SUMMARY OF FINDINGS

A.E.S. conducted an initial Initial Indoor Air Quality Assessment for Airborne Volatile Organic Compounds (VOC’S) on July 12, 2011 as per the request of Mr. Jones, landlord for a commercial property located at 1111 Springfield Avenue, Shamokin, Pennsylvania 07040. The property located at 1111 Springfield Avenue, Shamokin, Pennsylvania, is a 70+year-old, two story brick building with a flat type roof. Based on a previous conversation with the landlord, a concern was raised by the proprietor, operating as The Sample Company, in regards to objectionable odors present indoors, at the Shamokin property location. A.E.S. was informed by the landlord, that the tenant operates in two sides of the building, manufacturing and selling custom bedding and has been a tenant for numerous years. A.E.S. was also informed that only in the last nine months has any concern regarding the indoor air quality in the showroom side of the building been raised by the tenant. A.E.S. was also informed that an auto body shop, operated directly across the street on Springfield Avenue, is suspected of emitting paint fumes, etc. and could possibly be directly related to the air quality concerns raised by the tenant. A diligent program of sealing up a majority of areas where there were air gaps in the showroom side of the building was completed in hopes of reducing the level of odors claimed by the tenant to be present in the showroom side of the building. A.E.S. was contacted and hired by the landlord, Mr. Jones, to perform Volatile Organic Compound testing in the showroom side of the building indoors. A.E.S, an Indoor Environmental Professional Consulting firm, performed an inspection and testing procedure on July 12, 2011 at 11:50 AM. The sampling was performed over a 24 hour period by Murray Snyder, I.H., Environmental Consultant and Project Manager for A.E.S. and results of the inspection are listed below:

SCOPE OF BUILDING INSPECTION AND WORK PERFORMED

Collected and analyzed one (1) Entech 6 Liter canister for TO-15 US-EPA/VOC environmental analysis along with a library search.

Prepared and submitted a written report summarizing the A.E.S. inspection, activities, findings, conclusions and recommendations.

METHODOLOGY

Air Sample Collection and Analysis: One Entech 6 Liter canister for TO-15 Volatile Organic Compounds (V.O.C) was collected in the central showroom area for a period of twenty four (24) hours. After same collection, the canister valve was closed and personally delivered by A.E.S., to EMSL Analytical Laboratories, Cinnaminson, New Jersey for complete laboratory analysis including a full library search for Volatile Organic Compounds observed, over and above the list of standard recognizable environmental VOC’s, present at the time of the inspection by A.E.S.

RESULTS OF ANALYSIS OF TO-15 VOC AIR QUALITY TESTING

The results of laboratory analysis of the twenty four (24) hour 6 Liter TO-15 EPA/ VOC canister analysis with library search, confirmed that elevated levels of Volatile Organic Compounds were observed indoors in the showroom side of the building tested at the time of the inspection. The levels of VOC’S observed indoors are outlined in this report in the EMSL lab analysis. Elevated results above the reporting limits are indicated with an asterisk under the PPBV category.

RESULTS, DISCUSSION & CONCLUSIONS Based on the VOC testing performed by A.E.S., It is my professional opinion that at the time of inspection, testing and verification by laboratory analysis, elevated levels of VOC’S were observed indoors and further investigation and concerns regarding the lowering of these levels would be recommended at this time.

GENERAL OBSERVATIONS A.E.S. understands that the possibility of off-gassing may exist within the building and drawn into the showroom side of the building due to the manufacturing process of bedding materials assembled at this location. It is unknown what type products or chemicals are being used in the assembly process. A.E.S. also understands that VOC’S may be present indoors, due to the products and chemicals being used by the neighboring body repair shop. Environmental conditions such as wind direction, etc., could possibly be a determining factor as to the VOC’S observed indoors at the bedding showroom.

GENERAL RECOMMENDATIONS

A.E.S. recommends for the showroom environment, the use of a portable air purifier (s) preferably containing an activated carbon filter system that should reduce the level of VOC’s observed indoors. Further investigation and/or re-testing of the showroom facility would be recommended after a period of time with the filtering equipment in operation.
