Set within 85 acres of stunning mature parkland grounds and just a mile from Chichester’s city centre, Graylingwell Park is emerging as a thriving new community. This eclectic collection of historic buildings and newly built homes has environmental sustainability at its core – for this is the UK’s largest carbon neutral development.

A partnership between Affinity Sutton, Linden Homes and the Homes & Communities Agency, Graylingwell Park will, when complete, comprise around 750 newly built and converted energy-efficient homes. And that’s not all; there will also be a wide range of community facilities including artists’ studios, a café, a multi-use community hall, a local store, a pavilion and sports grounds*, as well as being host to a regular farmers’ market. Graylingwell Chapel, built in 1897, will be refurbished to serve both as a church and location for community events.

The community is already flourishing; celebrations attended by the new residents for the Royal Wedding and the Diamond Jubilee have been just two of the events that have taken place, and this summer saw the third Children’s Summer Garden Party in the fabulous Havenstoke Park. A community garden is also in place, with everyone who takes part benefitting from the produce.

Affinity Sutton is delighted to offer a range of homes for sale on a shared ownership or part buy/part rent basis. This innovative scheme helps people who are unable to buy a property outright. You buy a share (25-75%) and pay a subsidised rent on the remaining share. At a later stage you can buy more shares, eventually owning 100% of your home. The inspired design of Graylingwell Park is by award-winning architects John Thompson & Partners who have crafted a stunning range of homes that complement the beautiful parkland setting, reflect the charm of Chichester and provide continuity with the architectural character of the original Victorian buildings that are dotted throughout.

The latest collection of homes at Graylingwell Park is called Nightingales after the famous nurse Florence Nightingale, who worked both here and in the Crimean war.

There’s a whole range of homes available to suit everyone, from one and two-bedroom newly built and refurbished apartments, through to brand new three-bedroom family houses.

As one might expect of a development with such high eco credentials, a number of green technologies can be found including photovoltaic roof panels, high levels of insulation, water-saving and energy-efficient appliances. Lovingly designed

The former Victorian Administration Building was built in 1897 as the grand entrance to Graylingwell Hospital. Named The Clock House, it has now been restored to its former splendour and has been carefully converted into five two bedroom apartments, sold in a previous phase.

There are a number of other period buildings throughout the development which will be converted into apartments. Rather unusually, many of buildings were built in the Queen Anne Revival style, usually more popular in domestic architecture and more ‘friendly’ in character.

There is a choice of one and two-bedroom apartments within the newly converted buildings. Designed by conversion specialists, Gillespie Yunnie, these homes retain great period features – high ceilings, large windows and quirky layouts – with the best of modern building methods such as double glazing and highly insulated walls.
