the Listing Checklist, submit copies of all listing
documents within 3 days in Dotloop. *NOTE: Listings
must be entered in MLS within 48 hours
Checklists are available in Dotloop under Templates>
Residential Listings Folder
All files are reviewed for accuracy and compli-
ance ."Love notes" will be sent requesting missing items
and/or corrections thru Dotloop.
If the listing expires or is withdrawn notify the Transac-
tion Coordinator as soon as possible. If Released, scan
in a copy of the Release of Listing form, signed by
sellers to the Transaction Coordinator for Broker's sig-
nature. A copy will be uploaded in to the Dotloop listing
file
If there are changes or extensions, scan in a copy of the
Extension form, signed by sellers into the Dotloop
listing file
Only the Broker can Release a listing per MLS.
New Sales and Listing Contracts
While KWTS prefers that the attorney or title company
holds any earnest money - Should you have a property
that has gone under contract, and have received an
earnest money check from a buyer, that check must be
turned into the office within 48 hours of the contract
(acceptance) date. Remember "contract date" is the
date of final agreement between buyer(s) and seller(s).
Instruct the buyers that their check will be deposited
within three (3) business days of acceptance of con-
tract. Turn in Earnest Money to MCA. If the earnest
money is to be turned in to the Title Company make
sure you get a copy of the check along with a signed
receipt from the Title Company. Be sure the property
address is in the Memo section of the check
Log on to mykw.kw.com to upload all paperwork for
compliance under Dotloop and submit Green Sheet .
The office reviews each file for accuracy and compli-
ance .You will be notified thru the Dotloop system if
there are any missing items or corrections needed.
Please provide missing documents immediately.
Prior to closing the file will be checked for compliance/
completeness by the Transaction Coordinator and all
required documents must be scanned in and/or cor-
rected before a Disbursement Authorization Form for
commission checks will be issued.
If the "pending" transaction cancels, the agent should
notify the Transaction Coordinator immediately and
scan in the required paperwork, which usually includes
a Notice of Cancellation and/or Release of contract and
Disbursement of Earnest Money.
After closing make sure a copy of your commission
check and the office check(s) are delivered to the MCA
promptly. NO CHECKS will be given to agents until files
are complete and correct - no exceptions
Listing and Purchase Contract Compliance All purchase contracts and listing agreements should be turned in within 2 business days of acceptance. If re-
quired documents are not turned in within 72 hours of closing the DA (Disbursement Authorization) will be made
payable to Bernard’s Realty, LLC and your check will be issued on the next commission pay day when all required
documents are turned in to the Transaction Coordinator's.
Expenses Monthly Agent Bill Paying
Monthly bills are prepared on the 10th of each month and distributed to agents via email; they are due by the
20th. Monthly Fees

Below are three examples of how a Keller Williams commission check is calculated. To make it simple, we are
basing the example on a closing with a sale price of $500,000 at 2.5% commission which generates a GCI of
$12,500.00

Example A - Non-Capped Agent
Total Commission check payable to Keller Williams
• 30% of the total commission check is retained by the
market center as Company Dollar. When you have con-
tributed a total of $37,500 in Company Dollar, you
are "capped" and no longer contribute
• 6% of the total commission check is deducted and sent to
Keller Williams International as Royalty Fees. When you
have contributed a total of $3,000 in Royalty Fees,
you are "capped" and no longer contribute

The profit share system
is a compensation plan
that financially rewards
agents for bringing
other productive
agents to Keller
Williams Realty. In
addition to the
traditional commission earnings, agents are paid a percentage of the market center owner's profit generated
by their recruits and their recruits' recruits, up to seven levels.
Profit share allows agents to add a passive stream of income to their regular commissions, enhancing their
personal wealth and retirement planning.
Profit sharing is paid monthly, by the owners, NOT the agents. In the Keller Williams spirit of "win-win", the
owners benefit by having their offices grow and prosper with the help of the associate partners.
In an effort to keep profits in an office at their highest level, expenses are kept low. A minimal staff is main-
tained, and the market center refrains from "splurging" on frivolous items. Agents are expected to help out
where they can by answering questions, assisting with training and consulting, while being as self-sufficient
as possible.
KW Cares and Red Day KW Cares is a public charity created to support Keller Williams associates and their families
with hardship as a result of a sudden emergency. Hardship is defined as a difficult circum-
stance that a person or family cannot handle without outside help. The charity is the heart of
Keller Williams culture in action – finding and serving the higher purpose of business through
charitable giving in the market centers and communities where Keller Williams associates live
and work.
KW Cares was the brainchild of Keller Williams agents who had a dream to reach out and
support fellow KW associates facing financial hardship due to major emergencies. Mo Ander-
son, vice chairman of Keller Williams Realty, took this dream and brought it to fruition as a
public charity. Today, KW Cares is supported by associates from across North America. It has
truly become the heart of the Keller Williams culture in action, finding and serving the higher
purposes of business through charitable giving in the market centers and communities where
KW associates live and work.
RED Day, which stands for Renew, Energize and Donate, is Keller Williams Realty's annual
day of service. Each year on the second Thursday of May, associates spend the day away from
their businesses serving worthy organizations and causes in their communities. RED Day is just
another example of our commitment to each other and to the cities and towns where we live
and work.
