My Story I started Progressive Property Management in 2011 and wasted precious marketing dollars. After 2 years, I had grown to 100 doors and had spent over $150,000 to do so. By chance, I learned that up to 80% of all investment properties are managed by owner. There was scant informa- tion on these SMIPOs (Self-Managing Investment Property Owners) and why they self-managed. Here are the facts: SMIPOs do not like property management compa- nies but surprisingly they also do not like managing their own property. They would consider hiring a company if they offered value propositions, complete transparency, low pricing and provided superior customer service. We re-engineered the marketing and operations of our property management company to fulfill the needs of the SMIPOs. Since then, my property management company has doubled in size every year. At the end of 2015, we managed almost 450 doors and expect to have 800 doors under management by 2016. We have 6 branches covering most of Los Angeles, Orange, San Bernardino and Riverside Counties. Over 75% of our new clients were managing their own proper- ties. Brady Consulting exists to show other property management companies how to add more doors by targeting the blue ocean of SMIPOs. What are SMIPOs?SMIPOs are Self-Managing Investment Property Owners. They prefer to manage their own invest-ment property rather than hire a professional property management company.

How many of them are there?It is estimated that SMIPOs make up 80% of the owners of investment properties. Over 70% are investment properties less than 10 units in size and owned by individuals.
