The 4.6 million inhabitants enjoy a diverse multicultural and cosmopolitan

city that is both laid back and refined. It’s clean, green, safe, modern and

has moderate temperature all year round. It’s vibrant nightlife, world-class

restaurants and cafes, stylish shopping and spectacular sightseeing are

the reasons millions visit the ‘gateway to Australia’ every year. The to-

pography is the envy of many cities, Sydney is surrounded by beaches,

east, north, and south. If you travel due west for an hour, you will arrive at

the iconic Blue Mountains. Sydney is connected by intricate water inlets

and bays that make travel by ferry an easy commute.

If you are into wildlife (the four legged kind) Australia has some of the cut-

est native animals in the world, and you can see them at Torongah Zoo or

hug a Koala at Koala Park in Sydney’s west. There’s also plenty of day

trips to explore Sydney’s early history, taking you to scenic locations.

Texting...is it always OK?

We have become so reliant sometimes we forget it’s not always the wise course. Here’s a few basic reminders.

1. There’s nothing more impolite

than someone who can’t maintain

eye contact because they are

constantly texting. Be aware of

this when conversing.

2. The habitual lateness text “Hey,

I’m running 15 minutes late.”

While better to text than not and

just arrive late, it’s not an excuse

to make it a habit.

3. Also better to do sensitive discus-

sions face to face, not by text.

Things can be easily miscon-

strued in the written form.

4. If you can’t attend an event that

you have been formally invited to,

have the courtesy to RSVP….

texting is usually acceptable.

5. Don’t have text arguments, and

never discuss personal and sensi-

tive information. This could come

back to bite you.

6. It is extremely unprofessional in

business, to have your texts inter-

rupt and important meeting.

7. Don’t send questionable humor by

text…..this can also come back to

bite you.

Affordability Affected

Despite falling mortgage

rates and a small increase

in the national family me-

dian income ($68,774)6,

swiftly rising home prices

caused affordability to

decline in the second

quarter compared to a

year ago. To purchase a

single-family home at the

national median price, a

buyer making a 5 percent

down payment would

need an income of

$52,255, a 10 percent

down payment would re-

quire an income of

$49,504, and $44,004

would be needed for a 20

percent down payment.

Robust market continues in 2016

National Association of Realtors WASHINGTON (August 10, 2016) — Home prices maintained their robust, upward trajectory in a vast majority of metro areas during the second quarter, causing affordability to slightly decline despite mortgage rates hovering at lows not seen in over three years, according to the latest quarterly report by the National Association of Realtors®. Lawrence Yun, NAR chief economist, says a faster pace of home sales amidst languishing inventory levels pushed home prices higher in most metro areas during the second quarter. “Steadily improving local job markets and mortgage rates teetering close to all-time lows brought buyers out in force in many large and middle-tier cities,” he said. “However, with homebuilding ac-tivity still failing to keep up with demand and not enough current homeowners putting their home up for sale, prices continued their strong ascent – and in many markets at a rate well above income growth.” The national median existing single-family home price in the second quarter

was $240,700, up 4.9 percent from the second quarter of 2015 ($229,400),

which was previously the peak quarterly median sales price. The median

price during the first quarter of this year increased 6.1 percent from the first

quarter of 2015. Total existing-home sales 2, including single family and con-

dos, rose 3.8 percent to a seasonally adjusted annual rate of 5.50 million in

the second quarter from 5.30 million in the first quarter of this year, and are

4.2 percent higher than the 5.28 million pace during the second quarter of

2015.

Brexit - What does it mean? The vote of 52 per cent to 48 per cent in favor of the UK leaving the EU

came as a shock to many, not least of all to Prime Minister David Cameron

who called the referendum never believing it would actually result in a win for

the Yes vote. He immediately resigned and sent the British parliament and

half it’s citizens into a spin. Shockwaves were just as immediate with the

pound reaching its lowest level in three decades. Global economies being

deeply intertwined, will mean many ramifications are yet to be felt fully, since

scarcely three months have passed from that day on June 23rd. One of the

biggest fears being new concern over a breakaway from the union by the

Scots along with Northern Ireland, and tiny Gibraltar. The latter would find

itself completely isolated on the Spanish Peninsula should they be forced to

breakaway in order to remain in the EU. In any case it will make for some

interesting border discussions.

It will be some time before the dust truly settles, negotiations have not yet

begun, and cannot begin until the British government triggers Article 50 of

the Lisbon treaty, which allows a country to leave the EU. Once negotiations

begin, the UK will have two years to unravel the many laws binding them to

the EU. Many speculate there has been some signs of reluctance from new

Prime Minister Theresa May who has stated she would not be “pressing that

button” yet. The UK’s new ability to do away with EU rules on trade could

be a boost for countries that could not meet trade requirements of the EU.

Trade may increase with Commonwealth countries, more so if deals between

the UK and the rest of the world are impacted negatively.

Britain’s Euro Exit - The dust has yet to settle.
