THE CHRISTMAN COMPANYSince 1894, Christman has been leading the way in the construction industry
specializing in construction management, general contracting, and design/
build. With almost 500 employees, $1 billion in revenue, and over $4 billion
in construction currently underway, Christman ranks among the best in the
industry, being placed at #93 in the 2019 Engineering News-Record 400 list of top
contractors nationally. Christman has no limit to their portfolio with projects in
sectors across the board such as data centers, healthcare, and higher education.
They recently acquired the construction company MEDCO to expand their
presence in the southwest region of the US, enlarging the experience they already
have in 38 states.
Since 1952, Adell Corporation has been manufacturing and supplying door edge guards as original equipment to the
auto industry, both foreign and domestic. The Adell family was the originator and developer of these products, starting
with the bright stainless designs of the fifties and sixties and evolving over the years into today’s totally encapsulated
and body-color-matched designs. In 2019, the business transitioned to Adell Group, Inc, who continues the family’s
legacy of high-quality door edge guards.
Adell Group is a totally integrated manufacturer with in-house engineering, tool and die, extruding, injection molding,
metal fabricating, packaging, and painting capabilities. Over the years, Adell has developed many unique manufacturing
processes, utilizing specialized roll forming, stamping, bending and profile extrusions and co-extrusions. These processes
can apply various non-metallic materials onto base metals in various configurations, providing innovative electrical
and galvanic corrosion insulation and weatherability properties - all with unlimited color and styling possibilities.
Adell Group’s specialized tooling is produced on-site in a fully equipped tool room, allowing them to greatly shorten the
design-to-production time for customers, while also reducing tooling costs and engineering change delays. Adell has an
established environmental corrosion testing lab, containing color verification and other test capabilities.
Their manufacturing facility is located on a multi-acre site adjoining a major Texas freeway with easy access to multiple
truck routes and two international airports. This strategic location, combined with their fully-equipped shipping and
receiving facilities, assures fast, economical transportation to meet each of their customers’ individual needs.

Industrial Market:The Dallas-Fort Worth industrial market is currently thriving, delivering a spectacular
amount of industrial supply. Over the last year, over 29 million square feet of new product
was delivered. Despite the size of this number, high demand for speculative projects and
build-to-suits has kept vacancy rates steady at 6.7%. Currently, the Dallas-Fort Worth mar-
ket leads the nation in amount of underway construction with 31.4 million square feet, more
than Atlanta and Phoenix combined. Rent growth has still had a steady climb, currently at
4.1% and outpacing the metro’s average. National portfolio deals containing Dallas-Fort
Worth assets have driven recent sales volumes.

Economy:As the fi fth largest MSA in the US, Dallas-Fort Worth ranks among the top metros for job
growth in the country. In recent years, the area has averaged over 100,000 new jobs each year
with annualized growth near 3%. In 2019, thanks in part to the signifi cant amount of new jobs,
the Dallas-Fort Worth area added more residents than any other metropolitan area in the
United States and accounted for one-third of Texas’ population growth. Numerous major com-
panies have recently been moving or starting to move facilities into the area; such companies
